We thought our home was worth $x and asked Tim to first give us an estimate of his opinion on our home's sale value. His number was notably higher than what we thought we could get, which pleased us very much. We hit the market at a very good time in early March of 2021. On the first day we received 4 offers and another one the next day. This is where Tim's knowledge on selling a home really shined. He was aware of buyers saying they would provide a sizeable down payment and possibly show up at closing with a much smaller amount, leaving the seller in a predicament of re-listing or accepting the reduced fund amount. We ended up accepting the second highest offer as it appeared to be a more secure offer, and a better deal for us. I understand the market is even stronger for sellers now (even for our prior home).
