I was never able to meet a…read moreperson face to face and when I had an issue with a garage door opener they directed me to a drop box in Dallas. This is a team of work-from-home people spread throughout the metroplex. Their people will never actually step foot in your home. Only their subcontracted local vendors. They don't communicate or screen tenants. They allowed tenants to move into my property without paying a security deposit! Those tenants stopped paying rent, had to be evicted, and they trashed the house. I was under contract for 12 months, my property was occupied for 7 and I received rent for 4.5. They hired vendors to clean up, including a deep clean. My property sat unoccupied and full of crap (literally, dog crap) for a month before the vendors came. And they didn't clean. I sent pictures and videos detailing the incomplete work (large spots of washable paint that I could wipe up with water, animal fur and lint stuck to baseboards, cabinet faces splattered with food, etc) and asked that the invoice not be paid until the vendor came back. They paid the vendor anyway and said the vendor told them there had been "stains". So I ended the contract and had to do the work myself anyway. I lost a ton of money using this company.

They managed one of my investment properties and it was a complete nightmare. You have 17 different departments that would have to answer for any of your needs. One for billing, one for repairs, one for leasing, one for customer service etc.... You speak to a new person every time and they are hourly employees based out of another country. Yes, their door fee is great. $109/mo but they bring a new meaning to the word cheap. This is the biggest JOKE of a company. I promise you with all of my heart and soul..... DO NOT WORK WITH THEM. This company is temu property management. They lock you into a contract because and once you're locked in... you're stuck with the incompetence. There are no amount of words to describe my disgust with the employees, management and owners of this company. I have had to speak to every layer of this company to get things done. I do have ONE positive thing to say about this company..... You dont HAVE to sign with them. That is all.

The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

To make matters worse, we were approved for a VA loan, and most sellers were putting us in the back of the offer lists. When I reached out to Crisitina in October I knew she had the experience we would need to have a better opportunity to finally find our home. Cristina's work ethic, professionalism and honesty are some of the attributes that stood out to us throughout this process. Cristina worked dilligently and offered to go above and beyond to help us close quickly. I would highly recommend Cristina if you're in need of an experienced realtor. She explained the whole process well, answered questions thoroughly in a calm manner while never coming off in a pushy way and was straight up willing to work with me in my particular situation before signing a contract. My first interaction with Cristina was how the rest of our interaction played out; smooth, gave me her all and with thorough communication. She never told me what to do but instead listened and guided me by helping me see different possibilities. Losing a family member and being responsible for an estate is stressful and overwhelming. I thought this was gonna be mentally tough but in the end it wasn't. I feel like I did nothing. Cristina organized everything. I have nothing negative to say.     Let me start by pointing out that I am a real estate broker in California, and have owned/operated…read morea property management company in California for 25 years, and own investment properties in several states and work with several other property managers that handle my out of state properties. Working with Empire has been a terrible experience on so many levels. Their accounting system is terrible, and cash flow statements are difficult to even comprehend. But this is the least of the problems. Empire is so departmentalized, that nobody in the company has any idea what anyone else in the company is doing. If there is an accounting issue, you deal with one person. If there is a problem with repairs/work orders, you deal with another person. The account rep that signed us up is only in charge of that, so he was out "complaint sounding board" most of the time, as no one else would ever resolve any issues satisfactorily. We eventually started dealing with the owner, Steve, once the problems were getting way out of control. Steve never once went out of his way to pick up the phone and discuss the issues. All he ever did was forward the emails to the "manager" who would cover her ass in the email replies without solving any problems. Their vendors are terrible and outrageously priced. To give 2 very good examples, the same plumber was sent out to 2 different properties on 2 different dates. First service call, plumber was there for 20 minutes, checking all faucets, flushed toilets, and found no issues that the tenant had called about. They acknowledged that no repairs were done, and tenant confirmed that they were there for 20 minutes. Invoice was $400.00!!!! And we called the plumbing company, acting as a potential customer, and asked what their "service call" fee was to fix a minor issue, and was told $110. On the next job, same plumber went out to investigate a water heater that didn't stay lit. Plumber went out & couldn't fix it, left after 15-20 minutes. I never got a phone call with a recommendation to replace the water heater, or any notification from Empire. That invoice was $250 for a "service call" where nothing was done. So somehow Empire felt it was OK to charge us $400 and $250 for a 20 minute service call that the plumber would charge any other person $110 for. We also found out after everything got cancelled out, that Empire was marking up all vendor invoices by 10% for more fees to go in their pocket....pretty sure that was not in the contract either and never disclosed to us. After being called out for being incompetent, Empire cancelled services, with no notice, on us--a violation of the contract that requires 30 day notice to cancel. So left us stranded handling unresolved repairs, including the water heater that needs replacement, roof repairs to 2 properties. All tenants had complained to us about Empire, stating that repairs never got completed on multiple occasions. They had called Empire many times for repairs and got ignored on several occasions. I could go on with more details, but I think I've given enough for any potential customer to be warned about this company. Empire does not understand customer service, and certainly does not have the owner's best interests in mind.
