The back spicket is broken and you can't connect a hose to it plus it's coming out of the siding. My fence is rotting to death. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. Had no rent for all that time, plus could not find a new tenant without lower rent from $6000 to $4900. We did not approve these terms but Reddick put them into a year lease anyway. Told the management agreement allowed them to make that decision? The staff turn around has been on going, every 3-4 months there is a new person in charge. I would strongly suggest anyone to stay away from this company.

My husband and I rented from there for 10+ years, in the same house. Was never once late on the…read morerent, and rarely ever complained. The trouble with the staff started roughly 6 months to a year after moving in. The property slowly started to fall apart. The plumbing in the house needed to completely be redone. When we called the FIRST time about backed up plumbing, they came back and blamed it on us, saying we were flushing things we shouldn't be, such as feminine hygiene products. While living there, we had to call about the plumbing at least twice per year. We also had to always call about either our air conditioning not working, or the heat not working. And we had the same pipe bust more than once while there. One winter, they had a cut a hole in the wall to fix said pipe, then told us maintenance had to fix the hole. No one ever showed up to fix the pipe, and it was like that until we moved out, which was about 3 or 4 years. They would blame us for not taking care of the lawn, when in fact they would send someone to mow it for us literally the day after we mowed it, then charged us over $100 per time they mowed. We had critters get inside the attic almost constantly. Raccoons, possums. We even found a 5 foot snake (non-venomous) in our kitchen one Spring. The bathroom floor got so rotted that it fell through. Although we reported it as soon as it started, maintenance didn't show up until part of it fell through. While getting repaired, I noticed that there was black mold all over the place. And not all the wood was replaced. The wood used was old, and preused. A year or two passed, and the floor was showing signs of beginning to fall in again, along with part of the flooring in the kitchen. There was even a time where they had sent us an eviction notice. Which stated that since we didn't pay our rent that month, we have to be off the property within 2 days of getting that letter. We called them, and the end result was that they MISPLACED our money order! They put it in someone else's file! We got a phone call from one of the rental managers, stating she wanted to come out to take photos of everything that needed to be fixed. We made an appointment. She showed up on said date, and I showed her everything, and she took pictures. Nothing ever got done. In fact, about a year or two later, she lied and said she never went out to take pictures, and that we were lying. But I have the voicemail to this day to prove that she called me to confirm that appointment. (She even showed up with a really huge guy, who was acting like a body guard!) I write all this to tell everyone our LONG experience while living in a property managed by SherDen. They are lazy, rude, unprofessional, and frankly, liars. Anyway, I know this was a really long review, but I feel it needed to be said.

And the post saying the apartment was dirty. I don't believe that ,Complaining about all the windows you needed to put curtains on No Central A\C. You knew all of this before renting it. We moved out of State and rented our home for the last 2 years managed by Rognas. The first year…read morewas fine since the tenant was very punctual. She moved out after a year and left the house in good shape. The second year, a group of 3 friends college rented our home. They had issues being punctual with the rent, some months they were behind coming up with the rent. The accounting was off. I contacted Rognas property manager Susanne many times to deal with this and she said they would have Anna look at it. I tried emailing front office and even said I would terminate contract, no response. After a few emails, and time passing, saying she didn't know about the accounting and would let Ana know, I texted Ana. She said she would take a look at the books. She finally talked to the tenants and they started paying the rent on time. No late charges were ever assessed against the tenant though contract said it would be late after the 5th of the month. The tenants gave notice and the property was the vacant for almost 15 days and there was no movement. I decided to sell property after seeing a new contract from them charging a higher percentage + additional fee for renewal each year. . They notified me that they needed 30 days to finalize the books. Really? It was released a week before the 30 days but why hold up the property if it was empty? It would have been a good token to do that. The property was left dirty (see pictures) and I had to pay $450 to clean it. I have not heard if they reimbursed the tenants the deposit or keep it? I do not seek to reimbursed because it is a headache to me. I rather take it and just give a review. I am not a demanding person, I am flexible and patient but businesses need to take care of their clients well. I firmly believe this. I do have all emails and correspondence saved for reference but don't find necessary to list here. This review is similar to here and other reviews of Yelp which were more emotive but agree that communication is terrible, customer service terrible, book keeping is terrible. I would not recommend at all.

I am on the board of directors, and while it was a difficult decision to make a management change, we chose a great partner. We have been going through maintenance issues as an association, and have a major project on the horizon and their guidance, expertise, and professionalism has been a welcome addition to better managing our collective home.
