We stayed in the new building on Washington Street, which I actually appreciated as the shower was hot, the plumbing was good, and the room was quiet (there is a rooftop bar "Good Fortune"). The room's furnishings were a little fussy, and I was puzzled by the small upholstered bench at the foot of the bed -- it seemed too small and was definitely in the way. I found the lighted panel by the door to be very bright in the middle of the night -- shining like a beacon -- summoning me from the depths of slumber. But otherwise, the bed was cool (ALX temps in the 90s), comfortable and luxurious. A little stingy with the towels, but I didn't ring for more. Great location just steps away from King Street and shops and restaurants. We dined at Kiln, but sadly did not get a chance to experience the speakeasy nor the rooftop bar. (Our bad fortune). Valet parking only. Would come back my next time in ALX.

About a day before I received information regarding mobile key access. I downloaded the app and was given a code to access my reservation. I checked in the morning of via the app and was advised they would let me know when my room was ready. Surprisingly, it was ready before 11am. I chose to drive instead of taking the metro.The directions provided took me directly to their garage. I parked on the sixth floor and used my mobile key to access the hotel door and elevators. I selected my floor and it assigned me an elevator that took me directly to the 15th floor. I had a King Junior suite. It was clean, spacious, modern, beautifully decorated, and had a lovely view of the Perch. The Watermark had many highlights. The first was the Perch. It offers swings, live music, food trucks, putt putt, a dog park, and a restaurant that you could get to from the 11th floor. It's family friendly and an overall beautiful space. Another highlight, is that Capital One Hall is literally around the corner and less than a 4 minute walk. It's a great location if you're attending a show which I was. Lastly, is breakfast is included. They offered Belgian waffles, grits, chicken and pork sausage, scrambled eggs, potatoes, hot cereal, cold cereal, yogurt, fresh fruit, juices, coffee and tea. I consider that a pretty good selection. The customer service was good. The staff that I encountered were very polite and professional. I would definitely stay here again and recommend to couples, families, or solo travelers. Things to note: parking is $25, check in is 4PM, check out is 12 PM, breakfast on the weekend is from 7-11 and weekdays 6-10.

The hotel was marvelous. The rooms were very clean and the service was impeccable. Everyone treated us so nicely and we had nothing to complain about. When we entered the room after a day in the town our rooms were spotless! New soaps and towels. If only every hotel was as detailed as this one. When we plan a trip to DC again we will stay at this hotel! As an older woman I am not as savvy with computers as I should be so this review is very late.

Also utensils had food bits on it so we had to wash them again. It was pet friendly but no welcome package for dog. Also late checkout was elected during reservation but they completely forgot and our keys stoped working before late checkout time. Coffee was only provided in the morning in the lobby. Towels kinda thin. I didn't use the in room coffee maker. Quiet grounds. No pool Overall it was okay for a basic budget stay that let you cook sometimes in your room and was pet friendly.

It was mostly quiet, but the rooms on the road side of the hotels can be busy especially during commute hours. Get something on the side street or parking lot if noise is an issue for you. Staff were friendly and accommodating. We had an eight night reservation, but had to leave for a couple of nights in the middle of the reservation. They made it work out for us. We did have a couple of issues with the room we returned to. We couldn't get the TV to work, and the desk person had to come up to help us out. She couldn't get it to work either so she gave us the room next door. We spent about an hour of our time in the process. The next morning when I went to make coffee, I looked in the coffee maker and was disgusted by the filth inside of it (photo attached). Who would want to make coffee in that? I went to the lobby to get coffee. Hence one of my pet peeves with hotels. Why don't the people who clean and service these rooms do a check on the functionality and cleanliness of the various features in a room when they clean it? Does the TV and it's remote work? Do all the lights work or are bulbs burned out? Is the coffee maker clean? You get the picture. It's not all that hard. Maybe management could do a checklist? I can't tell you how many times I've received a room where the remote batteries were dead, light bulbs were burned out, the telephone didn't work, or the coffee maker was filthy, etc.... Having said that, our stay was fine. There are reasonable amenities nearby within walking distance including restaurants and a grocery store. Just realize this isn't a four star hotel. Maybe barely a three star with just the basics. Worthy of a four star review within it's class. PS. No breakfast, just coffee in the lobby

The accommodations were clean, comfortable, and welcoming. The bedding was soft and fresh, and extra blankets and linens were readily available in the cottage. The bathroom was well maintained and stocked with plenty of towels. We also appreciated the well-appointed kitchen and enjoyed having a Keurig available throughout our stay. One of the highlights of our visit was the breakfast. Each morning featured delicious, made-to-order eggs along with other offerings such as pancakes. The homemade blueberry muffins were exceptional and easily made my list of all-time favorites. The owners were charming, friendly, and extremely knowledgeable about the local area and nearby attractions. Their recommendations helped make our visit even more enjoyable. We had a wonderful stay at Briar Patch B&B and look forward to returning in the future. We highly recommend it to anyone looking for a relaxing and enjoyable getaway.
