Two show up late, and the third arrives nearly 2 hours later. One of the cleaners who showed up on time spent a good amount of time on her cell phone. The owner waived one of the hours worked but there were many areas missed. This was a scheduled "move in deep clean", I was thoroughly disappointed for $325. She offered to come back to look at the missed areas but then stood me up, claiming to have texted the wrong number and never attempted to reschedule. Very disappointed in the service and follow-up. Would not recommend.

She was supposed to clean our floors, bathroom, & kitchen (my friend recommended her until the couch ordeal but we had already hired her). She proceeds to bring the world's oldest wretched vacuum cleaner and turns it on and there is quite literally a cloud of dust coming out of it. When she "mopped" our kitchen she only hit about 20% of the floor & then it smelled like urine (I can't imagine where that mop has been ). When we called her out She swore at my husband over text messages for multiple days on end. If you want a pee smelling kitchen Cozy's is your place! Sad to see a fellow POC business owner damage the community in an area we already struggle in. Do better.

They have screwed me in terms of rent increases without warning, unforeseen or previously reconciled charges, and simply not acting as a professional business. They have no problem billing you for random things, or not refunding. My pet deposit of $400 was non-refundable when I moved in, and I didn't have a choice. I work throughout the week, and once they called me 3 times in 3 hours, leaving messages for me to call them and see if they can schedule an appointment. Seriously, if I don't pick up the first time, I will CALL YOU BACK. There is NO organization, system of management, or professionalism with Applegate. Not to mention they are consistently late for scheduling showing times, and it is not uncommon to have them tell you "Well, we couldn't get there because the visitor is not here." Well have the decency to call me and tell me that. Please, I write this because I care for tenant's rights. Save yourself a headache, if not a migraine, and find any other property management to go through. Even if it's an extra 5-10 minute drive, you will not regret it. Johnny

Accounting and reporting very difficult to follow; also had a number of significant "mistakes" that resulted in me being grossly overcharged. They also left me with exceptionally low quality maintenance, very long vacancy periods, poor tenant selection....All around disaster! I would really caution against using them. Keep looking - at this stage I have to think nearly any property manager would be better.
