Joe is friendly and great at selling his services, however once you commit things change quickly. Joe will tell you he is not a "discount agent" however his service fails to prove that. Joe listed my house in July, with high certainty he could sell it for 5-10% more than other agents we met with. Although I didn't want to select an agent on price, Joe gave me confidence he could get the job done. After little interest through the first month or so, I contacted Joe and asked if we should reduce price. He suggested we did - though was not in any way proactive about it; I am not sure how long we would have sat on the market without doing the work ourselves. When frustrated about lack of traction, Joe suggested we should have lowered sooner, though he never suggested that. Joe and his team do a poor job marketing. I consistently had to monitor the big sites, such as Zillow, Trulia, etc. to ensure open houses were properly listed. More than once Joe's team had them listed on the wrong time and/or day. I also had a 3rd instance where physical signage did not match online advertising. Joe seems to use some sort of discount staging service. They damaged my walls and in one room used screws/nails rather than adhesive strips. Additionally, I stopped by the house one day before an open house and was shocked to find all staging furniture gone. Joe still suggests he informed us he was having it removed, though I still to this day can not find that communication. The staging company also took apart a bed that was ours, and left pieces in the closet when they realized it wasn't theirs rather than putting it back together. Finally after 4 months we received an offer for ~9% less than listing, and Joe failed to advise us that the buyers financing was risky. We were off-market pending for several weeks before buyer financing fell through and we were back to square one. Overall my experience with Joe was negative. If you use him, plan to do a lot of leg work yourself and be aware of any level of pricing he suggests. read more

I had the pleasure of both buying and selling my house with Joe and the Selling Snohomish team. In 2014 I was looking for a home that was comfortable to live in but also would churn a profit after 2 years. Joe had Johnny-on-the-spot when helping me find the perfect home. 2 years later I called Joe up and told him and his team I was ready to sell. They were more than perfect in getting everything ready to put the house on the market. Told then that after getting a few things done in the house that it would then be ready. So they set up a target date to have the house live. They had 1 week to get the house ready. Him and his team had the entire house cleaned, staged and then photographed. The staging was beautiful, the photos were perfect. Right before we went live Joe sat down with me to go over the hosing market in our area and what listing price to start with and general strategy. So we set the precedent for our neighborhood and listed at 379k. On the first day going live we had an open house and after many people viewed the house we had an offer!! After 1 day on the market my house had an offer and it was above the listing price. From there is was all in Joe and his teams's hands. They sent me updates and papers that needed signing, After the inspection we had our response ASAP. Joe had taken care of contractors needed after the inspection and getting the invoices.
