I've been here for about three months now. So far I love it. I'm on the third floor and my balcony faces the lake so I have a great view. Nothing to complain about Maintenance comes in a good amount of time and the staff is friendly. It's very quiet. It's also a great location because there are a lot of restaurants grocery stores and shopping stores in walking distance. Another good thing about the apartments is that it is a gated community, it's very pet friendly, and every apartment is equipped with an alarm system; so security is great. I'm giving it four stars because they don't have valet trash pick up and the dumpster is a distance away and there's only one. Also the rent is a little expensive however the one bedroom is very spacious with a little over 900 ft.². You're not gonna find many one bedroom apartments in Jacksonville with that size one bedroom apartment. read more

The staff are really friendly and try to help you in any possible way they can, as well as timely. communication is great, the community as a whole is great and clean. everyone respects each other and gets along, never any noise disturbances or anything crazy going on. great place to live! read more

In my eyes a lot of the reviews here are your opinions which are fine but in regards to increase they happen. It's NOTabnormal. It's the market. I have been here since July 2022 and haven't been happier. With all communites things happen, things break, the Staff at the enclave has been great and helpful to get everything fixed. In large communities thefts will unfortunately happen. A lot of people live in the enclave. Lock your doors and take precautions. the gate has worked normally since I've moved in. we live in FL...bugs live everywhere and they are ontop of it. If you see one call and get on the list for the weekly service. No issues with anything. Thank you to the entire team at the Enclave for ensuring everything is great. read more

If you want your security deposit back, don't live here. I've called here several times since I moved out over A YEAR ago. Each time I get the run around. I've asked for a manager, each time they are unavailable or not in the office. No one can help me but they have no issue not sending me a check. It's not even my full deposit and I was okay with that. Each time, "a check will be sent soon". Nothing. I expected so much more from a luxury apartment complex. Instead, I got the run around. I Will not be referring anyone here. I hope that in the future you can learn from your mistakes and try to better assist those in need of your care and attention. read more

Stay away from here! Staff could care less about you after you move in. Once they get your money they go MIA. Staff is some of the fakest people you will meet in your life. They take forever to do anything for you. Maintenance staff is clueless on how to fix things it's pretty sad. Takes them forever to get stuff done if you need something fixed. They say they are super busy but you will find the maintenance people hanging out in the back not doing anything but on their phones. Huge roach problem that they blamed me for took them 3 months to actually try and fix the issue. Property manager Shannon is no good how she still has a job there is wild. Goose poop everywhere and they do nothing about it people feeding them all the time and the staff does nothing. Landscaping has gone way down hill! Spend your money else where don't move in here stay away from here! Plenty of nicer places with people that actually care about you living there! This place does not care about you at all! All you are to them is money. Truck was broken into a couple of times and they did nothing I had to call JSO to get them to come out start patrolling. The gates never work really! We spend a lot of money here for pretty much nothing besides 2 okay pools! Again stay away from here. Staff is just miserable to deal with!!! read more

F**k this place. I've lived here currently 9 months and it's been THE WORST (: I've paid my rent every single month on time. My job f**ks up payroll THIS ONE TIME and I got paid a day later (the 4th) , so on the 3rd I went ahead and paid $1,114 out of the $1,605 that I owed... they charged me a $155 LATE FEE.... um b***h how tf does that make sense... if I didn't have the $$$ the 1st time around how tf are y'all gonna tack on another $155 .... I had paid more than 1/2 the rent but their greedy ass, money hungry ass land lord is charging me 9.6% of the $1,605. Keep in mind that FL law states that late fees should stay at 5% unless it's written in the contract..... READ THE CONTRACT BEFORE SIGNING A LEASE TO THIS SHITTY ASS APARTMENT!!!! Building 18, 3rd Floor, Our bathtub creeks like a mother fucker EVERY SINGLE STEP YOU TAKE cuz these dumb asses don't know how to build anything correctly The AC here is literally TRASH. My sister lived in building 8 and had the same problem. JEA gets expensive bcuz when you call the aprtmts maintenance... they put a band-Aid over the problem Your refrigerators ice shoot is not gonna work. My sister had the same issues. Ice just gets clogged The people in the office don't know wtf they're doing When I toured this place they showed me this nice ass apartment that they said would be like the one I was signing for... bitch in what realm... cuz the apartment I was forced into was this shitty one that looked NOTHING like the sample one I'm constantly getting emails from The Enclave saying that ANOTHER Car has been broken into. Sooo just bcuz it's a "Gated Community" doesn't mean you're secured Definitely not worth the experience ass price tags that they put on each apartment If I could give 0 stars I would read more

The Enclave appears to be great. Once you sign a lease that all ends. From May 1, 2021 to May 2023, The Enclave raised my rent over $300/month. HUGE RENT INCREASES and NO VALUE ADDED to the APARTMENT. So, at The Enclave, either pay the HUGE RENT INCREASES - or move. The WINDOWS SUCK at The Enclave. Almost tore my finger off!! The Enclave doesn't care. It's all bottom line. Then The Enclave sent me a BOGUS $360 apartment clean up bill. The Enclave did the same thing to my Mom when she lived there. The Enclave sent my Mom a HUGE MOVE OUT bill too. The Enclave will raise your rent tremendously forcing you to move. The Enclave will try to stick it to you again on the way out! No security at night. Cars broken into constantly. GEESE POOP EVERYWHERE! This is not a safe community or a clean one. STAY AWAY FROM THE ENCLAVE. Former resident Robert Niehaus. read more

I've lived here since February 2021, a few staff left and new staff came in. I don't mind the Enclave, I never had a problem with staff, I am having a problem with all these new people feeding the geese, and there's poop everywhere it's annoying at this point. But overall my apartment is clean, maintenance always come when I need them honestly. They've replaced my dryer and AC when it became broken. They're responsive to me, I have not had any thing stolen from my car so not sure wha that is about. But other than the geese feeding I recommend it. The dog park needs to be updated though, my dog got fleas from it, it was terrible. I definitely don't go there anymore and it's a hole underneath the fence for the dog so they can easily escape, that's the only downfall I have. And if you have insects they'll get the guy to come spray your place. He only comes certain days of the week but he'll come. Hope my review helps. read more

One of the worst apartments complexes I have ever lived in. Management and maintenance are incompetent. We have what should be a new apartment, according to the lease. Our apartment is filled with all outdated appliances, leaking thin walls and mold. The AC unit has broken more times than I can count! Feral cats surround the complex, attacking people and children. They destroy property and will sneak into your apartment/vehicle. Raccoons and opossums are in the trash and all over the horribly maintained landscape. Major pest problem! This is not a family friendly environment! Aggressive neighbors, fighting and screaming at 4am. Parking is a nightmare, your car will get damaged or you might get run over at any time. The security gate is constantly broken and all amenities are a joke. Save yourself!! read more

I was going to move out of here and leave a 4 star review but apparently they do not care about security. Someone broke into my car last night and stole stuff out of it. Apparently this has been a problem for them for a long time now and they keep the gates open all day and only close them at night. This isn't a safe community. Not to mention the gates stop working all the time. So they are left open when broken and that's frequently. read more

Unfortunately I made of the mistake of not listening to the poor Yelp reviews when I had the chance. This complex gave me and my military husband so many problems when it came time for his deployment. Due to there staffs mistakes of incorrect communication they costed me and my husband over 800$ of doubled water and trash fees along with carpet and other random add ons. We went back an forth with the office manager Gracie who was very argumentative and manipulative. After a single conversation of one of their mistakes we started to see double charges of water and trash that made no sense for months we already paid for. It took tons of phone calls and emails being ignored and still was given nothing back. Kept our deposit and enforcing the payments with no explanation of why. We called to give a months notice of his deployment and they told us that without order paperwork we cannot give the notice. Then we called a week later and a different lady said that we could but now we would have to pay for the weeks difference when moving day came. Then when that week came we made the difference payment and they charged us a 200$ late fee. Now because of their mistake we had to pay for an additional week we did not live there and on top of that pay a 200$ late fee for not paying it on the 1st when we were told to pay on moving day when returning key for that week. We have also been called by mistake from the office and have heard them laughing and talking down on us without knowing we were on the phone yet. Me and my husband are both very understanding and easy going people so it took a lot for us to get to this point. Also a ton of bugs and mold if your okay with all of that, this is the place for you. read more

I have lived here for coming up on a year and have had a great experience thus far. Brittany at the front desk is beyond helpful in accommodating with whatever they can help with! The apartments are nice and exterior is cleaned and maintained so well. Had a request recently to maintenance where they went above and beyond to help and was so friendly. Shout out to Steve in maintenance for being so awesome. Overall 10/10 would recommend plus so close to the beaches and restaurants! read more

Me and my family have lived in this complex for nearly 3 years. The maintenance staff is decent and The management is good as well. Have only had issues with getting a replacement dishwasher after several calls for it being backed up. They do send erroneous notices from time to time but have always been responsive to our concerns. The landscaping is great and there are ducks, turtles and birds which make it a very serene living environment. We were fortunate to get an apartment next to the playground where our kids and other neighborhood kids play together. They have made many friends and always enjoy the pool which is cleaned almost every day. The grills work great and my neighbors for the most part have been great as well. I have no idea what all the complaints about racism and infestations are about. Again I've lived here for nearly 3 years and haven't had any of those issues. Also there are water bugs from time to time typically due to heavy rainfall and flooding. We live in Florida where bugs, mosquitos, lizards are a part of everyday life get over it. They are not to be confused with roaches even though they look similar. When we moved in the carpet and paint were new even though the appliances are outdated they still work well except for the dishwasher. Emily has always been kind to my wife and kids. And I would recommend this place to someone that has a small family, business professionals or if you're in college with roommates. The neighbors are nice and respectful and we will probably stay for another year or two until we are able to purchase our home. Disregard the 1 and 2 star reviews as these are disgruntled residents and their reviews are baseless claims (I.e- racist?, bad parking? Infestation?) There are many dog owners and they always seem to clean up after their pets. The ducks do poop on the sidewalk from time to time but that is the price you pay for living with wildlife so close. (Also my kids feed them bread from time to time so sorry for that) This is a peaceful neighborhood and they have recently had the gates operating properly for some time now. They throw community events from time to time and provide food and entertainment. This is my honest assessment of this place and I only wrote it because I read negative reviews that are clearly from people that seem emotionally distraught. I thought I would take some time to clear up the record as a resident of a community I enjoy. read more

They do credit checks despite being advertised on yelp saying otherwise. They charge 250 dollars to just apply and when you ask when you will get your money back they say within 30 business days. Oh also, we were charged for security because it is a gated community. However someone broke into the complex multiple times and robbed a bunch of stuff from people's cars. I have been living here for over 14 months, and have never been late on rent. This past weekend I was out of town due to my significant other having a surgery. I got in late on Saturday the 3rd of the month when rent is due, and ended up paying rent 36 min late. They charged me the $110 (%10 of the monthly rent) late fee for being late. Now don't get me wrong I agree I should be charged for this, because I was late and that is my fault. However, the service after is very poor. The leasing office cannot make any decisions autonomously. They just say they will "Check with the higher ups." All this leads to is poor service for the residents, because the staff can just blame everything on the overseeing company policy. This is not the first time I have been told that they cannot do something due to the "higher ups." read more

Luxury apartment homes? That's a laugh! This should be called Joe's Apartment. There are sooooo many roaches, ants, beetles, insert other insects here, in my apartment. I have had the pest control spray twice, I have bought combats and other insect spray, and I continue to find them, especially roaches. I keep my home very clean, I never leave food out, and seldom leave the trash in the can for more than a day or two. I understand that this is Florida and there will be critters, but I have never had an issue with roaches in any previous homes. Additionally, when I first moved in, there was a serious leak in the roof that nearly ruined irreplaceable art that I had hanging in the room. There was a large wet spot in the carpet and standing water on the window seal. When I brought this to the attention of the young lady at the front desk, she acted as though she didn't believe me and was extremely rude. It took nearly a month to be repaired, and they did not keep us informed about the process. I believe there is mold, but this cannot be confirmed. I wake up every morning with congestion and when I sleep away from this apartment, I do not experience the same discomforts. The dishwasher is terrible. It is so powerful that it has broken two of my Corelle dishes, and the drying feature hardly works. The oven is lopsided, which makes it difficult to cook evenly on the stove, and the bottom drawer often comes off track and is difficult to realign. I would expect these less than mediocre features from a "normal" apartment home, but the Enclave prides itself on being "luxurious." DO NOT WASTE YOUR MONEY HERE. Additionally, we pay $30 for a trash fee and they do not offer valet pickup, and the compactor is often broken or full. The water is shared, so it does not go by your personal consumption. Electricity is outrageous, probably due to the large gaps under the doors and apparent leaks. Find a more reasonable home for your money. read more

I moved in less than a month but I have nothing but great things to say about this community . The staff deserve so much respect because they truly look out for you. *BEWARE* Wouldn't recommend this apartment complex to my worst enemy. The office is highly effective at not communicating with each other, losing important identity sensitive paperwork, and not resolving the roach infestation on the grounds. "Luxury Apartments" because your rent will be over $1350 for a two bedroom one bath, and they have two pools with a front "security" gate that does NOT close. Ask about it and they'll tell you it's under maintenance, or they are waiting for a part. They take "nickel and dime-ing" to a new level when you move out as well. ex) Asked if we should have the carpets cleaned since we were moving out to which we were told not to because the apartment was going to be gutted for renovations. A week after we moved we were charged to replace the carpet. They had one picture that was zoomed up so close to the "ruined" portion, you couldn't tell which room or even it was even our apartment. Save your money and find somewhere with an office team with a moral compass. read more

WORST management ever!!! We signed a lease for an apt @ Enclave prior to our move from Dallas, TX. Enclave called me the MORNING of the first day of the lease to inform me that there was no apt available because of "AN UNCONTROLLABLE FLEA INFESTATION", (at the same time movers in Dallas were loading my stuff onto the moving van!!!) Not only did we have no address to provide the movers, but no place to live and had to search for a home while driving from Dallas to Jax in time to meet the movers! To add insult to injury, the arrogant manager refused to help find other housing, or compensate for storage fees/and additional move.....AND our credit scores have decreased because of the excessive credit inquiries incurred from the multiple leasing companies we were forced to apply to! Isn't it an apt manager's job to be aware of the condition of the property they manage? AND to fulfill the terms of a Lease? ....and more important, to make honest, reliable representations to potential tenants BEFORE leasing to them? I wonder if the other tenants and the Board of Health are aware of Enclave's "uncontrollable flea infestation" or if the apartment associations are informed of Enclave's reckless disregard for tenant's rights. read more

My daughter and friends moved in after a tedious process. One idiot girl moved out, even though all three are on the lease together. After months of the one tenant not paying and an impending small claims suit against her, the staff continually entered the apartment on BS reasons drummed up buy the non paying tenant and they DON'T state to the remaining PAYING tenants, (paying the thirds portion, on time, I might add), why they are entering repeatedly. No notice when they have entered half the time, no consent, no reasons, no feedback as to what they were looking for or found. Sometimes they have entered more than once a week. They provide NO documentation of any of these relentless entries into the apartment, or these unfounded complaints by the missing tenant. We are currently not only taking the third, non paying tenant to court, we are starting a harassment lawsuit against this unprofessional and invasive entity of The Enclave. They have maintained private and damaging conversations to the third roommate that is absent, yet do not disclose ANY of the information fairly to all three. I would recommend that NO one sign a lease with this complex, especially if the tenants are young and inexperienced in Tenant or Contract Law in Florida. It has amounted to bullying by the Enclave staff, with them repeatedly calling the young girls AT WORK, or while they are in school. Their constant harassment has cost everyone money, time, energy and effort when they should conform to legally correct behavior and be easily manipulated by a bitter tenant that refuses to pay her rent but retains gate and door keys in order to behave badly and irresponsibly. These activities have made it impossible to find a replacement roommate. In an update, the Enclave set an amount for damages and it was paid. Within a week the girls moved out and the Enclave then decided that soooo much BS invisible additional "damage" had occurred that they kept the entire deposit. (Which is illegal). Be cautious of moving into this complex. The amenities are "eh" and for the money you can get a much nicer situation but most importantly, this place doesn't follow the law or rules. read more

About The Enclave Not a really good place to reside. They tend to judge and then give you a hard time when they are wrong on so many levels, the security officer and head maintenance man seem to have racial issues. The management team harasses and doesn't display any ethical values. The upgraded unit is nice, however it is infested with ants. I've lived there 11 months and these people have harassed me the entire time because my son was visiting and touch the officer locked up bike. He came to my residence threaten my 18 year old son in front of my 10 year old son. Then proceeded to say that he will get me evicted which they tried but was unsuccessful. So they decided not to renew my lease I retaliation to a matter that could have been easily resolved when I first heard of the situation from my son and reached out to the office. Instead of them addressing and rectifying the issue with the officer they decided to target my entire household with continued harassment and false assumptions. My worst move ever. read more

WORST EXPERIENCE EVER !!! HIGHLY UNPROFESSIONAL AND UNETHICAL. When we started living there, after couple of weeks, we saw the kitchen counter top was damaged below the sink, which wasn't visible to us at the time of moving - in, So when we found about it, we immediately complained about it. The team came and just fixed the plank under it and they said that this will take around 8-9 days to change everything and since it was not creating any issue, they said that there is no need to change. And after living there for 2 1/2 years, these people are charging 1146.85 $ for the counter top damage, which WE HAVEN'T EVEN DONE. Secondly, there are cabinets which are MDF boards with some cosmetic damages and the spots (already there). For that, they are charging an amount as much as $ 583. They sent a letter asking for our objection on there claim (now I think was just a formality)and when we sent our objection, they didn't even bother to respond back, nor the senior professionals of GABLES RESIDENTIAL. Susan Ansel: Chief Executive Officer Cris Sullivan: Chief Operation Officer Donna Summers: Senior Vice President - Operations I WONT RECOMMEND ANYONE TO LIVE IN GABLES RESIDENTIAL APARTMENTS EVER. Here's what $1200+ monthly gets you at The Enclave. MOLD. Broke down AC units that flood your walls and carpet at least twice a year because maintenance can't just flush out the buildings outside flow once a month to prevent it. Entry Gates that are never shut so there's no safety in a "gated" community since it's open to everyone the majority of the time. Trash button that hasn't worked in like a year so instead of pushing the button to the dumpster door and having it open so you can throw in trash, you have to physically open the filthy heavy door with your hands (Disgusting!). Roaches galore - day 1 of moving in there were 3 dead in my kitchen and 1 in the bathroom and with all of their "treatments" they don't stay away. Management is sorry, they want to charge you for everything but never truly fix issues. Paper thin walls - you'll hear ur neighbors flush the toilet, wash clothes, have sex, babies crying, dogs running (it's beyond annoying to have to live like this). I should've never left Country Club Lakes for this place. My old apartments were so much nicer and peaceful, yet cheaper. read more
