I have lived at the Landings since this spring. This afternoon I got to meet a couple of gentlemen who are part of the grounds crew, Vince and Mark. They do an outstanding job keeping the complex free of garbage that people are too lazy to put in the dumpsters. It is a thankless job but it is really appreciated. Overall a nice place but I'm at the final months of my agreement with a notice. I have multiple maintenance issues that need to be fixed and these request have been in for weeks. Speed bumps need to be installed throughout the complex as to many people speed I myself have almost been hit multiple time just trying to take out the trash I have a hard time believing the place does actual background checks. People do your research before moving in here I'm not saying it's the worst but you're going to have noisy neighbors because the office won't abide by the noise ordinance. Beyond all negativity the pool is a nice plus and they try to do year round activities so there usually something to look forward too the wildlife and ponds are a nice plus it's an aesthetically pleasing place to be. read more

The pet policy fir this place is ridiculous. It seems like they just want to pull as much money from people as possible. I got a cat and forgot to inform them in advance as was charged 12 months worth of pet rent even though I've only had him for 4. I work with animals in my professional and personal life and this complex has made it extremely difficult to make ends meets. I can't pet sit due to the policy which is fine but I can't even walk a dog and bring it inside fir some water without being charged hundreds of dollars. It's a rip off. Then on top of all of that after adding my cat to the policy and telling me he can't roam around by himself outside... they tell me that even though I've started going out with him so that he's supervised, that that's not good enough... he has to be on a leash... he's a cat! This has been a terrible experience as a pet owner. Would not recommend. read more

I started to hate this place, I normally liked it as its quiet used to be safe to live, nice management team, even though too much mosquitos, Bugs, animal shits every where but thats fine with me, but having my car almost being stolen I can't believe though, I had 3 incidents that happened with my car, first someone hits my car and ran, 2nd time someone left a hole to one of the tires, and lastly someone tried to steal my car, I found scratches from inside, the office of course not responsible and what make it worse they have no cameras in the parking lot, I guess this will be my last year here read more

With COVID-19 happening, the staff has been very diligent in trying to keep residents and prospective residents safe. They ask you to have a face mask on when you enter the leasing office. Fill out paperwork to make sure you have not been sick. Everyone has been friendly when I made an appointment to take a look at an apartment. They are only seeing people by appointment only. They made it easy to make a maintenance request and also pay rent with their Edward Rose & Son's app. It's on iOS and Android. Pet friendly and hopefully the pool will be open soon. You have endless choices for dinning and shopping. I don't know how important location is to you, however this is a prime spot. There is even a karaoke place less than a block away. They flaunt how they do such great inspections before hand.. battery on door lock was dead, thermostats batteries were dead, smoke alarm batteries were dead.. my kitchen sink cabinets flooded.. reaked of cigarette smoke when i move in.. oh but your rent better be on time but we're gunna half a** getting your apartment ready. Don't move here please, they're liars. Also, don't deal with Aaron he will ignore you for days, not return phone calls and just suck at his job honestly. Save yourself the trouble. read more

This place has some potential but was also a NIGHTMARE. The apartments have some serious drawbacks that literally give me nightmares about living there. First off, the property is nice with the retention ponds in the back. The pool is amazing! I only lived there for 12 months thank God! Now the negatives. All the apartments have absolutely NO sound proofing or privacy. I could literally hear my neighbors above me walking to the bathroom in the middle of the night. I could hear all of their conversations. I had to learn to sleep with multiple people moving and running above me. YOU HEAR ANY AND ALL MOVEMENT! It was horrible. The parking lot is way too close to the bedroom windows of the apartments. At 2AM when the drunk neighbors pull in and are blasting rap music for 30 minutes, you will not be able to sleep. It is as if they were doing it right inside my bedroom. The windows allowed sound in just as much as the cold and let the air-conditioning out. The window air-conditioning units are horrible! For $960 a month...I expected better. The shared laundry facilities were gross. One time there was actual fecal matter smeared in two of the washers like someone washed a diaper. People would constantly use every washer and then let their clothes sit for 24 hours. There was not enough garbage can space. Not less than 24 hrs after the garbage truck came by...there would be bags and bags of garbage stacked outside the containers. Very gross and an eye sore. There was a permanent smell of marijuana that I could never get away from. My two small kids were always around it. It was horrible. There is very little screening to the people that move in. My new neighbors above me had their apartment raided by drug police twice. I only lived there for 12 months. Very Scary. The apartment above mine leaked into my living room CONSTANTLY every 2-3 months. It destroyed the walls and cupboards and the property mgmt did nothing about it when I complained. The water leaking even produced black mold in my cupboards to which they did nothing about. There was always a constant presence of fruit flies in the drains. Side note: GPS to find my address was impossible! If I ordered a ride share or food delivery....forget it! I had to stand outside with a flashlight. read more

I am giving "The Landings" a five-star review for several reasons. 1) Customer service is very important to me and the staff/personnel offered great customer service to me every time I spoke to them either by phone or in person. 2) I first spoke to Donna via telephone just to inquire about the property. Donna was very personable and patient. I loved that. 3) When I went in person, Donna took her time, making sure that I understood everything. If there was a question she could not answer, she was very quick to go seek out the answer from her supervisor or manager; this enabled me to get my answer right away. 4) The young lady in training, Nikki, was also very personable and although she was new to "The Landings," she definitely offered great input, insight and feedback. She and Donna are both a great asset to "The Landings." 5) I spoke to Courtney earlier today and she just needed to verify and ask a few questions. She was funny and friendly. Great combo. 6) When Aaron called to give me the great news that we had been approved, he, too was very nice and made sure that if I had any questions, I could feel free to ask him while we were talking. 7) "The Landings" are also near EVERYTHING! Best Buy (2-3 minutes), Meijer (2-3 minutes), Randazzo's Market, Westland Mall, 5-10 minutes from Wal-Mart, Culver's Restaurant, and so many other great places! 8) I felt the staff were genuine and not just trying to get another "sale" so to speak. This was refreshing. All in all this was a great experience and I look forward to living at "The Landings!" I would recommend this place to anyone! read more

I lived here for 2 years . The 2nd year the ppl above me wakes me up faithfully around 6am until the point where I made complaints every day! And they didn't move a inch about it didn't even get a call back letting me know ANYTHING! That's 1 reason why I'm leaving. These apartments are not worth 900 to 1000 for the headache you have to go thru and no one cares!!! They all about money here don't care for problems as long as rent is being paid. while I had no major issues with my unit aside from a couple minor things (I had to fix) on my own due to what I'm going to assume was lack of staff, my problems arise with the office. I've been dealing with a headache after moving because of paperwork submitted to the drop box coming up (missing) and now I am being told I am to pay money on a unit I was no longer living in. even after I submitted a copy of the note yet again, I was told that because they didn't have any record of my paperwork submitted to the leasing office and only an email record which I might add only came about after I called inquiring about the status of my paperwork submitted. it's essentially my problem to pay for... I am a very thorough individual so yes my paperwork was dated and kept filed with the rest of my move in, out documents and it should have been truly considered in the matter, but that's not the case here. if you decide to move here please be diligent and thorough because when it's time to move out it seems that's when things go missing and then you may end up with a bill instead of receiving your deposit. read more

My Son passed away one year ago, Jan05. I'm blessed to have some wonderful friends at the Landings Of Westland by the names of Sion and Cheryl., and Johnny. Sion and Cheryl brought me a wonderful Thanksgiving Dinner. The Mac and Cheese was awesome. Johnny brought me a delicious plate of Lasagna. These apartments are located in the most beautiful and peaceful landscapes. Lots of geese, ducks, and seagulls but they are not bothersome as I first imagined. The leasing office staff are all very helpful and respond to all our concerns. Maintenance staff are super helpful and respond in the quickest manner. The premises are well maintained and kept clean at all times. I gave them 3 stars for the following reasons: 1) The laundry room is located outside the apartment and residents need to leave their apartment to go into the laundry room. Not pleasant in winter or rainy days. Also, the machines keep braking and residents are responsible for reporting faulty machines to the company. 2) We were told that all the walls were sound proof but that isn't the case. They are paper thin just like any other apartment in America. The leasing person shouldn't advertise false information. 3) One specific staff member (won't mention names) I feel like only acts nice to you when he is required to receive good reviews from residents at specific times of the year. This person seems fake and condescending otherwise. **I would strongly encourage them to install carports. They are very necessary in cold climates and they will help retain their residents. read more

I have lived at The Landings in Westland for over 8 years. My time here has been outstanding. The office help is always willing to solve any problems or answer any questions I may have. Aaron, the Asst. Mgr. is always willing to go above & beyond with leasing questions & getting me through this computer "business". Also, a greeting in which he remembers my name is a wonderful quality that shows he cares about the residents. The maintenance is always in a timely manner & the groundskeepers have always made the surroundings beautiful. The Landings is not an apt. complex, it is a home where I am always welcome. The Landings has an exceptional 5 Star maintenance team staying on top of work orders and continously doing building maintenance and modification upgrades. the front office staff has been exceptionally professional and courteous. I moved into the The Landings Apartments in July of 2017. The date of the move in we had problems with our lease that had to be signed online. We sat in the office almost 2 hours while their staff tried to "fix it" in the end I ended up sign a paper copy which they finally put online. While living there our upstairs neighbors were VERY LOUD at all hours of the night and my guest even complained of the noise. We decided to move out and that's when even more issues began. They basically kept all of our security deposit stating that we had left the carpet dirty($40) and charging us a late fee because their office staff billed us the wrong amount for our final rent. So if you're thinking about moving out there do yourself a favor and DONT. It has beautiful scenery but not worth the headache read more

I have been residing in The Landings apartment since 2013. During that time, I have had no problems with their service. Management is very helpful when needed, any concerns I had they listened and wanted to solve the problem. I currently didn't like the stove that was in my apartment so I asked for an upgrade. And that's exactly what they did provided me with an upgrade no questions asked. They say their here to help and that's what they are doing.
