Mazen, for whom pretty much nothing is undoable or unsolvable, led a cheerful, energetic crew (they actually sing while they work!) who put in long hours during very hot days. The end result far exceeded our expectations. We were particularly impressed by some unplanned nice touches: covering an unsightly split concrete windowsill and a cracked concrete piece at the base of the door to the deck, for instance, and forming a couple of circumscribing groves in the chimney cladding for improved aesthetics. When I asked Mazen, a year later, if he could patch up a recessed wall area where a utility box used to be, he came that same day, and then returned a few days later for the finishing coat, graciously declining payment. All told, when it comes to EIFS/stucco projects, I recommend Mazen and his team without reservation.

We most certainly did ask and were told we were getting their in house crew. We know that once work is handed to a 3rd party, quality control is lost. We had lower offers for the same roof install yet we wanted the Silver Pledge warranty. They responded to my last review with '..Our project manager was met with 'I can go from nice to b---h in a second and I'm already at B---h''. If they share that again, I'll provide context: I started the day happy, baked a cake just for the crew, yet when we caught them cutting our deck protection off at the hips, it went down hill. The crew insisted they never overlapped the water barrier at the hip and were unfazed by my concern. When we spoke to the project manager onsite I demanded to see the error and fix acknowledged in writing. Yes, I recall saying 'I can go from zero to b---h in 2.5 seconds'. My frustration was not all directed at the crew as they were polite and hard working yet ignorant to some basic installation standards. They will tell you that 'the team was properly trained' as they have repeated so many times. Yet please see the pictures and compare. G A F publishes instructions and videos on U tube that show this clearly. They did not follow these steps and had to fix it by peeling back shingles, then layer on unsealed leak barrier on the hips. Then we saw they accidentally sliced this barrier in 2 areas. My husband then took a closer look and found that the drip edge was missing in large parts at all 4 corners. Exposed wood and gaps big enough for small animals. The forman told him they were not concerned with animals getting into the roof, only water. We demanded them to be fixed and the team did a good job of patching them. The forman boasted about how fast they were so my husband had to explain to him that quality was the most important aspect. We let them finish our skillion and gable roofs the next day. We do most renos ourselves and have done 2 roofs ourselves, the work there was good. However the hip roof protects our century home and instead of stepping up RMR insisted it is was properly installed and wanted full payment. After many emails and calls and after we sent in a legal Notice of Non-Payment with demands to repair the hips, then finally they agreed to send an in-house team. G A F said they will honor the warranty and the in-house crew did a great job of pulling off all the cap shingles, laying down leak barrier and recapped them. Now we have some peace of mind. They claimed to be committed to our satisfaction, yet they did not demonstrate this. The poor treatment has served to solidify the reasons why I need to share this. I would rather have written words of praise. I wish our experience was a great as some that I see posted here but it was not. I can say the team did a great job of cleaning up and were polite. We have our warranty, for what it's worth. I will always remember is the sales manager's dishonesty, the sloppy work and how hard we had to fight for repairs. If they're transparent in using subs they won't hesitate to provide this in the contract and provide the liability insurance, business info and workmen's' safety ins. for the sub's co. You have a right to this. Please remember no matter who you hire; Get everything in writing, use a recorder when speaking to sales, know the basics and be present during installation

Steve got right back to us and did a detailed estimate based upon actual measurements up on the roof (as opposed to others who use Google satellite views to do their estimates). Magnum was nowhere near the most expensive quote nor were they the cheapest either (but not by much). Steve was happy to answer all my questions about shingles, pricing, options, availability, etc. We elected to use the GAF Roofing system choosing the Timberline HD (Pewter Grey) shingles. One of the subtle deciding factors for us to use Magnum was their advertised dedication to assisting Christie Lake Kids Camp, a charity very close to our hearts. "Magnum Roofing supports Christie Lake Kids in the form of both financial donations and by providing roofing work to their facilities at no charge." Nice to see a firm giving back to the community. A couple of the crew arrived the evening before the job was to start to place the dump trailer in position and begin to get setup. In this way the early 7:00am start would not involve noisy trucks, etc potentially bothering us or neighbors. The crew of 7 showed up at exactly 7:00am and got right to it. Our roof was completed in just over 1 1/2 days (183 bundles so a large job by any measure) just as Steve had predicted. Not a single complaint was heard of the heat, the bugs, the heavy bundles of shingles or any other condition the crew faced. There was no excessive use of profanities, loud radios, etc so common in these industries. All of the crew parked on the street so as not to block our driveway for us. In short a very courteous bunch of talented guys. Upon completion the entire crew meticulously walked the perimeter scouring the ground for any nails, bits of shingle, plastic or other debris. Our evestroughs were all cleaned out, the shingle courses were dead straight, the vents were all installed correctly and drip edge was installed. The entire GAF system of waterproof membrane, deck protection, starter shingles, ridge caps, etc was used and installed per GAF specification. Would I recommend Magnum Roofing to a friend? You bet I would. They absolutely scored a 10 out of 10 in every aspect of the job (and I'm a pretty picky guy). Every one of the crew knew their role and operated as a coordinated, well oiled machine. We had onsite visits both days by lead job foreman Dave to ensure all was well and that expectations were being met. Admittedly having a roof shingled isn't the most glamorous way to spend your hard earned money but it is certainly a great sense of security to know it's been done right and should be trouble free for many years to come. My experience with To Do Done was disappointing. They provided an initial estimate, then indicated…read morethat any additional work would require a "change order". Their estimate was a bit higher than other companies, but I decided to go with them since their reviews were so positive. Unfortunately, after they had completed demolition, I was advised that they had forgotten to include the cost of labor to tile the shower (the main element of the project) so I then received a "change order" of $3300 for that work. There were several occasions where I was provided with a change order that was over double the cost of what I was quoted, and they would then reduce it with no explanation when I questioned the amount. At one point they attempted to charge me for labour to install a vanity when I had already paid for that in the original estimate. I'm not sure why this problem kept occurring, but had I not been diligent in asking for clear breakdowns of the change orders, the renovation would have definitely cost a lot more. At the outset I made it very clear that project management was important to me, as I was renovating my only shower and needed to find alternative accommodation. I was told that I would need to be out of my home for approximately three weeks, with a five-week duration for the entire project. Unfortunately, it progressed so slowly that I was out of my home for almost seven weeks, a huge inconvenience. I understand that delays happen, but at one point I was informed that my designer did not order enough tile for the shower. Inexplicably it took them over a week to get more tile from Toronto, resulting in me being out of my home for an extra week. No apologies or acknowledgement from the company for that mistake. Everything ran late, and it was two months before I even had sinks in my bathrooms. They eventually tried to blame the delays on my ordering custom bathroom vanities, which would have been believable had they ordered the vanities early in the project, which they did not. Overall, it ended up taking an unbelievable five months to complete my five-week renovation. In fairness, the last six weeks were primarily a negotiation about the damage they caused to my hardwood floor during the project. They ripped up the varnish with their tape, attempted to repair it many times only making it worse, and then had the audacity to send me a change order for $3000 to refinish the floors. We eventually came to a resolution on that issue, but it was a very painful process. For all the frustration experienced during this project, thankfully the work turned out well, aside from a few minor mistakes. There were certainly glitches along the way, such as both sinks leaking upon installation because an apprentice did the work with no supervision (again, no acknowledgment or apology, just business as usual I guess), but overall the quality of work seems good. However, if you are looking for competent project management and a company that takes accountability, I would look elsewhere. Twice during the process I contacted the owner to express my dissatisfaction, but that achieved very little. The first time she blamed everything on the designer that she fired mid-project and did not replace, and by the end of the renovation she blamed everything on her project manager. It was surprising that a reputable company owner wouldn't understand that she's accountable for her own employees. Despite the many problems and delays I experienced and the fact that she told me she was "embarrassed" by the project, she did not offer any type of meaningful compensation. She did not even offer to waive the $2400 "design and management" fee, even though she fired my designer, and the project was clearly mismanaged. To the contrary, the project ended with her trying to get me to sign an agreement to not post a negative review, which certainly provided me with clarity on why their reviews are so positive.

They were a one stop for the whole make-over of our condo. They removed carpet and installed new flooring throughout, painted all the walls, spruced up the kitchen with new cabinets, backsplash and counter, and gutted the bathroom. The place was transformed in 4 weeks. We spent just over $50K on the job. The original amount we were going to list our condo for was reassessed by our realtor after their work, and we put it up for $100K more, and it sold for over asking before it even hit the market! The quality of workmanship was excellent, and we also loved the software system they used to keep us informed daily. They posted photos and kept us up to speed on progress. We were able to make decisions from a distance, and didn't need to be there at all. We only wish we had a few more condos there to spruce up - we'd do that over and over with To Do Done. Ron Misurka
