Towne Properties Team, I wanted to provide an updated message that properly reflects the level of performance Towne Properties consistently delivers -- a masterclass in apathy, indifference, and the kind of property neglect that really sets Maplefield apart. Truly, your ability to ignore resident concerns is not just predictable at this point; it's practically a brand identity. Let's begin with the landscaping -- or what used to be landscaping -- in front of 3997 and 3999. The destruction is now so complete that it could be used as a training exhibit titled "How Not to Maintain a Property." The two enormous dirt piles have replaced what landscaping was there. And from last Winter, the work done left dirt piles next to other buildings, now flourishing as weed sanctuaries, remain untouched. The abandoned tree stumps continue to rot proudly in place all over. And now, thanks to Anderson Hills Plumbing, the landscaping I personally invested in and maintained for years has been annihilated. Not damaged. Not disturbed. Annihilated. The dirt piles left behind will, of course, be allowed to sit indefinitely, gathering weeds until they resemble small hills -- a perfect visual metaphor for Towne Properties' approach: let problems grow until they become part of the scenery. Naturally, I expect nothing to be done. After all, Towne Properties has perfected the art of pretending contractor damage doesn't exist. Should condo owners simply assume they're responsible for repairing destruction caused by contractors? Or is this just another feature of the Maplefield "experience" -- residents pay, contractors destroy, management observes from a safe distance. The neighborhood environment continues its downward spiral as well. Multiple families now occupy units designed for single-family living, with 4-5 cars parked for days at a time. The renters' broken garage door provides nightly entertainment as I hear it clattering open and shut. Their disregard for stop signs and the clouds of marijuana drifting from vehicles add a certain ambiance -- one that I'm sure Towne Properties would describe as "vibrant community character" if asked. I sent an email two weeks ago to Scott Losekamp to address these concerns. No response. No concerns. Prior annual meetings here are a waste of time since prior concerns are met with apathy and indifference. Because no one cares. I would also like to extend my sincere appreciation to Anderson Hills Plumbing for their unwavering commitment to leaving landscaping damage exactly as they found it -- destroyed -- and to Towne Properties and the Maplefield board for their ongoing, dependable indifference. The dead trees, neglected stumps, garbage piled beside the dumpster, and the ever-growing weed-covered dirt mounds are a testament to your dedication to ensuring Maplefield remains an eyesore. I trust your own homes are not decorated with such features, though perhaps you prefer to reserve this level of neglect exclusively for Maplefield residents. Over the past decade, I have invested hundreds of dollars -- nearly $1,000 -- and countless hours improving the landscaping at 3997 and 3999. I purchased boxwoods, sod, plants, and flowers to maintain a property I hoped to eventually sell at a fair appraisal. Not once has a neighbor offered to help repair the damage left by contractors. And now, after the latest round of destruction, I am confident nothing will be done to fix it. Likewise, I expect no meaningful action regarding renters who disregard rules, smoke openly, and treat the property as disposable. This environment will only continue to push responsible property owners away as Maplefield declines further. It is unfortunate to watch a community I have lived in for ten years deteriorate so sharply. No response on providing service or everyday task, they do not manage the property to keep it looking nice. I can't remember the last time we had a board meeting. I have sent emails and left messages to Kimberly with no response. Had a gutter issue since January, it has not been resolved, had to fix it myself. Our fee is almost $400 a month, this is unacceptable. read more

They are the worst property management companies in a 20 state area. They keep changing how you can pay, where you can pay, don't return phone calls, don't return emails. Then after awhile they'll just put a lien on your property. I had a house not far from here and they were just as bad then; when I sold that house in July 2020 they kept sending ME bills for the HOA fees when that was taken care of during closing. They received all the communications with the closing company, the loan officer, showed they'd been paid. yet they kept hounding me for fees for a place I sold the previous year. They either need more help, or need to stop unlawful business practices. read more

Back again. Had a board meeting set for 7 as posted on EVERY paper posted around the complex's but day of changed the meeting to 6. Very Weird. Love how they destroyed our disable neighbors chair but won't don't anything about the other chairs,grill or things outside. Absolutely disgusting how they are running this place. Very very excited to move away from the place I've lived my entire life because of this people. read more

Is there a zero star rating? Confusing payment systems, horrible customer service, absolutely NO oversight of the neighborhood. These people are collecting our money and we get absolutely nothing in return. I can't tell you how much I loathe this group. I have had HOAs in the past, but there is not a worse company to deal with than Towne Properties. Susan and Tricia are especially bad at their jobs. read more

I would not recommend dealing with Town Properties. You just get voicemails. Several people have tried to call Kimberly about several issues with our condo building, but we never get a response. Bad neighbors, trash piling up, loud neighbors, security doors being propped open for extended periods of time, the building not being kept clean and we get no response. They take our money and don't seem to care as long g as they get paid. read more

Charlie Rapier is a hack and likes to fine members of the community that own their own homes without warning for mindless made up nonsense. She needs to focus on the care of the property which is always run down and the fountains don't work on the property. Terrible management that should be fired. Working with Towne Properties has been an absolute nightmare! Patrick Rakes has been absolutely impossible to work with. I've left him several voicemails and asked multiple times for him to call me and he will not. When I call the number for Towne Properties it is a switchboard person who transfers me to him but he is never there! It goes to voice-mail which he apparently never answers or responds to. They sent a letter to an address that I do not reside at for supposedly unpaid fees. The crazy part is they deduct money from my account every month and when I log into the online portal for their company it shows a balance of $0.00. Because of these supposedly "late" fees, they added over $700 in fees to my account. They never emailed me to say that I needed to give them more money or that I was past due. Just kept tacking on more fees. Like I said they literally withdraw money from my account every month! You would think if there was an issue with my account they could have sent me an email or called me before adding $700 to my account. The only thing more frustrating than someone charging exorbitant fees is a company who refuses to communicate when there is an issue. Absolutely ridiculous company! read more

Townproperty is a horrible management service I was trying to refinance my condo and there was a form that needed to be completed they did not complete the form when they sent it back then I had to get minutes for the meetings for the loan company to see if that would suffice and it wasn't and I ended up losing out on a great interest rate on my loan because Townproperty is too lazy to get the job done. read more

They are targeting us. This is a home owners association & I've lived here since 2005. I was the second house built before they had any official HOA. I've gotten fines for a garbage can that was in the back of my house that was out of site except a few inches visible to the front. I've gotten fined because my mailbox was leaning. We fixed it and sent pictures and they agreed it was fine & reversed the charges. Then a few days ago I got notice street tree(s) needed trimmed and 30 days to do so. I have 1 tree, the other 2 are in neighbors property line & a million trees need trimmed & mailboxes aren't even the alike mailbox we all had which is a violation. Nothing changed for them. Then today 8/24 I got a fine for previous violation -mailbox leaning again with 8/28 date to fix it or daily fines of $25 a day. I got 4 days to fix it. There are so many violations in this neighborhood, & yet, others are not getting notices or fines like I am. We've argued with them & have had a turbulent relationship since the garbage can fine (no warning either). Since then, we've gotten 3 or 4 notices & yet even people on the board don't have the alike mailboxes. We do. It's the original. Rules only pertain to select people & we are being targeted. I'm so upset and afraid to check my mail. They won't stop & continue to target us. There is 1 person there that has been great & helpful, anyone else has hung up us, told us we were emailed a notice so that's notice enough. Then that person was told they were wrong, it wasn't even my email, and I'm the home owner. They said I had to sign something saying I agreed to notice by email, but I didn't. But even so, we got fined today & a letter today with 4 days to fix it. I have the pic and it's leaning a tiny bit. Yet, again, there are a million other violations and no fines for all. We will probably get fined for the other 2 trees not considered our street trees since they line up with our neighbors & now this. No one should feel this harassed. read more
