I really cannot entirely express how much I love living at Zuma. I literally cannot think of a…read moresingle complaint about my time living here. Hailee, the GM, Craig, the maintenance worker, and the rest of the Zuma staff will make you feel like you're living at home. Zuma offers individual leases, so you only have to worry about paying for yourself, which I found to be a great sense of relief. All utilities are paid for, with each resident getting a $30 cap on electricity (have only gone over twice in my time here by a few dollars, not a big deal). The apartment itself is great. I lived in a 4bed, 2bath layout with three other roommates. The living room comes with a couch, loveseat, coffee table, two end tables, and an HDTV with a cable box (it even has HBO). The bedroom comes with a full-size bed if you're in a single, which is a huge plus if you're coming from a twin bed. It also comes with a nightstand, mirrored closet, two dressers, a ceiling fan (although there's also air conditioning in the apartment), and a desk for your computer/TV (room also has a cable hookup, also included). Forgot to mention, each apartment has it's own router for WiFi, and each bedroom has an Ethernet port, both methods being lightning fast (not kidding). The apartment complex is about 3 years old, so it still feels like a brand new building, and it is hands down the nicest apartment complex inside and out in the SDSU area. There is a nice courtyard in the center on the ground floor that has a couple of couches and chairs that allow for a nice area to socialize and enjoy a beautiful San Diego day (all bedrooms face the outside of the building, so there's no noise problems whatsoever). There's a community grill on the ground floor, a study lounge (two PCs, a printer, and a private room), and a community lounge, with a few couches, and an enormous TV. The complex also has gated parking. The management really makes an effort to make their tenants feel at home. The complex hosts numerous events (dinners, movies, etc.) and the management office is always loaded with drinks and snacks for residents. I can't say enough good things about Zuma. It's such a great little community, and if you have the opportunity to live here (spots fill up quickly), I highly recommend you take it. You'll be happy you did!

There are cockroaches, flies, and silverfish everywhere. The students living there throw trash in the hallways and refuse to use the dumpster. They are loud almost every night. They throw glass and thrash into the courtyard during parties. I've seen the inside of some other apartments with black floors from dirt and skateboards and the walls have been tagged up with spray paint. This place is expensive. Close to $900 for a single room plus electricity. They provide water, cable, and internet. Maintenance does what they can to keep up with the neglectful fraternity guys. The elevators are constantly breaking down and if you're unfortunate like me to have moved in during a weekend the elevators were down, you use the stairs OUTSIDE the complex. Also, this building is NOT handicap accessible if the elevators are down. Hallways always smell of weed, booze, trash, body odor or the typical cocktail of all 4. Tandem parking; always a negative. If you happen to have two cars, you pay an additional $60 each month for an extra parking space that isn't adjacent to your first spot. Another note about the garage parking: I'm a car guy, I take very good care of my car. Some of the overhead sewage pipes in the garage burst one weekend and my car was directly under the spill. Although management gave me $50 to get a basic detail, the waste had sat there for 4 days before it was cleaned and it wasn't cleaned thoroughly. There is still residue on the floor. After hours maintenance is extremely rude. One night, a few months ago, someone pulled the fire alarm and the entire building was subject to flooding from the sprinklers. I called the after hours service to notify them and the person I spoke with was the same miserable, old woman who hates her life. No compassion. The floors and walls were completely destroyed by the sprinklers and took almost a month to be repaired. I could go on and on about the bad experiences I've had here only to make the point: DO NOT LIVE HERE.

I was extremely upset with spending over 1000 dollars a month for my room, without good service to match. I decided to get out of my lease one semester early for exactly that reason. My experience was during their first semester, but I still have friends in the complex with similar frustrations. Save yourself some money and prevent headaches, live elsewhere.

The Granada is in a super convenient location and really beautiful and nice; however, I would never say that it is truly worth the $1000-1200 they charge for a smallllllllllllll room and included utilities + $25 (will be $50 next year) for pain in the ass tandem parking (you're not guaranteed to share with someone you live with, in fact many don't) + a $10-40 "premium" for a "mountain" view aka a view of trash on a roof of the neighboring apartment..and NO balcony (Sorry Granada, but this is pretty hard to compete with considering nearly all neighboring apartment buildings have these) However, I don't think any of this will be changing anytime soon. In fact, rates are going up! This place definitely got off to a rough start and I considered many times withholding my rent in a escrow account until everything we were promised (parking, cable tv, enet issues, tanning beds, etc) was fulfilled. I didn't sign my lease to have these things provided 2 months into my lease, but upon my lease start date. And some things they pitched to us upon signing our lease were not provided - such as the "Bum a Bike" program and a market downstairs that was expected in the "fall" and still isn't there.. Oh, and if you live here, be careful about parking issues. They show NO mercy when towing your car even if they know who you are and that you live there and own the car and can call and warn you. And it's their fault when they tow it because they didn't assign parking for the first 2-3 weeks. 2 out of my 4 roommates have had their cars towed - one due to them not assigning parking prior to us moving in. One of them due to her having no choice but to park in an unassigned spot due to a lost key and was towed 30 minutes after parking there with NO warning. Also, there aren't enough parking spots for each resident so many are forced to park in the university parking lot across the street. (think: $275 for a semester night parking pass) I find it weird that they know our numbers when we are an hour late on rent, but somehow don't when they're going to tow someone's car... There's probably around 200 residents so it's easy to meet neighbors and other people in the building. It's loud on the weekends, but being a student, I definitely don't mind that! You really have to work hard though to make the living room and stuff "homey and cozy" as the wood floor and black furniture make it a little cold feeling. The study room has came in handy as well. However, they suck royally at keeping paper in the printer. Oh, and order checks before moving in. If you pay your rent online there's a $20 convenience fee!

I would have to say there are better places to live that is worth your money…read more The only reason I say this is because the apartments aren't worth what they are asking for. Here is a list of things that need a lot of work: 1. They are always shutting the water off in our building because the pipes are always bursting. It's really inconvenient when you have to go to the gym to take a shower, and that's IF you have a membership. If you don't you aren't taking a shower that day. 2. There are these disgusting fruit flys that are ALWAYS in the apartment, ESPECIALLY during the summer, and it doesn't matter how clean you keep your place... They still come. I used bleach... Everything... Nothing would get rid of them and the leasing office doesn't do anything about the infestation of fruit flys. 3. After they re-painted the apartment complex it felt like we were living in a dark red dungeon. This is because the white walls were replaced with this clay red color and that is where the light reflects off the wall and into our apartment. So after that the color would give me a headache and then I started to really dislike being at home. The color that reflects into our apartments made it so depressing to be in. 4a. Our elevator is, and currently is, ALWAYS broken. It always takes the office a week or even longer to get someone to fix it. This is even worse when you have suit cases and have to go up 4 flights of stairs... Not fun. It also made moving out of the apartment really difficult. 4b. ALSO it's even more annoying that the building that has the leasing office has a better and more updated elevator that works all the time. 5. The security doesn't do much about parties that go on during the weekdays, and on weekends parties go on till ridiculous hours of the night. It was really annoying when I had to go to work every morning at 8AM. 6. Another REALLY annoying thing is the laundry. If you want to re-fill your money laundry card you have to make sure that you do it when the leasing office is open. If you forget you'll have to wait the next day. Why is this? Well it's because they only have ONE, yes ONE, money card re-fill station. Suggestion: get one in each building complex. 7. Also since they changed there internet package with COX the internet is sooooooooo SLOOOOOOOW. Good luck getting any internet during the school year. 8. The gates to get into the complex are either broken so you can't get in or don't close all the way, so people who don't belong in the apartment complex can get in. Not very secure or safe for parents who think there children have security. There is a lot more but I don't have time to sit here all day and list every single thing, but these are the main concerns. But at least you get a feel for the things you might be stepping into when you sign the lease with Aztec Corner.

Located a few steps from campus, this seemed extremely pricey, but since the owners divide multi-bedroom units into separate rooms and we didn't have to find roommates, it was attractive. The place was filthy when we looked at it, but Lana, a kindly landlady, assured us that when he moved in, it would be sparkling clean. She seemed very maternal and we felt comfortable signing the 50ish-page lease. We moved him in a couple of weeks later, and it wasn't clean at all. His room had hair collected into tumbleweeds in the corners. Doors and jambs were covered in grime, and the bathroom and kitchen were filthy. We went to put stuff into drawers in the kitchen to find out they were glued shut! Disappointed, we cleaned it up to be habitable and left him, knowing at least he could just walk to campus, hoping he'd have a good year. Lana was kind to him, but the front door of the unit remained patched and sanded, looking like it was mid-repair just as it did when we first viewed the place for the entire time my son lived there (as shown in countless Amazon delivery confirmations). The dishwasher was a total catfish - never worked. For some ungodly reason, the US Postal service refused to deliver a package to his address, stating that the address on his lease, "does not exist". I spoke to SD post office reps directly when my package was returned undeliverable and they argued that there is no such address, google maps be damned. Thankfully, Amazon had no issue finding that grotty door. He came back home a little early for summer, and when we went down to clean the unit and do a walkthrough, they had finally painted the front door. Though 2 roommates still hadn't moved out, 3 of us put in hours of hard labor to ensure the place was left clean without discarding the roommates' grocery items. His room and a shared bathroom were left pristine with zero damage, and the shared living room and kitchen, decent (roommates would be living there after he left). Lana and Bill walked through, kind and happily chatting, and remarked how our son was awesome and they really wished he would stay. Though the lease stated the deposit would be returned within 21 days "after the premises have been vacated," when I texted 21 days later, Lana stated she wouldn't return the deposit until 21 days after lease termination -ugh, whatever - 6 days later we got a packet in the mail. I expected we'd likely have a cleaning fee due, thanks to the shared spaces that the other roommates continued to occupy after he moved out. The deposit came back shorted $272 for cleaning, including $62 for his share of the communal kitchen and living room (which included bathroom cleaning), $40 for his room and the bathroom (double dipped?), $30 to clean his wood desk and plastic seated metal chair (which he didn't use - we brought in our own, actual desk chair) $80 to sanitize the box spring (picture shows we didn't even use her box spring - he used her always-protected mattress directly on a full support frame we brought in), and a $60 charge to paint the room door. Their explanations of charges are just photocopies of the fronts of checks they wrote and sketchy boilerplate room cleaning lists they filled out for "Fresh Start Cleaning Service". An included DVD had 50 pics of 2 cleaning ladies working separately in the kitchen, living room, and his bedroom, and random things that needed cleaning (24 pics of dust on a ceiling fan, extreme close ups of floor dirt, and - insult to injury - nine pics of the inside of the dishwasher that literally NEVER WORKED!) No pics of the door that needed $60 of paint or the boxspring that required sanitization. When I asked about why we were being charged for the door and cleaning of furniture that were notated for a different room, she stated that the other room part was a typo and the door "had already been fixed". (So basically, F off, it is what it is). It occurs to me now they charged us $60 to paint the @#$%$ door that was ruined before we ever saw the apartment. And she ended her text with a kind thank you and have a good day. If you are desperate, this is a convenient, furnished, close-to-campus place to stay. If you're lucky, you'll get paired with decent roommates, but there's no guarantee - my kid's roomies included 2 filthy weed-loving kids. If your kid is well-behaved, Lana will treat them with kindness. But there are far more affordable places that are better kept up that won't r*pe you on your deposit. Had I known how horribly they'd treat our deposit I would not have spent a minute cleaning.
