I understand that sodas are a big source of profit for businesses and I have no problem with a business making money. My issue is with being upfront and transparent about the price/product. $4 for a 32 oz. fountain drink is not what most people would consider a reasonable price. Especially when that price isn't clearly communicated beforehand. I understand this is a vacation area and that prices are generally higher and people expect to pay more. What bothered me was feeling blindsided by the price after the fact. It's similar to advertising something as a fountain drink but then charging separately for refills. I understand the business model and I'm not saying a business shouldn't do it. Just be upfront about it so customers can make an informed choice. I also understand that policies like this may have come about because people were staying for long periods without spending additional money. That's the business's decision to make. But the price and refill policy should be clearly communicated rather than leaving customers to find out after ordering. I'm not trying to be overly critical. What bothered me most was the response from the business, which seemed to downplay the concern and make it sound like this was a completely normal or expected practice. We spent the first week of August at 10 Federal Street in WaterSound, Florida, and the home itself was absolutely beautiful. It was light, airy, very comfortable, and tastefully decorated throughout. The furnishings were clearly well thought out, from the sofas and tables to the dining area and large kitchen island. The lighting made the home feel bright and welcoming. The house was well equipped for a weeklong stay, with sheets, towels, and essentials provided. The only minor issue was the ice maker, which produced very little ice, so we had to buy bags nearby. The screened-in front porch was a highlight, especially the swinging sofa, which we used daily for coffee and relaxing evenings. The included golf cart was a major plus and essentially necessary, since there is no direct beach access. We used it to reach Deer Lake State Park, which was beautiful and inexpensive to enter. Our main disappointment was that the rental did not include access to WaterSound Club pools or private beach facilities. The available pools were crowded and geared toward young children, which didn't suit our family. Nearby The Big Chill was convenient but very busy and not very clean during our visit. We enjoyed exploring nearby 30A communities, but parking was often difficult and Uber rides were more expensive than expected. Overall, the home itself was excellent--comfortable, stylish, and well maintained. Most drawbacks relate to the broader WaterSound area rather than the property. We had a great family week and really enjoyed staying at 10 Federal Street. read more

Great concept for family fun! It's a food hall with a coffee shop, seafood, BBQ, and more. The stage is set as the focal point and lots of seating options for hanging out and dining. There is a bar with electric plugs and nice service. Game room was busy as well. Nice place to get something for everyone. read more

Cool place, good concept, fun atmosphere, solid food options. Something for everyone! I really enjoyed the communal lawn area. There are also shops in the area. A few of us ordered from Duo's, and my boyfriend had tacos from Macho Taco. The food was really tasty, I loved his tacos! I had the Chicken Sandwich and others had turkey clubs. The portion sizes were great and the sauce bar was an added bonus. The prices, while high, aren't surprising for the area nor are they outrageous. A fun, vibrant, convenient, and cool food hall in the heart of 30A next to Water Sound. After trying many places in this food hall, I have strong opinions about the Do's and Dont's in terms of best places to dine. The Duos All-American Eats is the best spot! It's sandwiches (especially the fried chicken) are TO DIE FOR. I think it's a good value, compared to other spots too. The cashiers are sooo friendly and helpful, and it's nice to have the option to eat inside this restaurant-- away from the fray of the rest of the food hall! We visited at around 7pm. The place was packed, people watching the football game on a jumbo screen. We had prosecco, affogato and a great nacho appetizer. People are super friendly and welcoming. We love coming to the big chill! It is a staple every time we visit 30A. However this time we had our second bad experience with the arcade. We swiped our card multiple times at the air hockey and there was no puck so we just lost all of our credits entirely. I tried calling the support number listed at the store and had no luck getting in contact with someone to help! read more

The most chaotic, mid experience. We were recommended to come here by a couple people we met in 30A and I have to say I'm pretty surprised how much we didn't enjoy it... We were 3 adults and 2 kids and had a tough time finding a table. Once you find a spot to sit, you can walk up to a few different food concepts or order online and pick it up. The food is mediocre and overpriced. The soda machine setup is chinsy as hell. Your cup comes with a QR code and you get rationed on how many ounces your cup can dispense. If that wasn't weird enough, people around you at the machine can "steal" your ounces if they start using the machine while "your" QR code is loaded. This happened and an apologetic teenage girl took about 8 ounces from our ration. Just a ridiculous system. Would not return and will not be recommending. read more

We arrived during "movie night" and the environment was fun and exciting, especially for families with younger kids. My kids are older now, so it wasn't a huge hit for us, but it was great to see the place packed with families having a good time. Duos: I've had better (and more edible) hamburgers back in high school. This burger tasted like it had been microwaved. If it wasn't, it might as well have been. Onion rings: Yes, they were jumbo, but they were soggy and undercooked in the middle. Not appetizing at all. Soda machines: All out of ice, and when I asked at Duos, they said there was nothing they could do. I get that it's hot and busy, but having ice is not optional when you're running a food court and charging what you are. Nachos/Mexican spot: The quesadilla was large, but it was soggy like it had been baked or steamed, and the juices just soaked the tortilla. For the price you're charging, the food should be way better. I understand rent and labor costs are high, but that doesn't excuse soggy, microwaved, or poorly prepared meals. The outdoor area was really nice and open with live music on a Thursday night. We went to the Mexican restaurant and low key didn't love it. I built my own burrito with their shrimp. This was such a great outdoor spot to venture out to while we were staying in Rosemary Beach for vacation. It was under a 10 minute drive, easy straight shot up 30A. We found a parking spot right in front too! It's an outdoor food court style concept with a nice variety of options - burger joint, tacos, pizza, bbq, some other options i'm forgetting :) and a full bar. It's also filled with cute shops to peruse and plenty of things to keep the kids busy (and your wallet empty...ha!) - there's a build-a-bear workshop (which our 2 year old daughter thoroughly enjoyed doing!), an arcade (that our 4 year old didn't want to leave), a candy shop, bag toss and plenty of space to wander around. We got a variety of food and everything was tasty. Nothing that's worth noting 3 weeks post trip, but it's the atmosphere more than anything that makes this place a must with small kiddos. We happened to go on family movie night and they were playing UP on a large outdoor movie screen which was super cool! We had a table right next to their long fireplace and it was the perfect ambiance for our last evening in Florida. We can't wait to visit Rosemary Beach again, and this will definitely be on our re-visit list as well! read more

The burger joint hit The stop after a day at the beach! super friendly service but you pick up your order at the counter and all the condiments are outside. There is AC and you're able to sit inside. The drinks have a QR code on the side for tracking how much liquid you get. I've never seen that before. The burger hit and the fries were hot! Don't forget the juicy pickle!!! My son ordered the pork nachos and They put everything on the "right" side All and all we're glad that this was so close to the Airbnb. We were able to jump in the golf cart and get what we needed. Loved this place! We came with a big group and were easily able to find a table to fit us all. All of our food came out quickly so it was very seamless and efficient. Someone in our group had the caesar from the burger spot and it was absolutely delish, we ended up sharing and I loved it. It was super fresh and felt like it was all quality ingredients. I got the tackle box from the seafood place and it was PHENOMENAL. I'm going to even say it's the best fried shrimp I've ever had. They were perfectly seasoned and cooked, 10/10. My only complaint and the reason I didn't get 5 stars is due to the soda station. You have to scan a code on your cup to dispense and are only allotted a certain amount. For the amount you are paying for the food it feels cheap and honestly lessens the experience. I overheard at least 3 different groups complain about it while I was there. That being said, I'm trying to figure out how to convince my group to come back while we're here. read more

Formerly "The Hub," this place is definitely a standout whenever you're driving around near 30A. They used to have a really good coffee shop with a bee logo in it, but alas, it no longer resides there (bring it back, the people crave the bee coffee). Now it's what I can only describe as a tailgate gathering with shops and turf squares with occasional live music and big projectors. It's a pretty cool concept, and my family was actually very enthusiastic about trying this place as we snooped around the shops nearby in the earlier hours. Although, I don't believe it really met our expectations. We did enjoy perusing the area and socializing with the people nearby, but what really tanked the mood was THE FOOD. I'm gonna give them some grace here but good lord the food is as mid as it gets. Not only that but it took eons to be made and it was pretty pricey for essentially glorified wendy's food. I'm sure this could be mended in many of ways, and maybe it was just our experience, but I believe until some things are tweaked and fine tuned a bit, you may be best stopping in for a bit to feel the vibe or admiring the place from a distance. read more

Conveniently located across from our rental property made going over to the Big Chill a breeze. The food is probably around a 6 out of 10, but it does the job for chicken fingers, burgers, tacos, and BBQ. The drink are meh and a bit overpriced for what you get. But, the they do babe an arcade, ice cream, and a build a bear for the kids. They also have huge big screen tv's. We went during March Madness and my husband was impressed with screens and the variety of games playing. All in all we'll definitely give it a try again. read more

We have been here many times, dating back to when it was called "The Hub" which I thought was a better name. But that's neither here nor there. There are a lot of good options for food and retail at this place, but I have generally been there for food and the entertainment. There is a big open green area that they sometimes fill with seating if there is an event on the stage/screen to view. The food selection is good and food court style, but way nicer. I love this because everyone in your group can get food from different vendors to suit their needs.There is an American place, BBQ, Mexican, a full bar and many others. When crowded, it can be hard to find a parking spot close by and/or a table. But they have done better in this area over time. When you order, you get a buzzer and there are mostly picnic style tables for you to eat at. read more

Excellent outdoor entertainment venue. Last night we enjoyed live music on stage while we shopped and dined at all of the outdoor walk-up food vendors. Today at lunch... we watched March Madness on the Jumbotron. The people watching is off the chain, the food is good, drinks are reasonably priced, and there are many different variations for chairs, picnic tables, rockers, etc. and a decent sized fire pit for those off season cool panhandle nights. I even scored a nice new Patagonia jacket for 60% off. Win, Win! Go check it out! We will head back there tonight at 7p for a Kid's movie night, Alice in Wonderland on the big screen. read more

We recently stayed near this so we were lucky to visit multiple times. Very cool family-friendly concept; there is a big play area with candy and food and ice cream, bordered by several high-end shops perfect for mama. The food options were all good to me - bbq, burgers, Mexican, and seafood, what's not to love. And of course several bar areas to order drinks. Tables are first come first serve and shared by all locations and open to anyone even passing through. Nectar coffee is a good spot for the morning too - nothing fancy but all the good stuff. The Big Chill is a great place to hang out with large groups because of the variety of food options, games, outdoor seating (shaded with fans), shopping, and TVs. I think customer service at the bar needs to improve, however. The bartender spent 11 minutes (timed him) talking to a regular patron instead of serving drinks to anyone else. It took a bar back/busboy to get him to start working again. With a place that gets busy during tourist season, you need to move quickly. Cool place but they need to figure out how to turn down the volume enough so people can talk - this is not a dance club. I'm all for dancing and having fun but it was just overkill.
