    Door jams were closed before paint fully dried

    My very first home building experience was recently with the builder Traton in a Georgia community of Avenbrooke. I closed in December and would say overall my experience was not smooth. I have a beautiful home but the process and constant struggle with the builder to obtain a comfortable living space left me with a bit of sourness. First lesson learned, it is very important to have plans, elevations, and layouts shown accurately so you can plan things correctly. This is important as the layout of your home can influence a lot of the decisions you choose for floorings, cabinets, and room customizations. It wasn't until I was standing in the foundation/pre-drywall home that I realized all the plans, layouts and drawings shown prior were flipped and the layout of my home was completely opposite. A second lesson learned is the reputation of a builder is only as good as the subcontractors they use. I had a loud, clanking noise coming from the stove range hood's vent that could be heard anytime it was windy outside. The builder became aware of it before my closing and yet never took the time to fix the issue prior to my move-in. Upon my own inspection, I saw that the metal vent was not cut precisely and the vent flap would blow when windy and tap the metal causing a loud clanking noise. The noise was so loud it could be heard upstairs. It wasn't until my second night in the home that I could not sleep due to the noise and went to Home Depot the next day to buy weather strips and apply it around the metal vent myself. Third, the builder's job is to oversee the subcontractors work with a level of detail that will reflect the company's future reputation. Two weeks before my closing the builder caught a plumbing issue that caused a flood on the first level of my home. This flooding caused them to have to replace my flooring and repair the damage in a bathroom. This in turn resulted in them asking me to delay moving in to repair it. Since then, I've also found holes in my walls near plumbing, large holes in cabinets, improper sealing around the tub, scratched floors, poorly cut drywall vent holes, poor grout laying in the shower. I am left to assume it is very important to Traton to send the home buyer to use their home warranty program due to the number of known issues after closing. Last but not least, every home buyer has features they want to be top quality. Flooring is a feature that I appreciate as I like to walk on my carpet barefoot. One major lesson I learned, is that the layouts and samples in the design centers will not mirror your home. I made a mistake with choosing the standard level carpet and an upgraded pad for my home but upon walking on the carpet in my home, it felt worse than my previous apartment floor. There were lumps, dips, and hills all over the second floor. Again, what I didn't realize was the standard level carpet offered by Traton is a 25 oz carpet (builder grade) and I upgraded the padding to an 8lb pad. In the design center, they showed me a 25 oz carpet with a 5lb pad. The floor in my home and the design center floor felt totally different. Ultimately, I had it replaced by Empire and went with the moisture resistant 8lb pad with a 45 oz carpet. Although the additional costs out of pocket sucks, I now felt a sense of relief walking barefoot on my upstairs carpet. Overall, this experience has taught me: 1 - Evaluate the builder and their subcontractors by reading the reviews, view more than just the model homes, and ask questions about the subcontracting companies before committing. 2 - Demand accurate plans and review all your orders during the home building process. 3 - Don't be afraid to delay your closing or walkaway if the quality of work is not what you expect. Lenders will try and tell you the rates will change but you can negotiate and ensure the rate remains locked, if necessary. I wrote this review to help the next person, family, and homeowners to live comfortably and have a more satisfying experience when building their home.

    Erosion and landscaping after project was "completed".

    Traton flat out lied to us numerous times when we were dealing with them regarding land that they had purchased from us and easements to put in a sewer line. They left parts of our property in unusable condition and we've been trying over 2 years to get them to work with us to fix things. They didn't restore the topsoil in some areas and there is just gravel with grass and weeds growing through it. They didn't restore the grade of the land to what it was before the project and left large amounts of construction debris. They cut down several trees that they promised that they wouldn't cut down and they didn't replace them. They left the silt fence for 2 years and, when it was removed they didn't repair the ground and actually left strips of the slit fence behind. They took down one of our fences and didn't replace it. At one point they tore up our driveway without letting us know ahead of time that they were doing this and we couldn't get out of our driveway. When the driveway was replaced, they did a poor finishing job and it is already cracking. They also didn't slope the driveway properly and we have had runoff sometimes several inches deep running down our driveway on rainy days. It has deteriorated our driveway as well. Also, when building their subdivision, they changed the layout of the road in front of our house and now we can't see to get out of our driveway, making it very dangerous to turn onto our busy road. There are incontrollable weeds growing in sections of where they didn't leave the property useable and, due to the steep grade that they left, I can't cut with a lawnmower or bushhog. They broke a water line, which caused a leak and it wasn't repaired for over 3 months. My water bill was over $300 more during this time and they promised that they would reimburse me but they never did. In their contract to buy our property, they also gave us naming rights to the streets in the development but they breached that contract and didn't allow us to do that.

Turns out, Fortress installed Lennox units with leaky evaporative coils. There was even a lawsuit and settlement which began in 2007 about these defective coils! Lennox has provided new coils for free which had to be installed for expensive labor. I asked Fortress about a possible reimbursement since $700 is a pretty penny, and I have the exact same unit downstairs which will eventually give out. After telling me the period to file a claim for the Lennox settlement was over, they said "I'm sorry we are unable to assist you." This doesn't help me pay for the pricey labor on an AC unit you installed WHILE IT WAS INVOLVED IN A CLASS-ACTION LAWSUIT. Further, the upstairs one is now fixed, but it's only a matter of time before the downstairs gives out! With the knowledge that they don't care about quality of my home's systems, I would NOT buy one of their homes ever again. Terrible customer service. Be better.

First are the structural issues: 1) our deck was sinking on one end, pulling the downstairs patio with it (we did catch this in the "one year warranty" period and Fortress paid to have 4 helical piers put in but still should not have happened); 2) we recently had to repair a leak in the basement due to 2 things - Fortress cheaped out and didn't continue the poured concrete wall to the end of the house (a mere 9.5 feet) and that side of the house wasn't graded correctly. It cost $3500 to repair, and Fortress refused to fix it even though the house is only 3 years old (we've owned 4 houses with basements and not one has ever leaked), 3) No one with a truck on our street can park it in the garage -- they're too short! Now the cosmetic cheap-outs: We've got ceiling fans 20 ft up that don't have remotes to change speeds (could have spent $10 more to get fans with remotes), we have substandard carpet padding (only 5 lb pad and carpet is already showing wear), we spent $1800 to put in a frameless shower door in master bath, we've had to install under-counter lighting in kitchen, and yes we've had the same Lenox units used for our house also that had to be worked on twice in the first year. Oh, and during the winter, I can feel air blowing in my windows that face West. Needless to say, we are not fans of Fortress.

More than that, they knocked holes in the floor and the walls with complete disregard, then cover up the damage with drywall or carpeting so you won't know. Worst part is things like this were reported to the Sales Lady, Cathy Peppers, who will disregard every single concern of yours because she's unprofessional and apathetic because she has your thousands of dollars in earnest money. Now I have cabinets that are falling in (or incomplete & missing shelves), chronically muddy sod in the improperly lates back yard, and This not my first new home purchase, but their unprofessional conduct is clearly much worse than I would have anticipated. This is my third new construction home from three different builders, and I have never dealt with a warranty department as difficult as this one. There have been several issues with the home, but the biggest ongoing problem has been how hard the warranty staff makes it to report concerns and get them handled properly. Every issue has turned into an unnecessary struggle. Instead of listening carefully and taking concerns seriously, I have repeatedly felt dismissed, talked down to, and treated with a lack of professionalism. For example, I had a toilet leaking onto the floor. It was not a minor issue. It turned out there was an actual crack in the tank. The professional who came out confirmed the problem, and the toilet had to be replaced. Even with something that serious, there was pushback from the office before the issue was properly acknowledged. I also had a problem with my dishwasher right after moving in. Because the drain tubing was not installed high enough, water backed up and created a mold issue inside a brand new dishwasher. The backflow was so severe that water also leaked onto my brand new kitchen floor. I have luxury vinyl plank flooring that looks like wood, and some of those floor pieces had to be replaced because of the water damage. Now my kitchen floor is two different shades because the replacement pieces do not match the original flooring. That should never happen in a newly built home. Instead of treating that as the serious concern it is, I was told to just keep running the dishwasher weekly. That is not an acceptable response when a brand new appliance had a mold issue and a brand new floor was damaged as a result. On this most recent issue, the lack of follow through has been completely unacceptable. The general contractor came to my home, looked at the problem, and was supposed to arrange for the appropriate person to come out and address it. Then nothing happened. No one called me back, and no one ever came. I had to call back more than once, and I ended up waiting over a month for any response. I was understandably upset on that call (I most certainly had an elevated and stern voice at that point) after waiting that long for action on a warranty issue in a home that is less than a year old. Instead of handling the situation professionally, the woman in the office hung up on me. That is completely unacceptable customer service under any circumstance. To be fair, the real estate agents were good, and Josh, the general contractor, was good. My complaint is specifically with the warranty department and the way customer concerns are handled there. There is one woman in the office in particular who has made this process far more stressful than it ever should have been. With today's home prices and interest rates, buyers deserve to receive what they were promised and to be treated with respect when problems come up, especially in a brand new home. Based on my experience, Kerley Family Homes seriously needs to improve the professionalism, responsiveness, communication, follow through, and overall attitude of its warranty department.

I hired Jeff because I needed to…read moreremodel a home that was over a hundred years old and needed to be sure someone had the same vision I did. I wanted to repurpose parts of the home, move windows and doors, and preserve the original details of my home. Most of the other contractors I spoke to told me things that I wanted could not be done but after speaking with Jeff he told me anything can be done! And he made everything happen. My original design for my master bedroom and bathroom which required two front rooms to be reconstructed looks exactly as the finished product. Jeff had to move windows floorboards walls and make repairs as he went. Remember this house was over a hundred years old. I had original hard pine flooring which he preserved. All of his contractors were top-notch. Even baseboards that were original to this home had to have special knives cut to reproduce the original design and Jeff made it happen! I have had other work done in other homes prior to this that were not even difficult projects that did not go as well as this one. Jeff made everything easy with his communication and his professional workers and was very attentive to details. When my brother-in-law who helped me to draw up the original design came to the home to look at the finished work he kept staring at it shaking his head! When I asked him why he was so surprised at the finished room he said "I know I helped you draw up the design but I didn't actually think they would be able to do it!"
