Full service sites. Three nice bathroom/shower combo's although one was out of service while I was there. For size of park, not enough bathrooms. Lines each morning. Nice people in front office, dumpsters conveniently located. Nice little dog park with some turf and a bit of shade. Poop bag dispensers and waste cans conveniently placed. Ground was clean. Everyone I met at dog park was friendly and picked up after their dogs. Facility also has a. Umber of tiny homes for rent on property. Because of traffic, it's a bit of a haul into Sedona, but this is about as close as you can get with full service sites. I'll be back

Phenomenal fishing for the kids in the lagoons 4. The little cabins are a must for families! Will be on our regular rotation now. Pro tip: if staying in the cabins, there is only one wall outlet inside. Bring an electric water kettle to heat up water for ramen, coffee, cider, oatmeal, and for doing a quick rinse of any cooking pans and utensils. We would died without our hot water kettle. The size, cleanliness, location, and amenities checked all the boxes. The resort has a direct view of Tuzigoot Nat'l Monument with beautiful views of the Verde Valley and red rocks in the distance. The owners live on property and very accessible (if/when needed). We never see trash, or hear dogs bark (for hours on end), There is a very small fitness room though it's rarely used, I've found it perfect for what I need. The laundry room is clean and the office makes available rolls of quarters for purchase, which is a nice convenience. There are several (gender specific) large restrooms with large showers inside. All kept immaculate. This location checked all the boxes for our winter home! Located within minutes from Cottonwood's charming and lively historical downtown and Clarkdale's historical downtown, it was ideal. This area is surrounded by a vibrant music scene, great restaurants, and an abundant amount of outdoor activities! We have met the nicest people who are predominantly repeat visitors, which has confirmed what we feel about this place. It's such a gem! No wonder we have already reserved our space for next year as many of our new friends have done as well!

They had another spot that was more expensive and down the park from our friends. We paid it and then realized it was too far away for my handicapped wife to walk back and forth. We had to cancel the reservation and requested our money back. they not only charged us the cancelation fee but charged other fees also. ( There is nothing in there cancelation policy about paying the extra fees). They also call themselves a resort but have no special resort ammenities. There are better places in the area then this park. We recommend go to Verde River RV Resort. Very nice people and made extra care in getting us side by side.

The only draw back is the pool is not heated in the winter, bd my campsite section H, the restrooms and showers have been closed due to maintenance, and it's past its finish date still being worked on til date There are other showers in other sections, but it's a ways down the road for a shower & it's cold to be commuting to and from a shower especially with wet hair. The adjacent restrooms is in the H section activity room main lodge which is great. Overall I'll definitely be back and hope the restroom maintenance will be completed by then. And if you have mail delivered to you during your stay there's a $2 charge for every piece of mail you pick up at the main office lobby. Happy camping!

The RV park is clean and well maintained. There is a shower house on site where you can shower for free, and coin operated laundry on site. Overall an awesome park to stay for a very reasonable price. Safe, quiet, and friendly neighbors.
