Me and my wife has very strict perimeters on the house we were looking for, in a very small area, and we were working on a very tight budget. From our initial meeting until closing day, I can't say enough as to how great the communication was, pretty much daily for 4-5 months. Constant updates on properties when they became available, very quick to schedule walk throughs. Very fast to write up offers and get them submitted, very detailed on every step of the process. They knew the area very well and could tell you pretty much the history of every home within minutes of us asking, most of the time before we even asked! I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

He was honest and upfront about the range I'd probably get for the house. He pulled as many comps as he could and ran through a checklist of things that may increase the value: hurricane impact windows, new kitchen, new roof, etc. and also warned me about potential hiccups, such as half of the fence was knocked down in the backyard. He recommended I don't fix it and instead negotiate at closing for a credit - the new owners will value doing it how they want. He was right! Even though there was a little issue on the buyers side, Reed was super communicative and kept me updated on the whole situation. He even helped me find a new rental, since I wasn't in the market to buy again. The entire process was super smooth - closing was a breeze and not only did he get me over asking price, he helped me negotiate selling some of my furniture to the new owners. I'll be reaching out again when I'm ready to buy my next place.
