Blue tape marks the parts of our floor that is bubbling. This small area is just one area throughout the house like this.
    Aaron M.

If you are considering buying a new Tripointe home, be prepared for disappointment.  We have been in our house for 14 months now. When we did the final walkthrough in April 2022 we had a number of minor issues such as paint scuffs, doors with the wrong hardware screws, door latches that just don't work right, and a sliding door that makes a large pop every time you close it. You work with the customer service team to note these issues and you foolishly hope they will be solved quickly. It has been my experience that: - You are the general contractor for your house. Tripointe has already received their check when you bought the house and will do the most basic follow up possible. - Tripointe customer service is very poor at following up on issues. You need to repeatedly point the issues out and there is no easy way for you to track progress. I have had at least three walkthroughs where we create a punch list of issues, many of these issues have persisted since the final walkthrough. In their defense, it appears Tripointe is purposely overloading their team with too much work. - Tripointe has outsourced their entire home building to subcontractors. You aren't buying a Tripointe home, you're buying a home from a subcontractor you have no relationship with. Tripointe won't stand behind their product, because they didn't actually do the work. - Missed appointments. Approximately 25% of our appointments are no shows, appointments with 4-hour windows such as 8AM to 12PM. When they do show, they often have the wrong part or are not qualified to fix the issue. Many times the appointment ends with "you'll hear from us soon" but no one ever follows up. We had read horror stories about paying builders for upgrades, but we still chose flooring upgrades for $30K with Tripointe because "it would be covered by the house warranty." In reality what happens when there is a issue with the installed upgrade is Tripointe brings out their contractor, who starts a finger pointing contest. Is it the builder, the installer, the flooring manufacturer or the customer's fault? This goes on for 8 months before Tripointe says "pulling some baseboard off the walls and lifting some planks in perimeter" which means continuing to live with bubbling flooring for many more months. I suspect we'll be in the house for up to two years with subpar flooring. Finally, quality.... Our new house appears to be solid, no major issues, but the finishing touches were subpar. The paint was spotty, the new windows and doors banged up from construction crews and not to the quality I would want from a brand-new house. In retrospect I should have paid for a very deep professional clean the day and full interior paint the first day we had the keys.  I might consider buying another Tripointe home, but I would budget for me to hire a team to really make the house finished. Your new Tripointe home is not going to be a finished product when you move in.

    one of many cracks.

Think Twice before buying a house from this builder. We have a deteriorating concrete wall that Tri Pointe Homes refuses to repair. We first contacted them in Oct 2016 when the damage was minor but they refused to take responsibility. Since then the wall has gotten worse and developed more cracks in multiple locations. We recently contacted them again and submitted reports from local landscaping and construction companies showing that the wall damage was from poor initial construction. They again would not take responsibility. Had they just repaired the wall 6 years ago we would not be in this situation.

I purchased a new home from Tri Pointe Home in late 2021 and if you plan to buy a new home from Tri Pointe, be prepared for subpar quality. Tri Pointe cut corners to speed up the completion of the homes, and the house started breaking down soon after. There were three issues with the home within the first 16 months, and the latest issue is unresolved. The builder's customer service manager is unresponsive. Issue1: Water damage and the kitchen was unusable for three months without compensation. Issue 2: AC Unit stopped working. Three different AC companies said the builder stepped on the water pan while installing and damaged the pan, so the AC stopped working. Issue 3: NOT RESOLVED. The tile floor cracked and tented up across the living room, approximately 20 feet. I took pictures and called and texted the CS manager, but no response for days. I called an outside contractor to evaluate the floor. Upon removing the first cracked tile, it is evident that no foundation or board supports the tiles. There were gaps between the tiles and the ground, causing the tiles to tent. UPDATE: I had 2 independent contractors come by, after removing the tiles, they identified the exact problem immediately. The right way to install tiles is to put adhesives on the floor and the back of the tiles so they will stick and prevent gaps from forming between the tiles and the floor. However, the installers put the adhesives on the floor and laid the tiles on top. Over time, the tiles and the floor gaps gave way and were tented. About 75% of the tiles were not properly installed, so I had to replace the entire flooring 16 months after the house was built. See the attached pictures of the back of the tiles UPDATE 2 - this is the response from TriPointe after my BBB complaint. TP's 1st Response: Thursday, December 29, 2022 The consumer's response does not offer any new information. As stated earlier, the consumer is not the original purchaser of the home from Tri Pointe Homes. With respect to the one "NOT RESOLVED" issue listed by the consumer, the consumer refused to allow Tri Pointe and its flooring trade partner to inspect and evaluate the consumer's tile flooring concerns. Instead of allowing Tri Pointe and its flooring trade partner to inspect and evaluate these concerns (which could have taken place on December 29, 2022), the consumer hired his own contractor to replace all of the home's tile flooring. Because the consumer refused to allow Tri Pointe the opportunity to evaluate and, if required, make repairs to his tile flooring, Tri Pointe has no obligation to the consumer related to his tile flooring under Tri Pointe's limited warranty or state law. Likewise, Tri Pointe has no legal obligation to provide the consumer with any "compensation" for the first two issues he listed in his complaint. Tri Pointe considers this matter closed. My Response: I did request TriPointe to come inspect the damage. The site manager came by and took pictures. The timeline for TriPointe to assess the damage is unacceptable. The damage occurred on 12/14/22, I called, texted, and left voicemails for the site manager on 12/14 and 12/15. I finally received a response from the site manager on 12/19, which he came by to take pictures. The site manager (Justin) asked me to give him a couple of days to get with the installers. A couple of days turned into a week. Justin responded on 12/28 saying the earliest anyone can come out just for an assessment is 1/10/2023, almost 4 weeks after the crack from wall-to-wall in the living room. There is still no guarantee of replacement. TriPointe simply does not care about the hazardous environment created by the cracks. It is unacceptable to wait 4 weeks just to assess the damage. TP's 2nd Response: Tuesday, January 3, 2023 The consumer is not the original purchaser of the home from Tri Pointe Homes. I am attaching the text from the site manager which he said the earliest for any assessment will be 1/10, not the 12/29 TP claimed.

I am going to upgrade my review from a 1 to a 4 mainly because of the support we received from Tri Point Customer Service once they were made aware of the situation. Special call out to Rick McCollum, James Rampa and Erin Scott, who took the time to come over twice and understand the situation. Things have been a lot quieter and less dustier around here. Thanks again.

They don't care about the quality of their work.

This builder has the worst customer experience should you have to deal with any mistakes they make. They are not accountable and did a super sloppy job on my new home. Besides a major construction defect that the City made them fix, the upgrades were taken as a joke by them and they say this type of cracking around my windows, for a 7 month old home, is to be expected... lmbo. My Pulte home never did this.

This is the crack that they told us is fine and we can contact the contractors board to get fixed.. YET WE ARE UNDER WARRANTY

After repeatedly attempting to resolve these matters directly with the company, I feel prospective buyers deserve to know about our experience before making such a significant financial commitment. This review is not based on one minor inconvenience. It is based on a pattern of inconsistencies throughout the purchasing, construction, financing, closing, and post-closing process that ultimately caused us to lose trust in KB Home. From the beginning, we experienced inconsistencies. We originally wanted to purchase a lot on a particular street within our community and were told that we could not build our two-story home there because those lots were strictly designated for one-story homes. After moving into the community, however, we observed two-story homes on that same street that had been constructed before ours. This left us questioning why that restriction had been applied to us. We also later became aware of upgrades and options that were never presented to us during our own purchasing and design process. Our biggest concern, and ultimately the tipping point, involved our exterior color scheme. After we had already signed our purchase agreement and finalized our upgrades, we were informed that we could no longer have our original exterior color selection because another home nearby had that color scheme. Although we were disappointed, we complied because we were told that the change was required. After closing, however, the home immediately next door to ours ended up with the same exterior color scheme as our home. We have **documentation regarding this situation, including communications in which KB Home acknowledged that an error occurred.** Despite acknowledging the issue, KB Home has been unwilling to provide us with the monetary compensation we have requested. KB Home has offered to repaint our house. However, from our perspective, repainting the home does not compensate us for what occurred. Our understanding is that changing one of the duplicate exterior color schemes would also correct the underlying issue and help bring the situation into compliance with the applicable requirements. In other words, we do not view correcting the exterior color problem itself as compensation to us for the experience we have had. More importantly, we no longer have sufficient trust in KB Home to allow them to perform this work on our property. Our backyard has already been professionally completed at our expense and is protected by a landscaping warranty. We also have a freestanding pergola that could interfere with scaffolding and painting equipment. During our discussions regarding repainting, we were told that KB Home would not accept liability for potential damage to our property or backyard associated with the work. Given everything we have already experienced, we are not comfortable allowing additional work to be performed around our completed landscaping and property while assuming that risk ourselves. For that reason, we asked KB Home to provide **monetary compensation instead of repainting our home.** KB Home asked us to provide a figure when we did it was declined. We asked KB Home a very simple question: **What amount of monetary compensation is KB Home willing to offer?** We were willing to hear their number and attempt to reach a reasonable resolution. Unfortunately, KB Home has remained unwilling to provide monetary compensation despite the documentation we have regarding the exterior color issue and their acknowledgment that an error occurred. This issue is also only one part of our overall experience. There is so much more but unfortunately I have a word/character limit. If you are considering purchasing from KB Home, I strongly encourage you not to. I genuinely wish our experience had been different. We wanted to love the process of building and purchasing our home. Unfortunately, based on the repeated inconsistencies we experienced and the way our concerns have been handled, I cannot recommend KB Home to others.

We were set to buy the perfect size home from Lennar Homes, but their leasing Agent Billy H. misled us but that's a long story you'll have to find in one of my other reviews. We spotted Arcadia Homes (located at 3530 Alpheus River Ave) when they were first building, and we stopped by one of Harmony's offices in Henderson and met with their sales rep Cynthia (Who's no longer with the company) who showed us similar models because Arcadia didn't have any home up yet. The only thing was we felt that the homes were too small for what we wanted. At that time, we passed on an opportunity for better sales price and lower interest rate at the time, but things happen for a reason. Fast forward, one day after our Lennar debacle, we stopped at the Arcadia office with our licensed realtor and cousin Tamara and were greeted by Cynthia again (who got stationed at Arcadia) and Elizabeth. They were so helpful and very down to earth. We stopped multiple times to look at the model units to get a feel of what we wanted; they did not mind at all....
