I…read morecouldn't wait to move from one of their properties, Longmeadow Apartments in Grand Rapids, Michigan. I was a resident at Longmeadow Apartments from 2008 to 2025. Before American Preferred Management took over the property in 2017, it was a nice place to live. The previous owners only raised the rents every other year and it wasn't a whole lot. The complex became an non-smoking complex about a year after I moved in, they had designated parking, they put in a recycling dumpster, the buildings hallways were cleaned weekly, maintenance was quick to respond and they property was maintained and if tenants had numerous complaints or became a nuisance, they would no longer be a resident, they had standards, not anymore. At least 6 Leasing Managers at Longmeadow that have been hired and quit or got fired, since American Preferred Management took over Longmeadow Apartments. Now, the property is barely maintained, tenants can smoke in their units now. I couldn't enjoy my own space including my patio or open my patio sliders because the tenants that moved in below me before I moved, smoked and smoked marijuana, which would come into my unit. One time I walked in my own laundry room, which is in each unit, I got a a contact from the marijuana smoke and became intoxicated. I don't care if people smoke but when the smoke affects me and my personal space then it's a problem. They haven't checked the smoke detectors in years, they don't change the air filters, you have to ask for that to be done, One year they didn't shovel the sidewalks, the city was called to get that done. The recycling and designated parking no longer exist. They didn't fix the parking lot a few years back but patched the holes and then black paint was sprayed over the lot to make it look like they fixed it. It took months before one of my burners on my stove got replaced. That same burner shorted out 3 times instead of the stove being replaced. They don't enforce what is in there own lease when it comes to some tenants using their garages for storage. The parking lots are small, one of the things I liked about Longmeadow but in the lease tenants are suppose to be limited to 2 cars but if some tenants have more than 2 vehicles, those vehicles were suppose to park on the street. Since 2020, I reported hearing birds chirping and scratching in the metal shoot in the laundry room. Well, about a couple of months before I moved, I found a dead bird in my laundry room without the head. Literally , the night before I moved , 2 more living birds got into the laundry room! I was mortified. When I emailed about the leasing manager about the live bird situation she said it wasn't considered an emergency and I responded anytime a live animal that carries diseases is an emergency. If birds were coming in the unit, I can only imagine what other critters would be coming in. I'm not the only tenant in my building that had issues with birds either coming in their unit or hearing scratching. Also , they don't enforce the tenants responsibilities , one example is that tenants are not suppose to use the garages as storage but many tenants due. It's unfortunate that Longmeadow Apartments are now owned by a corporate landlord, American Preferred Management Company. It use to be a nice place to live and still looks nice on the outside but if you don't care about maintenance, management not enforcing tenant rules, smoking is allowed, rent going up every year but don't see where the money is going and have low standards, Longmeadow Apartments is the place for you. The only good thing that was good since American Preferred Management Company owns Longmeadow Apartments was the last leasing manager that use to manage the property, who no longer manages it. That's the only reason I gave them a 1 star but American Preferred Management doesn't deserve 1 star.

    We have been renting from compass since September 1st of 2025. When we came to look at the…read moreapartment, the first thing I noticed was that it was kinda dirty, with nails on the floor, food on the counter, and what I assumed was "dirt" on the walls. I thought they were still putting in new carpet and weren't finished cleaning it from the last resident. We also noticed a strange door with a chain and latch lock in the laundry room. We opened the door to find there were totes on the other side of the door. We had no idea what this was about and decided not to explore further, so we shut the door and locked it again. We LATER found out after moving in that this was actually our other neighbor's apartment, and we had full access to their apartment. Against our better judgement, we signed the lease with compass. Before signing the lease, they were very communicative, answering any questions we had, our property manager, Kate Thompson, always answered my texts whenever I needed something. This excellent communication is one of the reasons we signed the lease. As soon as we signed the lease and move in day came around, all communication ceased and we couldn't get ahold of anyone with compass. I've left numerous voicemails and called multiple times, as well as texting the same number and absolutely no answer to anything. The only way I can get ahold of anyone is through email. The day we moved in, there was an AWFUL smell. The entire apartment smelled like a barn, and it was coming from underneath the kitchen sink. Turns out, the underside was FILLED with mold. Then I tried to use the toilet, it was turned off. I flipped the knob to turn it on and water began pooling out of the back of the toilet so I had to hurry and turn it off before water got everywhere. I then went to go grab more stuff from our previous home, came back to our new apartment with compass, and noticed that the door handle was unlocked. I thought that was strange because I definitely locked it, and thank god along with the deadbolt which was still locked. I locked it and then jiggled the door handle a few times, and it immediately unlocked. I'm already extremely frustrated at this point. We finally move everything in, and I go to do laundry in our laundry room. In the ad they offered a washer and dryer with the apartment we rented, that's one of the reasons we wanted the apartment. I go to use the washing machine, water began dripping from the pipes, then came the awful electrical smell and the smoke pooling from the washing machine. I stood there, with a fire extinguisher, until my clothes were fully done because I was not going to have soaking wet clothes if I could help it. I went to then put them in the dryer. The dryer turned on no problem, went to check on my clothes later on and the entire room was coated in water. Turns out, the dryer vent wasn't even hooked up so the water from my clothes was accumulating all over the walls. When inspecting the water on the walls, I noticed what I originally thought was "dirt" on the walls, and upon further inspection noticed that this was actually an insane amount of mold. The walls were covered in black mold, along with the floor. The next day I went to use the oven, the burners on the oven were bent and could not be put back down. Then I turned on the oven, and it completely burnt everything I put inside of it because the thermostat was shot. I had to go buy a toaster oven just so we could cook anything in the apartment. The only things they fixed within the first 2 days was the toilet which is still leaking slightly and they've done nothing, the front door handle, and added a deadbolt to the door in the laundry room that led to the neighbors. Everything else took them 2 months to take care of, including the extreme mold problem. Mind you, I had to begin threatening them with reporting them to the city for them to even do anything. The smell continued to get worse and the mold began making us sick, and yet they still wouldn't do anything until I brought up the landlord and tenants relationship act and threatened with calling the city. In the lease, we're obligated to a quiet peaceful environment, there's no smoking allowed, and only tenants are allowed to park in the main parking lot. We introduced ourselves to the majority of the neighbors so we could have a good relationship with them. We began having issues with our immediate neighbors blaring music and smoking in the HVAC room. We explained that not only is this connected to our vents, but our entire apartment wraps around that room so it's extremely loud to us and the smell of pot and cigarettes fills out apartment. I mentioned this to them 4 times, and they continued so I emailed compass. We are continually woken up at night because of these neighbors and our entire apartment smells awful and compass has still failed to do anything to uphold their end of the lease. We are not the only tenants to complain about these neighbors either.
