The complex has numerous amenities which provide residents many options without ever leaving...beautiful swimming pool/hot tub, 24 hr fitness center, barbecue / dining area, dog park, walking trails and beautiful landscaping throughout. This is in addition to a wide variety of social activities provided at the clubhouse by management during the entire year. The complex has a reliable and very capable 24/7 on site courtesy officer and a gated entrance for security. An outstanding responsive maintenance department is also greatly appreciated. My wife and I reside in a 2 bedroom unit that is very spacious and smartly designed giving my visitors privacy with their own full bath adjoining the guest room far apart from the master. My wife loves the spacious kitchen, it's stainless steel appliances and lots of cabinet space. Our outdoor views are all natural and wooded which we love. Lastly and probably most importantly is the always kind, competent and hard working management team that without their consistent efforts, the Sanctuary wouldn't be what it is. And that is a true community feel, that helps to create new friendships, a beautiful well maintained environment and much much more. Walking distance to The Bay and North Beach Restaurant. The location is right across DMV, Library and High School, very convenient weather you have kids or not. The Maintenance Team led by Scott are simply incredible. The maintenance guys are very friendly, professional and efficient. The staff at the Leasing office, Lisa, Paula and Kelsie are always welcoming, very helpful and caring! They always host the best residents events! The ladies are very knowledgeable! The property is clean, and very well kept. For the past 3 years, they're very consistent with yearly inspections! This is by far, the best apartment complex we've lived in! Never really had an issue while living in here except maybe some dog owners are very lazy and not picking up after their pets despite the fact that the property has several pet waste station! They have a very decent trail where you can enjoy morning or evening walks. We felt very safe here over the last three years, we're only leaving due to job relocation. Highly recommend this to everyone!!!

From the very beginning, I clearly communicated my situation to the property manager, Brittany, by email. She instructed me to provide a letter from the Army, saying the company would review it and potentially relieve me from termination penalties. I submitted the letter, only to be told it was insufficient. Brittany then referred me to Melissa, who told me over the phone exactly what additional information was needed. I went through the expense and hassle of translating, notarizing, and revising the letter exactly as instructed. After waiting days, I was abruptly informed my documentation would not be accepted simply because my husband serves in the Israeli Army rather than the U.S. Army--a fact they knew from the very beginning. Instead of being upfront, they misled me into wasting time and money, making me believe compliance would resolve the matter. To make things worse, Melissa ignored my emails and calls entirely. I had to send multiple follow-ups just to get a partial response from Jamie, while Brittany also stopped replying. This is the type of customer service they provide--unprofessional, unresponsive, and dishonest. I was transparent from the start, but Primrose and Olympus Property were not. Their lack of accountability has caused me unnecessary frustration and hardship. I would never recommend doing business with them.

Various management individuals that I have interacted with here have been combative and patently abusive toward their residents. The new manager seems to be a good person but this company is bereft of ethics and full of the modern "forget you, I got mine, pay me!" mentality. These people have little to no humanity it would seem, just policy and threats. Just another cookie-cutter, carbon copy company in line with every other modern one that treats their customers as adversaries that withhold money that they feel entitled to regardless of the circumstances surrounding it. They can barely provide the bare minimum in return with happy staff running the place for extended periods of time. Instead residents are constantly dealing with staff turnover once their hirees realize how insane they are and how much they abuse their position of "authority" in the power differential dynamic towards the people they purport to serve AND provide jobs for. JC, you probably know this deep inside where you have it hidden and suppressed. From the outside it feels clear that you have no humanity to speak of. As stated this company actively goes out of their way to make things worse for you and will maintain a perpetually antagonistic disposition towards you. It's amazing that nobody has investigated or tried them yet to be honest. They seem to align with the type that needs it.

Never again would I ever use this company, and under no circumstances would I recommend Blue Haven Pools to anyone looking to have a pool built. Our recent Blue Haven pool project has been one of the most stressful, frustrating, and disappointing experiences our family has ever dealt with. What should have been an exciting six figure backyard project turned into months of construction failures, poor oversight, surprise costs, repeated follow up, and constant homeowner intervention just to get basic work corrected. Before excavation, Blue Haven said the site looked fine. Then after digging started, they tried to add a surprise groundwater pump charge after financing was already in motion. That was the first warning sign. Project management was extremely poor. I rarely saw the project manager, and most days I was left trying to communicate with crews myself, sometimes using translation apps, about serious construction problems. The gunite phase left overspray on my pool house windows and siding. The fourth light conduit was packed with dirt and debris. The skimmer line was also full of rocks and construction debris, leaving little to no suction after the pool was filled. Then came the major failure. The plumbing was installed backwards. BACKWARDS! The main drain was blowing water upward, and the wall returns were pulling suction. This happened during the critical plaster curing period. For 18 days, the pool circulated incorrectly. Their mistake required draining water, tearing up brand new pavers, digging several feet down, and replumbing the system. The result is that my pool interior finish is now stained, rough, uneven, and pitted. The surface literally feels like sandpaper on your feet in areas. What should have been a smooth premium finish now looks and feels damaged from improper circulation and curing issues during the most critical startup period of the pool. During later corrective work, chunks of coping and brick fell into the curing plaster, and I had to get into the pool myself to remove debris. Interior tiles were chipped and ignored. They also failed to install the required overflow until I pushed the issue and contacted the county. Even after they installed it, it still has not functioned properly. The screen enclosure process was another breakdown. My specifications were not properly communicated to their subcontractor. The vendor had not measured, engineered, or pulled permits. I had to cancel that portion and hire another local company at additional cost. I was sold full app control, but after completion I was told more actuators were needed. The automation panel later developed unresolved problems, and when the Omni system went down, the heater I paid thousands for became unusable because it was tied into that system. For weeks now, I have also been attempting to work directly with the Vice President of Blue Haven Pools and his attorneys in good faith to properly resolve these issues. Instead of simply correcting the problems the right way, the process has turned into endless delays, drawn out negotiations, and wasted time over repairs that should have been handled professionally from the beginning without shortcuts. Now, months later, still no resolution. This project forced me to act as my own project manager, inspector, and escalation department. If you value your time, money, and sanity, look elsewhere. Blue Haven turned our dream pool into our family's worst construction nightmare.
