    AS A RESIDENT Pros:…read more *friendly and knowledgeable staff who build a relationship with you *very well maintained property -- it always looks pristine *amazing amenities -- pool, game room, cardio room + weight room, wine bar, covered garage available, valet trash 5 days/week *multiple monthly resident events *resident portal for easy payment and maintenance *each unit is thoroughly and regularly maintained by the staff, including fire/smoke detector checks, fire extinguisher checks, AC filter replacements, dryer vent cleanouts, etc. *elevators available *very pet friendly including a dog wash room *carpet only in the bedroom Cons: *the other residents -- I don't know what it is, but everyone who lives here is very rude, entitled and inconsiderate of their neighbors. *people don't respect quiet hours -- I was consistently woken up to vacuuming and furniture moving above me anywhere from 2am-6am. And likewise, other people didn't haven't realistic expectations for regular living sounds during daytime hours. The person below me would bang on his ceiling for "rolling things" in the middle of the afternoon. *people don't respect that it's a non-smoking community -- my next door neighbor smoked so much weed in his apartment that it would infiltrate mine through the walls and vents. *pet friendly community, but very disrespectful pet owners -- it's a pretty small community with A LOT of dogs. The walking area is always covered in dog poop even though bags are provided. *elevators available but not always working -- sometimes one is out of service for weeks at a time *there's only 2 exits for each building which didn't seem like an issue until living in it, especially with the dog situation *package room is always chaotic, unorganized, and deliveries left in the wrong building *these apartments are too expensive and the staff work too hard for your fellow residents to make such a negative impact, but here we are. AS AN OFFICE RENTER Pros: *clean and professional office area *shared kitchenette/break room with a microwave and fridge *access to all community events and amenities listed above (except valet trash) *leasing office promotes your business to the residents *free coffee machine to offer your clients *conference room *guest WiFi available Cons: *residents are SO loud above you *conference room is first come, first serve *conference room was not sound proof (the noise from residents and music playing in the lobby was pretty distracting in a meeting). *separate entrance to the building through the office spaces, however, it is completely blocked by landscaping so you have to walk around anyway making that door kind of pointless

If one person does not renew the lease but the other person does, the security deposit does not go back to the person who did not renew. The full security deposit goes to the last person who vacates the apartment. This is a flaw in policy as the person who stays gets the security deposit of the person who does not renew. Just be aware of this!!!

They deleted…read moretheir old Yelp profile due to the number of bad reviews and created this new profile earlier this year, they also removed the reviews section from their Facebook page because of the negative reviews there. The buildings have been bought by a new management company who is nearly as incompetent as the last one. The management does not respond to messages in a timely manner and I don't think they do walkthroughs of the property, EVER, as there are issues like trash cans left in hallways, parts of the building falling off and laying on the floor for weeks on end, etc. Yesterday I went down to the parking garage and nearly broke my neck when I slipped on a flooded floor because the parking garages LITERALLY drain THROUGH the doors to the building, you have to open the doors with water coming down them and walk through a waterfall to gain access to the parking garage. The parking garage itself is so poorly constructed I think it rains more in there than outside when it's raining. There are also cars that people have abandoned in the parking garage over a YEAR ago that are still sitting there, flat tires, dust so thick that people write on it. Unfortunately every time they say things they are going to get better, and they might for a few weeks, but then back to the old ways. If you are looking at moving, I recommend that you talk to some of the actual residents who have been here for a while before doing so.

My apartment is in exceptional shape and well maintained and I love all of the storage space. The amenities and landscaping are kept up wonderfully and centrally located for easy access. I can walk to the Sun Rail in moments and it is located in the middle of the city of Lake Mary. I would like to add that the Robbins Property Associates group has worked with me to find a win-win solution for any bumps in the road during my stay. Stephanie and Eleana consider it their pleasure to work with me and they have always respond so quickly to any questions or concerns that I may have had this past year. I recommend Station House at Lake Mary if you are looking for an apartment. It is really a lovely place and an exceptional staff.

Just trash the place, it's not going to matter anyway. They will charge you a 135 "deep clean" fee. My husband spent the last several days there making sure it was given back in the condition given to us. The apartment was an un-rennovated unit that we spent over a year in. There is bound to be normal wear and tear, but nothing to warrant them taking that much from the deposit to clean it when it was already cleaned. Not to mention the fact that when it was given to us it was dirty lol. I specifically remember moving into that apartment and still needing to clean it for it to be livable because at the time I was pregnant. So first money grab right there. Secondly our ceiling light switch broke off from again normal wear and tear. We asked for maintenance to come, we were billed for them to come. Only to be charged 107 for a whole new ceiling fan labeling it "damages"? Very excessive when it was a switch and we had never been charged like that before. Again another money grab. Now also be mindful you will be harassed by a woman named Hollie. Who will come knock at your door multiple times if there is trash outside on there lawn near your apartment. From the wildlife that live on property.She will tell you, that you can't leave your trash outside before 3pm? I'm sorry I do not want my trash inside my apartment sitting there all morning with a baby. They will tell you that you can't have your tv too loud. lol this place was a nightmare. The neighbors above us literally stomped around day and night. They complained to management about our tv being too loud. But they are allowed to purposely stomp around all day and night. Literally throwing stuff onto the floor, purposely being loud. We were new to the area and didn't want any problems so we didn't complain. We literally kept our noses down and moved out when it was our time too. And kept the property up to standard. Only to be given 50 dollars back in our deposit. Do not trust them. I really could go on with this place from the beginning it was nothing but problems. Rent at your own risk. They are con artist. Save your wallet and self the trouble. Run!

These are not occasional sounds -- they are disruptive enough to interfere with sleep, daily activities, and basic habitability. I have provided video evidence, detailed written reports, and repeated documentation. Management's response? Silence. Delay. Excuses. Not a single effective measure was taken to address a clear violation of quiet enjoyment protections. 2. Failure to Maintain Habitable Conditions Under Florida law, a landlord has a duty to provide tenants with safe and habitable living conditions and to address issues affecting health, safety, or quiet enjoyment. My reports were: * Not acknowledged * Not investigated * Not resolved * Not even meaningfully discussed This is not a communication failure -- it is a systemic breach of management's duty. 3. Retrospective, Suspicious, and Unsubstantiated Claims After months of ignoring my complaints, management suddenly claimed the neighbor upstairs "felt she was living in a hostile environment" because I knocked on the ceiling during one of the many extreme noise incidents.     When we first moved in, it was great. We had a pretty discounted rate since they were still working…read moreon our porch from renovation. However, our utilities were almost $400 a month for electric. I had to call and pester the electric company to come do a testing on our AC to finally get them to switch the AC unit to a newer unit. The AC unit was over 20 years old, which means I have not been replaced for years. The maintenance staff was very friendly and professional, and the office staff was always kind, but there was constant maintenance. The biggest issue we found was bugs. Despite paying for pest control and having them come monthly, there were so many bugs that we just couldn't get rid of them even constant cleaning. They also charged a lot for extra things like parking spaces and water was built with the sprinkler system. When we moved out we got an enormously high water bill for a month. We weren't even there. When I asked if we could move out a month early and break the lease without having a $3000 extra fee, and just prorate it it they said absolutely not --yet they texted me numerous times after I told them I was moving to "give me a cheaper rate. " even after I told them solidly that I was moving, I still got texts from them. Then we were going to be charged over $300 for utilities when we moved. I realized there was one month that we were there but the other month we had already moved out by that point and weren't even using the water and yet we were charged more for the last month than our normal usage. We had really great neighbors most of the time so they were pretty good about vetting. The people who moved in, so no complaints on that in. I generally felt safe in the neighborhood, but I did feel like the maintenance was poor and the cost of living there was outrageously expensive.

    I was told by a couple employees in the leasing office that they would be able to move the storage…read morebin that was filled with water from a leak that took over a month (until I got back from a vacation) to fix so someone could fix the hole that was made in the ceiling from said leak. The storage bin had not been moved and the hole in the ceiling is still there. I had help in moving the bin but only by emptying out the water over the rail, being as careful as I could to not get moldy water on my downstairs neighbor's porch, and throwing everything I had in the closet away revealing what looked to be black mold down at the bottom. Also people here don't pick up their "pet droppings" and leave trash everywhere. Kids screaming at the top of their lungs and dogs barking nonstop is another thing but I guess that can't be controlled With all that said, I now see why leasing wouldn't let me look at my unit until I moved in but for the only available apartment in a 10 mile radius that's barely affordable, I guess it could be worse.

Because of this, alot of residents are using the tennis court for their dogs, but the cement is too hot for the paw pads. Other than this, it is a quiet community and is friendly, though there is a cockroach issue. Also, there are design issues, as our bathroom toilet is too big and the door will not close because the door hits the toilet. The closet doors are very fragile and dirty. The indoor stair banister is not attached to the stud so it keeps falling out and I have fallen at least once due to this. I moved here because it was pet friendly and my dogs are my family, but I wish improvements were done.
