my move out experience , I feel it might help others to share my WHOLE two years of living here…read more Move out experience: 1. I received my move out documents and was charged for utilities based on the last months I lived there. I know this because the in house document they sent referred to using figures from Olympic View which has not been the utility meter reading company since I moved in. In the two years I lived there they had an additional two other utility companies. My utility bill the whole two years was an estimate because the company was not reading my meter ( it stated it on the bills). This bill generated by their corporate office also indicates that sewer if determined by the bill they receive and divided by apartments. So, if you are one person regardless of size of apartment , you will be paying the same amount as another apartment that has two, three or even four tenants in it. Over all, their utilities are exorbitant . Expect a utility bill of a minimum of $100 even in a studio. I had essentially moved out the last month and was not staying there and my utility bill for that last month was the same as it was during my whole time there ( $130 per month). They required me to use their professional cleaner or have a professional cleaner come in EVEN if my I cleaned the apartment beyond how clean it was not when I moved in. Rather than argue, I just left the refrigerator for them to clean and paid the $305 . This is not allowed per the new laws based in 2023. While I lived there I experienced the following and the compilation of all these factors is why I moved: Dogs off leash inside and outside Studio and one bedroom apartments having 3 and 4 tenants . Numerous DV and drug related calls to police . Police do not have emergency access to building. Fire department has not been given phone numbers for management. ( several doors had to be broken into for help to be given). Not all outside doors are key fobbed. The basement garage door had the lock taken off and anyone can access the lobby thru that door and elevator. Requests from numerous tenants were made to address this. Because of this lapse, our package room was broken into. If you come into the lobby at off times, potentially you could encounter danger. The parking lot has had numerous break ins. And this is somewhat normal , there was more criminal elements around the property as the years went on. I lived with a wall next to the BBQ and dealt with BBQ fumes for the full two years I lived there and they only addressed it when the manager decided to move into my apartment. They are not diligent at addressing tenants who smoke or vape . And recommended that they use Fabreeze plug ins turned up to the highest setting to mask any of these fumes. If you are sensitive to either of these, this is not a good choice to live. If you like to leave your windows open, you will have to deal with your neighbors fabreeze, the trucks delivering all night, the increased traffic on Edmonds way. Your rent will always go up the full 7% regardless if you are already paying above a newly listed lower apartment of same or if you are already paying market value. Expect those raises every year. They do have a new manager who appears to be trying to remedy issues. However corporate has not had her have regular hours so can't assume she will be in her office . This policy is coming from corporate. ALOT of maintenance concerns that can affect your health were not approved by corporate during my two years there but some have been authorized. The real issues are their corporate structure or lack there of. They lack common systems in place for their managers to run an efficient apartment complex. I wouldn't take a chance moving into this property if you want to stay long term.

It's an absolute treasure, and I've never felt so comfortable and welcomed at an apartment complex. The management are top notch - warm and friendly and never intrusive. Maintenance issues are dealt with fast and courteously. The apartments are clean, cute and well lit with lots of natural light thanks to the kitchen garden window. Great insulation - I don't feel like the walls are made of cardboard, unlike the last place we lived. The sound and sight of the creek running by makes me feel like I'm in a hidden oasis in the city - instant noise deadener - although it's very quiet here. The view from my apartment is gorgeous and serene, and nobody can see into my apartment, nor can we see into anyone elses. Every few months the owner throws a "get-together" for all the tenants to get to know each other - if they choose to. So far we've had a July 4th, an Octoberfest and a Christmas "do" . Parking has been no problem whatsoever, too. Before we moved in it didn't seem there could possibly be enough spaces, but we've never had any issues. I can't say enough in praise of this lovely little place. And to top it off, it's only about a mile from the freeway - easy access for me to get to work. The neighborhood surrounding the complex is nice for walking a dog around, until it gets dark - 15th Ave is not well-lit at night. Hamlin Park (only 2 miles away) is an easy park to get to. Speaking of pets - although they welcome them here, I almost never hear them. Or kids for that matter...it's so quiet and peaceful we might never leave!

Although I'm still leaving the Seattle area (to be with family), I could picture myself here in the long term. It's a perfect mix of nice, quiet neighbors (mine are super friendly and helpful) and management that actually cares about the apartments/grounds. When my dryer broke, got example, it was replaced within [literally] days. I've also really appreciated the convenience to the U District (I work at UW). It's right off I-5, and if that's clogged up, 44th brings you through Lake Forest Park to Bothell Way. It's also nice to pay less for more (I have free parking, storage, and a sizeable apartment for less than I paid for a studio in seattle where I had to park a mile from my apartment). Although my schedule has been tricky for busing, I bussed a ton last year, which was also super convenient (we're within 5 miles of several park and rides and the streets where the 871 and 810 pick-up and drop off). The main thing that I was looking for in a place was somewhere that would take my giant dog- this place is very obviously dog friendly (there's a little dog park, poop stations, and dogs everywhere). The other dog owners are super courteous, not only in picking up after their dogs, but with walking their dogs. It also helps that the manager and maintenance person both live here and have dogs- connecting with management who also love dogs is really helpful. I really do feel super lucky that I found this place!

I found this apt complex online and started talking with the apartment agents (Nathan and Cassandra), both agents were very helpful through out the process and was willing to work with me on all details. This apartment complex has 2 buildings and both are brand new. The community room is outstanding (pool table, nice sofas, big kitchen, and several flat screen TVs). The gym is small but it has the equipments to get the job done (at least for me). The parking structure is also a plus but it could get a little crowed. Their website is also great, you can pay rent and post ads/ blog. I really like the location of this apartment because it is very close to the I-5, safeway, costco, and 99 asian super market. Couple of things didn't work smoothly in the beginning of the move in period, but the maintenance crew took care of everything within 1-2 business days.

The cheap wood panels start to curl up in corners as they literally glue down after every move out. So when you go view the place it looks good! I've had 2 bikes stolen in the "secure garage" that I payed $90 a month for. (Never got bikes back) and then when I contacted the Manager (Laura) via email to let her know that I was moving I never got a response! But I did get a bill for last months rent, and another parking garage fee. That you HAVE to pay for... because there is NO PARKING! The rent seems "reasonable" for a reason. Close to downtown Edmonds, down the street from a shopping center with Trader Joe's & Chick Fil A, and surrounded by many hole in the wall cultural restaurants. Management gets back quickly, the maintenance guy is incredible helpful and timely. They take care of snow really well, always icing and plowing, the grounds are kept clean year round and they give ample notice of any landscape projects. The free parking with plenty of spaces is a huge plus, we lived on the 1st floor and rarely heard our upstairs neighbors. Our kitchen cabinets were soft closing which was amazing. It might not be the most aesthetic or spacious, and the first floor didn't get much natural light, but for our first couple years of marriage it was a great fit!

The fire alarm control box for the building was located 10 feet from my front door and beep so loudly one could not block it out without earbuds. I was shown how to temprarily turn it off. This solution could last for 10 seconds or the rest of the day. This went on for 5-6 months. My son moved out after 2 months leaving me with a room i could not fill because of the beeping. I reported the change in residency to the office, face to face, but no changes were made and I paid for WSG for 2 for 8 months plus the running water, plus the energy bill for the running hot water. The walls are thin. It sounds like you are going to drown when the upstairs neighbor flushes their toilet. Despite the rules, vaping and smoking on the property is constant. I couldn't crack my windows because my neighbors vaped constantly on their patio or in their cars with the windows down, and because of the guy who smoked 2 cigs on his back porch between 5-530am on weekdays. I was threatened multiple times with eviction for vaping or smoking (which one?), which made my home feel unsafe and hostile. It was always a pleasure to have the police shine their spotlight in your window when ever they rolled through. Very comforting. The list goes on and on, but I will end the negatives with this. When I had a problem I would talk to the staff and nothing would get done. I will give Park 210 1 star for being well maintained and safe on the outside, and there is plenty of parking.

That combination plus some other issues had made it necessary for me to move. Now to my review: Evelyn, the apartment manager, and Serafin, the maintenance manager at Silver Oak, have kept this place groomed and spotless. Since I had to look for a new apartment, I had the opportunity to see how other apartment complexes are being run and taken care of. Honestly, there is almost no comparison! The grounds here are clean and updated; if ever there is an overload at the trash and recycle containers at night, by next morning it is picked up and cleaned up. No trash, debris and grime in the buildings hallways. The grounds are lush with beautiful big trees, blooming bushes, manicured lawns and flowers. This property shows well because the manager and maintenance manager are on top of it. The cabana with pool, jacuzzi, and work-out room are clean and maintained on a constant level. Everything is timely and un-cluttered. When there is a need for repairs or replacements, Serafin will be prompt and get it done well. There usually is very little wait time. Once when my washer broke and I reported it to Evelyn in the morning, by the time I got home in the evening, a new one had been installed. Same with my refrigerator. During the pandemic, Evelyn would walk the buildings and deliver packages. As a matter of fact, when I left the complex last Saturday at around 7:00PM (the office closes at 5:00PM) I saw Evelyn walk around delivering packages! The reason I did not give it a 5 star has to do with the interiors. While many are updated, there still are some, like my former unit, that needs an overhaul. I am sure Evelyn and Serafin will take care of it now that I have moved out. This is one of the best apartment complexes I have lived at, and I will miss the safety and serenity of the greenery of this Pacific Northwest suburban oasis :) Thank you!!
