I rented a house on a year lease. They would not go month to month. The house was not painted, had…read morepatches on the wall, marks on the wall and cracks. The carpet was stained and crunchy. Property manager, Ashley Madison, said the previous tenants did have the carpet cleaned. The unit was not that clean, but time was close on my other rental running out, so I figured I would clean it up myself. The day I went over the refrigerator wasn't cold. I told the property manager that the fridge didn't work and what I got back was "It worked for the previous tenants." This was the first red flag. I am not even moved in and things are broken. I pressed to have a repairman come out as I cannot live without a refrigerator. The repairman came out, said it was broke and would pass it along to the owner. It took a couple of weeks to get a new one as the owner was looking for the cheapest product he could find. I am ok with it as long as it works. I got a model that was minimalist to say the least. I was longing for a bath so I got into the big, jetted tub and filled it up. When I went to get into the bath, I noticed the water was yellow. This became a long-running problem. We started with the excuse as the pipes are clearing, the well needs to be refreshed and the other tenant didn't have issues. I know this wasn't true as the shower was hugely stained yellow as were the toilets. I kept complaining about the water and they kept trying to put me off. They did have a well guy come out and look at the well. I put pictures in so you can see there is a definite problem with the water. My clothes were stained from washing them in the washer, I had a rash and my hair was turning weird colors. I did not drink the water. I used bottled water. It took 8 months for this issue to be addressed. This is just unacceptable. I felt like I was living in a third world county. I see from other reviewers they also had similar issues. The property management company was not responsive. It took 3/4 of my lease to get a water filtration system. During this time, there was a shed on the property that Ashley said on move in I could use for a lawn mower (tenant had to upkeep the lawn) or other items. It was old, but serviceable. The tarp on the roof was so old it completely disintegrated during a storm. Unfortunately, there were holes on the roof and I needed a replacement tarp. This was another back and forth that took months. The management company tried to say they were not responsible for the shed as it was not part of the rental. This is just not the case. For one, if you have the responsibility to mow, they have to provide a place to put the mower. As a tenant, I am not responsible (nor have the right) to build on the property. In addition, the shed was mentioned in move in as a place to store things. Months later, they finally got their repair guys (Heckle and Jeckle) to put the tarp on. There are pictures so you can see why I call them that. It was not put on properly and they didn't even remove the old shredded tarp. Every time I notified them about an issue, there was push back as they didn't want to maintain the property. There were other issues, dead snakes under the house and other minor problems. When I moved out, they charged me for things that were not things I did in the house. The cost of their carpet cleaner was huge and more than I have ever heard of. On top of that, they never sent my deposit return. Then when they did send it, they spelled my name wrong so I had to get them to write a new check. It is interesting as they addressed the envelope correctly with the correct spelling, but the check was all wrong. It took forever and they made getting my deposit back a battle. I would not recommend this company for any type of rental or other services. I was treated poorly throughout my stay. I paid my rent on time and left the place better and more clean than when I moved into the unit.

When I didn't see that happen, I tried to call them, only to get a message that the # was not in service. I called a nearby business that I know, to find out that they had closed all of their locations. I have contacted the VA. office of the Attorney Generals Consumer Protection Division. If this has happened to you, I suggest you do the same.

It is the coziest little getaway in Luray situated on an absolutely beautiful property. There are five cabins in total that are intended to be a couple's getaway, so the property is always very quiet and peaceful. It feels very connected to nature- we've seen deer very close to each of the structures when we've stayed. We've had the pleasure of staying in the Dragonfly, Bumblebee, and Ladybug cabins and have really enjoyed each one- they all have a similar feel but are built slightly differently. This time around, we were in the Bumblebee cabin, which is quite spacious and shares a structure with the Dragonfly cabin. There was a gas fireplace and a TV downstairs where we spent most of our time reading; there was also a couch upstairs in the hallway outside of the bedroom, and a cute balcony we probably would have spent time on if it was warmer! It is absolutely the kind of place where you can just stay in your cabin the entire time you're there, but it's also located pretty close to Sperryville and downtown Luray if you're looking to venture out. To fully take advantage of SME, I'd recommend bringing your own food or groceries to cook- there's not a whole lot close by (which is part of the charm!), but the kitchen is well-equipped with a microwave, oven, and stovetop. There's a pizza place that delivers right to the cabins, which is nice- honestly, the pizza isn't very good, but it's nice to have the option. There are also bottles of wine available for purchase in your cabin, which is nice to have available. You won't meet two nicer people than the owners of SME, Karen and Ralph. It is so clear how much they love SME and sharing their love of the property, which reflects their travels through Europe, with those who stay there. There will always be a delicious baked treat from Karen waiting in your cabin when you arrive, and if you're lucky, she or Ralph will show you around the property and tell you about the structures, all of which were built by Ralph and designed by them both. They are so friendly and kindhearted and make it such a special place to stay. As just one example- it snowed one of the nights we stayed, and Ralph cleared off our car without us even asking. SME feels so calm and peaceful- it's a true VA oasis. We're already planning our next trip back!
