    This is an amazing community! I've been here for a few…read moremonths now, so only during winter, but I'm so happy with my choice to rent from this brand, even if I haven't yet experienced all the amenities such a the pool or vast lawns. Their staffing team is exceptional. They're kind, very responsive, and quite friendly! The grounds are kept clean and are extremely dog friendly. With lots of dogs comes those dog parents that don't clean up after them, even though there's trash cans everywhere and supplied potty stations with bags. The mailroom is high tech and secure, giving you much relief when packages arrive. You're given a key fob to enter the main building after hours so your mail is always available to you, as well as the gym. There's also conveniently located restrooms in the mailroom area that are quite nice and large and easily accessible to the gym and the main room where coffee tea, water, private seating, private business rooms, pool table , and a fireplace await. The apartments are modern and sleek. I'm in a one bedroom and love the layout and the look. These apartment are very thoughtful in design. The stackable washer and dryer is behind a door as I enter. The kitchen is a L shape and has all modern sleek cabinetry that is easy to care for. The sink is a farm sink and the faucet has a removable hose to make cleaning a breeze. The dishwasher blends with the cabinets which is smart because it doesn't make your small apt feel over taken by appliances. The countertops are white speckled quartz - also easy to clean and are tough against pots and pans. The stove, microwave and fridge are all stainless. The oven is full size and nice and wide. There are outlets everywhere! In the living room there is an outlet hole up high to accommodate the run-through of your TV cords, should you wish to mount the tv. There is a barn door that slides to close off the living area from the bathroom/closet/bedroom area. I use this feature each day to shut out the light coming in from my monitors in the main room. The closet has built in shelves and two bars for hanging. The bathroom has a modern square sink with modern hooks, knobs and faucets. The back patio on my unit is large. The largest I've ever seen in an apt! It's the length of my unit! The privacy fence is high (way above your waste), which is nice for sitting with privacy. Safety: lights come up at sun down via a timer. The parking areas and carports are well lit, as well as the hallways where your front doors are. The doors are large and heavy duty with deadbolts and a peep view hole so you can see who's there. The community sends texts and emails with any news or events and they book weekly food trucks to come onsite and park at the main building for tenants to have an eating out option from the comfort of their home area. The prices are good/decent (some menus more expensive than others), but nothing beats treating yourself without having to go out and drive for it. There have a taco truck, Hibachi, Rusty Dog, Crepes, bagels, coffee, etc. great options for all palettes. These types of actions add to their care for the comfort and satisfaction of the residents. Renting a garage is extra and $150. Pet fee is $25 per dog (no size restrictions). They also have an online portal where you can pay, setup auto pay, view statements, make maintenance requests or contact the main office. It's a great system!

    I moved in April 2023, and moved out June 2025 and lived in unit E107. I'll just be blunt and try…read morenot to add any fluff to the review. First, all the units on ground floors have the AC units directly outside every bedroom window.. The noise from having four AC units running means you'll never be able to open your bedroom window without hearing them all. Even with the window closed it's fairly loud. Major design flaw by the builders. After my initial lease expired, the management raised the rate, which is normal for a complex to do once you go month to month. The amount wasn't by a couple hundred of dollars, which would seem reasonable, but instead was raised to approximately $3200 per month (single occupant in a one bedroom) this amount wasn't nearly DOUBLE what I was paying. When I spoke with management about it, their explanation was that they don't have many people out of lease, so this was their way of forcing a lease renewal to bring the monthly payment back to normal. Kinda ridiculous. Next is the noise issues. I was positioned near the pool and playground area, so kid noise was expected. I complained to management about a large dog that lives on the top floor of G building, that barks throughout the day while it's on the balcony overlooking the courtyard. when I brought up the issue to them, they said they were aware of the problem since other tenants also complained. This issue never got handled and the dog still barks continuously throughout the day. the neighbors directly above my apartment had a toddler and dog. The walls in these apartments are very thin. I heard every step that kid took, every laugh or cry he made. Ii could even hear their dog's footsteps. I am NOT exaggerating with this point. I could hear conversations as clear as day though the walls (not just the upstairs neighbors) I left notes for the neighbor, as well as banging on the walls constantly. The neighbors couldn't care less and the noise was the primary factor in moving out. You will hear traffic noise from State St., such as emergency vehicle and drag racers. This wasn't a big deal for me since it wasn't constant noise, and just happened periodically. I have lived in apartments for a lot of my life, and I would never come back to this one. I would have moved out sooner, but timing and life events didn't make that possible. The only positives for living here was being very close to amenities. If this is not important to you, I suggest renting elsewhere.

    I stopped by the office for them to inform me of details on the moving charges. They attempted to…read moreexplain fraudulent charges and apologized for miscalculating our final rent. If a restaurant forgets to charge you for fries, they don't call and threaten to send you to collections. This office forgot our move out date, then proceeded to email why we haven't moved out. Of course we must go there in person because no one from the office will walk up to the fourth floor without an elevator. They charged us an additional $332 after we moved out because they couldn't read the notice to vacate that they typed themselves. Stay away from Regency at River Valley, Bach Homes, and FourSite property management. They only care about screwing you into an apartment that isn't what you agreed to. If you complain, they will push you out.
