I don't know if it varies by owner, but I've never had to wait more than a day when it was something their maintenance could handle. And that includes having someone show up on the weekend in an emergency situation. If an outside service/contractor is needed, you're going to have to work with their schedule, just like anyone else. I've always requested maintenance through the app or emergency phone if needed and had zero problems with that. I sublet from the previous tenant and had no issues with that.

My roommate and I had our AC stop working and it was replaced within 48 hours of placing the request. About two months later, our dishwasher wasn't working well and it was completely replaced the day after the maintenance request was put in. Every time I called the office, there was always someone nice and helpful on the other end. My roommate and I chose Midwest Property because it was cheap, despite the bad reviews, and we never regretted it. I did have a friend who lived in the same building as us who had bug problems that kept recurring, but they were also renting a ground level unit. Overall, I would say be cautious of the first floor units because of pests, but I have no other complaints! Great experience!

Lawrence is a very difficult town to find a rental in especially if you're a family and you've had some problems in your life and gone thru a divorce and had a spouse thats ruined your credit. it seems no one wants to help you these days. people are all about themselves, nobody quite wants to really help it's really sad that life has become all about business. I ran into this after trying to get several places and not having an adequate credit score.I kept trying, I found a house that I really liked and called, it was a realtor that was managing. Kimberly Williams with McGrew real estate, she said I'll be glad to show it to you but the landlord requires a 600 credit score and yaddy yaddy yaddy.I said well that's not going to work for us and then I said can I tell you a little bit about us? she said yes so I told her my story and to my amazement she really cared she told me to write my story down and to email it to her and she would go to her client and see if she might make an exception and give our family a much-needed break. The next day she got back with me and told me the client did not want to rent with us I guess she's one of those that it's all about the money and not giving someone another chance I've never had an eviction and I've never owed anyone money on rent I just needed a little help. this is not where I wanted to be at 55. I just want to say this is the first review that I'm going to compliment somebody on and thank them for their help and that will be Kimberly Williams because I was somebody that didn't have a pot to piss in and she still went out of her way to try and help me. now the thing is I'm going to be coming into some money in about 6 months quite a lot of money and I'm going to buy a house and I'm not going to call the Chaney's but I'm going to call Kimberly and she's going to sell me a house because my money is green enough for her, so if you're looking for a house, put your money on her thank you Kimberly!!!

They are literally the best: professional, ethical, know the market, know how to sell a house, and most importantly, know how to protect their clients. I wanted to buy my "dream home" that turned out to be a disaster, and after all the hours of work they had put into listing my other home, negotiation / inspection of dream home, etc, they were completely 100% supportive of the cancellation of the contract and STILL put a ton of work in, even after they knew that neither sale (my home or new home) would probably go through. They didn't pressure me AT ALL into accepting less than I needed in terms of repairs and just held my hand throughout. I am 100% a fan now and would never, ever use anyone else.

She handled all of the paperwork for the inspections and she knows multiple reliable tradesman who were adept at their business as well as being fair minded. She coordinated all aspects of the contract and worked with our loan officer at Truity, Geoff Strole. This is the second time we used Geoff. Between Ashley and Geoff there were never a problem that required our attention. Ashley know the local market, offers her opinion when asked, and listened intensely to our comments to refine how she supported us.

    This is not meant to be a hateful review, just a matter-of-fact account of what awaits anyone who…read morerents one of Eck's properties. I was their tenant for 4 years, so I had sufficient time to get acquainted with the good, the bad, and the ugly. So, here are some tips to you, future Eck tenants: (1) THE GOOD: I rented a 3-bedroom house. Location was great, house was in very good shape for its age (it's built in the 60s), rent was affordable. And, I should mention, they did not increase the rent throughout my stay there (more on that below). (2) THE UGLY: If you look up some of the other Google or Yelp reviews about Eck, you will notice several complaints about poor response to maintenance requests. Sadly, all these are accurate. I was lucky enough to have very few maintenance issues over the 4 years, but Eck were always very slow to address them (except for one time when the AC broke in the middle of the summer - that was fixed within 24 hours), and on a few occasions nothing was done at all (the gutters remained clogged for more than two years, in spite of my 2 separate requests). Yes, they would email almost immediately in response to a request and promise that it would be addressed - so they were prompt to "respond" in that manner - but nothing was done. I found that irritating, but not as bad as what comes below. (3) THE BAD: Be prepared that you will NOT receive back your full security deposit. It just won't happen. There is no such thing as "wear and tear" in these people's codebook. If the unit is in any way found to be in worse shape than they determined it at move-in, you will get charged. In my case, I spent hours and hours vacuuming and wiping down the house, and yet I still got charged for things like: "dust on bath cabinets", "dust on bath mirror", "hall light fixture not clean", "bedroom door not wiped down" (I've posted a snapshot of some of these ridiculous charges below), etc. And the "best" part is, they cover up very nicely upfront by including a list of "possible deductions" from tenants' damage deposit in the lease, so don't even bother arguing. My first reaction was disbelief and anger. But after giving this more thought, it started to make some sense. This is their entire business model: the rent is kept at affordable levels (for the square footage offered), but part or all of your security deposit will be added to the overall cost. It's less transparent, but seems to work well in a rental market, such as Lawrence, where decent options are not widespread. And if you, future Eck tenants, try to adopt the same view (just accept that you will never see all that deposit money back), it will hurt less, I promise!     As a young husband and college student, finding a large space to rent for a family of 5 isn't…read morealways easy. My last year in Lawrence I was pleased to find a four bedroom home with a garage for rent. I was so happy to move out of the 3 bedroom apartment complex we were living in. My first experience was with the poor customer service. Being a minority I am immune to not being treated fairly so it wasn't a surprise that I wouldn't receive fair treatment with eck management. Their office is in a tiny closet in the basement of an old apartment complex. Every time I had to turn in a maintenance request (which was several) and if I had to sign papers I would have to park far away and walk. It wasn't very convenient. To conclude my poor experience with eck management was closing out. Aside from the white carpet we were able to clean the apartment better than it was when we moved in. I didn't get my refund back. Matter of fact they charged me hundreds of dollars in fees AND even charged me for my neighbors destroying his garage door. I am now pursuing legal action against Eck management for all of my pain and suffering. I can not describe how unsatisfied I am. It's sad when you try to make a difference in this world and people still try to drag you down.
