I found TRU Inspections on Google, looking for a Home Inspector in the GTA for a Pre-Purchase Inspection to be done in Richmond Hill. What made me pick TRU Inspections was, not only was he rated highly with perfect reviews, but his sample report was organized neatly, with great details, lots of pictures, and diagrams explaining the problem. Other reports I have seen, including my first home inspection report, did not have as much detail and supporting documentation as TRU Inspections report. As this is our second time going through a home inspection process, you would think I have an idea what to expect. Anton surpassed my expectation with his attention to detail, patience, his incredible thoroughness, and his expert knowledge. I never saw or felt like he was rushing to complete it and go get it over with. I really appreciated that. When Anton arrived, he talked us through his process of the inspection, some of the high-tech tools he would use, and explain any defects he finds with possible fixes. I was considering placing an offer on a house; everything seemed fine, but to be sure I haven't missed anything I scheduled a home inspection with Anton. It was the best decision I could have made. He was very accommodating with the time and was able to do the inspection on a short notice. The service was very thorough, no shortcuts: from the foundation all the way to the roof and gutters on the outside and from the basement to the attic on the inside (including a thermal scan of every room and moisture testing in the basement). He checked water, heating, ventilation, electrical panel and visible wiring, every electrical switch and outlet, every drawer, faucet, drain, window, and more. Just the explanations I received during the inspection were well worth the service fee. He pointed at things I totally missed when looking at the house the first time around. The report I received after the inspection was 52 pages long with pictures, comments, and recommendations. It included a link to the information on the ballpark costs for fixing and renovating. While in the end, I decided not to go through with the offer I feel like it was money well spent. A small price to pay for knowing what you're getting into and avoiding buyer's remorse. I am in process of buying a condo and after seeing 25-30 options and looking at listed prices felt awkward re. potential hidden defects. We bought a 100yo home about 3 years ago and did some renovation on it, but although we had a home inspection before buying, there are always new "surprises" waiting for us. After getting a bunch of those during last winter we decided to have a home inspector come again and walk with us around the house looking for potencial problems and helping us understand how everything works. Anton came to do an inspection on our commercial property. A 20,000 square foot warehouse and did us a huge favour by being extremely thorough and letting us know about quite a few issues with the building before we committed to the deal. We were supposed to sign off on an inspection report that said everything was fine done by someone else and then Anton showed what wasn't right in the report.
