I'm so happy we had Tom Recke come do our inspection on November 11, 2015. We had a contract on a home and were very excited as we loved the home! Unfortunately the inspection found many objectionable items, including fire hazards, things not up to code, furnace not vented correctly, dryer vent not up to code and could cause fire from lint buildup in accordion tubing, which was suppose to be metal pipe. An oven plug in where the dryer was supposed to be plugged into, a master shower that had water damage in wall due to grout not being maintained, so the whole shower would have to be removed and repaired and or replaced. We could have ended up with a money pit. It was sad backing out of the contract on the home as we absolutely loved it! The sump pump has issues in the past per sellers disclosure and the hatch to the sump pump was buried under new carpet, hatch screwed closed with many screws, carpet tacking completed over the top of hatch, and it was unplugged once they pulled new carpet back, unscrewed hatch and found the sump pump unplugged. What a shame for such a nice home. Circuit boxes had loose plug ins etc. the list goes on. Thank you Tom for being such a thorough inspector and pointing out the most important things to us, other minor things we weren't worried about but this house had too many major issues! We definitely got our money's worth that day! I guess the sellers of the house wrote a bad review for you, I guess only because they were upset you found the things wrong that they were trying to hide! We have the utmost respect and confidence in you Tom that we're bringing you out on another home inspection on Monday! Thanks again for all your hard work!! We'd recommend you to anyone who needs an inspector! Awesome job!!! I feel the need to add on to my review as the seller did as well....yes some things were minor things, and things we would have never said anything about....not everyone who enters your home knows about electrical plates covered up...if a bulb was out I think it should have been replaced prior to showing the home, that avoids confusion on electrical outlets, yes an easy fix. As far as basement bathroom vanity, there were no knobs to open the vanity, I had to reach down to bottom of vanity to open it as there are no knobs and no other way to open the vanity doors. Towel racks were left under vanity, yes an easy fix as well, a few screws and it's back on the wall. The gutters go underground which is nice however they were badly in need of cleaning due to leaves from tree clogging up gutters. Never had gutters that go underground but I was told by several other people you need to snake them to clean them out, better to get screens to install on gutters to avoid clogging in the future. The home was beautiful, I agree, but I also pushed on the lower wall in the master shower and there was movement which is caused by loosened grout and water getting behind wall which does cause damage. My daughter had a shower wall that did the same thing and it had to be redone. My husband had his basement refinished a short time after purchasing his home, and yes his contractor messed up a few things as well. The sump pump in your home was plugged back in by my father in law, as he was with the inspector when he unveiled the sump pump. I do not understand why a box was not made over the sump pump area? I had one in a home I purchased and all I had to do was lift up the box for access to it, not sure where the other access to the sump pump was as we (on our own) never found it and that was long before the inspector was ordered. Not sure where utility room is? Any sump pump I have ever seen or dealt with is only in one location, you open up access to sump pump you check it periodically for water intake if none it's working and doing its job..never heard of two locations to check a sump pump? But at any rate it is what it is, and we made our own decision from things indicated on the report and our own physical inspection of the home. We've maintained our own home for 17 years, my husband is the original owner, and we've had our share of issues but we fixed the issues, yes even the errors that our contractors made as well. read more
