I'd recently retired and relocated here, from Southern California. Some still ask why. I'll tell you readers the same thing that I told Tanika that day. People here are really friendly here. Well, that and the cost of living is a dream. Seemed like the place to be. So, I met Tanika at an open house event that she hosted and after a few minute conversation, I knew she was my girl. I saw it in her eyes. You know; that sharp look, focused, intelligent, determined and ambitious. I put her on the team. Before I knew it, I received the grand tour of Oklahoma City (OKC) and its surrounding areas. Tanika took me through OKC, through Edmond, and from the South to the North, and the East to the West. She really new her way around; the highways, the backroads, you name it. Now, I'll admit, I some times have the tendency to be a bit indecisive. There was a particular home that I was looking for that was difficult to find in Oklahoma. It seemed that builders just do things differently here than California. I had a lot of property that was just not going to fit in an Oklahoma home as it did in my California home. So, I had to find a bigger home and with a bonus room. Tanika took here and Tanika took me there. Home after home, I had to reject, because it just wasn't the right fit. I knew Tanika had to be frustrated with me, particularly after having viewed the 16th home. At times, I thought to myself, "this will be the last rejection and she'll quit on me", but she did not. Tanika remained professional and stayed the course. I was nothing less than impressed! Once I finally found the home I was looking for, she put her negotiating hat on. She kept me aware of what was going on, informed me of the pros and cons, as she did with every home we visited beforehand; from foundation issues to a lack of sidewalks in the neighborhood. Haha, she was big on that. It was cute. However, this home met all the desirable criteria. We determined what market value of the home was and even negotiated the sellers down to $10k less than that. I was very much pleased. Who doesn't like to save money, right?.. The best part of all is that Tanika was very personable. From beginning to end, she gave me her undivided attention. I even met her 2 daughters and she met my parents. To this day, I can honestly say that she is the first friend that I made in Oklahoma, and I have her to thank for my new home. Just between you and me, every now and again, when I sit back and relax in my theater room, watching movies, I reminisce about the conversations we had about my vision of setting it up before the fact. And now here I am enjoying. There's a certain feeling of comfort, followed by a smile that one gets after such a positive interaction. I highly recommend Tanika Williams for your real estates needs.     The realitors and broker are denying that it's their responsibility to fix the bug problem since…read moretheir agent did not do the inspections as I requested. They also gave the homeowners full authority of the pest inspection saying they had to pay for it. She said it was a VA unallowable but I have since found that was a lie. They also don't think they need to repay me for the 2k clean up when they did not do the inspections right, I also was not allowed to be at the pest inspection or know the time or date of the inspection. I have asked 15 times if my roof has a warranty like she said when I bought the house but they are ignoring me, my realitor Karen Hooper blocked me as soon as the sale was done, she only cared about making the sale. She also will know help me with the foundation because the company she picked to put the 7 piers in the house will not fix the damage caused inside the house from the shaking involved in pier placement. She was always rude and pushy but I couldn't use anyone else due to being under contract with her. , they won't help with the bed bug or flea and tick issue even though this wasn't ever disclosed to me. Instead it was covered up. I'm out 6k in repairs due to the foundation too. They even had the nerve to tell me I could move in with my mom and my 5 year old wouldn't be homeless. We had to live in my truck 3 weeks as I saved money to treat for fleas and bed bugs because the four times I bombed the house didn't work. My 5 year old living in a truck with snow was unacceptable and they did not care. I'm told the owners patched up more damage which became exposed again once the piers were installed only the day before I bought the house ( which was also planned). I wasn't allowed to come back in the house after the pier Work was done though. So the owners covered the damage and hid the bugs and they Keller Williams green meadow is defending them. I never was allowed to know the pest inspector or his contact before or after until closing when I told my realitor to have him come back because it shouldn't have passed VA with bed bugs and fleas and ticks.

He was absolutely amazing, very friendly, knowledgeable about the area and the market. Our home had a contract within a week and we were closed and moved in 34 days!     At first everything was good. they were helpful and friendly, until after signing and moving in…read more Immediately we had a safety and health issue with the plumbing backing up through the whole house. waste was coming up into the tubs and showers. it took months to get it resolved because they would argue over who was paying for it. finally i and to get the water company to come out and take care of it myself. that went on for 5 months with little to no help from Prime. after signing the contract they want little to no contact with you. they are unhelpful with repairs, taking their sweet time. The maintenance men are extremely unprofessional and would hit on my wife when they cam over and didn't think i was there and then i surprised him and he quickly made his leave from my home. They do not care about you at all, only your money. In a perfect home they would be fine but these homes are far from perfect and you will pull teeth to even get a hold of Lisa Ray if you have an issue. The office will almost never answer or call you back. Going back i wish i never rented from his company. they are lazy and uncaring and withhold information from you to get you into their homes. I have rented from many people as a past military member moving often and I highly recommend renting from another company. In the end I also had to threaten them with legal actions to get what was left of my deposit after their ridiculous fees. Stay away from them.

Yet the washer leaks and the dryer does not work a majority of the time. The owners have audacity to raise rent; however, the property has only deteriorated since Lisa Ray has "managed" it. The drafty windows get stuck or hardly open without falling off, and they allow dirt to blow inside. Not-so-private AA meetings are always audible, as that is the residence next door. These interactions include people who deal with drug abuse and sometimes have emotional episodes. Roaches galore. There's a random hole in the basement floor that does not look safe. There is no surveillance, and there are crooked people hanging in the neighborhood. Some of the mailboxes lack flags, and I even caught a stranger rummaging through mine and other tenants' mail.

Here's how this went down: Yesterday I contacted the company telling them that I am very interested in their 3BD/2BA home. I got a text from the property manager I sent my ID via text (SUPER INSECURE PRACTICE for a professional property management company) to Tony Westlake the property manager advertised on Zillow. Not hearing anything back after I sent my ID I started to worry and followed up. I was given access to the property via a code for the key box. Before I went inside, I inspected the backyard, which was dirty and generally unkempt but pretty normal for a yard that was pretty unusable. I then went into the house. As soon as I entered I was greeted with a pile of trash in the entryway. Nothing had been cleaned in the house. My first thought was "who gives potential renters access to something like this with 0 warning?" Luckily they hadn't cleaned the property yet because I was able to see the enormous amount of damage and poop from what looks like a fairly serious rat infestation. There was water damage to the floors in both bathrooms one of which was advertised as a full second bathroom but was just a half bath. The stove in the kitchen was not the one pictured. It was older and beat up. There was rat droppings in every room of the house. The full bathroom was missing tiles and the hall closet behind the shower had a poorly cut out hole with a door installed over it to access the plumbing. All of this was alarming so I hit up Tony and asked if we could talk. I said I was interested still but I'd like the property to be cleaned up and the rat problem to be resolved before I moved in. He assured me it would be handled. I asked him when it would be move in ready & he said by Monday of next week. Wait. What? You are going to have this house rat free in less than 5 days? I figured: ok well I won't be able to move till the 30th anyway so it will give them time to do the major repairs. I submitted an application and got a message telling me that I was approved but I needed to put an $850 non-refundable deposit down to take it off the market. I was busy and didn't respond and was having serious doubts about moving. It didn't feel right. Today comes around and I get a message from another number that asks if I'm still interested. I responded yes but before giving them an $850 nonrefundable deposit I'd like it in writing that they will resolve the rat issue and follow up on it and that they resolve other issues around the house before I moved in. A little while later I get a call from this number. An unidentified woman starts telling me where and when to come sign a lease. I express to her that I have concerns that need to be addressed before I give her any money. The woman - who kept talking over me on the other line - straight up said that they will not put in writing that they will resolve the rodent issue because it is a liability for the owner. WHAT?! A liability for the owner to be held responsible in writing for making the property move in ready & livable?! SERIOUSLY?! I said okay I'm not paying a deposit for that then. The woman on the other line (STILL UNIDENTIFIED) starts getting rude while a kid is in the background screaming. She tells me "Well I'll just contact you when the property is ready" then and hangs up on me. Shortly after that I get a message from Tony Westlake telling me they will not be renting to me. HA! I'd rather stay in my small home where my landlords treat me like a person and take care of their properties as well as their tenants. STAY AWAY This company is not worth it. Their reviews say a lot! Glad I didn't give them any money at all. They are scam artists.
