Stephanie and her team went above and beyond anything I could have expected from a realtor company!…read more I was renting my home until the renters broke the contract and left the home with over 15K in damages during the Christmas holiday. Stephanie helped us deal with the property management company, researched multiple contractors for us to choose from for all repairs, ensured a timeline was adhered to, and made sure we were show ready in under 8 weeks. She did all this while my family and I were stationed over seas. She looked out for us as if we were family. I would recommend anyone, at anytime, in any situation, to trust Stepahinie and her team to help you with finding or selling a home. We will be forever greatful for all the hard work and time that was put in to help us during this period.

My family and I fell in love with this real estate company ever since we bought and closed on our…read morefirst home with their agent, Erika Rabet- Zeigler! Through their professional business reputation, we worked with her and closed on our first home. We were estatic! Even after the closing, Cutting Edge and Erika sent us flyers and emails inviting us to company Christmas parties, buying us free cakes, they spoiled us like family! So of course when we PCSd off Active Duty orders, we came to Cutting Edge and Erika for property management. We were provided with a confusing rent to own, Joint Venture, contract that gave Erika 51% ownership of our home. We trusted our long lasting business relationship with Cutting Edge Real Estate and Erika because they had become household names in our family. We even referred other military through word of mouth. But the unspeakable happened. Without using the power of attorney provided, Erika called our mortgage company, assumed my identity, gave my credentials to the agent on a live recording, and posted a failed payment to our mortgage account. She then alleged to make 10,000$ worth of repairs on our home, that she never made us aware of. When approached on these issues, she stated that the company made these decisions to ensure the safety and wellbeing of the tenants, and that they didn't want to bother us because we are "good people". When we got in touch with the tenants, they informed us that they signed contracts with Erika, at the Cutting Edge office, and even made a payment of 10,000$ of their money to secure the ownership of our home! We were never given copies of the contract signed at Cutting Edge and don't know why they would make this agreement with Erika to assume my identity, cook accounting books, and steal money from us and the tenants!!!! The mortgage was paid late 3/6 months. The property manager obligations were not done. The HOA has fined us for repeated violations. What did we do to deserve this? The marketing emails advised you were like a one stop shop for all a homeowners needs. I understand we come off as naive, uneducated first homebuyers. But did we really deserve this? Your reputation would have never led us to believe that such nefarious practices happen with individuals we trust our socials, birth certificates, and banking statements with. I feel violated, on so many different levels. Please be careful doing business here. As beautiful as we were treated from the beginning, we never thought this is how we would be treated coming back for more business.

She worked hard to earn our respect and business. There wasn't a time I couldn't call her and ask her question where she didn't have an answer or solution. She never made us feel like we were a bother and never rushed us to make a decision. She listened to our needs and wants and got us the house we were looking for. In addition, she gave us a great lead for a financing company that also worked out great. She kept us informed every step of the way and respected our time. She had no issues communicating through email or text when I was at work where I am not able to take a voice phone call. She deserves every bit of her commission and then some. Smart, genuine and prompt are 3 words I can say to describe her. If you are looking for a house then definitely give her a call, you'd be a fool not to because she really knows her stuff and can guide you in the right direction.

Over several months, we would fly in on weekends and pack our schedule with showings, and he was always willing to go above and beyond to accommodate us. Even in the middle of a full day, if I found additional homes, he would immediately reach out and try to fit them in. He was incredibly flexible, patient, and never made us feel rushed, even though I'm pretty sure he showed us "a million houses" (he insists it wasn't that many!). What really stood out was that we 100% never felt pressured at any point. He was always honest and gave thoughtful, candid feedback on each property. He did extensive research for us, pulling comps, analyzing different scenarios, and even looking into Airbnb rental potential and pricing so we could fully understand our options. That level of effort and transparency made a huge difference in helping us feel confident in our decision. His communication was excellent throughout, and he was always quick to respond and keep us informed. Buying from out of state requires a high level of trust, and he absolutely earned ours. We can't recommend Noah highly enough. If you're looking for someone who is knowledgeable, responsive, and truly committed to his clients, you'll be in great hands.

If you're about to climb aboard the rollercoaster that is a short sale, this is the team you want in your corner. We've worked closely with Frank throughout our short sale process, and from day one he has been genuinely invested in our success, not just in getting a transaction to the finish line. Frank's expertise in short sale negotiations has been invaluable. He provided clear, strategic guidance every step of the way and helped us navigate a complicated process with confidence. If you're looking for an agent who will advocate for you and fight for your interests, Frank is your guy. At times, I honestly wondered whether he had been a real estate attorney in a previous life (or even profession) because of his knowledge of contracts, negotiations, and the fine details that can make or break an agreement. We effectively have received the attorney experience at the flat rate... meaning sky-high value (and expertise). What stands out just as much as his expertise is his responsiveness. Calls, emails, and questions were answered promptly, often faster than we expected. Whether we had a question first thing in the morning or needed advice under a tight deadline, Frank made things happen. Overall, Frank combines professionalism, expertise, responsiveness, and genuine care in a way that's increasingly rare.
