If I could give them a 0 I would. They don't care about their tenants or their property. Don't rent from these people

The apartment was not fully cleaned (fridge needed to be wiped down, crumbs and food particles in drawers and cabinets, and most concerning was a thick mat of someone else's lint in the dryer). That wasn't really a huge issue, I don't mind cleaning up some when moving in. Another issue was that building management changed the day we actually moved in- and despite capital companies assurance our pro rated first month (moved to second month) would transition to the new management it was actually quite a process to receive our pro-ration. Capital also tacked on 9.50 for landlord insurance to the monthly rent, which does not protect the tenants possessions at all and is not a substitute for renters insurance, I feel like this hidden cost should not be passed on to renters. As a property management company they should also have been aware that the state of New York forbids security deposits greater than the first months rent in any form or fashion - we were new to the state and had no idea but this is pretty common knowledge. Nonetheless they took a $1000 refundable pet security deposit from us on top the security deposit for the rental. One last thing.. They required we sign in with national grid prior to moving in to start utilities, well national grid doesn't have meters listed under the address or unit numbers for the apartment as advertised. We had to pursue capital companies to get us the meter numbers to start service.

I posted another review about Josh's fantastic service for my boiler several months ago. When my…read moremini-splits stopped blowing cold air, I knew Josh would be the one to call. He fit me into his packed schedule (of course the units picked the first hot spell of the season to act up), diagnosed a refrigerant leak, and set about fixing it. If you're not familiar with mini-split systems, the difference between them and central air is that where central air cools air at the condenser unit then circulates it through your house, mini-splits circulate refrigerant, cooling the air at various "head units" throughout the house. The advantage is that mini-splits are easier and faster to retrofit into old buildings. The disadvantage is that there are many more places for a refrigerant leak to hide. Josh filled the system with UV dye and came back late in the evening to check for leaks. He found a couple of egregiously loose fittings---a sure sign of shoddy installation by the other company that had installed the system. At this point, he suspected there were probably loose fittings elsewhere. He's keenly aware of how expensive refrigerant is, and how bad it is for the environment when it leaks. With that in mind, along with the fact that the heat spell had broken, he suggested we hold off on refilling the system until he could come back and do a full system walkthrough. When he came back, he pressurized the system to its max with Nitrogen, so he could check for leaks without wasting refrigerant. It just so happened to be the hottest day of the year (so far), but that just made him more determined to get the system running for us. He worked thoroughly but quickly and got our system running better than I think it ever has. I'm profoundly grateful for his hard work and dedication. I cannot recommend him highly enough for any HVAC work you need done.

This was my second time living here because it was a great experience but the staff has changed. The maintenance team seems extremely unhappy and I felt bad for them. BUT it also is a lot of Smoke and mirrors... passive aggressive management. Things are broken and dirty. A main exit door didn't work for a month which is a huge fire hazard. The dog park is absolutely disgusting and smells, no grass etc. I would never let my dog do in there. The pool and hot tub are always "down". They close at 7 during the week and 5 on weekends so if you don't work.... Slowest elevator on the planet because it has the wrong motor. Bat infested attics and this smell is horrific in certain APTs. In my apt o just got to hear them flying around above my coat closet. I would NOT recommend moving here. No freight elevator even though I reserved it and once I showed up with my movers they said it's broken. So the move in and out was a nightmare the second time since it worked the during my first move in. SMOKING. Yes they main building allows smoking and I was not informed about this. It became a real issue and I broke my lease because I couldn't stand it. I was told to tell on my neighbors who were told they could smoke. This didn't make any sense to me. THE GOOD NEWS. Lincoln Management Corporate is hopping on it to improve things. I spoke to Ray twice and he was pleasant, reasonable and is helping me with not being penalized for moving out. I also got the impression that he is going to see that the necessary things are dealt with in the buildings.

They are unresponsive until you start to threaten to sue. They can improve the prices for this expected luxury building . Change their deposit hold policy for 1st time renters. I lived here from 2025 to 2026, and below were the ongoing issues that caused me to leave: - Black mold and leaky roof in the unit downstairs. Finally showed up in late January 2026 after submitting a request in August 2025 for the mold, only to be told they cannot fix the mold until the roof stops leaking, roof still has not been fixed as of May 2026. Roofing specialist were sent out multiple times but the issue persisted. Got the recommendation from another roofing company to replace the roof, not sure if this is the owner not wanting to pay for a new roof or the roofing company that was sent not doing a great job. - Tree specialist that was working at the neighbor's house recommended to cut down the dying/dead tree in the backyard in Fall 2025 as it was at risk of falling directly on the house, nothing was done to address this. March 14th 2026 the tree fell on the house. Because it was a weekend, we could not get in contact with anyone at Veno and had to call the fire department. After the tree fell on the house, the bathroom ceiling started to leak. Maintenance request was submitted for the leak on 3/24, as of May 2026 leak was not fixed and small spot now turned into a 52 inch leaking crack in the ceiling. - Large holes in the basement foundation, leading to an ongoing rodent problem. I'm unsure the extent to which these issues are actually a result of the management company vs the owner of the house.

We were forced to stay in a hotel because the property was not reasonably habitable. The company specifically told us that our hotel stay would be reimbursed, which we have documentation of, but that reimbursement was never fully provided. We also had to use space heaters to keep the property from becoming even colder and to protect the apartment, despite the fact that maintaining the heating system was not our responsibility. We incurred additional expenses trying to compensate for a problem that should never have been ours to deal with. Then, after we moved out, they withheld $150 from our security deposit for a "cleaning fee," despite the apartment being cleaned adequately before we left. We have documentation and photos supporting our side of these issues.

I remember one weekend pipe freeze situation where he showed up himself at 6am on a Sunday and got our water back. Also, the tenant downstairs was a woman with a physical disability and he would be down there helping her with the littlest stupid things for free. I would strongly recommend Hamel Realty to prospective renters and buyers (he helped me find a 2 family house for under market value, he knows Albany real estate like the back of his hand).

Which is generally 1 or 2 people, they gave us a $100 gift card so we could leave the house so they can show it, but this was not a showing I had more that 20 people in my apt all at once for an open house! Guess who had to clean up after 20+ people that had been walking in and out my house, yup me. My rugs had mud on them and floors where filthy. Maintenance is mostly prompt but cheap (Called about heat not working at 11am didn't get it fixed till 9pm next day...yes we were freezing and yes 2 days no heat) they gave us space heaters, cause I complained and they couldn't be used cause it blew the circuit every time it was plugged in. TAKE PHOTOS of your apt.!!!! Tried to get money out of my deposit saying I left crumbs on stove and cabinets. But also they mentioned how clean my apartment was and that they like showing it before I completely left. I had photo proof showing otherwise. I also had to clean the cabinets myself when I first moved they were dirty. Asked to look at there photos, I don't think there was any. Too much interaction with landlord than I should have. Some of the maintenance work could've been avoided again being cheap. Privacy isn't something you'll really have, I haven't gone by 2 months without having maintenance or the landlord walk into my apartment. Yup I hate it here! Ps. I pay my rent on time, very clean tenant. 2nd apartment with them. 1st apt was in and older house completely outdated, problem started when I got the 2nd. I guess the better the apartment the bigger the nuisance. Good Luck.

The same stains on the walls were still there when I moved out 1 year later. They keep the trash in bins on the floors and it attracts mice. We had 3 mice in our apartment that we had to deal with (also seen one dead in the hallway). The trash is always full and smells. The painting on the walls in the buildings was done half a**. If you use the staircase in building 2 in the parking garage and it rains, the water sits in a huge puddle which seeps into the building and grows mold. They've done nothing about it. The flooring in the apartments was done half a**... you feel the floor pieces move when you step on them. I heard every step the person above me took in their apartment. Everything in your apartment will break (maintenance staff is great though). They had to replace the dryer, the latches on the doors in the apartment to keep the doors closed broke. The hinges on the cabinets in the kitchen were not done properly and are loose. Everything was done half a**. This place is in need of a serious remodel. They charge way too much for these apartments. They wanted to raise our rent another $200 when it came up for renewal and now I see the same apartment online for 2000+! I could not imagine paying 2000 (400 dollar increase from what we were paying) for a 1 bedroom at this place. The water bill on average was 8-10 a month and then randomly jumped to 20 a month with no explanation. Everybody pays for the entire buildings water usage. It's not specific to your usage. The siding is coming off the outside of building 2. The way they designed these buildings... if it's windy, you'll hear the wind hollow in the hallway. Your balcony will be covered by lint from the dryer vents that are over your apartment (there were 4 dryer vents over my balcony). Hopefully you're lucky enough to be in one of the apartments where the pigeons/birds don't sit on your balcony. The only two positives are the view of the water and the parking garage. However, there is a lot of mischief that goes on in the neighborhood.
