I lived at the Madison for a year. It was a very nice apartment and a quiet community. Its all good till you move out....... then they get you. They tried to charge me $1200 breach of contract when I initially told them I was moving. After 2 weeks of fighting with them they dropped it since I was in the right. After moving out they sent me a bill for $1140 for bleach on the carpet. WTF I never even use or have bleach and there were no bleach stains. I'd left the place spotless. So you've been WARNED. Rent at your peril and read the contract closely. They put fine print in there that exempt them from certain parts of the Soldiers and Sailors act. ie they'll tell you the rent is $1300 but you can have a monthly rebate of $200 and only pay $1100. If you get orders and have to move, you'll have to pay back the $200 X months there. On the flipside, I lived at the Wilmington Village Apts in Dupont. They aren't quite as nice apts but the management (Hope) is much more reasonable. Wish I'd stayed there! read more

I have lived in these apartments for almost 2 years. My husband and I hate everything about them. The first year wasn't terrible, but it's really ramped up in crappiness as of late. For starters, it's down wind from the mushroom farm. It smells TERRIBLE outside in the evening hours. For weeks my husband and I thought there was a sewer leak somewhere we couldn't place. The leash rules are not enforced and neither is picking up after your dog. The leash rules are what really bother us, leashes protect you and other people. It doesn't matter how nice your dog is, it needs to be leashed. Ridiculously expensive in comparison to the furnishings you get. They accept BAH, so it's inflated to that level. Not really the apartments fault, but still sucks. We chose these apartments when were living in Texas and we're disappointed on arrival. There is NO parking for the back half of the complex. If you have more than one car, you're screwed if you get home after 4 pm. People usually park on the curbs. Management is rude and also hardly in the office. When I've called about things I've been told to deal with it myself, that is, when they actually answer the phone. In short, pick somewhere else. read more

The location is great. Close to wal-mart, was-greens, Safeway, and several other retail stores and restaurants. It is near I-5 and a quick drive to JBLM. They partner with the housing office so if you do RPP you get a small discount. However, if we were not PCSing my husband and I would not renew our lease. We have lived there 11 months and since Ultris has just recently bought the property a lot has changed (and not for the better). They will "fine" you for just about anything. They also got rid of the gate remotes causing you to have to stop and enter a code at the gate each time you want to enter the property. The office staff is rude. We made several complaints about our neighbor parking to far out of his parking stall making it hard to get in ours (he was parking a motorcycle and truck in one stall) and they did nothing about the issue. Every time we received a package in the mail and had to go in the office to pick it up, they were rude and acted as if we were inconveniencing them. The lease does not tell you that Washington state law requires them to clean the carpets when every tenant moves out. The office also did not tell us that so we were charged the standard $75 to have them cleaned when we moved out. We rented a rug doctor and our Carpets were spotless and it didn't matter. They both also give off the impression based on how clean your apartment is will depend on how much, if any, you're charged for cleaning. That again is not the case- you will be charged a rate based on the size of your APT regardless of how clean it is. Overall, I would recommend moving somewhere else. The negatives far out weigh the positives and there are several other options in the area. read more

We lived at this complex for two years, the only reason we moved out is because my husband's job relocated us. If it wasn't for that then would have definitely stayed until until we found a forever home. We went through two apartments within those two years and both times the staff was real helpful. The apartment itself is nice, they give you patio space, a room for a dryer and washer. It doesn't feel cramped or overwhelming because the apartment comes with so many closets. It really felt like home. It's at a great location, right by a lot of food businesses ; they have a pool and hot tub. The office personnel is so friendly, they went out their way to help me and my husband when it came to moving out. They also have these resident appreciation party's where you win prizes and have great food. We won a drawing for a $50 Cheesecake Factory gift card during the Christmas party. All that's left to say is that this company really cares about their residents. Thank you for making our big move to Washington great!!!! read more

So I just moved into The Madison a couple weeks ago and even though I rarely do Yelp reviews, I felt the need to add my thoughts on this one. Moving in was probably the best moving in experience I've had with any apartment community (I've been with 3 in the past 5 yrs). I mean, maybe I've just had bad experiences recently but hear me out if you're curious. Tammy, the new manager, was extremely helpful with the process and went out of her way multiple times to ensure I was able to complete the leasing process quickly and easily. After looking at all the comments here, I guess the old management was very different. After some small talk, I found out that Tammy took over in early 2016 so ignore all "management complaints" dated prior! Anyways, I initially made contact by calling in to see if they had availability and if they allowed Husky dogs as pets. (This was huge for me because there was probably less than a handful of apts that allowed huskies within 30 miles.) After being told that they were open and able to accommodate my dog, I scheduled a time a few hours later to come in and check it out. When I arrived, Tammy already had a quote typed out with all the little details I mentioned to her over the phone. To me this little deed made a huge impact as the other 10+ communities I looked at the few days prior all simply wrote my information on a sticky note and still had to crunch numbers when I arrived, causing my meetings with them to add 20 extra mins of me sitting there waiting for them to calculate stuff. But Tammy had that all taken care of before I even arrived. Their office was also very organized with resident packages all in a central location rather than everything scattered everywhere with papers and flyers all over the place like I've seen in most other leasing offices. When she took me through a tour of the apt and of the overall community, she was great with pointing out the little details that I may care about without me even asking (parking spot info, pool/gym hours, car washing station, gate access, etc.) As we walked to the open apt, one of the residents walking by even offered her a bag of cherries, which to me shows that the residents appreciate their managers (or that this nice old lady has too many cherries). As I toured the apt itself, it had everything I was looking for: nice thick furry carpet, stainless steel kitchen appliances, living room ceiling fan (I think only available on 3rd floors), ceiling light for dining room area, balcony with storage room, electric fire place with large space on top (I could fit a 65 inch TV on top as well as other home entertainment products), etc. Their apts also include a huge walk in pantry and a small laundry room integrated in the bathroom to reduce living room noise. Overall, it fit my needs. And after comparing them to the 20 other places I toured for the 3 days prior, I easily signed and was able to move in by the next day! The maintenance guys are also super quick to repair things. During my initial apartment inspection, I noticed a few minor issues (small paint spots on the wall, chipped blinds, creeking washer cover) and they were all resolved by early the next morning. Overall, the staff is extremely personable and seem to genuinely care about your ease of living. It's also VERY close to everything you'd ever need. Costco, Safeway, Petco, Home Depot, Uhaul, Wells Fargo, Chase, and restaurants galore, are all like a 3 min drive/15 min walk away. Interstate 5 is also about 3 mins away and it's about a 10 min drive w/o traffic to JBLM for military folk. I'm personally big on long distance running (40+ miles/week) so if you are too, there's an open track at the high school nearby (~0.5 miles away) and sidewalks that lead to trails for running in every direction. Their gym is also open 24/7 with basic equipment (dumbbells 5-50lbs, treadmills, elliptical, bike, yoga balls, etc.). After over a week of living, I noticed almost zero noise from neighbors other than occasional cars parking or people walking outside. The walls seem pretty thick. While you are guaranteed one covered parking spot, uncovered public parking seem to usually be available but I can see it getting full at times. If you're comparing The Madison to their sister property Abbey Rowe (which is literally on the same block down the street), the only major differences I noticed is that The Madison is only about 7 yrs old where as Abbey Rowe is about 12. Abbey Rowe also has a small open dog park that The Madison does not. I also noticed that Abbey Rowe can get pretty loud with cars driving by since they're closer to a major road. But both are gated communities. Even though their layouts were almost identical, I appreciated the terrific customer service and pricing that The Madison gave me over Abbey Rowe. Cons: -If you hate dogs. There's a lot of dogs in the area and some residents don't always pick up after themselves. -There's only one dumpster in the area near the entrance read more

Lived there for a year with my buddy. It's a 15 minute commute to Fort Lewis and an hour from Seattle. There is a bar across the street and Mexican place also. It's not too pricey ($1165 for 2 bed, 2 bath) and they have a pool and small gym. It's gated and everyone in the community is real nice as well as the landlord. They take small dogs and cats, have car ports and garages if needed. There are lots of places close by to shop or eat. It's also very close to I-5. read more

I had been looking for a place to stay after just recently moving to the area. Read and heard nice things about The Madison with the exception of one of the rude women who work inside the leasing office. I decided to still give the place a chance and noticed that Tammy had been completely rude and almost made it her business to make sure there was no way for me to live here. Will not be going back due to the lack of professionalism with Tammy. Don't work in customer service if you don't like to work with people. read more

Corporate Renters Beware!! Overall, the apartments were clean and close to work. BEFORE you sign your short term corporate lease, make sure that you have a LIST of everything provided for the apartment down to the individual forks. Inspect the apartment and have it inspected BY management before you leave. Unlike hotels, they will charge you for the day you leave so factor that into your lease request. Regardless of the condition you leave that apartment you will be charged the full price for the cleaning ($225 for a 2 bed x 2 bath). Even though the lease states that you will only have to pay for the cleaning of the carpet and appliances. The carpet cleaning fee is a state law so expect that too. Since I travel with work 10-11 months out of the year, I've dealt with a lot of rental properties. This one by far has treated me and my coworkers the worst. Do not inconvenience the front office by picking up your packages during your lunch break. Granted, they are just getting into the corporate rental business apparently, but that doesn't excuse how their lack of procedures affected us. I will not stay they my next trip to the area and will not recommend it to other. If I can, it will be on our corporate list of banned properties, just like the military does it. read more

This apartment complex will catch your eye because of the gated entry and amenities but I'd highly recommend looking elsewhere. As a tenant, we pay way too much money to live in such a GHETTO complex. The office isn't very helpful, the pool is closed most of the year, parking is scarce if you own two vehicles... (garages are available... but apparently everyone who lives here is too broke to pay for that.) If you're handicapped, you can forget about receiving your privilege to close parking because people who are not handicapped will park there. If you have a loading zone near your spot, you'll probably have your car vandalized by the dumb asses who don't understand that a loading zone is not a parking spot. People who don't live here are constantly waiting near the gate to follow you in.. so the gate doesn't actually do much to keep your family safe or keep soliciting away.. If you have small children RIP to their sleep schedule.. many people like to race around their bikes at night, as well as disobey the 10-10 quiet hours.. The appliances in the apartment are old as fuck... & get replaced with different old as fuck sets once they stop working. I could really go on... but bottom line is that it just REALLY isn't worth wasting your money here.. you'll regret it after one month. We definitely have. read more

We just moved into our 3rd apartment here in this complex since we really don't want to leave the Madison. We love it here. I have 2 little ones and we feel safe here. The staff is super friendly (Mary). She is really helpful. I call her multiple times a day when we are going through the apartment moves. She never had an attitude although I'm sure I'm being annoying asking the same questions for reassurance. The 2 bedrooms are so roomy and I love all the closet space. I don't get how people left reviews saying these apartments are ghetto because it's actually really nice here. It's a clean apartment complex and the maintenance is quick to come and repair anything you need. I have so much good to say about this place simply because of the atmosphere. The parking situation isn't terrible but if you have visitors constantly then of course that will be an issue. Overall, I totally recommend this place! read more

We lived here for a year and one month. We moved out a couple of weeks ago. The only reason we moved out was because my husband wanted to move closer to his work. The office staff were so nice and always helpful. We only needed to call maintenance twice and they responded quickly both times. The apartments are very nice and spacious. I lived at the Madison for only about 6 months before my husband deployed. I loved it. The staff is very helpful and attentive. The location of The Madison is perfect if you work on post too. It is a beautiful property. There is noise or disturbances. Just a short drive (about 1 mile) to I-5 and then its a straight shot to Ft Lewis. If there was a problem in our apartment (which only happened once) the maintenance guy was there the same day and it was fixed very quickly. Lindsey and Tess in the office are pretty amazing. They answer all questions thoroughly and with ease. I will be moving back to The Madison as soon as my husband comes home! Love it there! read more

We've lived here for exactly a month now, coming from a place that could actually be considered in the ghetto. We absolutely love it. So close to everything you could need, costco, walmart, vet, resturants and bars. The office staff is so polite and we haven't met any other tenants that are rude or ghetto. It's always clean and well kept. I would definitely recommend anyone to live here, especially if you're in the army with the RPP program. It's only about a 15 minute drive to Ft Lewis. And you miss all that traffic on i5 North in the mornings. Mary is the one that did our lease and she was awesome, we see her out walking around every once in a while and she is always polite and happy to see people. read more

Tenant Beware!! I lived here for a year. The Assistant Property Manager is a joke. Her attitude is really a problem. My husband and I were trying to go about leaving this place properly for his deployment and they want us to pay next month's rent when we are not even going to be occupying the unit. Her attitude is just ridiculous. Please rent at your own leisure but you have been warned. Overpriced and not worth it. Save yourself the hassle. I am seeking to take proper procedures to blacklist this property from the RPP program. read more

ok. i have to say, the place is slowly turning around. not quite a 5 - the grass will never look good simply because of all the 'deposits' the dogs leave, but the management staff does go around with a bucket and gloves to clean up after the residents with dogs - certainly wouldn't walk barefoot....but all the staff there are really doing a great job. the management and maintenance staff are always friendly and professional - always doing whatever is within their means to create happy tenants. corporate got the whole complex painted, and replaced the electronics in the gate - and as much as i miss the Otis Spunkmeyer cookies, the Starbucks machine in the office is great! (now if they only opened around 0600...lol.) thanks to all the staff for making it feel like 'home' again. read more

Beware! Saying these apartments and management suck is a huge understatement! My husband and I have been living here since May 2013. We have finally had enough. We tried giving them the benefit of the doubt on so many problems that have come up over the years but it's as if they just don't want to hear it. We feel as if we are a bother to management and get nothing but attitude from them when we call or walk in the office. Management will not even smile, you can tell they are miserable because they must get so many complaints from tenants. Staff is usually not even in the office! We are not ones to complain at little things since we both work all day and don't have the time. We try to mind our own business but they have practically forced us to create our first yelp review. Since the new management took over, this place has gotten worse. Residents will take your assigned parking spot, manager will do nothing and tell you to write a note and place on their windshield yourself and if the car is parked for more than 24 hours THEN they will possibly call the tow company. Walls are thin so you will hear everything and apartments shake as people walk up and down the stairs and slam doors. I love dogs but watch out for turds in the grass and sidewalks, people do not pick up after themselves. There is only one dumpster area at the front gate and people get lazy so leave their trash bags piled for days if not weeks outside their door. It reeks of donkey sh** all year round at certain times of the day, it makes me gag, you're practically living at the mushroom farm. Your electricity bill will be sky high in the winter because the doors have large gaps on the sides and wind goes through sides of windows so it's always freezing cold in your apartment. Rent is ridiculously high they do take advantage of military. They will always give you notice if someone has to come for a sprinkler inspection or other stuff on a Friday when they are due to come Monday so you don't have enough time to let your job know if you want to be home that day. You are not allowed to smoke tobacco on your balcony. No charcoal grills. Floors on upper levels shake when you walk inside your apartment, it's like you have to walk on eggshells or else your floor shakes. Apartments are cheaply made. Parking for your spouse or a friend is impossible, since space is so limited, many people park on the sides, I nearly hit a car one morning when it was dark because it was parked right behind me and did not see it. Also, you cannot back in to parking spaces, they posted a memo on everyone's doors arguing that "exhaust fumes get in to people's homes." We used to have remotes to go through the gate but were forced to turn them in, now we have to enter a code EVERY time you go through the gate, even though ive seen maintenance using the remotes. They have a small gym with outdated, dirty and broken equipment. There is a 10 Lb weight that has been broken for about a year that is still there. The mail gets mixed up often, I know it's the mail person's fault but still. I've had people knock on my door with my mail or mail left at my door. My husband and I, as well as other tenants, have brought some of these issues to the attention of management but they do not like confrontation they will try their best not to help you with a problem, for example, someone taking your assigned parking space or trash bags piled up on balconys and outside doors for days that stink. It's because they want to keep collecting the housing allowance and figure you're stuck here anyways until your lease is up, or you have to pay out of pocket to move. We are currently working on submitting documented complaints to the housing office on post about this place. They will gladly help you in case any current military tenants that are not happy here are aware of this option. Madison (Ultris) should be taken off the RPP list. read more

We lived there for 18 months and the area was so peaceful and beautiful especially in the spring and summer. Other than the landscape guys coming every Monday or Tuesday in the mornings it was really quiet and a 12 min drive to JBLM gate 120. So when we first got there they walked us through our new apartment and wrote down minor things like the balcony needed to be power washed because the previous owners were slobs Katelyn said they would come power wash it in the spring ok no big deal until we moved out they tried to charge us for it we said we're not paying for that because y'all was suppose to come power wash it anyway and never did then soon after they started nickel and diming us for everything minor things on the master bedroom bathroom door was a minor scratch no big deal door still functioned but nope they charged us $36 for that, the blinds in the family room had one bite mark from my son and my husband's nephew bent the ends of 5 of them no big deal honestly $36 to replace that cheap stupid set, we hung up curtains in the family room and had to remove that thing that's usually over it but because it was put back in place incorrectly they charged us $42 the the stupid knobs on the washer was crap when we first moved in you had to really push it in to do laundry thanks to the previous owners we got charged for it. They act like these cheaply built apartments don't get lived in. Finally if you're military beware of that RPP no deposit crap they'll get it out of you at move out! read more

I've never used Yelp before and really don't care to do reviews but I took the time to download the app just to leave a bad review for these assholes. I have to start by saying that the place is actually nice looking and has easy access to JBLM and many other close businesses and activities. The neighbors are friendly and it's a calm quiet atmosphere. Now for the apartment you will be charged upon move out, like no matter what, it's gonna happen. I was charged $230 when i moved out and my Army friend was cjarged $430 when he moved out. Carpet cleaning is a standard $65, which has to be done by Washington law, but the apartment is generous enough to have the tenants pay for it so they can rent it out to others. $11.85 for cleaning the blinds, yes, the dust off of blinds, they said that cannot be cleaned without damaging the blinds, and for each single flap of a blind damaged you are charged $1. I was charged for overall cleanliness of the apartment, which everyone is charged for because they want professional cleaning before moving in the next tenant. They open their apartment to all breeds of dogs, then one month after filling their apartment, left notes on everyone's doors saying if they had a dog on the list of banned dogs they had to get rid of it, but couldn't break their lease without penalty. Parking is horrible. Don't walk in the grass, you will step in dog shit. Don't back in to park, you will be fined. Don't park on the curb, you will be towed. Oh and prices are "competitve" which means 1100 your first year and 1400 your next. And the management, Tiffany, just take a mean female friend in with you to talk to her so she can punch her in the face for you. DO NOT rent here. read more
