When complaining to the office staff, Jasmine claims "you can't stop a kid from being a kid." No, you can stop the darn kid from running over someone's head from morning to night. Teach the kid to walk and not run inside! Running is for the outside, not inside. Let's see what happens when the kid falls and seriously hurt himself/herself. I've recently renewed my 4th lease and was pretty satisfied before, if I'm being honest but the additional cleaning around the property is noticeably better. I asked for a few random updates to my unit and the office team, Dorothy and Joy specifically, have been helpful and communicative with all of my requests and inquiries. AVOID THIS PLACE. I am a retired U.S. Army Veteran (32 years) and I have never experienced anything like this and I have lived in seven states. They are running a scam on potential renters. We applied, paid the application fee and then decided to go with The Springs at Lily Cache instead. After informing them of our decision, we received several emails indicating that we owed $150. We called the office and was told that it was a system error and to disregard the computer-generated emails. A few days later we received a collection notice from National Credit Systems, Inc., at which point we physically went into the office and met with Jasmine who then claimed that we did not inform them of our decision within 72 hours (first time that she mentioned this) and as a result, owed $150. She then gave us two never before seen handouts of their 72 hour policy. We then had a short back and forth about timing. We called within 72 hours and Jasmine indicated that we called a day later. We also asked to discuss this issue with a manager and Jasmine gave us a ghost number for a so-called regional manager named Victoria Wilkins 312-924-1600. We left messages at this number for two weeks straight without a return phone call. If you don't want to be scammed, avoid The Meadows at River Run. I hope you've spent time coaching your staff as they are untrue to their word. Original Review: Rented a place for our parents. Everything went well until move out. It was agreed we would move out on the 10th for no additional fee. A few months later we received a collection notice for $600. The manager Ray admitting he mislead us and wouldn't assist us in something he knowingly lied about. We would've been out if we knew it would cost more money. We took our time transitioning our parents because we thought we were covered. We were NEVER late making a payment and even tried to pay off the year. This is disappointing. Clearly we have already spoken to Ray. We gave a 60 day notice and he did not inform us we would owe anything more. In fact we were sent a check back for 200 something (our deposit). Ray said we would be okay and nothing more was owed. My husband went in a few days ago already and Ray admitted he misled us. So unless you are waiving the 600 sent to collections there's nothing more to discuss. Management there needs some coaching as they are unaware of your policy and procedures. Love the layout of my apartment. Friendly neighbors. Very dog friendly. The clubhouse is great. The gym is a nice to have. Looking forward to the pool. The staff is amazing, which can make or break apartment living. If you are an out-doorsie type, you'll love the open space, trails, and lake behind the property. Close to some of the best shopping around. Real wood fireplaces, beautiful mature woods, and an on-prem dog park. Secure entry. Great mail delivery and FedEx service. What else can you ask for? On the down side, as I'm sure is true with a lot of places, the emergency maintenace isn't good. It's a good deal. You get a lot more than you pay for here. read more

We lived there for one year, actually we moved out 1 year to the date, this complex is useless. I was harrassed for 7 months by tenant in another building because my dog was barking in the DOG PARK. We bought it to the attention of management any they did nothing, stating that they did know who he was, when I told them who. This went on and off for 7 months, yelling at me though his window, then on Sept of 23, he came out of his apartment and was cursing at me, calling me all kinds of names, and mentioned something that had happened to me personally that only one person in the management knew about. So obliviously they talk to other tenants, when I spoke to management again, they said they would check into this. In the meantime I filed and order of protection against him. Once i threw the employee under the bus, it was no longer a harassments' problem but now the dog was a nuisance, supposedly the management spoke to other tenants and maintenance workers and said that the dog barks for at least 10 min straight, we are not even in the park that long. I'm a new tenant and have been here about 2 weeks. I can't say there is much to complain about. The biggest issue I have is the low water pressure and small gym. The heat can take a while to circulate and occasionally large packages will be dropped off at the leasing office instead of or door but that's nothing to complain about. We have had a pleasant experience so far. Staff is very friendly and helpful. The knob on our dryer was broken and it was fixed within 2 days. I can say I am nervous to get our first utility bill as I have read many negative reviews regarding them but will have to wait and see how that goes. This place is a trash. Overpriced rent with hidden fees. Water bill is $120 extra. Cheap upgraded floors and stains all over the hallways like in a shelter. They not accepting packages so ups had to leave them outside the entry doors. I had MOLD in my house and apartment was very dirty when I moved in. Police is non stop a guess there because of domestic violence. Not save place for kids. They charge some people lease increase and some people they don't. Management is useless and never follow up with tenants requests. You can stay without AC for weeks because they are non stop understaff because they pay nothing to the employees. Ok so on top of the already sky high water bills we receive every month almost $30 for a single person per month as part of the water share system. The $5.60 per month fee we're charged to have the utility company prepare our bill and now the $2 pest control fee. You can expect to pay at least $55 fee for water, sewer, trash, and pest fee. They have charged us for the past 2 years $1 a month for pest control and I have yet to see an exterminator come by once. Stop with the fraudulent charges!! Ive lived here for two years and can not wait to move out! Do not , I can not stress this enough, DO NOT consider living here. I am a current resident and I regret it horribly. Never recommend you to move in this apartment complex. They are very expensive for this place for the service they offer and management at the lowest level. They are poor and slow with handling residents requests regarding maintenance. Better find apartments in Naperville for this money, I pay 1510$ for 600 sq ft monthly here and is very expensive . I have been moved with the price 1280$ and in 1 year they increased price with 230$. Usually is increased in other apartments complex with 50 dollars/per year but here it's crazy increasing of renting price. The name for apartments is "Luxury apartments Meadows at River Run" but believe me is only the price luxury, not the apartment or their services. For 1510$ monthly you can find apartment in the better location and for this money you can find larger apartment or with 2 bedrooms. Maintenance services are horribly. When my AC was broken last week, i had 85 degree in my apartment, i did call them since morning many time during 2 days. All the time they answered and said that someone at soon as possible will come and nobody showed up. After 2 days they did fix. They cannot imagine how is to stay in apartment with almost 90 degree because they have in their offices 65 degree set up and they stay in good conditions. But for their residents they don't care. Another maintenance request i placed 1 week ago regarding my garbage disposal in the kitchen and also i called them every day since last week and nobody showed up to fix my issue. Thanks JOE! 2. Hallways are FREEZING cold in the winter! I should not have to cover my newborn baby before I leave out of my door just to walk through the hallway! 3. Heating system in the home is HORRIBLE and will run your bill sky high!!! I have plastic up to my windows and it's still cold in my home. I have turned my heat as high as 85 and still no good results. I have 2 kids and one of them is a newborn and because of this FAULTY heat system, my kids can't stay home every night because of the temperature. There is NO heating vent in the bathrooms! So get ready to wear a jacket if you have to use the bathroom in the middle of the night. 4. Water takes forever to get warm! Which causes you to have to run the water for a long period of time, which causes your water bill to be sky high! 5. Speaking of WATER! Did I forget to mention that it was a SHARED water bill!! Yes! Even if you leave home and go on vacation for a month, you will be welcomed home by a ridiculously high water bill. 6. The washer and dryer is OUTDATED! And constantly gives off a moldy odor, which they tell you to use vinegar to "mask" the smell. 7. The shower makes a loud screeching noise when you turn it on and I was told it's because the building doesn't have good water pressure. And it's nothing that can be done because it's the pipe system. 8. The walls are PAPER thin! I literally can hear everyone's conversation! And don't let them be sick! I hear every cough and every sneeze. I can hear every footstep! And the people above me must have a high tech surround system because I hear everything they are watching! And every sound affect. I can hear the common door and buzzer everytime it opens and closes! 9. If you are NOT a fan of Comcast, don't move here! The leasing office (JOE) will tell you that you can get any cable you like BUT direct tv can't drill any holes to run your wires so that means you can't get it! So Comcast it is! So there goes ANOTHER HIGH PRICED BILL! 10. Office staff is RUDE and when you complain, they will only tell you about their lease termination option (Ray and Wiley) for a "SMALL" fee.. OVER $3000 to be exact! They will also HANG UP in your face! And don't bother calling back! They won't answer because they have caller ID! Thanks JOE! 11. RENT late fee is 10% of your rent after 3 days! So pay your rent on time! 12. Oh and the parking is HORRIBLE!!! By far the worse! 13. When it rains outside, it sounds like it's raining inside!!! Rent is overpriced. They claim to do "maintenance checks" on your apartment very often. They have pretty much been coming and doing random checks once a month for the past 3 months. At the end of June, a resident spilled a gallon of milk in the building hallway and never cleaned it up. It is STILL there almost three months later. We also have a neighbor who has some sort of punching bag on his patio a few floors below us. It's so lovely to hear early in the morning after not sleeping all not because the neighbor right across from us has an AC compressor outside their apartment which goes off alllllll nighttttt longgggg. And if you are expecting any mail, pick it up from the post office yourself. For some reason the mail system here can't seem to get on track so when your mail is put into someone else's mailbox, it gets pinned to a piece of cork above the mailboxes for other reidents to open and steal (this has happened to me already twice). This is a very nice and quiet place to live. The apartments are lovely but the maintenance and building upkeep is horrible. When I first moved in, in 2016 I had duck tape holding up the shelves in the fridge, I reported it and finally after a year they fixed them. The washer went out after 6 months and they bandaged it up for 6 months and finally I got a new one. As they moved the old one out they damaged my sofa with grease from the bottom of the washer and never did anything about it. When I use the garbage disposal and the washer at the same time the washer leaks, they told me to call them when it leaks so they can see it. There is a horrible smell coming from the laundry room, they came in to see what it was, poured something down the drain to cover up the smell and after 2 years the smell is still there. The top of the microwave still continues to fall off and hits me in the head after a year of asking for it to be fixed. It rained in my apartment and damaged my ceilings track light, my dining room table, my carpet and never came back to fix it. In the middle of springs rainy season and a bucket on my dinning room table to catch watch for 3 months it stopped raining inside. To add insult to injury it's been raining in my garage for the past 4 months, they've patched it up with bandages and its still raining in the garage. There is a hole on the out side of my garage that I fall or trip on when I park on the drive way that has been covered with an orange cone, I guess for my safety...The garage ceiling looks like its been patched up in different places including over the top of my car. After the water damage finally made a hugh hole in the ceiling that leaks daily and after reporting it, my items in my garage are getting damaged and I afraid my car will be next. The heat has to be turned up to hell in order for the apartment to get warm. They come in once a year and track up the carpet to look in the furnace area which they call maintenance checks HA HA HA. I guess those are the perks of being a loyal tenant that pays this high rent on time every month. And 1 more perk to living at meadows you walk into the hallway to an awfully musty carpet its dirty and the light has been blown out on my floor for 2 months, I dont even have the energy to waste my time going to telling them. I feel like I live in a high priced project and the maintenance sucks especially the little guy Vebi..But on a good note the last office manager was awesome but she left. Thank you Meadows. We were desperate to find a place when my husband was relocated to Chicago and had no other option but to rent here. It was a horrible experience, especially after the new management took over! They claim that these are "luxury" apartments...the only luxurious thing about the whole place is the leasing office and all of the snobby staff. Unless your idea of luxury includes sidestepping piles of dog *@it as you leave the building, breathing in the fresh aroma of cigarette smoke as you enter, getting an eviction notice on your door because the new management messed up the rental payment system, and being awakened by the sound of your neighbors having sex in the middle of the night. Cons: Rent is overpriced for this area. water share system- when I moved in in March 2015, I was sold on the idea that each apartment had there own water meter. My very first bill I was overcharged. Apparently some people were had been converted to the water share system and some weren't. My water bill for 11 days was close to $30 which was nearly impossible. I called the company which was out of Utah and they said my bill should've been prorated. After several months of complaining they started reading my meter. My bill went from $20-29 to around $11 for water for the month. Fast forward Jan 2016, the apartment complex has went under new management and they changed water companies- bill is back up to $29 just for water. Mind u. I am one person who lives in a one bedroom apartment, washing clothes once a week, and not using the dishwasher. Plus I know from when they were reading my meter I was only using $11 per month of water. Utility bill- you have to pay all your own utilities here. On your utility bill there is a $5 monthly charge for trash, we have communal dumpsters for the complex. Your sewage is always half of the price for water so look forward to a $15 monthly sewage fee. And my favorite a $5.60 monthly service fee for the company in Utah to prepare your bill. Bottom line if your in a one bedroom expect a utility bill of close to $60 per month for water, sewer, trash and service fee (b.s). May not seem like much. But I hate paying for something I didn't personally use. 60 day notice- you want to move out of this place, count on giving a sixty day notice. This is extreme and makes it extremely hard to secure another apartment. Neutral- there is only one pool and one fitness center for the whole complex. Most times there is not many people in the gym but in the summer there are a few kids in the pool. Good- apartment layout- apartments are spaced out good there are only 4 apartments per floor and living on the 3rd floor you rarely hear your neighbors. Parking- it's free and there is a lot of it. Beautifully manicured grounds. Mailboxes on the main floor of your building. Large storage spaces on balcony. Large balconies. The staff is still up for review as a lot of the old staff left with the old management company. But so far, they don't have that friendliness that the last staff had, who definitely knew who I were and referred to you by name when u came through the door. This staff seems cold and aloof and doesn't care to get to know you. But I will give it time. read more

Typical blood sucking leasing company. If you go in and verbally tell the Manager and assistant manager your intent to move out 2 months in advance and they don't take note of it, they'll whack you with a $2000 move out fee stating you didn't give them written notice. Even more funny is when they admitted to having the conversation of it before knowing why I was there to talk to them in the first place. All that being said I had the luxury of living above a very toxic neighbor to the community who they were well aware of. All you had to do was mention the building number and they knew right away who it was. At one point this neighbor was throwing his belongings off his 2nd floor porch yelling profane and racial comments while doing so. Said neighbor would also approach my girlfriend at random hours of the night when walking our dog and say things to her from his porch. Again, when you go to verbally talk to these people about these issues, they don't pull up an account on their system to take note, they don't write anything down. As long as those checks are coming in, you'll just be assured that they are aware of it and that they understand that what had happened was awful, but ultimately, just deal with it. I only bring this up because of their potential failure to keep their tennants safe, which when brought up was asked what steps I took to report said tennant... Oh by the way, if you call the police on someone, management will warn you for not contacting management first to determine if the police should get involved. The only thing this apartment community had going for it was it's location. For the money you're going to pay after the bogus utilities (since water is divided up evenly amongst everyone in the building who is using it), just rent a house or add 5-10 minutes to your commute and live elsewhere. People are constantly moving out as well. Walls are paper thin as are the floors. The hallways look like crap which is a clear indicator of the actual condition the apartments themselves are in. Don't let fresh paint and new cheap appliances fool you. Don't let their nice leasing office deceive you. read more

I'm only giving an 1 star cause I have to. This place is a dump. Their gm Wally is a complete idiot. He actually encourages his employees to hang up on the tenants. I even have the recording of him saying he told her too. Wow! There is dog poop everywhere. So unsafe for a dog, or a child. I can hear my upstairs neighbors dog barking. Starts at 6a.m and goes all day. They say, sometime dogs just miss their owners. The security doors are broken, when I asked about them I was told that it's on their list, but they only have two maintenance people. 3 weeks later, still broke. They gave me the wrong keys and told me they would bring them. Still never received. For 3 weeks they haven't fixed one problem. I've only been here 3 weeks. I specifically asked about parking, they said there is plenty. There is not. They say you can pay your bills in their site. Still haven't sent my info. I called today and asked for corporates number, since two weeks ago I was told the regional manager would contact me and still hasn't. I was told I couldn't have it. So I walked in there, and boom I was givin it. Shocking! I was refused the ladies name who hung up on me twice. I was told there was no manager to speak to yet, he was available when I went to the office. This place is a joke, a child could run it better. I was told to fix my windows my dogs couldn't be present. I left for four days and they were supposed to fix it. Never even came. This place is the worst place I have ever lived.
