Me and my family have been home owners here for about 10 years. The location of this place is great ESP if you like a quiet neighborhood. Def peaceful at night. Pretty close to almost all the amenities. Mall, Bart, freeway, gas station. You're kind of in the middle of everything. Rarely hear any sirens or tons of cars driving by, and that's a definite plus for me. Love the walks around this community ESP when I walk my two pups. However.. The security guards here are the worst. You don't feel protected at all. Most of the time I see them just sitting there letting people drive in. And the worst part is there rude to home owners like me, I live here. You're targeting the wrong people. I have a sticker to show I live here. Be rude to someone who doesn't. Def one star for them because they ruin the overall experience. Why even have security guards when they're barely doing their job. read more

I have lived in this park for over a dozen years and have loved every minute of it. It is essentially a gated community with guards at the gate 24/7 resulting in almost no crime. Situated between a golf course, cemetery and San Bruno Mountain, it's an isolated multi-cultural oasis less than a mile from Colma BART station. You can buy a spacious ,well appointed mobile home for less than the down payment for a much smaller Daly City home situated in a high crime zone! Heated pool, sauna ,jacuzzi and exercise room are just some of the amenities in this well-managed park. Other opinions may differ, but everyone I personally know loves living here. IMHO! read more

This place is great! My brother owns a home here and we really do enjoy coming our and staying at there house! The people that live I. The area and great and respectful! There are always kids playing together its great for family's! They have a heated pool and hot tubs for the family and friends that live here! They also have a small park for the kids to walk to read more

Same rating same thoughts even after selling our Franciscan home last month. So we lived in this community a total of little over two years and we enjoyed every minute of it. Sad to leave, but we were able to buy our dream home. It's not a 5 rating, because some facilities within Daly City apartments started opening their pools, but this place hasn't yet and wasn't willing to lower their lot rent fee. If Cooperative or another company takes over this place will feel like a resort, but I don't see that happening anytime soon, so we had to close the deal on our new home. read more

This is a clean park with heated pool and Jacuzzi,gated,garded gate. Here you buy your manufuctered home and rent the space for around 1200. There's a basketball court kids are safe for the most close to all basically. What ruins all is the management So unprofesional,unethical, and would say racists. I have experienced a numerous cituatios with them just off the wall Non- sense disrespectful,and Marie by words threatening. The manager:BIG warning he spies on your home he drives his car literally stops and look at your home like a vulture sping on a pray. So uncomfortable. I've seen that many times. read more

Franciscan mobile home park is not a camp ground as it states here on yelp as of 7/14/2013. It is a mobile home park. I went to see one of the open homes for sale today. The house, although having a low price, had a rent of 11,000 a month. The house had so called upgrades of marble kitchen counters, but the bathrooms looked like a really cheap motel with tiny closets for bathrooms. There was a view of an ugly vacation lot filled with weeds, and if you look a bit father you can see a graveyard. The house next door was very close and filled with spider web and dirty that you could see from your "so called master bedroom". Why would you want to go into the master bedroom to get out to the deck for the barbecue? The deck was only accessible via the master bedroom. So you would have foot traffic with the meat, and charcoal through the bedroom. Some nearby child was lighting caps, and the caps kept going off constantly and unsettling my nerves. One has to buy the house and then pay the rent for the land, so one could in fact, rent a nicer place if one had to rent. Considering one has to also pay for the upkeep of the house as it will need repairs and so on. So, I tried at least change the yelp from a campground to real estate, but they won't allow me to do that, since they have to "check with a moderator." You definitely can not camp here. Nor can you park your RV here, but there is a nearby RV park called Treasure Island. The person who added this entry was clearly confused. If it does not say campground anymore, they must have change it. Some of the houses did seem better then then one I looked at and had nice landscaping in front. Maybe with some work one could fix the house up, but you can't really pick it up and move the house to a nicer location. The park was build in 1972, so some of the houses are that old. One could also just buy a new mobile home, after buying land somewhere. I can see why people don't want to sink a lot of money into them considering the rent dilemma. So, I don't blame them for not fixing them up. I would not fix them up either. If I had to I would live there for a while, then sell it off when I could afford something better. read more

Literally the dumbest person on earth works at the office. When you talk to her, it's like the twilight zone. Me: "Can you tell me if you have available lots" Her: "I'm not allowed to talk details. We have homes for sale and you have to come to the open house" Me: "I already have a home, I need a lot." Her: "Oh, that's a really big no no at the park." Me "So, you don't have empty lots???"
