It was safe, it was clean, it was quiet, and it was affordable. Both the residents and the staff were very friendly, so it was a nice environment to live in. The apartment is surrounded by woods on three sides, so it is a quiet and relaxing environment as well. When I moved in, my apartment was meticulously cleaned before I moved in, and everything was in good working condition. I did have one minor maintenance issue during my stay, but I let the property manager know about it, and it was promptly taken care of. They have 1 bedroom and studio apartments available. They also have excellent deals for those of you that are looking for a short term deal, and they even have some studio apartments available for rent that come with furniture, a TV, kitchen supplies (pots, pans, plates, silverware, etc), towels, sheets for the bed, pillows, and blankets (all linens were new). I literally only had to bring my clothes and other personal belongings. These studios also include your cable, internet, and utilities all in your rent bill, so all you have to pay for is rent. For those of you that are just starting out, college students, interns at CAT, or just someone looking for a convenient apartment, it was very nice and easy. Onsite laundry facilities are also provided. The apartment is in a more residential section of Peoria, but it is fairly close to major stores and just about everything else you need. It's a 15 minute commute to Caterpillar and downtown Peoria as well. There is plenty of parking provided, and it is free. Overall, I was very pleased with my stay at Woods and Meadows, and I would be more than willing to come back again. I had a good experience there, and I highly recommend it.

First of all Woods & Meadows only offers studio's and one bed apartments (and no balconies). I needed more space so unfortunately had to move out, otherwise I'd most likely still be there. The apartments are clean and cozy. Everything worked fine in the two I rented during my time there, and if it didn't, Richard the maintenance person came out quickly to fix the problem. The complex as a whole is very quiet. The pool is small but well kept and rarely got busy in the summer. The complex manager, Cindy, is wonderful. She doesn't stand any nonsense but is also very helpful, efficient and friendly. If I had anything negative to say - it would probably be just that the apartments are a little older and would benefit from better AC/heating units. This apart - Highly recommended if you're looking for a great value, quiet studio or one bedroom apartment.

I lived here and worked from home and the internet worked perfectly, I think they use i3 Broadband now because it kept up with everything. My internet now is terrible in comparison and costs $70 a month. Maintenance crews are out at work everyday improving something or keeping up landscaping. I loved having mail right by the walkway to the doors. The fact that every apartment has a lake view can't be beat. Why would I live in a parking lot by a mall when I can have sunsets over the lake. The geese are gross and annoying but come with every body of water in Illinois. The pool area is beautiful and always well maintained. Two huge pluses that I miss the most: FREE HEAT and WATER. I mean the free heat alone is a huge money saver! I just got my current bill at my new place and it's $225 where at Prairie Lakes that would be $225 I could spend on other bills. And free water when you have your own washing machine and dishwasher is amazing too. I always had stellar response from maintenance on any issues. I found mold in my dishwasher when I first moved in and within 24 hours I had a brand new one installed. (I have been waiting 4 months to have mold removed from the sink cabinet in my current place if that tells you anything about other rentals.) They never took longer than 24 hours to answer any requests, large or small. The front desk staff was always super friendly to me and when I moved out the only deduction was for kitchen cleaning because I forgot to clean the oven (and it needed it!). I would move back here in a heartbeat if I could, I just can't believe the difference in Prairie Lakes and what else I have found in a much larger city. I would probably need to pay $2,000/month now to get to live somewhere that nice.

I've been really impressed by the great community feeling the complex has, everyone seems nice, there's pool parties, and the staff are very kind and actually care about you (very refreshing!). They'll take care of you should anything pop up. Haymeadow does a few things very well: their service, their pricing, the quality of the apartments, and the area. Okay maybe more than a few. The only downside I can think of is that you have to pay for laundry, and it can be tricky to direct people to your specific building because there's so many within the complex. Overall it's a phenomenal place to live for a solid price point, we feel that we found a diamond in the rough. Before my wife moved in for the first time she shopped around and scoured the comparably priced apartments in Peoria, Haymeadow stood clearly above the rest and we'll likely be here until we either buy a house or relocate. Great place to live.

However, since the change in office staff, I have nothing but negative things to say. I'll start out with complaints about the complex itself. The units are old. Very old. The appliances are old, the pipes are old and the HVAC units have NOT been well maintained. The whole apartment shakes when our A/C is running and my floor and wall shakes when the downstairs neighbor's is running. It sounds like a pressure washer when the upstairs neighbor is running theirs. I can't even run mine at night because it's so loud when it turns on that it wakes me up. The pipes are just as loud as the A/C units. You'll know when your neighbors are taking a bath as opposed to a shower, you'll also know when they're brushing their teeth or when they've flushed their toilet! I've lived in apartments with thin floors/walls, so you could hear a toilet flush, but it's not the actual flush you hear in these units, it's the water running through the pipes. I'll hit on one positive just because the remainder of the review is full on negative. That positive is the maintenance. Those guys have their work cut out for them because this property has been neglected and everything in the units is old. They try their best and they are always friendly. Unfortunately the only other halfway positive is the location. It's pretty quiet and has some wooded areas. Now, on to the negative. We were told verbally that subleasing was allowed and emailed the property manager at the time about lease buyout terms. We emailed her about a lease buyout a bit after we moved in just so we had the information. She responded via the company email that they had a lease buyout and gave us the specifics (more than 6 months left on the lease, the buyout was 2 months of rent, less than 6 months, it was 1 month of rent and there's a 30 day notice). We tried subleasing first and had someone very interested. We sent her to the office to apply but never heard from her again. My husband went into the office to talk them about that and was given attitude by one of the girls in the office about how we needed "permission" to sublease. Okay, I would think sending her to the office to apply was enough permission (especially as we were told before that they just had to fill out an application). He was also told that they showed her some other apartments and she decided to go with something else. Why are they showing her apartments when she was interested in OUR apartment? Seems very underhanded and sneaky. He then talked to the current (new) manager who told him that not only is subleasing different (I was told that it was more of a lease takeover, she told him it was a straight up sublease and we would be responsible if the subleasing tenant didn't pay), but that the email from the previous manager about the lease buyout terms was not valid. If they cared at all about the reputation of their business, they would have honored the previous manager's email (which my husband showed her from his phone). Instead they refused. Apparently we aren't the only ones who were told two different things in regards to breaking the lease. Check the filtered reviews. The worst apartment management I've ever seen and I've lived in a LOT of apartments. Never have I had a management company flat out lie to me and refuse to honor information given to me by one of their employees. If you know what's good for you, STAY AWAY.

    Moved in November 2020…read more I moved in due to being relocated for work. I rented a ground level single bedroom, single bath apartment. I am not going to leave a subjective review of this apartment complex, but just an objective one. Let's call it "Things to consider". The staff are friendly and easy to get ahold of. They make you fell like a family member until you tell them you are moving out. Then the contact almost seems transactional at best. It is never mean or hateful, just the kindness stops. The maintenance staff are quick to make repairs and conduct preventative maintenance such as replacing heat and air filters. I needed my stove repaired and garbage disposal repaired. They were completed very quickly without any cost. I had a small leak with my toilet as it kept running. I was told if they have to call a plumber, the cost would be mine to pay. I never mentioned it again and just let the toilet run. As far as the rent itself goes, I absorbed a $100 monthly increase to my rent every time my lease was renewed. I was there 4 years and signed 4 leases. My rent increased $400 monthly from the time I moved in, until my last full rent payment in December of 2024. My rent went from $800 monthly to $1,200 before any additional fees for water, covered parking, and pets. The pet policy allows for 3 cats or dogs. Covered parking will cost $40 per space. Keep in mind if you opt to get a covered parking space, it is added to your lease and cannot be removed unless you find another tenant to take it from you. I never had an issue with anyone parking in my spot while I was gone. The water bill is included in the rent. The water used for the buildings washer is paid for by the tenants each month regardless if you use it or not. In the time I lived there, the washing machine and dryer were broken several times. A few times lasted as long as 7 weeks. They would just tell you to use another buildings washer and dryer or go to a laundry mat at your expense. Moving in is an easy process, being able to pay the rent is easy. It is paid online if you like. You can also mail in a check without any processing charges that range from $4 to 4% if you use a credit card. The apartment was clean up on moving in and an itemized checklist was prepared noting conditions of items at the time of taking occupancy. The lake makes for great views and the wildlife associated with it are great. The complex will have geese, ducks, squirrels, and rabbits. There are also several bird species in the area as other tenants kept bird feeders around. I never seen a skunk, opossum, or any other destructive animal near my apartment. The lake also has fish, which will have people who fish. My ground level apartment during the nice months would often have people standing behind my back porch for hours fishing. This forced me to keep my blinds closed most of the time. On more than one occasion there were family gatherings next to my apartment in the grass to include several people, large blankets, lawn chairs, fishing, and childrens games. Lot's of people walking behind my apartment during the nice months. When I moved out, I cleaned the apartment the best I was willing to do. The checklist was brought up and it was marked that I cleaned nothing. The cleaning bill was $1,200 is the apartment staff had to clean it. I was offered a third party recommended to me by the office. This cost was $600. 4 broken blinds were a cost of $150. These are the tall, thin plastic ones that cover the sliding glass door. There is also a $150 carpet cleaning fee whether it is satisfactory or not. So, I have tried to give all the pro and cons of this apartment complex. Overall it served it's purpose for me and I moved on. Please do your research, call around, and make your own choice of where to live. Thank you for reading this.

All that being…read moresaid, I can look past most of the cons I listed because it just comes with the territory of apartment life, which sucks even at the best of times, and penny-pinching residential groups. However, the final and most important reason for my rating is regarding safety, and unfortunately, earned this property an automatic 1 star when it was normally closer to a 4, all things considered. When the pipe burst in our building in December 2022 on Christmas day, I had just left our apartment less than half an hour before to spend time with family. I experienced no issues with the sinks or showers or pipes leading up to 12/25/22, nor did I have any problems unlocking/locking our front door. Shortly after I arrived at a family member's house in East Peoria, my partner received a call from one of the maintenance guys asking permission to enter our apartment since we weren't there; supposedly, his master key wasn't working, so our front door was forcibly opened by a battering ram by the fire department. In place of Santa's sleigh, two firetrucks were on site when I drove back to the apartment from family festivities to see what happened. It was a theatrical scene and distressing for all involved. Thankfully, our cats hid under our bed and didn't escape. Not surprisingly, our front door and deadbolt were noticeably damaged, as well as the interior door trim and adjoining drywall (see photos). The broken door trim, hardware, drywall pieces, and screws were also left in our entryway to step on and clean up. To top it off, apartment staff forgot to turn our water back on within our apartment after whatever pipe issue was resolved on Christmas, so we were unnecessarily without water for a couple days; we weren't updated about the water or front door situations on apartment management's end, so I had to call for an update, only to resort to leaving a voicemail since no one was answering. I bought 10 water jugs and a pack of water bottles from Hy-Vee so we could use our toilets, have water to drink and brush our teeth, etc. and purchased a door security bar and body wipes from Amazon. I submitted maintenance tickets to have record of both the water and door issues, which seemed to confuse/annoy one of the maintenance guys when he had showed up to turn our water back on after I had left my first voicemail (one of several). Long story short, it took way too long to have proper security for our apartment, and the door was never replaced; maintenance installed a new deadbolt and hastily painted over the damaged door; I have no idea if it was ever replaced after we moved out in May 2023. We live a few minutes from a Home Depot if staff didn't have parts on hand or the "door was on order" or any other excuse for not addressing the door and lock issue sooner.
