My first month I set up for auto pay however the system did not "register it" I got a letter in the mail on the 4th that my payment was late and seeking that immediate called and made a payment and told them the situation. They "said oh don't worry it's not late as long as you pay by today" then I get a letter in the mail today saying I owe 10% extra on my rent for making a late payment! The scam and audacity of these people is infuriating. The manager's response was oh we have "new management". Yea since last month? Anyway the way they are running this place is not sustainable and the excuses are a joke. Beside having other issues with them for my mailbox key not being made after calling them 4x I give this place 2 stars. Only because the local business around here make it worth dealing with them. Special s/o to Jasmine who was super communicative and helpful throughout the move in process even going as far as to bring in some of my Amazon packages before I moved in. Very happy with the unit, amenities, and staff here at The Monarch. They're are readily available to assess and address any concerns that their residents may have. With so many new changes with moving into a new city, I am so glad that my place of living is one where I know there's management I can count on. I am so sad that my contract only allows for me to be in the area for a year, as I know I will definitely be sad to have to move away a year after staying here!

The toilet does not flush, the sinks always have a leak and no one has done anything about it, the sinks also floods in the bathroom until we dug out all of the old hair and other disgusting shit in there. They painted over a spot in the tub which someone broke thru it. We noticed it when it broke for a second time. The heat does not work. Maintenance were very good at first, come our last few months they completely ignored our requests. We have been great tenants and very respectful but I'm thinking about suing this place for this mold issue. Several of my appliances (ac switch), lights, and fixtures (knobs) broke within 3 months of move-in. The maintenance staff are very kind however they seemed to be short staffed (there only seemed to be two) and low on supplies because the most of the replacement items were clearly from other vacant units since they had a short life. I ended up doing some repairs myself. Also they only fixed major items and seemed to bypass smaller ones. I suspect that's why the lights in my apartment went out fast because they were hand-me downs. If you are noise sensitive, as I found out, only rent from the center building because the train comes through pretty often and it's often loud enough to vibrate the eastern buildings at night and insulation isn't that good. The rent increase for the next year was around $100 on top of the additional monthly fees. The leasing consultant also did not tell me that the washing/drying units were not apart of the rental and would be $40 extra per month right until I was there to sign. When I first toured the apartment they were there and it said w/d on the site listing. This apartment complex charges a lot upon move out as well like wall marks and they even claimed painting inconsistencies were damage. The office staff were nice but the move-in/move-out just left a bad impression. The grounds are kept pretty clean and so is the clubhouse area which is nice. The parking garage is also spacious and there aren't any ridiculous parking policies surprisingly. If you are on the younger end or just more outgoing side, just know that it's not really that vibrant of a community despite being on west 7th. Might be a plus for some. If I could've done it again I would have rented closer to southside.

I've moved out from all my previous apartments across the country and have never charged more than $100 before - Although I have missed something, even if I double-checked, there's no way I left a bag of trash inside. I had a negative living experience here. The external fan could be very noisy, I would advise double check if there are any external fans, especially if you choose the first floor. I have multiple outside my window, and I had to move my bed to living room for weeks, the maintenance is quick to respond, but after two fixes, the noise is still evident. DON'T LIVE HERE AT ALL COSTS. This was quite possibly the worst renting experience of my life. This…read morecomplex is currently under investigation by the Tarrant County Public Health Department for communicable diseases due to roach and rat bacterial infections and infestations. First my apartment was infested by roaches, I would see five to 10 a day (see photos). They literally would get on my plate of food after I made dinner within seconds. I was charged a monthly "Pest Control Fee" and notified management multiple times, but they never fixed it. Second, I lived downstairs and the upstairs neighbor had a large black pit bull that WOULD NOT take his dog to the dog control area to use the bathroom. He let the dog POOP right under my window and all around my downstairs apartment. Even on the concrete (see photos). I notified management multiple times and even supplied photos and video, but they never did anything. I was given an apartment on move-in that had NO WINDOW SCREENS and NO SECURITY LOCKS for the windows. They were broken on move-in (see photos). Anyone could just come right in my window. I had to go to Home Depot when I moved in and pay $56.87 for two security locks on the windows. There were huge gaps between the drywall and the flooring because the building foundation was so bad, that bugs and ants from the outside could easily just walk in the bedroom. The trash is was just dumped all over the complex, yet we pay a garbage and trash clean up fee of $10 every month (see photos). Finally upon move out, I left the apartment exactly as I got it. I hung nothing on the walls and I didn't even use the kitchen cause of the massive roach infestation. They charged me $159.47 move-out fee AND another $53.72 electric bill fee for four days even though I was moved out of the apartment as was gone. Just completely scammed me. Stay away from this roach infested, ripoff complex.
