I've lived here for 5 years. My last apartment flooded so bad anytime any type of moisture was in the air. The Falls never did anything about it. Oh my bad they sent a carpet cleaner one time who did one pass of the floor and was done before I was done brushing my teeth. You then leave because you can't live there without being sick or smelling mildew anytime you do anything. And they decide two years later to send it to collections. Don't live here. read more

This place started out decent when I first moved in. Mind you, at that point, I was paying hundreds less for a two bedroom apartment than I currently do with a one bedroom. The staff is constantly changing, replacing people you finally build a rapport with, to people who sometimes can't be bothered to refer to you by name with your file right in front of them. Amenities wise, The Falls is very limited. A halfway decent 'gym'/workout room, a pool area that, while recently renovated, still has issues. Washer and dryer units have 'pre-authorized' charges of double the amount the actual wash cycle costs, and will often times double charge you. Like many commenters, dog poop is a big issue. Now, personally, I've been assaulted on premises, had two cars broken into, and during a lockdown situation while police were scouring the area, had a gun pulled on me by PD. (I had left to go to work before the lockdown started, police were just searching the area at this point). Of course, there was no explanation from the management company to the residents as to why this was ongoing. And their response to my car getting broken into second time? 'Our security cameras are not good enough to distinguish anything useful. The police should know this. Sorry.' Yeah. I park right next to a security camera for the extra security and they are useless. Oh, and rather than give me any extended notice that I wouldn't be able to renew my lease due to my current apartment being slated for remodel, they told me a couple months ago after I had already started looking for a new place to live. I had three months left on the lease at that point, very little effort made by the team to allow for advance planning. Sadly, I've been here for more than 10 years, and I'm not sure why anymore. read more

it finally stopped letting edit my original one bit my celling stared leaking the other day and all maintenance did was tell us its rain water. the water coming out smells like bleach 60% of the time and is so yellow its turns brown in a puddle. i added a video of it at the end. oh amd tgere are 3 boys who live with thier grandma who are going around and marking 1st floor apts to rob and managment knows that just dont care even after changing managment comanies oit of no where while the lobby is still under construction for the pipes bursting back in December or November. again STAY SAFE AND STAY AWAY FROM THE FALLS. read more

The Falls was a great starter apartment for me as it was near the interstate which was quick to work and had many stores and restaurants that I liked and enjoyed. I would say around IKEA highway traffic was always a little crazy and wrecks often occurred (just a heads up to be caution). I didn't always feel the safest as a single young woman living at The Falls. I saw people get arrested in the parking lot before. The hallways carpets on non renovated side of the building were dirty and the walls needed repainted. From my understanding at this time they are currently renovating their two bedroom apartments and their main lobby area. Rent was the cheapest that I could get in that area that allowed me to have my pet with me and I was closed to Mission's downtown which I enjoyed. Their pool, hot tub, & volleyball court have been recently added within the last year or two years and they are a good additional. The Falls facebook is very interactive and is a great way to bring the community together and promote events. They have events including movie night, BBQs, Cinco-De-Mayo celebration, etc. read more

Whole area around me has flooded and it sucks yeah but main problems are with maintenance and prices of living and laundry rooms. Studios are a bit too much to live off of and laundry has also raised prices from 1.75 to do a wash and 1.75 to dry your clothes to $2.00 for each. Kinda wack. We making it though. read more

So disappointed! I saw zero bad reviews before I moved in. Moving day- 3 rd floor no Ramps or elevators. The Worst move in ever and i am 59. So so inconvenient. The fire tables by the pool don't work, the furniture is mildew stained , water runs down the sidewalk like a river, too crowded to use grills much. The water is turned off almost daily for some reason. The police are often seen parked out front . Their trash is a HIKE to get to . . Nothing convenient. Vending machines out of order. They burst a pipe in Their laundry room the weekend of Christmas after warning residents to keep water running, etc. . from Dec til I moved out in May, the leasing office was in the common lounge are- no more Internet cafe or space to have guests or access the back yard area. We had to get mail at the post office for a month. I caught 8 mice during the construction as they stopped doing pest control. No amenities were lived up to and they charged me for Blinds at the end. They were old and ugly and I kept them open and put up a curtain - never touched but they charged me 125. a cup of ketchup was spilled on The hall and three weeks later after two emails someone cleaned it. Gross place. The street was also torn up which wasn't their fault but just made it even more irritating to live there . Don't . They did always respond to emails is the only good thing I can say. read more

The worst apartments I have ever come across. My daughter and her boyfriend lived here for a year. They moved out in July and they are still trying to charge them for August rent. The apartments are gross. First of all, the apartment they showed them wasn't the apartment they rented to them. They found out after moving in that it is infested with roaches. They shut the water off all the time. Tell the renters they can't use water or shut their heat down. It is ridiculous. The kitchen cabinets were supposed to be new, but the drawers fell apart on them. There is so much more i could say about this place. It should be condemned. Do NOT choose this place. Even the front office people are nasty to you. The hallways are gross, not renovated at all. My daughter bought a security bar to put in on her door in fear someone would break in. Her car was broken in to, and front desk had nothing to say to her. When contacting front desk for things, they would get hung up on and they always closed early. Dark brown gross carpet when they moved in. It is a trek for them to take their garbage to trash cans. read more

There are people constantly fighting and arguing and screaming at each other at all hours of the day, my boyfriend and I have personally seen the police here AT LEAST 10 times since living here, I have had numerous inappropriate comments made to me by men as I'm trying to walk to my car, and a woman once went around our whole floor knocking on people's doors trying to get in "because she knew someone living there". (She did that on 2 separate occasions actually). It's just sad to not feel safe in the place you're supposed to feel safest. Aside from that; the complex itself constantly reeks, there has been dog poop just in the middle of the hallway 3 times now, people's trash dumped at the end of the halls, and the water to our whole floor being shut off AT LEAST once a week for "repairs". My laundry has also been stolen out of the dryer twice. If you are as desperate as I was to find somewhere affordable to live in a short amount of time, I can promise you there are other options aside from this place. The price may look nice but the fear and endless issues is not worth it. read more

This is a beautiful apartment complex! The maintenance people are wonderful at keeping the sidewalks, parking lot, and especially the hill you drive up/down to get to the buildings clear of snow and ice during the winter. The staff are incredibly kind and they've been expeditious in following up on a couple complaints I've had, and keep me in the loop so I know that the issues had been resolved. When I check my mail, located in the lobby area, they like to chat me up, calling me by name and asking how things are based on previous conversations. Considering how many people live in these buildings, I find their remembering me pretty impressive! I've lived in a few different apartments/complexes in my life, but this one definitely tops the list for me in price, location, appearance, and courtesy! read more

The Falls is at a really good location, located right next to I-35 and Lamar. It is really close to the main part of mission, only about 5-7 minutes away from Target, HyVee, etc. Downtown is only about 6 miles away. This was one of the perks about living here. Besides all that, The Falls tries really hard to make themselves an attractive place- there is free tanning, 24-hour 'gym' (which is basically some treadmills and free weights, but that's all I need!), free personal trainer once a week, free movie rental from their library, free coffee/wi-fi in their 'cafe' (which had REALLY comfy huge chairs and was usually quiet), and a pool, hot tub, and sand volleyball courts. You can also get a flat rate for your utilities included in your rent, instead of having to pay them all separately. The main office is really nice, it has a high ceiling and the staff is very friendly. The sales manager remembered my name and apartment number, AND my dog's name. How impressive! It was nice of her to make that extra effort. The mailboxes were in a central location, right by the leasing office. If you get a package, the leasing office store it in a locked closet for you and you get notification for you to come to the office so someone can get it for you. The pool is pretty nice, is smaller than it looks, but there is a waterfall in the background that is cool. It was always pretty busy in the summer though. Now for the drawbacks. Since this is basically in Kansas City, KS (right on the border of Wyndotte and Johnson counties), the people who lived there weren't the classiest. I heard fights in the parking lots, and some people seemed a little shifty. However, I never once felt unsafe or in danger, and everyone says hi to one another. Sure, there may be some weirdos, but what apartment complex doesn't have weirdos?! Another main thing is that the hallways always smelled. Sometimes it was cigarette smoke, other times it was someone's cooking from down the hall, you get the idea. But overall, the Falls is attempting to make great improvements. They've built new storage units and garages you can rent, replaced all the windows and sliding doors, and is doing some painting. This place is good for someone just starting out or someone who just needs an affordable place to live and isn't too picky. My apartment was really nice, so looks can be deceiving. read more

The management team has let me down largely twice in less than a year. The room is decent, the Desk Assistant is nice... also the lawn that I cross to get to my car is constantly covered in dog poop. If anyone wants to resolve my issues in a way other than "deal with it or move" I would be more than happy to remove this review. Before I even moved in, they gave my apartment to someone else, and insisted I would have to move into a different- less desirable apartment, AND PAY MORE FOR IT. Now, I've been dealing with a problematic neighbor for two months and in the end of it they refuse to do anything about it and "offered" me to move out or break my lease. I still live here. Covid trapped me. First off. Don't believe the pictures. There's a few apartments that they remodeled, but the bulk don't look anything like that. I can't believe this is my third year here. But be prepared for water to be emergency shut off literally almost every other day without warning. Staff is being rude AGAIN about packages when they sit about 30 seconds away from the mailroom that residents DO NOT HAVE ACCESS TO... they want me to come down three flights of stairs while I'm alone at home caring for two kids 2 and under. DO NOT LIVE HERE IF YOU HAVE KIDS. This place is not accessible whatsoever and actually somewhat dangerous with all the stairs and rocks everywhere. Had to open up an investigation into my missing package. The carrier is just going to call The Falls and ask them to look for the package. NOT sure why they couldn't just do that for me and prevent all the hassle. If you like staff being super rude and not understanding of any difficultly you have leaving your apartment, live here. I wish we didn't. Previously they actually yelled at me over the phone because a check didn't make it into my mailbox. Turns out they had the check. But didn't want to "check" for it. While I do pay for covered parking because after 10 pm you have no hope of a parking spot. People still park in my paid for parking spot. They continue to raise the rent with no hope of them fixing the actually apartment. Some residents are nice while others fail to clean up after their dogs. There was a pile of poop not a foot away from the doggy clean up station which had dog bags for said problem. People speed through the parking lot. It's a regular death race 5000. No one can park. The A/C unit is a joke. The studios and one bedrooms have one A/C unit. You have to cover the vent in the living room/dining room/kitchen to direct it to the bedroom. The 2 bedrooms have 3 A/C units. I could go on. Check this place out for a laugh. Don't get caught up on how pretty the pool area is, they hardly clean it. read more

RUN AWAY FROM HERE! The place is chockful of roaches. Management does not have an exterminator come by on any regular basis, so you have to request any sort of pest control on your own (which will be all the time). I have walked down the halls and have seen roaches on the ground and climbing the walls. It is disgusting. As for its amenities, I've not used the tanning equipment in fear of its cleanliness. The gym has minimal equipment, and generally, something is not working at any given time. The coffee shop never has any of the "free" coffee it boasts about. The business center has 3 computers, but usually only has one or two of them working at a time and are outdated. I love the location, but The Falls is on a long strip of apartments. Don't choose this one when you have so many other options. One perk about the place, whenever I've had a maintenance request, their staff has been very quick to get the job done. However, it's usually just cover-up work. But that doesn't matter if you're not planning on making that a long-term home. read more

Oh my gosh, this place. First of all it took over two months to get approved. Then upon approval, the apt I had signed a lease for wasn't ready. They moved me to a different apt, no big deal. Thank the lord their online system wasn't working so I went in to give them a cashiers check, and they said, "Your apt is going to be ready tomorrow at 9, that okay?" Ummm NO! There's a ton of hidden fees, management is not on tops of anything. I didn't even have to live here to get the gist of how things work around there, pulled my application when they finally told me I could have the apt after 5pm. Attention: Most of these reviews are 2-4 years old. This one is recent. They have gone through a renovation are very successful now with their new branding. The Falls has a great price and convenience of features. Of course, it can't be perfect because it is value-matched. You get a gym, pools, free tanning/personal trainer, good view, free coffee/tea, events/competitions, free wi-fi in the lobby areas, convenient location, great office staff that provide tons of resources, and some cool room amenities (my apt has track lighting that I can move and heater/soft lights in the bathroom.) I also got to paint my apartment and they didn't care since I did a good job - it could stay when I moved out. There is also a waterfall, sand volleyball, and outdoor cooking/grilling. The only downside is that it is pet friendly, and some people shouldn't have pets and leave them on the balconies or not clean up. Management has been trying to enforce correct care for tenants pets but some cant do that. This can be a positive for some. The Falls is almost all 1 bedrooms or studios because it used to be a singles community and housed pilots/stewards for extended stays. I got lucky and got a larger than normal 1 bedroom at a great price. Pricing changes daily to market value but your utilities are included (electric and water.) All-in-all I got a small house for the same I paid somewhere else for less stuff. I would move here again - due to its location it has lots of areas to serve. I work in OP by JCCC. read more

I am very happy living here at The Falls. I have been here four years. Everyone on staff here is friendly. This is the first apartment complex that I have lived in that serves wine once a week on Wednesdays. And has parties and events for the residents. Things I like about The Falls besides being "Resident Friendly ". They are fairly reasonable price wise. They are close to the interstate and you can get to wherever you need to go fairly quickly. I can have my cat. They have a really nice pool and barbecue area. And no matter what apartment I live in I don't have to go outside to pick up my mail or packages. I have made new friends here. Things I don't care for. The water is shut off a lot during the day for plumbing repairs. But usually only for about an hour at a time. And they usually try to do it at the same time of day so you know when it might be shut off. But the building is old. The carpet in the hallway needs to be replaced. Parking spaces are kind of hard to find after 10:00 pm. To me the positive aspects of living here far outweigh the disadvantages. read more

Regarding the Falls Apartments... Don't. I never even go to the point of living in there community. The had really a goof priced studio apt available. I am retired. I am in the process of forming a business and needed a place for 12 months. I filled out there application ands was told the had a 1/2 off price on the fee. 1st red flag they charged me full price. No refund then they benefit verification.... ok and my part time job employment verification. Well immediately they said I was rejected. But when I pressed them it was for a different more expensive apt. 2nd red flag. Then the employment verification form needed to be fill out again because 2 spaces were left blank. I have no Idea why they couldn't just fill them in. So we, my employer and I did it again, nope they said you need 3x the monthly rent in income. I did. They repeated this by the way on every email and conversation. I finally said enough. I did all the math for them to prove the 3x #s were correct. I wasted a week when I'm pressed to find a place. All in all the math was easy. My gut feeling is they didn't want me living there. For whatever reason. Fine I'm not. If their organization lacks integrity, empathy, courtesy, and basic math skills how well do the run their business? read more

Plumbing is so screwed up but you have to beg them to fix it. When I moved in my apartment reeked of cigarettes to the point that it almost wasn't liveable, I had to spray the walls with vinegar and then it just smelled like a smoky Easter egg in here. They hadn't cleaned the apartment and then it was suggested that I should clean it myself before I threw a fit. The hallways smell awful at all times. Anything left in laundry area will be stolen, even cheap laundry baskets. Literally no parking after 10pm and even when you can find it expect a hefty hike. They just renovated the office and pool and yet the units are old and falling apart. Any and all five star reviews are absolutely fake. read more

Worst place I've ever lived at. Rent was already insanely at close to $600 for a tiny studio, but you are treated like you're at a $350 studio. Here's my year long experience at this hell hole. I Upon applying, I was met with a NO DEPOSIT REQUIRED offer. This is because they renamed it to an administration fee which was something like $200. Non refundable. A silly trick, but most places keep about that much of your deposit anyway. It only got worse though, as the pet rent was $15 extra a month forever, plus $200 deposit, $50 refundable. Also they tacked on $10 extra a month forever because they claimed I had no credit report and couldnt be trusted. I've never had any issue getting an apartment anywhere else. They don't fix a damn thing in your apartment that breaks, and break it surely will. My appliances were antiques. 101 various minor annoyances with every aspect of the place soon revealed themselves, the worst being a dead compressor in the fridge, that sounded like a sledgehammer hitting the floor at the end of almost every cycle. It would wake me up 3 times a night on average. I reported it 3 times, and all 3 times they filed it as fixed in their system, without anyone so much as even moving my fridge out of it's position. They simply lie so they don't have to do their jobs. Dead outlets. dripping sinks. You better be ready for many trips to the hardware store and time spent fixing everything yourself. I had to move into a studio facing the highway. This wasn't so bad. What was intolerable was the constant trains that passed by. I could never hope to actually watch any tv or listen to music while having my deck door open for fresh air. Sleeping was also impossible. The trains were 24/7. The place is also near a sewage plant. During all the warm seasons, you will be greeted with the smell a feces outside whenever the wind decides to blow in that direction. Best get used to it. You better expect to have your privacy invaded every 1-2 weeks on average, as they are constantly notifying you about bug spraying, filter changing, alarm testing, and whatever else. I hope you have nothing small and worth stealing or any pets that they won't care about getting out while they leave your door open. Oh and the parking. Guess what? Most nights I came home at midnight, not a single parking spot was to be found. They let more people move in every day, but they cant expand the parking, and in fact, they shrunk it when they repainted the lines outside, by what they call "RockStar Parking". You better expect to pay the extra $20 a month if you dont work a 9-5 job. I actually was willing to do this, and gave up 4 weeks later when they said they still didn't have the "signs" made, to allow me my spot. Ok, so I just banked on 5 nights a week, waiting up to 20 minutes idling in my car, for someone to leave their apartment so I could get a parking spot. There are NO other businesses nearby where you can park. This community is at the top of a steep hill. You will not be able to even return home after a hard days work unless you can wait to steal a spot. There are only 3 good things about this place. Two of them are the gym and the pool. They are there to make you think you'll get what you pay for. They are entirely there to mislead you. The final perk is the free coffee and treats/donuts in the office every morning. Make use of these. Ignore the actors at the desks. Take what they owe you and leave. That's all the advice I have. Finally, today, 6 weeks after moving out, I got the $50 pet deposit refund in the mail. I had to call and complain, show in person to complain, call again to complain, (they always claimed the girl who handles invoicing was not there that day). They further tried to weasel their way out of paying by mailing it to the apartment...at The Falls, that they know I moved out of. But USPS thankfully redirected it for me. I made the girl confirm with me face-to-face the day I moved out, that they had my new address on file. She obviously lied. The final insult in the letter attached to my deposit, read that my "reason for moving out" was "money problems", and not the laundry list of complaints I fed her when she was dumb enough to ask me why I was leaving. I've lived here for 1 year and overall it hasn't been too bad. The cost of living here is probably the cheapest you will find and the location is great it's right off the highway and theirs a QuickTrip right down the street and many other places within minutes. I've had a couple issues while living here but in their resident portal online they have a service request link (I made plenty of them) as long as you continue making them they will resolve the issue. The major issues I had were the a/c & heating unit in my apartment didn't work well at all, they had better units in the hallways rather than my apartment but after many service request they ended up giving me the one from the hallway and it's been great since. Besides the heat in my bedroom, I ended up buying a portable heating unit because it does heat up the full apartment. There were bed bugs and roaches in my apartment and I had to make MANY service request for pest control to come. But after me bombing my apartment (one time), pest control spraying the apartment (three times), and arguing with one of the employees because she claimed I had to wait a month before they would come (FYI their pest control comes every Tuesday) I haven't had any issues after. Also my sink didn't drain properly and the garbage disposal was not working they fixed it (although it's messed up again). It's a great first apartment, cheap, and pet friendly. If you have any issues don't be afraid to make a service request online, they are good at following up with them. Even though it might take a little while to be resolved the fact is that they still resolve it. It wasn't the best apartments but definitely a decent place to live. Cheap place to live. Good people. Mostly a 'young adult/dorm' kinda feel. Looks like a sprawling hotel. Pool and outdoor rec area is actually really cool. Free parking, but option to pay for a 'rock star' spot. Garage and/or outdoor storage closets are extra. read more

The worst part about the falls is maintenance. It took me 5 or 6 requests to finally get my air conditioner fixed. But it is finally fixed and I'm not sweating anymore at night from the heat. Office staff is friendly. Hallways sometimes smell bad... like smoke, or combination of stuff. I have heard horror stories about not getting your deposits back so i will have to see about that when i move out in a month. studio apartments are really small! Appliances such as dishwasher STINK!! They say they are only a few months old but it doesnt clean well at all! They are either not really new or they are the cheapest ones they could get their hands on. ALSO, THEY CHARGE YOU A BASE (OR ATLEAST FOR MY STUDIO IS 88$ FOR UTILITIES) but if you "go over" you owe the difference! THEY DONT TELL YOU THIS when you sign the lease they make it sound like you pay 88$ no matter what. and if you use less you dont get your money back so you LOOSE MONEY TO THEM! OVERALL I WOULDNT CHOOSE TO LIVE HERE AGAIN KNOWING WHAT I KNOW NOW. EVEN THOUGH THEY DO HAVE NICE EXTRAS. read more

I lived here while in Kansas City for my job. I had a furnished apartment which was perfect because I didn't have to sign a contract for 12 months because I was only in KC for a few months and I didn't have to move all of my furniture. Being located right off the interstate was great because I could get on within minutes...once on the highway...ugh...a whole other story!!! ANYWHO!!! I enjoyed having the gym right there. It was so nice to be able to come home and relax for a minute before going to work out. Besides the gym, they have a coffee bar which was nice to go read a book too. The laundry facility was on site and I didn't have to drive to a laundromat. When I moved, I enjoyed the management team so much that I decided to move to another apartment managed by the group. Everyone helped with my decision and I am really happy. The office staff was friendly and they have really great resident activities. I would move back if I ever had to live in KC again! read more
