I have been living here for about 6 months now. I have already left a review before but I want to make another because I haven't mentioned how amazing the maintenance people are here. This has been our home for my partner and I. It's been our safe haven and the best first apartment ever. While the price could be a little lower I don't care, because the staff is truly the best ever. Cordale and Justin are easily the best maintenance crew ever. We have had minor things like light bulb repairs and leaky dishwasher to our puppies biting the trim :,) which literally costed us less than a hundred bucks to fix. I work night shift at the hospital and so they also connect with me to make sure they can come when it's more convent for me. They can fix anything and are so friendly to everyone. I hope they get raises because if they stay here I will too thank you to everyone at 8hundred West Oly. read more

I lived there for 3 years. Started at 1600$ for a two bedroom two bath, left at 1900$. Expect your rent to go up $100 each year. Maintenance staff was always quick and present when needed. 1 star is because unfair charges when getting the deposit back upon move out. Expect to be fined for normal wear and tear, and even items that have no damages. The maintenance team was amazing. Really great guys. But the management is terrible and changes every two months. The apartment itself was decent but the management is what kills it. They're not even there during their listed business hours and good luck getting them to answer the phone. They raise your rent but then offer the same apartment for $200 less than what you're paying saying it's because of the raise in current 'market value'. No logic if the market is causing you to keep lowering the price to get people in. Then they had renters attacking other renters for no reason beating them up while management was taking no action for months. The one renter moved out because they were attacked again fleeing for their own safety. Crackheads coming and going looking into peoples cars and underneath as well trying to steal parts. Main gate has been broken for over a year. The 'security' cameras are non-functioning so that amenity is a lie. The dog park is absolutely disgusting with dog poop everywhere and most outside planters and grass areas have dog crap all over. Maintenance tries to keep up with it but management sends them to help out other properties instead. Also, forget about getting your deposit back. They'll keep it and charge you extra on top of it even if you completely clean your apartment. Normal wear and tear is pretty much a useless term with this property. Rent at your own risk. There's brand new apartments across the street that you'd have better luck with and probably feel safer. read more

I'm going on my third year living here and I honestly love it. I started in a unit facing the busier road and the street noise would feel amplified with the rain but it was never an issue. I now live facing a quieter road due to downsizing and I am still as happy. Jeff in maintenance is great and always helps super quick... Cassidy is a great property manger and is always easy to talk to. The grounds are always clean and the gate definitely adds a sense of security. I recommend this property! read more

Do yourself a favor and look elsewhere. I was very excited to be moving into a 1 bedroom 1 bathroom apartment at 8hundred West. My boyfriend and I had come in a little over a month ago where we were showed around the complex and a vacant 1 bedroom 1 bath. It was absolutely beautiful! And like everyone else's review here on Yelp, it was the kitchen I had fallen in love with! They had told us that the one we looked at was not available but one exactly like it would be available in a month. So we took their word and applied online for the 2 application fees ($40 each) and a holding fee ($257.50) for the apartment that was "exactly" the same. Cassidy had called me two days ago letting us know that the apartment was ready. We were so excited that we both got off work early to go sign the lease agreement and get the keys. We arrived at 8hundred West where Cassidy let us know the paper work was all ready. Good thing I had asked if we could do a walk through before signing the agreement because when we went to do the walk through the apartment was the smallest square footage 1 bedroom 1 bath. We were expecting the largest square footage 1 bedroom 1 bath because after all they were suppose to be "exactly the same". 40+ sq ft may not seem like that much but when you are paying $1200+ for a "Luxury" apartment, it is. The kitchen and bathroom were way smaller. And as an added bonus we could hear the neighbors below us as we did our walk through. Awesome! Even Cassidy acknowledged the noises and said "Oh, that's weird." 8hundred West was by far the biggest disappointment. The managers falsified information and wasted our time and money because if I had known the correct information on what apartment I was actually putting my money down on I would have never done it in the first place. When asked for a refund for my holding fee Cassidy said it was nonrefundable since it had been off the market for over a month. When I told her what our expectations were verses what actually was her response was "I didn't think the sq ft would make a difference." Clearly for her it wouldn't be but for a tenant it would. I would not recommend 8hundred West to anyone unless you literally see the "exact" apartment you are moving into. read more

Don't waste your time here!! Currently a resident here almost 2 years too long, the kitchen is nice and the location is convenient for Evergreen students but that's all these apartments have to offer. Your rent will be raised Everytime you renew your lease, along with at will walk through checks in your home, and random fees posted to your door with no explanation. You will pay over $1000 plus electric with no parking stall, no amenities and forget about being notified if the office has your mail. I can hear everything my upstairs and downstairs neighbors do and everything in the parking lot as well. You will also hear an ambulance or fire truck go by every other hour. The staff in the office is new and unprofessional and unfriendly. If I weren't stuck in my lease I would be long gone. read more

Reposting my review because my review got removed by 8 hundred west both on google and yelp. It seems they remove the negative remakes they get to appeal to people. I feel it's not right and will continue to repost until people see how wrong this company treats people. First our experience with 8 hundred west was anything but pleasant. The property manager is rude and condescending. She makes snarky remarks and doesn't have a mind bone in her body. Cassidy is her name and she is as rude as they come. We lived there for 17 months and each time we have had any sort of communication with her. It's always been unpleasant. We have always kept our place in mint condition and the maintenance staff has even commented on how nicely kept we have our place compared to others. Aside from our efforts to keep the apt clean and well maintained. The actual apartment was built very poorly and the items used to construct the home was far from "luxury" as they advertise. Everything would break or come off. (Hense the frequent visits from maintenance). We did our part and always followed the rules as residents there. So, one of the cabinets broke in our apt. And despite our efforts to have maintenance fix it. Cassidy waited until we notified them that we were moving to tell us that maintenance will not fix the broken cabinets during the remainder of our time there. And on top of that, she would charge us for it anyways. She was short and rude about it. Stating "well I'm not gonna fix it, I'm gonna charge you guys when you move out anyways". So we dropped it. 1 month after we moved out we received an invoiced charging us over $800 after keeping our initial security deposit. After reviewing the charges, we asked why we were being double charged for carpet cleaning, PLUS labor hours and paint to repaint the whole apartment (which was in mint condition) AND the EXTERIOR door of the apt. Mind you, when we dropped the keys to them on our last day, they didn't even bother to do a final walk through. They just hurried us off and that was that. So we called them after the invoice was received to ask about the charges. Then said we'd be in to look at photos they took. We took about 3 weeks to get in. However Not even 30 days after receiving the invoice from Cassidy she sent our whole balance to collections!! When confronted and asked why she did that without proper notice or even discussing a due date for those charges. She said "well most people don't pay it and I didn't want to deal with it". She didn't even have the decency to contact us or let us know WHEN WE WENT IN TO PAY (which was less than 30 days of receiving the invoice) that there was collections out on our invoice. This property manager is not there to support or help people. She is rude, condescending and has a poor sense of customer service or human decency. Don't live here. Save yourself the money, time and headache. Because with the price you're paying. You're NOT getting "upscale living". read more

Since day one, I have had random fees and letters on my door threatening evictions over minuscule things. Including a late fee of about $150 because my bank information was wrong. No big deal, but their system does not tell you that it did not go through until SEVERAL days after the rent was due. Once upon a time it sounds like management used to be great, but now Cassidy runs the office. I've met a lot of great management in my rental history, but she's not one of them. I was looking for a package for two months that was in the back room and she had told me they didn't have anything for me. Another note, you'll never know if you had a package delivered to you. I paid almost $1200 in security deposit alone, and I only received $200 back. Never have I had such ridiculous charges and experiences with an apartment complex. It baffles me why these are called luxury. The kitchen appliances are cheap and break down a lot; the countertops are a cheap laminate; there is no pantry; the dining room is so small and the bedroom layout is impossible to work with. If you have children especially, this isn't really the best place to live. We've had people stop outside of our patio on the street, drunk and throwing things, on multiple occasions. You're surrounded by busy roads. Cops are always looking for assault suspects that are on the loose at the park next door. This "gated community" means nothing when everyone leaves the gates open. You will hear EVERYTHING your upstairs neighbor does. I've met three different tenants next to me during my one year here. They clearly had the right idea leaving. read more

We lived here for 13 months. Kept impeccable care of the unit, cleaned as good as a professional service per staff that walked through with us upon move out, which we did a week early. There was no master closet, they were small, no garbage disposals.i would not call them luxury. They dont prorate rent if youre out early. Its been 3 weeks and i cant get a phone call back about the status of our deposit return. Our unit was on the top floor. Superb location in Olympia, especially since I am mostly a pedestrian. I loved being within walking distance of 3 grocery stores, the mall and the park. I was able to community garden in the park next door. You can catch two difficult buses right outside the complex. Management is great and maintenance competent and responsive. They fed us regularly and planned activities. Free coffee and snacks everyday! There were no issues with bugs or mold or slow snow removal in the two years we lived here. That said, there are a few things to be aware of before you rent: 1) the apartments are small. Kitchen is well laid out but the cabinets are difficult to reach for us shorter folk (I am 5'5). The master closet space was tiny, but the bathroom was large. 2) the deposit is high. You will be charged for both a carpet cleaning fee and an apartment cleaning fee when you leave. They are upfront about this when you move in, and it does mean that your move-in will be pleasant and clean. If you want to avoid other fees, ask for paint to cover your nail holes and leave with your oven and drip pans clean. 3) the walls are thin. We had neighbors with children and pets, and the noise level was epic when the dad upstairs chased around his two year old. During the summer we could hear the neighbors parties. For us, the noise level proved tolerable because people usually respected quiet hours. 4) There are no garbage disposals, air conditioning, self-cleaning ovens or a pool. Overall, I'm glad we chose to live here. We only moved away because of a new job. read more

Between my husband and I, we've signed seven leases in WA, this is the only place we've had to actually sue in court. We lived here for 3 1/2 years and were the first tenants in our unit. We should've known this place would be mismanaged because an error was made BEFORE WE GOT KEYS. Yep, I still have the email that shows we were to move into E202. We had everything from utilities to mail set for that unit, only to be told upon arrival it was D202, with no apology for the mixup. they were indignant that they were right. We had to deal with changing mail to rescheduling cable setup. That indignant attitude carried on throughout our tenancy, even though we never paid late and always followed their rules. In the beginning, people banged on our walls when we'd make noise while getting ready for work at 6-7 am. When we'd complain to the office, we were told that we lived next to home bodies who often complained against us. So, the apartment knew our neighbors had issues with us, yet never told us and made it seem like we deserved the harassment. We were told that we're all adults and should handle it ourselves. One of our neighbors had an infant, by the way ... guess 2 am screams are OK. Over the years, we got notices of rule changes: no large gas tanks on balconies because of insurance changes (the complex has one for their patio grill, though), no lights on the balcony, and so on. The gates there are only closed at night, and every neighbor we knew that had a bike while we lived there had their bikes stolen. can't store your bike on the balcony, so keep it in the expensive unit you're renting or pretty much consider it stolen. Expect the dog park to be filled with poop - there's no enforcement. Sometimes your neighbors blare their loud TVs for hours. problems with you, though - gets a nasty voicemail from Cassidy Cobb (whom others complained about) telling you to get here and handle it. So be prepared to leave the job that pays the rent to follow rules no one else is following. Let's get to where we had to sue them. Our last lease was a six month lease. The law does not require 20 day notice of such leases. We are both attorneys and my husband has represented many clients in LL/T actions. Cassidy called us before our term date to see if we were renewing, I told her we're moving out. Then comes nastiness and threats of hella charges for failure to give notice. My husband has to take time from his job to explain to her how the law works. She says she'll take this to her higher ups and get back to us. We move out, Cassidy says "nothing out of the ordinary" and makes hardly any notes. We hired a cleaner - hence the essentially flawless walk thru. Almost 21 days later, we get a bill for almost $2k. Yep, they charged August rent, $700 for new carpet, $150 cleaning fee (never in lease), and other charges. We send a four page letter to them disputing their invoice and cite the MANY law violations. We offer, as a final attempt to rid them from our lives, a check to cover the two charges we agreed with. We told them that failure to accept means we sue, and being attorneys we will not go to small claims. They rejected our offer, but Nick Parodi, president of Fulcrum Real Estates, acknowledged they couldn't keep our pet deposit cause - surprise - their office never got the right paperwork. He tells my husband that their attorney says the lease is "tight" so all other charges stay, and if we want to sue them he'll learn the hard way. When we told him they breached their own "tight" lease in 2016 by failing to credit a month's rent, so they owe us more, Nick SIGHED and said we could sue! We deal with professionals all the time in our jobs - behavior like this means they know they're pegged but can't own up. we filed a ten page complaint and had them served. Two weeks later Nick is HURRYING a settlement offer by emailing me then calling my husband just a couple hours later and tells us they have a check for $1152.39 ready to mail. Guess that was the only "tight" paperwork they truly had. Their attorney, by the way, has only litigated unlawful detainer actions for Fulcrum in Thurston Co. You can look up all of their litigation at court, which we did. I'm attaching our invoice - sent WITH THEIR SETTLEMENT CHECK, so you can see how they do business. Notice the pet deposit credit says "courtesy" even though they legally had to give it back. This was a disaster. Avoid them at all costs. Check out the Fulcrum website and notice they serve property owners, not you. For handling "luxury" living, they engage in slumlord-like practices. my coworker read reviews before this situation happened and avoided them. Take her lead. Didn't even mention how much the "brand new" appliances broke down. Is this worth monthly taco bar nights (no one goes, FYI) and a big kitchen?? our case no is 121685 if you want to see our complaint. I'm a current resident of 8Hundred West, and absolutely love it here! To start off, I have reviewed every apartment complex on the west side of Olympia, and these are by far the most spacious and beautiful apartments in town. I was very particular in my search and would not have settled for anything less than a safe, clean and tranquil environment. These apartments truly have it all. I admit, the kitchens are certainly the key appeal, but I'm truly impressed with the generous size of the bathrooms as well, with large showers and a nice deep bathtub in the main bathroom, and lots of room for adding my own shelving and décor. Large windows, beautiful hard wood floors and lots of cabinets and storage space. Even the doors and hallways feel wider than the average home or apartment. When you are in these apartments, you do not feel as though it's an apartment, they truly feel like a custom built home inside. Most apartments are put together with no real attention to detail, and are not spacious, which goes to show you that these apartments are seriously a step above all the rest. Some apartment complexes over build and cram too many units, but not here. This is a great little community that welcomes pets, children and adults of all ages. Seeking something safe? ... well I can seriously say that I've never seen such an impressive set up with security cameras, security gates and an actual security patrol anywhere else like we have here at 8Hundred West. I love this side of town, the convenience to the mall, stores and a quick walk to the park. The staff here are on the ball and address any issues quickly. They are super friendly, and accommodating. We all have good and bad days now and then, but the leasing staff here go out of their way to keep us happy, and make life easier for us all. They do such amazing things to brighten our days, such as monthly continental breakfasts, special greetings in the morning with a breakfast to go, and a nice cold ice cream treat on a hot day as I'm driving through the gate home from work. I do love it here and recommend coming and seeing for yourself what a fantastic place this truly is. Classy, clean, safe, tranquil, pet friendly, and conveniently located. So, after a year of being a tenant at these "luxury" apartments, I think it's about time I give everyone who is thinking of moving here a very serious heads up. First of all, I have been renting apartments for over 20 years, in at least 6 different states. I wouldn't even kind of consider these apartments anywhere in the realm of "luxury". I just moved here from a major city in Florida, where I was paying $800 less for an apartment that was 1000 times more luxurious than these and was 2 blocks from the beach. The security was a selling factor, until all of the pedestrian gates apparently broke at once, so basically anyone could walk in whenever they wanted, thus negating the security factor. For months it was like that. I have also pulled up to the security box on several occasions to find that my fellow tenants have put their security codes on a post it on the box. I presume this was for a large gathering, but still pretty negligent, especially since it was still there after a couple of days. The carpet is thin and apparently has no padding under it, because my upstairs neighbors are all pretty small people, yet every movement through their home sounds like a herd of wild elephants stomping around over our heads. I also don't know what the fair housing laws are here about how often carpet needs to be changed between tenants, but our carpet already had bald spots near the transition strips in the master bedroom and the living room. There is a switch for what I assume used to be a garbage disposal in the sink, but I don't have a disposal (don't know about other apartments). The washer and dryer and dishwashers, while all nice to have in the apartments, are all either really old or really cheap and are kind of inefficient at what they're supposed to do. My washing machine sounds like it's about to blow a gasket every time I wash a sheet or thin blanket, and you have to pre-wash everything before you put it in the dishwasher if you want it to come out clean. The kitchen cabinets are huge, but literally half of the space in inaccessible, either because the shelves are 10 feet off the ground, or they mounted the cabinet in such a way that the space is unusable or severely awkward to use because of how it is placed in regards to other cabinets/doors. The master bathroom in my apartment doesn't have a tub, it's a tiny little shower stall that has a very small lip on the bottom. This means that you have to hang a shower curtain low so that it basically lays on the floor of the shower to keep water from splashing out onto the bathroom floor. I have only interacted with the management a couple of times, but they posted a notice on my door about dog poo not being picked up and a potential $100 fine. When my adult daughter went to the office to protest (because there are cameras everywhere and all they had to do was check the tapes to see that we aren't the culprits), they were very rude and condescending to her. They also said it wasn't their responsibility to provide poo bags for residents, that it was only a "courtesy". For $1700 a month, you better darn well provide dog poo bags, especially if you think you're going to charge me $100 for not cleaning up said poo. My main concern, however, is the lack of air conditioning in these apartments. I know it's the PNW, and once upon a time it didn't get really hot here, so AC was unnecessary. Fast forward to 2018, where global warming is a reality and living in apartments ANYWHERE without AC is a joke. It;s not even so much that they don't have AC, but you are not allowed, by the lease, to put your own AC unit in the windows. Which means you have to spend a fortune on those portable AC units that are inefficient at best and do very little to cool a large square footage apartment. I could buy 2 big window units for the cost of one portable and cool this whole apartment. But it will violate my lease to make my apartment comfortable. And even if the heat isn't an issue, I have children that have serious allergy issues, so keeping the windows open, even when it's nice outside, makes life a living hell for them for months during the spring and fall. The office, that is only in use for about 8 hours a day, is air conditioned, by the way. So they recognize the need for it, but apparently the office staff merit more consideration than the tenants. Last, but not least, they decided that investing in a pool table and fully equipped kitchen (with better appliances than my apartment has, I might add) in the clubhouse was more desirable than a nice pool for the residents to use to cool off from living in their non air conditioned apartments. The workout equipment is nice, and it is accessible 24 hrs. a day, which is nice for people who work non-traditional schedules to get a work-out in. All in all, for the price, I wouldn't recommend this place unless you have major disposable income, or have kids that you really want going to Capital HS/Jefferson Middle school read more

My experience here is horrific. Aside from the wonderful maintenance staff, everything else is a travesty. Cassidy (the property manager) is belligerent and made our move out a bad experience. She did not even do a walkthrough and charged us for work that was not needed. We had a bill of over 600 dollars plus losing the deposit when we kept the unit in mint condition. Upon receipt of the bill, I reached out and let her know payment would be made and that I wanted to review the charges. She double charged me for carpet cleaning and charged to repaint every single wall. I went to her and paid in full. A few days later, I got a collections notice. I called her and she said in her experience people that say they will pay don't and that she did not want to deal with it so she sent it off days before I paid.I explained we had been in touch and that she never brought collections up once and she knew I was coming in. She is a horrible person and living in any property she manages would be a huge mistake. She threatened that if I posted a review that was negative she would post a different units pictures to make me look like I did not care for my unit. How disgusting is that. I will never give 8 hundred west my business again. That woman needs to go into a different line of work because customer service is not her forte! read more

I absolutely love these apartments. The office people have always been very nice and accommodating, and every time we've put in maintenance requests, they are solved very quickly (No serious maintenance needed; simple things like a new weather strip for our door, or fixing our refrigerator fan). It is usually very quiet, and we are on a middle floor. Occasionally we hear the people above us, but it's not bad, and some noise is to be expected in an apartment. The apartments are very nice inside and out. The kitchen is huge and beautiful, the floors are great, and even in a 1 bedroom there is plenty of space. Pet owners are very good about cleaning up after their animals, and being in a small, gated community really seems to keep random people from wandering around, or noisy cars from driving through. The only complaint I can think of is that our specific building has compact parking spaces in front of it, and it's frequently used by non-compact vehicles. It can be difficult for everybody to get in/out of their cars without door dings when a large truck is parked in a compact spot. But, we are in an end building, and I believe our building is the only one with this problem. There is ample parking throughout the community. All in all, this is a very quiet, private apartment community and I highly recommend it. We have been here for 10 months, and just signed another lease to stay. read more

I am a current resident, first and only resident in my unit. I live on the top floor. I really pride myself on giving accurate and fair reviews of everything I review. The kitchen is absolutely beautiful, this is what really drew me in, for an apartment these are amazing kitchens! That is really the only superior positive thing I can say on these apartments and Im giving it a 3 star rating because not everyone will find the things I dislike to be negative. The bathrooms are tiny - the master bath you will feel like you are in the toilet every time you step out AND it has a small shower stall with no door, shower curtains are not efficient for this type of shower stall - yet you can't install a door because of the limited space. I am on the 3rd floor, when my downstairs neighbors turn on their bathroom fan my floor actually vibrates and shakes, the noise is so loud there is no way you could sleep over it. Luckily my neighbors don't have 3 am or 4 am work start times or I would have to give up sleeping in the bedroom at all. Again, I am on the 3rd floor, chose it because typically it is the least noisy, I can hear my neighbors conversations, every footstep up and down the hallways, I can not imagine what being below someone is like when being above them is so noisy. When they walk, my walls vibrate and my pictures move! I am doubting any insulation was put in between floors. Expect alot of noise if you live here. For an "upscale" place, only the kitchen is upscale. If apartment noise is something you are used to, and you really want a nice kitchen, this could be your place. read more

Being a perspective renter, the first woman I encountered at the office was extremely kind and helpful. The blonde stated there was one apartment getting ready for new renters, one additional apartment available, and another possible availability within the week She showed me a ground floor unit that was being cleaned for the next tenants. The kitchen was gorgeous. Great size living space and extra storage off the porch. I discussed prices with her for application and deposit fees. She encouraged me to apply online due to my husband being out of state and needing him to fill an application out. I attempted to apply online on their website, but the link took me to a page stating the site does not exist. I tried calling the next day with no response. The following day, I went back with my husband. I asked the business manager if there were any apartments available to show my husband. I explained to her that I had been there less than 48 hours prior and also needed an application. She quickly informed us that new tenants were already moved into the previously vacant units. She was in the process of dismissing a tenant from the complex and may have a vacancy at the end of the month if he doesn't take them to court. She came off as very rude and stuck up. For her being in a managerial position, her people skills were terrible. Very poor way of making possible renters feel welcome. Needless to say, we felt MUCH more welcome and respected elsewhere. read more

The staff amazing and they always have a smile and can go get Starbucks coffee at the club house anytime along with brunches and barbecues provided by the staff. I looked everywhere for very nice interior and design and it really is the best in Thurston County. Having a security gate tops it off for feeling safe. I will be staying for a while. read more

You can hear everything in the apartment above. Every footstep, and even when they use the bathroom. The paint is cheap and comes off easily even with the command hooks that are supposed to spare your wall. The flooring is cheap and gets scrapes easily. The managers are mostly kind and helpful, they deserve the one star. But for the price you have to pay to live at this complex there aren't many perks, and I will probably be charged for their crappy paint and flooring when I move out. The pet fee is pretty big too, considering you only get a small amount back. The carpeting is nice. The kitchen has a great big countertop. the black appliances look great, but get dirty easily. My neighbor upstairs was asking me about some rattling, and we realized it was the bathroom fan vibrating her floor and keeping them awake at night. There's no smoking on the deck which can be a bummer, but I see why they do it. read more

The apartment is very updated and the kitchen is HUGE - which was a selling point as well. :) I have only needed to contact the apartment manager once since I moved in (for something very minimal) and she immediately got the maintenance team on it the next day! It was a great turn around time for getting the help I needed. I can also email the Manager with ANY questions or concerns I may have. Cassidy makes it easy to communicate with her and she truly cares about her residents and position within the company. She is a great asset to the community and I am very glad I chose this apartment community. It is very clean and ample parking, which can be a challenge at most places. I love the secure feeling of a gated community and VERY pet-friendly. I cannot tell you how much I love this place and will recommend it to ANYONE looking for a clean, spacious, and nicely landscaped apartment community.
