I did receive a response. Unfortunately, several statements in their message are factually incorrect or omit critical context, and I want to ensure the record is accurate. Their response states: "Earlier this year, an emergency water line repair was completed... As is common with this type of underground work, the disturbed soil must be allowed time to settle before final grading and turf restoration are completed." This does not reflect what occurred at Mapleleaf Drive. 1. The Work Done January 2026 at 490 & 492 Mapleleaf Drive Still has Indefinite Piles of Dirt. The excavation and water line work took place in January 2026, and the piles of dirt left behind at 490 and 492 Mapleleaf Drive remain untouched. These piles are now covered in weeds, have spread outward, and are a clear eyesore visible to every resident who drives past. 2. "Allowing Soil to Settle" Cannot Justify Leaving Dirt Piles for Years Your response implies that the piles must remain indefinitely because "the disturbed soil must be allowed time to settle." I would like Towne Properties to provide an actual estimate of what "a great deal of time" means, especially since Scott Losekamp stated this verbally. Realistically, these piles will not "settle" into anything usable. Without grading, compaction, and turf restoration, they will remain exactly as they are now--weed covered mounds of dirt. At this rate, they will still be here five to ten years from now, degrading the appearance of the community and lowering curb appeal. When I retire in 2036 - those piles of dirt will still be there. A permanent eyesore. Still supposedly "settling" from prior work. Years ago your facility hired third party contractors to remove the dead boxwoods. They just either pulled them out of the ground, leaving huge holes or just cut them at the base, leaving the trunk exposed. That produced numerous eyesores. In fact, just looking at the "work" they did in front of my condo was so bad, I went out to buy out of my own money two replacement Boxwood bushes to replace the damage. 3. Landscaping Damage Was Not Addressed Your reply states: "Tree trimming and removal work... including stump grinding where appropriate." There are tree stumps which have been neglected well over five years now, and prior concerns about these in meetings were raised, only to be brushed aside. 4. Bulk Trash and Compactor Issues Are Ongoing with Neglect of Stop Signs You mention that bulk trash "has already been reported for pickup," but this is a recurring problem. Items are routinely left outside the dumpster area, and renters frequently ignore posted signage. Reporting a single pickup does not resolve the ongoing neglect. I drove past the compactor last Sunday afternoon where there were two boxes and a garbage bag lying there neglected. Two days later they were no longer there, but this is an ongoing issue and I suspect this is from many of the new renters. In addition, there is the ongoing rampant disregard of the Stop signs at Maplefield. There is constant dangers revealed within the property. This can lead to either a auto accident or bodily injury from pedestrians or vehicles that cross that area with the stop sign and may end up being struck. This can also lead to possible litigation with Maplefield being named as a defendant. The end result would be court fees or fines eventually distributed to the residents who will have to pay the bill for the negligence of Towne Properties. I have addressed this three years ago and was rebuffed at the Maplefield annual meeting. Property management does not care about tenant concerns. The only real "concern" is that as long as tenants pay their HOA dues, that is all that matters. 5. Occupancy Concerns and Property Value Impact There are multiple condos now housing more than one family, with four to five vehicles parked in front of units designed for single family occupancy. There are people driving in their vehicles smoking marijuana in these new properties. This is not a minor issue. High density renter occupancy often leads to: * Neglect of property * Increased noise and traffic * Lower adherence to community rules * Declining property values for adjacent owners These concerns are not hypothetical--they are already visible in Maplefield. read more

No response on providing service or everyday task, they do not manage the property to keep it looking nice. I can't remember the last time we had a board meeting. I have sent emails and left messages to Kimberly with no response. Had a gutter issue since January, it has not been resolved, had to fix it myself. They are the worst property management companies in a 20 state area. They keep changing how you can pay, where you can pay, don't return phone calls, don't return emails. Then after awhile they'll just put a lien on your property. I had a house not far from here and they were just as bad then; when I sold that house in July 2020 they kept sending ME bills for the HOA fees when that was taken care of during closing. They received all the communications with the closing company, the loan officer, showed they'd been paid. yet they kept hounding me for fees for a place I sold the previous year. They either need more help, or need to stop unlawful business practices. read more

Back again. Had a board meeting set for 7 as posted on EVERY paper posted around the complex's but day of changed the meeting to 6. Very Weird. Love how they destroyed our disable neighbors chair but won't don't anything about the other chairs,grill or things outside. Absolutely disgusting how they are running this place. I would not recommend dealing with Town Properties. You just get voicemails. Several people have tried to call Kimberly about several issues with our condo building, but we never get a response. Bad neighbors, trash piling up, loud neighbors, security doors being propped open for extended periods of time, the building not being kept clean and we get no response. They take our money and don't seem to care as long g as they get paid. read more

These people are collecting our money and we get absolutely nothing in return. I can't tell you how much I loathe this group. Charlie Rapier is a hack and likes to fine members of the community that own their own homes without warning for mindless made up nonsense. She needs to focus on the care of the property which is always run down and the fountains don't work on the property. Terrible management that should be fired. Working with Towne Properties has been an absolute nightmare! Patrick Rakes has been absolutely impossible to work with. I've left him several voicemails and asked multiple times for him to call me and he will not. When I call the number for Towne Properties it is a switchboard person who transfers me to him but he is never there! It goes to voice-mail which he apparently never answers or responds to. They sent a letter to an address that I do not reside at for supposedly unpaid fees. The crazy part is they deduct money from my account every month and when I log into the online portal for their company it shows a balance of $0.00. Because of these supposedly "late" fees, they added over $700 in fees to my account. They never emailed me to say that I needed to give them more money or that I was past due. Just kept tacking on more fees. Like I said they literally withdraw money from my account every month! You would think if there was an issue with my account they could have sent me an email or called me before adding $700 to my account. The only thing more frustrating than someone charging exorbitant fees is a company who refuses to communicate when there is an issue. Absolutely ridiculous company! read more

Townproperty is a horrible management service I was trying to refinance my condo and there was a form that needed to be completed they did not complete the form when they sent it back then I had to get minutes for the meetings for the loan company to see if that would suffice and it wasn't and I ended up losing out on a great interest rate on my loan because Townproperty is too lazy to get the job done. read more

They are targeting us. This is a home owners association & I've lived here since 2005. I was the second house built before they had any official HOA. I've gotten fines for a garbage can that was in the back of my house that was out of site except a few inches visible to the front. I've gotten fined because my mailbox was leaning. We fixed it and sent pictures and they agreed it was fine & reversed the charges. Then a few days ago I got notice street tree(s) needed trimmed and 30 days to do so. I have 1 tree, the other 2 are in neighbors property line & a million trees need trimmed & mailboxes aren't even the alike mailbox we all had which is a violation. Nothing changed for them. Then today 8/24 I got a fine for previous violation -mailbox leaning again with 8/28 date to fix it or daily fines of $25 a day. I got 4 days to fix it. There are so many violations in this neighborhood, & yet, others are not getting notices or fines like I am. We've argued with them & have had a turbulent relationship since the garbage can fine (no warning either). Since then, we've gotten 3 or 4 notices & yet even people on the board don't have the alike mailboxes. We do. It's the original. Rules only pertain to select people & we are being targeted. I'm so upset and afraid to check my mail. They won't stop & continue to target us. There is 1 person there that has been great & helpful, anyone else has hung up us, told us we were emailed a notice so that's notice enough. Then that person was told they were wrong, it wasn't even my email, and I'm the home owner. They said I had to sign something saying I agreed to notice by email, but I didn't. But even so, we got fined today & a letter today with 4 days to fix it. I have the pic and it's leaning a tiny bit. Yet, again, there are a million other violations and no fines for all. We will probably get fined for the other 2 trees not considered our street trees since they line up with our neighbors & now this. No one should feel this harassed. read more
