Lived in an apartment with Larry Breidenbach, the owner of Breidenbach properties, for a number of…read moreyears. He kept the rent low and stable most of the time I was there, but that was mostly due to the fact he wasn't willing to risk us complaining about the poor conditions the place was given to us in. There were piles of stuff and garbage left all over the place when we moved in and we had to throw away ourselves. There were a number of issues with the property, too many to list all here, but the summary of them are these. Plumbing issues, the toilet had to be replaced twice and still didn't drain right, kitchen sink leaked into the basement. Electrical issues, a number of outlets did nothing at all, exposed wires in the basement and the breakers blew more times than I cared to count. Structural issues, the leaking sink in the kitchen causes the floor under the sink to rot away, the roof leaked when it rained, the basement was always damp but got worse when there was rain or melting snow, plaster was falling off the walls, the front door didn't close right and the whole house needed to be repainted inside and out. Larry also runs a house painting business so this last one didn't even make sense as to why the place was like this. Larry, the owner of Breidenbach properties, will never fix a thing he doesn't have to. You can complain, send pictures and show him directly the issues but as long as the problem doesn't effect the house, like leaking toilet or a broken furnace in winter, he'll ignore you completely. If you try to fight him on it he'll threaten you with a three day eviction even if you did nothing wrong and are paid up on rent. All to get you to shut up and stop complaining. He is a bully and a coward, he threatens and pushes around anyone he think he a get away with doing so. If you are an old lady that can't defend yourself, he'll threaten you into doing what he tells you to or he'll make your life hell. If your a single mom with kids to take care of, he'll ignore you no matter how much you beg him to fix the rotting house he is renting to you. If you are disabled in some way, he'll mock you behind your back and talk about you like you are barely functional as a human being. I have experienced, seen or been told all of these things personal or by those who had. Larry is nothing but a bully that believes he can do whatever he wants because he knows a judge in the small town he lives and rents places out in. He is the embodiment of someone that has never left the small town they were born in and think themselves to be important. He is the worst human being I have ever met and I can only pray I am never cursed to have him darken my doorstep again. Literally the best thing he could've done for me and my disabled partner was to let us leave without making us pay more for the haft rotted and collapsing place we were living in before he gave us a 30 day notice because he decided that he wanted to raise the rent on us but we wanted things fixed first. We were on a month to month by that point and couldn't stop the eviction, so we packed out stuff and moved. I will never live in any house, apartment of shack that is owned by Larry Breidenbach ever again. If I find out he is the landlord I'd rather live on the street and eat out of trash cans then live under his roof ever again. He is a monster in human skin and I hope if this review does anything, I hope it saves one person from ever cursing themselves into making the same mistake I did by signing a Breidenbach leases.

Since then getting them to return to fix anything has been a real hassle. Staples were left under new flooring and is now causing my floor to fall apart. Among that I have a huge hole in my floor where a vent should be but is not due to the hole being cut too big and the vent falling threw when stepped on.

I first hired ECR to do the drywall in my bathroom. Did an incredible job and it was completed very…read morequickly. Then, I hired Paul to replace all of our windows. I paid upfront for the cost of the windows, he ordered them through Menards. Once they finally came in, there was an issue so he had to reorder. After the new ones came in, it took about a month to get him scheduled to come out. Installed all but 5 of the windows because apparently the other 5 were the wrong size. He only finished wrapping and trimming about half the windows. I paid over half of what the labor was when he was there. He said he would put the order in for the other 5 and come back out to finish everything. He came back one time to finish framing one window and I haven't heard from him since after many messages and phone calls.

Paul Efaw and ECR Construction is the worst contractors I have ever used. They did drywall and…read morepainting at a rental property. You can see the drywall seems and didn't even mud where several screws were. They painted if you want to call it that. They painted over nails, one wall was only trimmed and not painted, paint was all over the oak floor and he used 2 different sheets of paint. Paul said he would fix the job but didn't and later said he would return half of my money and didn't. Stay away, they do terrible work!
