Blinds are scheduled to be installed later this month, which will fully resolve the concerns I originally raised. We are very happy with how our property manager, Amber, handled the situation once we were in touch with her; it just took a little time to get there. That said, we now feel confident recommending this building. While move-in was a bit of a snafu, we believe this was a learning experience for all. Amber and her team deserve recognition for their professionalism, responsiveness, and follow-through. Otherwise, the location is amazing, the common areas are very clean and well maintained, and our neighbors have all been wonderful. - The only reason I'm giving 2 stars (instead of 1), is because the concierge and maintenance staff are wonderful, kind, responsive and genuinely helpful. Unfortunately, the apartment itself and leasing are the real problem. The unit I was shown on my tour was much nicer than what I actually received, and this was never disclosed. The kitchen appliances look like they came straight from a junkyard, scratched, stained, broken, and barely functional. I would have paid more for a better unit, but I was never given that option when signing our lease. I didn't expect brand new appliances, but I did expect them to match the quality of what I saw on the tour. On top of that, half the rooms in my unit don't even have blinds. The tour unit did, but I was told blinds and appliances are "luck of the draw" only after moving in, and that I could pay extra for custom blinds. Why would I pay out of pocket to add value to a unit I don't own, especially when the expectation was set during the sales process that I would receive those blinds? Move-in was also tricky. We rented extra storage, but the leasing office couldn't clearly tell us where it was located. We had movers on a tight timeline, and the lack of clarity wasted valuable time (again, the concierge was the only person who was quick to help us here). And there was someone on the team parked in our spot when we arrived on move-in day. I could overlook those mistakes if the apartment itself wasn't so crappy. Bottom line: the non-remodeled units are dated (they look like the apartments I rented in college, like eight years ago, but with worse appliances), and the remodeled units are TINY. And if you lease here, it looks like your risk having a kitchen with appliances that barely work (our oven does not get hot, the fridge is too cold and iced our food and ruined my insulin, and the microwave and dishwasher are literally falling apart.) There are far better and more updated options in Milwaukee at similar price points. I regret signing here and am already accelerating my home-buying search.

I've lived at The Moderne for seven months--my first downtown living experience. I'm not picky whatsoever and my non-negotiables were safety, budget, and natural sunlight. While many apartments met these criteria, The Moderne stood out for its height, guaranteeing both sunlight and incredible views. I chose a south-facing unit, and the morning, afternoon, and night views are stunning. ----------------- Main Pros: -The views are unbeatable. Sunrises, sunsets, and the city skyline are all visible from my unit. -The location is prime--Deer District events, restaurants, and bars are all within walking distance. The area feels safe thanks to the Bucks's security presence. -The apartment itself is well-designed, with modern appliances, clean finishes, and thick walls that minimize noise. -Staff shoutout- Mitchell is the best concierge in the city--professional, dedicated, and genuinely kind. The Moderne should value him the way the Bucks would if Giannis wanted another supermax. He's the first person you see when you arrive and the last when you leave, setting the tone for a welcoming and exceptional atmosphere. -There are apartment events for tenants to congregate and socialize as well as local food discounts for Moderne tenants. -Onsite parking is heated, though expensive at $200/month. A $100/month lot is available nearby. --------------------- Main Cons: Fire alarms. In seven months, they've gone off 26 times to my count, at all hours--1 AM, 5 AM, 10 AM Mon-Sun. At first, I evacuated, but after countless false alarms and the same "faulty alarm" excuse from leasing, it's clear this is a serious safety issue. If there's ever a real fire, how would we know? Despite $2K+ monthly rent each, you're telling me it will take 2 weeks for a diagnosis?? GTFOH. Elevators. One of the two west elevators has been out for 28 days and counting. For a high-rise, this is unacceptable. Our lease agreement requires on-time rent payments in exchange for the bare minimum, The Moderne to maintain the property. Expedite the service. You wrote the contract, and you agreed to the terms. Do something about it. Noise. We live downtown, you can't 'fix' the noise, but you can mitigate it. Thus, I strongly recommend living above the 16th floor. Floors 9-15? I genuinely don't know how you tolerate it. Facing south, I overlook 3rd Street, home to bars, clubs, and restaurants. Daytime noise and game-day chatter are expected, but past midnight, most places quiet down--except 3rd Street. Many bars stay open until 2 AM, and Truth Lounge keeps the party going until 3 AM. The issue isn't mainly their music--it's more so the crowd. Police park outside hours before closings, knowing what's coming. Cars and motorcycles with deafening sound systems rattle windows from 1-4 AM, usually on Sundays (less frequent in the colder months). The cops only intervene if a fight breaks out--otherwise, sirens blare, and chaos unfolds. People argue, scream, and flood the streets, turning the area into gridlock. Some say city noise is like white noise--but this? This is relentless. The Moderne can't fix it, and the police won't. If you want some peace, live above the 16th floor. ----------------- Other Inconveniences: The trash chute on each floor was sealed off after six months of living here due to "significant damage," forcing tenants to take the trash to a communal area. My guess (speculation) is that you don't just stumble upon major damage. They might've known of it in the past and, rather than fixing it then, took their chances, leading to this costly mess. Smell. I can't for the life of me fix this lingering smell that has consumed my kitchen. I have used every kind of remedy and haven't found a fix. I see other reviews talking about it, too. My best guess is the shared plumbing system. There are either leaks/cracks in pipes, or they simply aren't regularly maintaining the drain lines that run out of the building, which is causing trapped sewage gas to run back up into the system. Regardless, it's liveable but an inconvenience. Cameras: I understand the need for privacy, but wouldn't it be common sense to install security measures in high-risk areas? The on-site garage is extremely tight, with little room for error on each turn. If someone were to hit my car, they could easily drive off without accountability. With no cameras, there's no proof it even happened. I'm no lawyer, but if it's legal to install them there, why not take steps to protect your residents? ------------------------- I appreciate those who took the time to read this. I focused on the cons in hopes of driving improvements at the Moderne. If these issues, along with others mentioned in reviews, were addressed, this place could be far more competitive. After reviewing and analyzing hundreds of rentals all over the Milwaukee area, I chose River Place Lofts sight unseen from the confines of our place in Seattle, Washington. I even created comparison charts. Yet, one never knows about a choice made from the internet. For once, I was right on! River Place Lofts aren't perfect, but what is? For our needs, RPL is close. The buildings stay true to their historical origins. We reside in the original, Beams House, a renovation that has been awarded architectural prizes. Our two bedroom, two bathroom apartment has original cream city brick walls, wooden ceiling beams, and charming accouterments from the turn of the twentieth century. Friends ask how we found such a cool place, and they ask if we hired a designer. No, that creativity came with the unit. The spaces are large, windows thick, and I just wish we weren't on the first floor. Some views at RPL are wonderful. Ours stink, but ya can't have it all. River Place Lofts has the best location in the city, and that's not hyperbole. We are a five minute walk from the excitement of Walker's Point. Second and First Avenues restaurant/bar/gallery quarter is to the East, and just a short walk over the Sixth Avenue Bridge is Milwaukee's Zocalo plus distillaries and breweries. I have a ten minute walk to the Third Ward and the Public Market. The Menomonee River runs along the complex and I can have a kayak in the water in two minutes. Yet, the coup de gras is RPL is private and exclusive, residing on a dead end street, and enclosed within a gated enclave. We have no worries walking our dog late at night on the designated grassy areas. The next door neighbor on our dead end is the brand new Rite-Hite headquarters and showpiece, designed with lovely walkways and places to sit and relax. It's a green oasis surrounded by industrial chic. Truly, RPL has its private space within the city of Milwaukee. My photos tell a decent story. There are some issues. I need to be honest. The A.C. could be stronger. Lighting isn't great in our unit. Construction on the fourth building is still continuing, and is annoying. We can hear our upstairs neighbors clearly through the floor joists, and the kitchen is not designed for a chef. Appliances are builder grade, but the resident demographic doesn't cook much with hundreds of restaurants ten minutes away. These are all minor compared to what's great about RPL. Sean, the manager, takes great pride in what RPL has accomplished. He wants each tenant to appreciate what went into creating this place, and Sean wants everyone to be as happy as he is. When we need something fixed, Ricardo is here the same day we wrote our ticket! BTW, I forgot to mention there is a fully equipped gym, a cigar room, a party space, a wine vault, and a pontoon boat at your dispoasal. Are you kidding me! A pontoon boat! I'm in. Even with several buildings, RPL is always quiet, and we rarely run into anyone. The buildings are not constructed to shove as many apartments into the spaces as possible. Thus, the population of the complex is quite manageable. I know this reads as if I'm gushing, but after moving to Milwaukee from a penthouse condo in Seattle, I never thought we would find such a great place to live. We are very happy. Now, if we could just get a place at RPL with a better view.............................

Before we even made it to the leasing office, all we saw was the beautiful lake views--unobstructed behind the apartments. The Oak Leaf Trail is right behind them and I about died! We could see the entire city skyline from this location--it was great! So at that point we wanted to know what they had available. We walked into the leasing office and the person working was in a resident party but actually stopped what he was doing (they had another person helping) and showed us two apartments. One was a one bedroom with a normal layout of most apartments with updated appliances. The person in the previous post that said spiders have taken over the building--- IF YOU LIVE BY WATER AND FOREST/PRESERVE AREA YOU ARE GOING TO HAVE PESTS. Maintenance was more than helpful when we needed them sprayed for. I have arachnophobia and even I know that it is part of my job as an adult to spray too--it's not the apartment's fault that bugs exist. Just my opinion. SMH. However, we asked if they had anything else open within our timeframe--sure enough! We ended up looking at a townhouse style apartment and it was AMAZING! We have a full view of the lake from our patio--it's also big enough to be a bedroom. The appliances are new and work great, maintenance always shows up when we need something (we needed a few things like faucet fixed--sorry! Bugs sprayed because we couldn't reach the top windows since they are 10-15' tall.) But by far, the staff is so wonderful! We actually enjoy going to the office and saying hello to Jay, Janel, Jordan, etc. They have always treated us like family and did I mention, they throw the BEST resident parties?! I mean some have had a full charcuterie board spread, paint and wine nights, scavenger hunts, March Madness, etc. Living here is a freaking dream! Plus, the neighbors are quiet but very nice and everyone is super dog-friendly. Pretty sure it was a requirement that all of us have a dog to move in LOL!

The apartment complex is not loud, it's clean, it's asthetically pleasing. I love the convenience of the garage parking this winter! And I have a lake view (frozen right now though). I am paying a little more than I originally wanted to but I've got a nice view of the lake instead of garages or an alleyway. And free coffee bar! I've also used the business center often for work at home days. Only negative is I can hear our upstairs neighbor - he/she walks really loudly but that's apartment life. A noise machine at night fixes that. I am happy so far with my choice of apartment buildings.

The cream colored brick was used in breweries, schools and businesses during the 19th century. The cream colored brick is evident fully throughout this two story loft apartment in the historic Malt House, formerly a Pabst Brewery warehouse. Everything has been updated in this two bedroom, one-and-a-half bath loft (hello, Peloton) with WiFi, soaring ceiling, exposed ductwork, massage chair, coffeemaker and game room, workout room, rooftop deck. I used to live in a loft and we could hear our neighbors' conversations but thankfully the second floor areas in the Cream City Castle were very quiet and we were able to sleep quite soundly. We were able to bring our furry friends and there were several parks within walking distance, as well as several eating/drinking establishments. We indeed felt like royalty during our stay at the Cream City Castle. A royal thumbs up!

What was cool: - a cord in the bathroom that residents can pull if they are in trouble, an alarm sounds alerting neighbors that someone is in trouble - a giant fish tank and fireplaces in the lobby/center of the complex - a full calendar with things to do almost every day! (games, exercises, church things, etc.) - nice areas with table and books to read, also saw people doing puzzles! - a bus that stops at some local stores (e.g. Sendiks) - a cute little chapel on the first floor - a small convenience store on the first floor that residents procure and sell the inventory for necessity type items - the option to always get a meal for a very reasonable price for seniors who can't or do not want to cook - a hair salon on-site! - friendly residents - super friendly manager, Beth, was absolutely wonderful!!! Rent was in the $600's for a one bedroom and $800's for two. There are about 134 units and they always seem to be at full capacity and have an on-going waitlist. If you or your loved one are considering, at least get on the waitlist asap so that you'll get the call when an apartment becomes available! You can stay on the list if you pass on the first call. Secure your spot with a down payment. Nice place and great options for lots of loving seniors :)

The staff at Clare Meadows has succeeded in creating a welcoming home environment. There is as much privacy as you like, or you can be as involved as you want to be. The activities and amenities are superb. Beth Nacker, the manager at Clare Meadows, is one of the most efficient and caring people I have ever met. She manages Clare Meadows with kindness, consideration and has succeeded in making this environment a loving home, not just an apartment setting. There is never a problem that isn't remedied immediately. John, the maintenance person, is one of the most knowledgeable and caring people I have ever met. His "can do" attitude is wonderful!! The residents that have chosen to make Clare Meadows their home are amazing. I don't know how Joe, the owner, and Beth have managed to put together such a group. It is a true community in every sense of the word. There is always a friendly atmosphere, whether just a greeting in the hall or a welcoming gesture to all new arrivals. Thanks to the Joe, Beth and John for making this a true home, and not just a place to live in. You are helping to keep us seniors, young and involved!!

After looking at several apartment complexes in Milwaukee, I can tell you in our experience…read more7Seventy7 gave the best service and wow factor out of all of them. First, I was absolutely​ asked for my ID before I had my scheduled tour, the email and phone call that I had prior to the tour both indicated this was mandatory. I totally​ appreciated​ that they ask for it and that they do a safety scan​, if I am going to live here; I want to feel I am in a safe community. Second, I showed up in yoga pants because honestly most days that is how I roll. I did not feel judged or uncomfortable, I just felt like I was in a beautiful building. The lobby is beautiful, I felt like I walked into a resort in Las Vegas with beautiful chandeliers and gorgeous seating. I was greeted by Hussaun and he made me feel very welcome. Lydia took me on the tour and she was very friendly, knowledgable and answered all of my questions. The building is breath-taking with gorgeous views of the lake and the city. The units are finished with beautiful finishes, and​ everything is high-end. I do wish that they were a little more spacious but, the quality is unmatched from everything I have seen (and I have thoroughly searched). In the end you cannot beat the views and the finishes. Even though they are smaller, they were designed for a lot of storage and are so light and airy that the space feels big. Also with all of the amenities and events you are out of your apartment more than you think you will be. Now let's get to the amenities. Fire-pits, sports lounge, sky-view roof top, business vignets, virtual golf, outdoor terrace pool, dog-walk, not to mention a quick walk to the Historic Third Ward, the lake, and Jazz in the Park around the corner. After living here for almost 4 months now, I can tell you that it is exactly how they represent it to be on your tour. The staff is incredibly responsive to the point of spoiling you. On the few minor issues we have had they have fixed them within hours (Nick and Carmello and the rest of the maintenance crew are very responsive, nice, and fast). Garrett, Andrew and Tyson always greet us with "Welcome Home" when we come back from our travels. If you ever need anything they are always happy to help or answer questions. The staff puts together social events monthly (cocktail hours, meet and greets and charity events), and brings in vendors from around the city to host food and learning events. We are always out of town for the events, but are looking forward to being able to attend the October Fest Happy Hour. The views from the units are unrivaled.....if I sound a little excited about the place, it is because I am. 7Seventy7 works for us because we travel a lot and we always have the security of knowing someone can help if you are out of town and need to have deliveries or maintenance issues addressed. There you have it, beautiful building, incredible staff and the perfect downtown location, we are incredibly happy we chose 7Seventy7 as our new home.

We were charged $7,000 as an early termination fee for breaking a lease with 6 months left on our…read morelease! Yes $7,000!!! They also required a 60 day notice when we requested a 30 day. I've never felt so ripped off by a business. We had to terminate the lease because my wife took a new job in a new city. What's so egregious is that the fee for breaking the lease seems arbitrary as it is not listed anywhere in the lease.
