The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

The property needed lots of repair work and the cost of maintaining it was piling up. I reached out to a few investors in the area regarding selling the property and was extremely grateful that I connected with Nick from the Pittsburgh Property Guy Team. When I spoke to Nick, I immediately felt comfortable. He was very professional, knowledgeable and friendly and offered solutions. Thanks to him, the entire process was smooth, quick and easy. He kept me updated every step of the way from the time they made an offer to close. It was a pleasure doing business with the Pittsburgh Property Guy Team and we highly recommend their services to anyone.

I've lived in a Steiner apartment for four years, and it has been the best experience I've ever had. They truly go over and beyond. The maintenance team immediately fixes any issues that may arise (they take amazing care of their properties, so there aren't really any issues to begin with!), the folks in the office really take their time answering any and all questions, and they truly care about their renters. I moved cross country for the first time in my life, and the folks in the office really made the whole process easy for me. If I could live in this apartment forever, I would. They are super nice, informative, professional, hardworking, and overall outstanding. Even my introverted cats who are scared of everyone except my wife and I LOVE the maintenance team, so that says a lot. Everyone at Steiner Realty truly deserves a raise, in my opinion. I've worked as a Leasing Agent before, so I have extremely high standards- Steiner absolutely went over and beyond my standards in every aspect. The quality of my apartment is outstanding, and I have been absolutely blown away by how amazing my time has been while living here. They keep everything super clean- they even salt the sidewalks and parking lots before any storm, big or tiny. They always answer the phones immediately when you call, and they take their time with you. If someone was in my parking spot, they would have them towed immediately for me. One of my light bulbs went out, and they came and replaced ALL of my lights, and even gave me extra bulbs. They even email you after you get maintenance done to make sure you are happy with the results. They all truly go over and beyond. I could go on and on. More people need to know how amazing Steiner is, and how amazing their properties are too.

DO NOT RENT FROM ARBORS MANAGEMENT!!!…read more They don't answer the phone. They don't call you back. When you have a problem, it takes too long to get things fixed. They make false claims to keep your security deposit. If you don't like being ripped off, steer clear. A very close friend rented from them for over two years. There were two maintenance issues that I'm personally aware of. One left the tenant without use of the kitchen sink for a week after management was able to be reached. It took several days for the tenant to be able to notify them of the problem. The second issue was a collapsed retaining wall that spilled out into the driveway rendering the garage inaccessible. This was never repaired prior to move out. The tenant did a walkthrough of the unit prior to turning over the keys with an Arbors representative who claimed everything looked great. The tenant received notice from Arbors that the water/sewer bill was more than 3 times any prior bill during the tenancy. (Exceeding $300. Tenants don't receive a bill. Arbors does.) The tenant was in the process of moving and not even living in the unit at the time of this supposed ridiculous consumption. The charges were deducted from the deposit paid at move-in. In addition, the tenant was charged $125 for cleaning the kitchen and the bathroom. I personally cleaned both rooms so I know this was absolutely not necessary. I'm very picky about cleanliness! Both rooms were cleaned and sanitized thoroughly. I should have taken photos. This sort of theft enrages me. Sadly the tenant has no way to prove the lack of water consumption. If I had taken photos it may have helped as far as the cleaning fee. The tenant even steam cleaned the rugs. Supposedly it's in the lease that this is a requirement. I've never heard of such a thing. Hopefully this information will caution others and prevent them from having the same experience.

RPM Pittsburgh has been managing my house for 6 months and I am quite happy with their services…read more I'd recommend them to a friend. Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

DO NOT RENT FROM THIS COMPANY. RED FLAGS IMMEDIATELY UPON MOVE IN CONTINUE TO WORSEN. I cannot…read morerecommend Real Property Management (RPM) based on my move-in experience. It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

I called management to exterminate the mice. Maintenance came and gave us little dollar mouse traps from home depot. my boyfriend had to buy mouse traps to kill the mice because management did not care. The rugs were disgusting when I moved in, it look like they didn't touch the floors at all due to the animal hair and brown marks as if the last tenant maybe had a dog or cat. Long story short they didn't touch those floors before I moved in. I would not move in here. They don't fix anything. They keep your deposit charging 500 dollars for a cleaning fee another 200 for carpet and 200 dollars for paint. That is utter ridiculousness!! what paint charge 200 dollars a can of paint is how much??? We had chipped walls in the bathroom, the toilet had the most horrible rust ring around the toilet. tenants got their mail stolen. Our garage door would just open up in the middle of the night due to an electrical error. each year the rent would raise 100 dollars. The heat was controlled by the weather it would not come on unless it was below 60 degrees outside. it was so cold And the heat would not come on.. it was miserable. Cheap blinds that broke just from touching them. i will never stay in another one of thier apartments ever again! I had a horrible experience Rent was literally 1400, when I fell short never worked with me. Management threatened to go to the magistrate every chance they got, I couldn't keep up because of the yearly increase. I beg of you please go somewhere else. it's not worth it. The best part about the apartment was the location but it was supper noisy due to the nursing home next door.

I really didn't care that it was taped, but it was a little unprofessional. Had small maintenance issues such as the water in the tub would continuously flow even when turned off and when we first moved in, there was an issue with hot water, but they were pretty quick to call somebody to fix it. The dishwasher stopped working, at this time I had already gave my 60 day notice to end the lease due to me relocating ... came to find out we needed a new dishwasher. it took over a month to get a new dishwasher, I'm not sure if it was because we're moving so they really didn't care or what but I had to remind them that new tenant will not be having a working dishwasher if they don't replace it.. about a week or so later they finally replaced the dishwasher. There was an issue with billing when we first moved in.. they try to give me a portion of the previous tenants water bill and when I try to bring it to their attention that two months of that bill is not mine because that's when the previous tenant lived there, it's like they weren't understanding but eventually when I broke it down super simple they understood... at one point. They accidentally paid my sewage bill for me which I didn't understand why because the entire two years I live there I was responsible to pay my sewage bill and they asked me if I can pay them back the money right away I declined because I wanted to make sure that they actually did pay it as well as myself tho when the next bill came along there was a credit so at that point I did give them the money that they paid. If you call the office at times it's like the right hand does not communicate with the left hand.. not a bad company to rent from overall not too many issues
