    ((( Regent Court Apartments 1&2 ))) WARNING…read more DO NOT MOVE HERE! Both Buildings old structure. Don't be fooled by paint over paint and small upgrades that grasp temporary attention. Cigarette damage through entire building. The place reeks of cigarettes inside apartments & outside in breezeway or walk ways. People smoke inside apartments & outside apartments. So if you open your windows to air out smoke, you'll likely get it coming in from outside as well. You can smell cigarettes coming through cracks in floors, baseboards, wholes etc. Cigarette are soo imbedded that white materials/items turn dirty cream/yellow colors. In some apartments you can see nicotine coming from walls like maple sap from a tree. Nearly everyone smokes, HEALTH ISSUES, HIGH RISK of FIRE & High Insurance premiums. Heavy roach infestation, some apartments have BED BUGS infestation. They do have an exterminator monthly, which turned roach infestation to mild, but bed bugs are still exist. Smells like urine/piss and dog poop in certain areas. Some pets on premises, but some don't care for where their pet go & leave mess. Majority of people there are home all the time & don't work. Some people aren't considerate and play loud music while your trying to sleep or stump/bang purposely. Some allow dogs to run and play inside apartments. The walls are shallow & you can hear everything. Poor insulation: - When it comes to sound you hear everything. - When it comes to weather it's either too cold or too hot. The TEMPERATURE is REGULATED. They control temperature. This means if you're either too cold or hot you're out of luck & either running extra heaters or constantly running air conditioner (ending with HIGH ELECTRIC Bill) Manager does what's necessary to get you to move in, but once you're in the Manager doesn't exist or doesn't want the responsibility of position. The Manager pick and choose what's important. Many issues that tenants complain about we're brought to managements attention, but management ignores issues. Because many tenants are limited financially, they're left with no other options. Many tenants are left to deal with issues leaving them unhappy. Their are some nice people who reside there, those are the ones who've been there many years. They're place either in front or in upgraded apartments. You'll likely be next to a problematic tenant. NOTE: Manager Linda isn't trust worthy, she likes to enter apartments without authorization. She's a sneaky, conniving, & a person who's insults your intelligence by thinking you won't catch her web of lies. ((( Regent Court Apartments 1&2 ))) WARNING DO NOT MOVE HERE!

We don't bother anyone. recently they have been Targeting tenants and harassing them. Even going as far as too tow paying tenants' cars. : The walls, ceiling and floors are paper thin. They allow people to live here rent-free as a so- visitor. They give these so-called visitors preferred parking. They harass paying tenants for parking in visitor parking. They tow the cars of paying tenants. Yet they don't touch the cars of visitors. I was willing to put up with the thin walls, ceiling and floors This has gotten to be way too much. Stay away. The rental rates were decent and the property manager was capable. The maintenance crew were courteous and skilled. However under the new management, there has been a complete change in operations. The property manger is rude, loud, disrespectful, dismissive, demanding and completely dishonest. The maintenance crew drives and parks in their cars in the courtyard grass. Having zero regard for the tenants. They claim to have upgraded their units, which is a flat out lie because the windows are old and extremely dated. During the winter the apartment is drafty. You once had the ability to control your heat. However, now the heat when turned on high, will never go past 68 - 70 degrees. With the drafty windows and doors, you will find yourself having to wrap up during the winter months.

When I originally contacted this apartment complex, they told me that the rent was one price and then when I called back two weeks later, they increased the rent $50 without letting me know they were doing that. When I went to fill out the application, I was told by the assistant property manager that I was getting an upstairs apartment. When I asked to see the apartment, she said she did not know which apartment unit/number it was yet and that it still needs to be cleaned but that I would be able to see it before I moved in. I was scheduled to move in on 11/1 and she said I could see the apartment around the end of October. I was out of town the week before I was set to move into the apartment so I sent my close friend to look at it for me and record videos. Man these people are deceptive. I was told it was an upstairs apartment, it turned out to be a downstairs apartment. I was told the apartment was finished, cleaned and ready to move in. The apartment was dirty and the bathroom was filthy and had visible mold on the walls, in the bathtub and in the sink. This is very unhealthy and unsafe conditions to be moving/living in. My friend gave them a holding fee via money order because that's what the "application offer letter" stated. When I realized that I was not getting what I asked for and that the apartment was dirty & not in livable conditions, I decided that I no longer wanted to move in or do business with them. I informed the assistant property manager and she said that the bathroom will be "fixed" before I moved in. I requested my holding fee back and that's when I was told that it was non-refundable. No where on the application document or the offer letter does it say that the holding fee is non-refundable. I was also not told that this fee was non-refundable initially. The only thing they told me that was non-refundable and was put in writing on the application document was the application fee. It was only written on the offer letter that the holding fee would be taken off the first month's rent & security deposit payment. I did not sign a lease or any policy agreement stating that the holding fee was non-refundable. They are refusing to give me back my money and now I must take legal action. Please learn from my mistake and do not entertain these people or give them your money. You will regret it.

They were our first Philly apartment and I'm so thankful we found them, it was a wonderful experience. Our unit was well built and beautifully finished! I loved how Sergio and Corinn were quick to respond when we reached out. In addition to that, they are very understanding when it comes to any issues that arise. We were treated fairly and would recommend them to anyone looking for a place in the Philly area. Marissa and I will miss working with you, thanks for taking care of us for 3 years!

Sergio and Corinn are friendly, knowledgable, professional and the easiest people I have ever dealt with in this capacity. No matter the issue or question I had, they would respond almost immediately, and work with me, even on a Sunday evening. The apartment I rented was finished the day before I moved in, so there was no issues on the cleanliness or state of the apartment. Sergio and Corinn were in touch with me throughout the move-in and I appreciated that immensely. They also kept in touch throughout the year to check in and keep us updated for the weather conditions and such. They truly put together a clean and welcoming apartment and it was clear to me they truly wanted to make those of us who rented from them welcome. I felt bad about leaving the apartment as I knew I would miss having such a good company to work with. If you want top quality service and professionalism, take a look at Hearthfire Holdings. You can't go wrong here.
