This is long but our home sale was not an easy one! But let me lead with this, we closed with the highest price in our area for comparable homes over the last 6 months during a very uncertain economy, political craziness, a buyer's market and competition with low-priced homes. No biggie. My housemate and I were looking to sell our condo in Hayward and stopped by a nearby open house and that's where we met Ben. This was our first home, and we put a lot of love into it to upgrade and customize it to be the best living and workspace for us. Even though we weren't potential buyers of that home, he freely gave us his time and knowledge. Ben is very down-to-earth and gave us sound advice. Our condo's HOA had been in litigation with the builder Taylor Morrison, which was due to be closed soon so he gave us his contact and advised us to call him back when we were ready to sell. We checked out Paras Team online and everything looked professional, clean and spoke of experience and an awareness of the times. When time came to sell we connected with Ben and he quickly set up time to meet at our home with Renee to do a walkthrough. Funny thing is, Ben represented the sellers who we bought from! From repairs, staging, and moving up the timeline with vendors to prepare our home to show, the Paras Team was on it. Very quickly we had lots of interest in our home and a potential buyer. The buyer's agent was their mother for whom being a realtor was not a full-time job. She required a lot of assistance and Ben was more than gracious to offer his help. Unfortunately, we ran into some huge obstacles due to our HOA having been in litigation. Although it was formally closed, our home was still showing up on the no lend list with Fannie Mae. The first lender needed very specific information regarding the litigation, and our HOA was not willing/able to respond. After several attempts and no response, the buyers trusted Ben to switch to another lender. We were nervous as we saw homes popping up listed a lot lower than ours. However, Ben calmed our nerves and was extremely patient with all our texts and questions. He led us all through another minor hiccup with the HOA (yay for HOAs) and we eventually closed! We want to give Ben the biggest shoutout for his genuine presence through it all. I know it's probably expected, but even after your typical business hours, Ben worked to help us and answer our questions. So, we also wanted to give a big thank you to Renee and his family. We would happily work with Paras team again and would recommend them our friends without hesitation. Thank you Ben, Renee, Trang, Essy and whoever else we may have missed! read more

We had the absolute pleasure of working with Ben Paras of the Paras Team as first-time home buyers, and we truly could not have asked for a better experience. From the very beginning, Ben was incredibly easy to connect with and made us feel completely at ease. His depth of knowledge and expertise was evident right away, but what really stood out was how approachable and patient he was throughout the entire process. As newcomers to the home-buying world, we had countless questions--but Ben never once made us feel ignorant or overwhelmed. He took the time to walk us through everything, answering every single question with care and clarity. Not once did we feel pushed or pressured in any direction; Ben truly listened and allowed us to find our way, all while offering guidance when we needed it most. The search took time in a competitive market, but Ben never wavered in his support or commitment. He stuck with us for months as we worked to narrow down exactly what we were looking for, and thanks to his persistence and guidance, we finally found the perfect home. Beyond just being a great Realtor, Ben and his team are incredibly well connected. His network of professionals--from fellow realtors to his wife's interior design business and renovation partners--gives any client a major advantage. Whether you're looking for your first home or your forever home, Ben sets you up for success on every front. We're so grateful to have worked with Ben and couldn't recommend him and the Paras Team more highly! read more

The Paras Team - Compass - Real Estate Agents Near Me - Burlingame, California

It's been about a month since my family purchased a home with The Paras Team and reflecting on our journey, we have nothing but the highest compliments for the exceptional care, professionalism and knowledge provided by Ben, Renee, Mauricia, and the rest of The Paras Team, and certainly Aileen with Wells Fargo--connected through The Paras Team. Every step of the way, my family felt looked after with genuine care and never any pressure, and we also received efficient, cost effective, and friendly recommendations for financing, inspections, and more. From the very beginning, Team Lead Ben Paras was communicative, receptive, and engaged. He gave us the freedom and support to search while working together to define our ideal home. When we finally set our eyes on a place, Ben walked us through how best to approach our offer. And even when we hit a snag outside our control along the way, Ben worked closely with his financing partner at Wells Fargo to help us close on time. Even now, post-buying, Ben remains available if we need him (and we've certainly called and he answered kindly). The home buying process can be stressful but with Ben's guidance, our overall experience was fun, educational, and rewarding. Who you work with truly matters, as Ben would say, and my family and I couldn't have asked for a better dream team to complete our first home purchase with. read more

I'm based in the Bay Area and In 2022, I was looking to buy my first home. Needless to say, it was an extremely overwhelming feeling. Couple that with the fact that I was uneducated on the buying process and on a time crunch as interest rates were starting to hike up. The stress level was a definite 10/10. I met Pao through an old friend and I'll be honest, I was initially a bit skeptical. I originally wanted someone with 20+ years of experience for obvious reasons but Pao completely proved me wrong. He was meticulous, organized and very knowledgable. There was constant communication- video calls, texts, emails, in-person meetings. I can't express how important this is especially for a first time buyer. It was just smooth from day 1 all the way to closing. I had a very specific idea of what I was looking for and at my price range, the options were limited. We eventually found a newly constructed property in San Mateo, CA after about 15-20 open house viewings (Yes, I was that particular). Unfortunately, list price was way over my budget but it had everything I was looking for. I was deadset on this property and Pao could sense it but I was not paying a dollar over what I set aside for this. It wasn't looking good but after a few weeks of negotiations, Pao came through and ended up locking in a price BELOW MY BUDGET!! Incredible. Realtors are normally all about the commission but Pao cares about what you want and what you need. What else could you ask for? I've since referred him to 2 other friends and their experience was nearly identical to mine. As a bonus, it's been a year since my sale and he still checks in. 5 stars! read more

Ben Paras was excellent from start to finish. We reached out to several agents at the start of our search, and felt immediately comfortable with Ben. We could tell he was in our corner. He knew some of what we wanted from preliminary conversations, but we love that he learned a lot of what we were looking for just by paying attention to what we valued during our first day of walk-throughs. Upon finding a house we liked, he encouraged us to spend more time in it to give it proper consideration. With that extra time, we realized it was Our Home. He never made us feel rushed or self-conscious; consequently, we have the upmost confidence we will love this house. We always felt as though we were his #1 priority when we were with him. He helped us put together a competitive offer that still protected us in a competitive market. Ultimately, we closed the deal on a wonderful home that we're ecstatic to move into and evolve in. Ben always made himself available to talk with us whenever we needed it, and was very flexible in terms of how to communicate since one of us was remote. The fact that he met us in terms of communication style was very important and proved to be beneficial. At the end of the day, we would 100% recommend him to friends and family, and we would gladly work with Ben again. read more

My wife and I worked with Paolo Imperial of the Paras Team to help us find a home in the San Francisco Bay Area and we were very happy with his support in that process - so, we called him when we were ready to move a bit south to the Monterey, CA area. We saw numerous hard-to-find homes, but when he uncovered "the one," Paolo masterfully managed the entire process to a great conclusion. I would say Paolo is an expert in residential real estate, knows the SF Bay Area like the back of his hand and is now mastering the Monterey Bay Area for those looking for a great lifestyle, insane views, weather and culture as an alternative to the SF Bay Area! Have Paolo help you join us in Monterey! read more

In the insane buyers market this year, Ben and his team delivered to help us buy an amazing home in Alameda that exceeded our expectations, beat our timelines and was lower than our max budget! From the day we first called Ben in early May to the day we closed on the house in late August, he was extremely supportive, responsive, flexible , knowledgeable, and personable. One important thing that drew us to Ben was that he was flexible to support us searching in both the Peninsula and the East Bay. While most other realtors focused on one or the other, his flexibility made it easy for us to pivot and look at a wide array of cities and neighborhoods. With an almost 2 year old and limited childcare, we wanted to avoid open houses, and Ben and team had a 100% success rate of getting us into the houses we wanted to see through private showings that worked with our schedule. On the house tours, he was a good sounding board , provided keen insights, and became fast friends with our son. Through the offer and closing process Ben and his team were excellent. He guided us though a few misses and bidding wars, and helped us get our big win. We were able to close in an amazing 22 days - a few days ahead of schedule, and a big key to that was the support from him and his team. In addition, during the close process they were able to point us to trusted service providers which really made the process easier. We highly recommend Ben and his team for your Bay Area housing needs! read more

We chose to work with the Paras Team because we knew their reach was broad and extensive. Within a month, we signed an agreement to work together, completed minor repairs, listed, did a weekend showing, got an offer, and completed all requirements to finish the transaction. From the staging, to the video of the property, to the photographs in the listing; there is no doubt the culmination of the Paras' Team thorough work lead to a successful sale. I have worked with the Paras Team previously and will continue to work with them in the future. read more

Ben and his team are truly one of a kind and went above and beyond our expectations throughout the whole process of selling our home. From thoughtful planning while prepping the home, to staging and being very strategic when our home went live. His knowledge, insight and experience resulted in us selling our home for far more than what we expected. There are many more things I can list that Ben helped us out with while we got the property ready and why Ben and his team are awesome but don't want this to be one of those long drawn out reviews. In short, if you're reading this review because you're looking for a realtor, give him a call. You'll be glad you did. read more

THE DREAM TEAM! Ben and his team hit it out of the ballpark with our sale! They managed ALL the prep work (paint, landscaping, repairs, staging), communication was easy and timely, and our house went into contract in 5 DAYS, which sold for top dollar! We worked with Ben to buy our first house and can't imagine working with anyone else! In these crazy covid-19 times where no one is able to attend open houses, Ben made sooo many appointments for us to see many listings in SF and Oakland. He is very knowledge about the Bay Area and was super responsive and supportive throughout this whole process. Even when we had changed our plans and decided to look in a different area, Ben was able to find us our dream home in a buyer's market! Even after we closed the deal, he's been super helpful in figuring out the small stuff. Can't thank him enough for finding us our home. read more

The Paras Team helped us find our dream home in the most insane housing market ever. I do not know where to start but I can say that from the first call that my fiance and I had with Ben, we knew we could trust him. We knew he was willing to do the work, be patient, and be our shoulder to lean on during our home buying process (which took like 3 months in a completely new area for us). Being from out of state, we were not familiar with the area. So Ben showed us around all the different area's until we both got a feel for what we liked and didn't like. Unlike other realtor's who only specialize in certain area's of the Bay, Ben knows almost all of it. And it's because he genuinely has spent a lot of time in different parts of the Bay area, so nothing was a surprise for him. He always made the time no matter where the home was, to go for a showing, or a quick walkthrough. And even if I was late (which was pretty frequent due to my job) or Ben or my fiance had another commitment, the communication was so on point, that we didn't skip a beat. Ben's patience and commitment here was amazing. We also had not purchased a home in California before, but Ben taught us what to look out for, whether it was the micro-climates, or the traffic, or the privacy, or the fire's, or the floods, or the you name it! It didn't matter, Ben made sure that all the checks were done ahead of time, and we never felt we were in over our head, or we were possibly on the verge of making a bad decision. Even when both of us (myself, and my fiance) didn't agree on what we wanted in a home - Ben came in a provided guidance. For first time couple home-buyers Ben is comfortable even when sometimes you have to have difficult conversations in front of him. When it came time to pick the type of home we wanted, in the area we loved, Ben was again very patient with us. He coached us on the different types of floor plans, or on the square footage limitations, possible construction in the future. And even when we were considering going for a fixer-upper Renee, also part of the team, came in a gave us an estimate on costs and time. Renee's knowledge was incredible in this area and was definitely a huge value add to Ben and our experience during this process. We definitely trained in what to look for and not look for, after spending time with Renee and Ben looking at homes. And finally, when it was time to go get the home we fell in love with, he helped us negotiate a fair price, time to close, and guided us through the process. His contacts are plentiful, and his assessment of value is very accurate. This part of the process was again made much easier with Ben on our side. Ben and team are the real deal, and we are definitely glad we went with Ben for our home buying process. Thank you the Paras Team! read more

Ben did an amazing job of selling our house. He did an excellent job with setting up all the necessary pieces to ensure that we got the most maximized offer including Staging, social marketing, door-to-door pamphlets, marketing video and website, open houses, and negotiations with other agents. Ben was very responsive to all calls and emails and was always two steps ahead of our suggestions and walked us through the entire process since this was the first time selling a home. He didn't just treat us as a customer, but as family, which was much appreciated. Although we had a tight deadline to sell the home and purchase a new one, Ben was able to allow us to hit all of our milestones and made the two transactions as painless as possible. If you are looking to buy, sell or both; Ben gets our unwavering recommendation because of all the great work he did for us. read more

As easy as it gets. Ben just gets it. Not much else to say but this team executed on everything they promised and very quickly. Ben is as professional and hard working as they get. This team works hard and no corners cut. This team was able to sell our home with just 1 open house. read more

This is my second time dealing with Ben Paras and his team, and as always he never disappoint and has been the best agent ever! I had so many questions during this transaction and I am so thankful that Ben was always there to answer it. Buying a home is stressful and you need someone to be there for you to address your concern and guide you every step of the way. Ben's patience is impeccable! His knowledge on the business is what makes him great but the relationship he builds with you as a client is what makes him better! He treats you as a friend that's ready to listen and give you the best advice. Thank you Ben for all your help! God bless you all! read more

Ben + The Paras Team = THE DREAM TEAM! My husband and I first reached out to Ben back in 2020 right in the middle of the pandemic, we wanted to take advantage of the low interest rates and hopefully make a change for our growing family. Upon our first interaction with Ben, we gave him a rundown of our list in order for us to make our move happen. We basically wanted a single-family home in a new build that fit our timeline so that we could sell our current home and then seamlessly move into our new home so that we were not displaced, since we have 2 small kids. Ben was open and honest with us from the jump, he told us that it wouldn't be easy and in order for it to happen "The stars really needed to align." We let him know that we weren't in a hurry and that we were ok where we were at for the time being, but if the right house came along and it was the right situation, we would be open. We agreed to set up an automated search and keep in touch. Fast forward to October 2021, we found a new home community that seemed to be a good fit. We reached out to Ben again and he was on it! He contacted the sales rep for the community and got us in for an appointment opening weekend. The day of our appointment, we went to see the home and it checked all of our boxes! We secured the last home available in that release and went into contract! Easy, right? NO! In order for us to get into the new home, we would need to sell our current home - get into contract in 30 days and then close in 30 days. That's when Ben and his team really jumped into high gear and made everything happen for us. Ben and his talented wife and designer, Renee came out to our home to see what needed to be done so that the home was market ready, the repairs that needed to be done they took care of using their vendors and they were done by that weekend. They then got our house on the market the following Monday. They had an open house on Saturday and Sunday and the home was in contract by Wednesday. We thought it was smooth sailing after that, but unfortunately real estate is unpredictable. Long story short, the deal on our current home fell apart on New Year's Eve due to a non-performing buyer and a shady lender on the buyer's side. We were so stressed, we didn't know what we were going to do... but that's when Ben worked his magic... a couple hours after the first deal fell apart, Ben contacted us and told us he had landed another buyer at a higher price + he worked it out so that we would be able to stay in our current home until our new home closed so that we would not be displaced. SCORE! We have now sold our home and are in our new home and we couldn't be happier!! The stars aligned for us, thanks to Ben and his team! If you are looking for a realtor, Ben is it! In my opinion he is the epitome of the perfect realtor! He is responsive and super knowledgeable, any question we asked him, he had an answer. Ben is transparent and straight forward and he always has his client's best interest at heart. Now that this process is over, it will be weird to not speak to him every week... he's so open, honest, and friendly that it's like you're talking to a friend that you've known for years! There aren't enough good things that I can say about him and his team! But let me finish this off by saying, I don't normally write reviews... but my husband and I were beyond pleased, and Ben and his team really deserved this review! read more

I first met Ben when I was buying my first house, I was searching online and saw a house I liked and so contacted the agent about it, the agent ended up being Ben, he contacted me right back and we set up a meetup and viewing the very next day! I was impressed with the house and with Ben's knowledge and understanding and decided to buy the house. Ben walked me through the entire process and was there every step of the way all the way through closing, he gave me his personal cell and I could text any time and he would text right back. So the whole process was seemless and easy. When It came time a few years later to sell my house I knew who I would contact first, I still had Ben's personal cell number and shot him a text, he got right back to me and we got the ball rolling from there. We had to paint and stage and clean the house, but he took car of it all and got decent deals and got it all done very quickly. He took care of all the red tape everything else mainly so all I had to focus on really was moving my stuff out. We had two open houses and got multiple offers, obviously taking the highest one which was 50000 over asking! So if you want a quick, painless, and easy closing while all the details are taken care of and all your questions are answered, definitely go with Ben Paras. I just closed yesterday and got the money today and am super happy! read more

VERY IMPRESSIVE! Ben and his team are incredibly personable, efficient, knowledgeable, creative, and professional. As if that weren't enough, Ben's expertise was key to getting us the home of our dreams in no time! I'm talking sold our home on Monday and purchased the new one on Thursday (of the same week). In this market, that's magic! It was truly a pleasure working with Ben! He seemlessly executed what we thought would be a daunting process. We couldn't have imagined a smoother sale and purchase of homes. Ben helped my wife and I buy our first home! We started our search about a year and a half ago with another agent, but we didn't see anything we liked after viewing multiple homes. The other agent also showed us many homes that we clearly stated was not our style. We decided to take a break from looking and save a little more money. Great thing we did! When we were finally ready to start looking for a home again, we went to Ben. Our initial meeting with Ben went well. He actually listened to what we were looking for and showed us many homes that we liked but we're not ready to commit to. After viewing multiple homes again, we fell in love with a potential home and placed a bid. We did not get it. We kept on looking and Ben continued to show us homes even with our crazy schedules. We both have young kids. After a few more weeks, we fell in love with another potential home. Again, Ben guided us through the process of purchasing a home and clearly answered all of our questions. He always responded within an hour or two as well! Ben presented our bid in person, and the next day we got the news. We are home owners! Throughout the entire process, Ben was a pleasure to work with. I highly recommend Ben if you are looking to purchase a home. My wife and I love our new home, we and wish you good luck in finding yours. read more

Highly recommend working with Ben and his team!! As first time home buyers in a super competitive market, my husband and I had our concerns about who we would choose to have with us throughout this process but luckily we came across Ben! My wife and I had been living in San Francisco when we began our search for a single family home in the SF area. We did a lot of research before looking for an agent, and after talking to a few people, found Ben. From the start he was different from some of the other realtors I had spoken with in that he did not come off as a salesman nor was he dismissive of our budget, but as someone who enjoyed his work and wanted to help us find something that would work for us. We benefited enormously from Ben's knowledge of the many neighborhoods of Daly City, South San Francisco and the surrounding area. He educated us on the pros and cons of each neighborhood and what the market was doing in each area. Property is an investment, and Ben had a great sense of the trends and what was influencing in property prices a very local level. On a day to day basis, Ben was always responsive and happy to help, whether helping us work with lenders or further researching listings my wife and I would find on Zillow, Redfin etc, or asking to see a house on short notice. He's got a great sense of humor too. In the end, we found a great house in an amazing neighborhood, but most importantly, working with Ben was like working with a friend and an equal. Ben's intelligent, hard working, honest and friendly, and both my wife and I highly recommend him. read more

Thorough, patient, knowledgeable, and friendly. Besides describing myself, Ben was that and more. We were a particularly picky buyer being that this was our first home as recent newlyweds. Ben did not waver and made it his priority to find us exactly what we were looking for. In an extremely competitive and at times disheartening market, he made sure we got to see properties before anyone else to give us to best chance of competing. It's hard to find a broker you can trust and one that genuinely represents your best interest, I would personally not go with anyone else. Ben's the man! read more

Imagine yourself making the biggest decision of your life - buying a home. If you think this is as simple as going to the grocery or buying a new car, you got it all wrong and would recommend going through this review in its entirety. The experience could have been the most stressful thing you can ever encounter, but thanks to my agent, Ben Paras, everything went smoothly. A couple of months ago, my wife and I decided to take that big step and buy a home. We have been renting for a few years now and based on the market and some good advice from friends who tells us that we are not getting any younger, we decided to enter the housing market. We started looking at open houses and since we did not have an agent at that time, reality set in that this was more difficult than we thought it was. We got a lot of calls from agent who wanted to represent us but for some reason that call from Ben Paras was different. There was this certain calmness in his voice and nowhere in the conversation did I felt he was marketing himself to be my agent. Ben is God-sent. He started by listening to what we were looking for, what our budget was and more concern that we buy a home that we would love and not just buy a home for the sake of buying it. He is very knowledgeable about the crazy housing market in the Bay Area that he would even make recommendation of how much we need to bid to make our offer competitive but still respecting our budget. There was no pressure to buy immediately. He will answer all your questions, get back to you when he promised he will and never leave you hanging with uncertainty. He explained every detail of the buying process from the simple signing of documents to all the contingencies and how it protects you when you're buying a home. When our bid got accepted, you can just imagine the mixed emotions involved. It was excitement and fear at the same time. The excitement of now going through the buying process and the fear of OMG - THIS IS IT and everything just got real. You will find yourself with tons of questions at any time of the day. As a home buyer, you don't want uncertainty and you don't want stress - those questions need to be answered ASAP. Ben understood this and empathize with us on that. Even with a wife and 2 kids, he would spend the quality time talking to you and texting you back for ANY questions you may have - EVEN IF IT'S LATE AT NIGHT. If you find yourself waking up at 10 pm at night with a question about the process and just couldn't sleep over it - don't worry, Ben will text you back. The day that I'm writing this review is the day that I'm meeting Ben to get the keys for our new home. I'm not going to lie and tell you it was not a stressful process. But Ben took the stress out of it. We got a home that we loved and that met all the requirements we needed and most importantly within our budget. Thanks to Ben, the dream of owning your first home is now a reality for me and my wife. And believe me, for a long time... it was just a dream especially here in the Bay Area. So if you find yourself in the same situation as ours, I encourage you to look no further... call Ben Paras and start that adventure. As I was contemplating on renting or selling my home, I came across Ben's reviews online. I decided to call him for information. His patience and expertise won me over. Time was what I needed to decide what would be more beneficial to me. He was there every step of the way. Ben is exceptional beyond his job description as a realtor. The catch is that he would have to work with me while I was transitioning out of state for family and work reasons. We discussed different options of preparing my home for the market. It was extremely emotional but rewarding. With my type A personality, everything has to fall into place, within budget, and timeframe. Ben was confident that he would meet all of my expectations. We were able to prepare my home for the market within budget and timeframe. He has a great team and subcontractors that will work with you within your budget. We sold the home way above asking price. What an awesome job! Ben is far more than a realtor. He will take care of you every step of the way. I would work with Ben again. He exudes strong work ethics, confidence, patience, caring, and reliability. I still contact Ben with questions as of today and he is readily available to assist or answer any questions. Ben, you truly exceeded my expectations. Exceptional individual. read more
