    Worst experience ever- I would not advise using this lender. Surprises should not occur the day before you close.

Both my realtor and the selling realtor were in agreement that the appraisal was bogus. iServe and their appraiser are a joke. At least I'm in a good position to look elsewhere...sadly in this seller's market there are VERY few quality homes within my budget. I'm now about $1,000 poorer without a house.

What? Who signed it because neither me or my daughter did. We were told from the beginning there was no pointing fingers to our agent if anything went wrong and we would get a loan so after two months of being treated like crap the final straw was our loan processor telling us we didn't qualify for a loan three days after some fake early closing she pushed for. We went to other lenders that said we definitely qualified for a loan and they would step in but we magically closed on the real closing date four days later. It sucks my daughter had to have that experience on her first house purchase and nothing about points or incentives for first time home buyers were explained to her or if it was better to take me off her loan since I'm disabled and have no income. It also sucks we were lied to about multiple things but mostly having to put $100,000 we didn't have as a down instead of the 20% we were told. Stay far away from iServe if you want to save yourself a lot of unnecessary stress and suffering. Hopefully my agent doesn't refer anyone else to this company since their unprofessional behavior helped influence my decision to stop selling a house I had listed and lost her income.

We got so many referrals for Shivani I was blown away. With all the local love swirling around the community for Shivani, how does she only have three reviews? I'm stoked to be the fourth and hope my wife will be the fifth very soon because we just closed on our refinance in what felt like record time. From start to finish it was 30 days or less and the process was as easy as could be. Website app was the same as everyone else we came across. They're a little cumbersome but All Western has an advantage in that they allow you to link accounts, which makes verifying the info that much easier! Once submitted, Shivani sends a great video/audio breakdown of your best options and walks you through each scenario so you understand it explicitly. If you have any questions, an email or phone call is returned BY HER within less than 24 hours. She also believed there's no stupid questions. I annoyingly asked the same question at least four times during the process and she never flinched. They even monitor the market on your behalf to insure you're getting the best rate possible before allowing you to close. This is exactly what you want in a mortgage advisor. She legitimately cares that you understand what's going on and that you get the best available to you. Her team is also incredibly thorough and insures you stay on your tasks too. Seriously. This is what it's all about in this industry.

I wasn't sure if it made more sense to take our money to pay off some student loans or to take the lower interest rate. Less than 24 hours after contacting her, she sent us a wonderful video and website explaining all of the options. It made the decision so much easier. Even after our refinance was done, I had questions about the transfer of our mortgage payment to another bank and Shivani called me back after hours to help settle my questions. I would feel confident recommending her to all of my friends and family.

    There's a good reason why Loan Depot reviews all over the internet have gone from fairly decent…read morereviews a couple years ago to terrible in the last year. Here is our example: We have enough money to own our home free and clear and still have LOTS and LOTS of money left over, yet we can make a whole lot more money on our investments than the 3% or less rates we would pay on a home loan. For the first time in 60 years, we never had a loan declined except for this one, and it is a reason we told them in advance. The wife will start drawing social security in 3 months. They said no problem, but then it became a problem after getting to the underwriter. They called on the phone and we said we expect the benefit letter in a few days, just hold the loan. He said "Sure we will make it work." A direct quote. The next day they cancelled the loan. Then they reopened the loan with no quote of rate and no rate lock. When I sent 2 emails to inquire why that occurred, they didn't even take the time to answer an email. I told them to cancel the loan. We can't do business with a company so disorganized. I should have known this was going to go down hill when 3 days after applying for the loan, the first contact person disappeared and we got another contact. He lasted less than a week and then another contact person. Within 3 weeks we had 4 different contacts. Maybe they can't keep people employed. Bottom line is that if they can't give a fairly small home refi loan of about $350,000 to a person with 800 credit scores, tons of money in the bank (where we don't even need the loan), only a 45% loan to home value, and sufficient income, then where does this leave you?

The two member team that worked with me very amateur & slow. They asked me fir the same documents a number of times. Often I gad to remind them what they needed to do. If I have to outline their job, that is as poor as it gets. So no I do nit recommend them nor will ever use them.
