She never put any pressure on us and was so patient and understanding. That was amazing. When we were finally ready -- because we have two kids and we became maxed out on space and needed a yard and basement desperately -- we were looking to buy the new house and sell our existing home very quickly afterwards. We didn't end up in a contingency, but it was similar. So our situation was complicated. Another dynamic at play was the market was turning significantly, going from a seller's to a buyer's market quickly. There was a lot of uncertainty about how quickly we'd be able to sell, and we didn't want that to be an issue with our new home purchase. Lauren was great in helping us navigate what that all looked like, giving us a good understanding, and reassuring us that it was possible, that we weren't crazy for going that route. She hired a really quality photographer, who took photos of each room from every angle, used a drone, made a video. They didn't skimp on anything and went above and beyond for what technically was a manufactured house, a simple 3-bed, 2-bath, lower-priced house. She overcame the challenges. And we learned a lot about the importance of staging a home through Lauren, to a degree I had never heard before from any other Realtors. Lauren's advice really helped us stage the house well. So with the photographer and great listing on top of that, we felt like all that contributed to us being able to sell at market value and get that offer during the first weekend that it went up for sale. Again, that's even as the market was turning. That's pretty incredible. She's really got it together and knows what she's doing. On the buying side, I would say it's the same. We had a lot of questions that Lauren worked us through, for instance how much was reasonable in terms of asking for certain repair work to be done, and how much we could request from the seller. The inspection had revealed several issues. Lauren was great navigating and negotiating that. We were able to get the sellers to drop the price by $5,000 initially, then we got an additional $10,000 for repairs, like replacing windows, get radon mitigation installed and some more small things. Lastly, we'd say Lauren was really fair and respectful, in terms of giving us information, but leaving it up for us to make decisions. She wasn't trying to push us one way or another. She maintained a neutral stance. It was very professional.

I bought a house in Utah around the same time with a different realtor and it was an extremely different process - a night and day difference. If I could have her help me buy and sell every time, I would!

My family and I fell in love with this real estate company ever since we bought and closed on our…read morefirst home with their agent, Erika Rabet- Zeigler! Through their professional business reputation, we worked with her and closed on our first home. We were estatic! Even after the closing, Cutting Edge and Erika sent us flyers and emails inviting us to company Christmas parties, buying us free cakes, they spoiled us like family! So of course when we PCSd off Active Duty orders, we came to Cutting Edge and Erika for property management. We were provided with a confusing rent to own, Joint Venture, contract that gave Erika 51% ownership of our home. We trusted our long lasting business relationship with Cutting Edge Real Estate and Erika because they had become household names in our family. We even referred other military through word of mouth. But the unspeakable happened. Without using the power of attorney provided, Erika called our mortgage company, assumed my identity, gave my credentials to the agent on a live recording, and posted a failed payment to our mortgage account. She then alleged to make 10,000$ worth of repairs on our home, that she never made us aware of. When approached on these issues, she stated that the company made these decisions to ensure the safety and wellbeing of the tenants, and that they didn't want to bother us because we are "good people". When we got in touch with the tenants, they informed us that they signed contracts with Erika, at the Cutting Edge office, and even made a payment of 10,000$ of their money to secure the ownership of our home! We were never given copies of the contract signed at Cutting Edge and don't know why they would make this agreement with Erika to assume my identity, cook accounting books, and steal money from us and the tenants!!!! The mortgage was paid late 3/6 months. The property manager obligations were not done. The HOA has fined us for repeated violations. What did we do to deserve this? The marketing emails advised you were like a one stop shop for all a homeowners needs. I understand we come off as naive, uneducated first homebuyers. But did we really deserve this? Your reputation would have never led us to believe that such nefarious practices happen with individuals we trust our socials, birth certificates, and banking statements with. I feel violated, on so many different levels. Please be careful doing business here. As beautiful as we were treated from the beginning, we never thought this is how we would be treated coming back for more business.

No one seems to be managing their Service portal. Average time to respond was over a month. Well beyond Colorado rental rules. - water coming in through both bedroom window and kitchen window. Took several weeks to address. - Fence non-existent for two years - reported AC was not working properly. was not addressed until September. was reported in June. Summer was now over! - Took several calls to get any response for more urgent matters. water leaks, AC. - Then, if that's not enough, when the Service guy did show up, he acted like it was inconvenient. imagine our inconvenience. - Broken step leading to backyard. Again, took several calls and a month's time before anyone came out. When we moved in. Fortunately we took pictures. And, I strongly recommend taking pictures. - In the two years we were there, we were not able to use the dishwasher due to rusty racks. - We were told the propery owner was planning on putting in a sprinkler system for the back yard. Yard was completely weeded. Once we signed, there was never another mention of the sprinkler system. Flat out lie! - Trash in the backyard. Then, they had the audacity to say we left it behind. Fortunately for us we took pictures when we moved in. - Front yard. I have oversized wheels on my lawn mower, the grass was so overgrown it was over my wheels. Also, bushes were so overgrown they were sagging. Bottom line, there are several other property management companies to work with in Colorado Springs, please consider an alternative. Don't make the same mistake we made!

Extremely poor experience with this company…read more Lots of deception & hidden fees. Watch out for them trying to claim a deposit in any and every way they can. That includes when you first apply calling the deposit a nonrefundable holding fee or some shit! (so just don't work with this company.) Expect not to get much of your deposit back when you move out, no matter how good you maintain the property. Its where they make there money. Robbing tenants. Watch out for the clauses in the contract that screw the tenant. Expect that they will say they can't rewrite the contract legally. (They can, they just wont because they are predatory.) Recommend any other company.

After one year of living in the property, I did everything possible to return the house in perfect condition: paid out of pocket for professional carpet cleaning throughout the entire house, patched and painted all holes using the same paint left in the basement by the owner, thoroughly cleaned the house, including bathrooms and floors. Instead of appreciation, I received an electronic notice listing 150 "violations", including: a billiard table (which belonged to the owner of the house), "outdated kitchen cabinets," removal of "two containers of trash" from an empty house, and invoices without any specifications from their in-house worker totaling about $6,000. After negotiations, they sent another notice claiming $1,700 in deductions, including: "landscaping work" (on a property bordering a forest, with no backyard or lawn), repainting patched holes at $150 each, another cleaning bill for $450, and other fabricated charges. Their lease even states that if you take them to court and do not win more than half of the disputed amount, you must pay them an additional $500 "for their time" plus extra inspection fees--where they simply invent more violations. This is a well-polished scheme designed to strip tenants of their deposits. Bottom line: no matter how carefully you maintain the house, with Action Team Realty you will almost certainly lose your deposit and face endless problems when moving out.
