The Berkeley fell short of my expectations. The complex is marketed as "luxury" and the prices reflect that, but the experience does not match. I'll start with the good. There are two event coordinators (Mina and Sarah) who work really hard to plan fun events and foster community. They are wonderful. The location is convenient if you attend/work at TCU. It is not a walkable community, but there are grocery stores, a post office, and coffee shops within a short drive. The amenities, like the pools, gyms, and dog run, are nice. Maintenance is pretty quick to respond once you notify them of any issues. Unfortunately, the bad has outweighed the good. It is really difficult to get ahold of the front office despite them having a phone number, text line, and email. They often don't answer the phone when I call during the day and my voicemails are not frequently returned. Additionally, my apartment is not nearly as nice as the model. There are gouges in the cabinets and the hardware in my doors was sloppily painted over, so the doors stick, just to give an example. Since moving in, I've had noise issues with a neighbor. They have their stereo set so loud that my whole apartment shakes - things have even been knocked off my shelves from the shaking. I tried to resolve it on my own, but could not get in contact with my neighbor. The office was initially helpful and told me to keep them posted if the issue persists. The issue still has not been resolved (almost 6 months later!) and the office has not returned my phone calls or emails regarding the issue. I've followed up via email 4 times and management cannot be bothered to respond. Additionally, I've had cockroaches in my apartment and see them almost daily. Thankfully the cold weather has helped reduce the frequency. Management responded quickly once I escalated it beyond the leasing agents myself, but I'm still seeing roaches. I have cameras in my apartment and when pest control does shows up, he spends less than 2 minutes in my apartment. It makes me feel like they don't take it seriously, despite a monthly pest control fee being applied to the rent. I also don't feel safe here. I have had to install cameras inside my apartment and on my door because I've had repeated package thefts and there are no cameras in the hallways. A friend of mine has had his car stolen twice while living here. I've had to call the courtesy officer multiple times and they do not stay on property, so there is a delay in their response, if they respond at all. I hate that it has gotten to the point where I have to go public with my complaints about the property to attempt to get my issues resolved. I was initially really excited to live here, but have been so disappointed by my experience. I often feel like I'm living in a really expensive frat house - unreasonably loud and dirty. If my issues could be resolved, I would happily update my review and recommend The Berkeley to everyone, as I think it has great potential, but for now, it really falls short of reasonable expectations. read more

So, I'll start off by saying the many issues here are purely managerial and monetary in nature. Throw in some neglect and greed while you're at it, and there's the recipe for this place, I guess. I was gonna give 2 stars, but the dishonesty really kills it. The apartments are nice, and the staff are super friendly and helpful!! But by god, I have very rarely ever come across a business with so many exploitative practices. There's a lot, but I'll start with a fun one-- parking pass. After you sign up, it expires monthly for some reason? Even if you live there? Even if you have an assigned space??? You will be towed eventually for some nonsensical reasons. I, thankfully, never was, but plenty of people I know were. This system could be as simple as recording license plate and vehicle info upon signing the lease, but it's not. It's predatory. The company that The Berkeley hired, Metro Towing Solutions, for their towing is very predatory upon the young college-age kids who don't know any better. Metro towed my brother's car, who lives there on a lease and has never been late on a payment, because they had his car information incredibly wrong. Wrong beyond user-input. Different make, different model, totally different plate number. Just a ton of real sketchy stuff going on with that. Secondarily, the add-ons to the price. There's a lot. When I first moved here a little over a year ago, my rent was advertised as $1,350. Moved in, price moved $200 solely from the add-ons. Lots of tiny, seemingly-irrelevant things that build up. Thirdly, the dishonesty. All the 5-star reviews are either people that work here or are related to the business somehow. Sarah M's review? Event coordinator. Can't make this pathetic stuff up. Shady people covering for a shady business with bad principles. Place deserves to be reviewed to the bottom of the ocean. Fourthly, the groundskeeping. Not bad!!! Until you get to the hallways. Absolutely rancid stuff. Dog poop in the hallways is a weirdly common occurrence. Fifthly, I actually liked the staff!! Super nice and easy to work with!! Jasmine and Leonie were the two main people I engaged with, and were always great. I just hate their employer lol. TL;DR Knightvest is a cancer to society, The Berkeley will exploit you for every dollar, and the hallways are gross. Staff are nice!! read more

DONT MOVE HERE. I lived here for 4 years, and it has fallen apart. There are feral cats, dog poop everywhere, and maintenance requests are never completed promptly. There is zero security (no cameras) & the whole city uses the pool like it's a community one. Your mail packages will consistently get lost in the locker room. On top of that, the current management staff is the worst I've ever seen in my time here. The front office historically will miscommunicate, prioritize people touring over existing residents, and act annoyed if you come in asking for help. I used to love & defend this place when I heard complaints, but I genuinely cannot stand the awful communication / management. You should not have to handhold your landlord like I did. the Berkeley seems like a really nice place to live but they don't take care of anything.....it takes maintenance forever to respond, they don't respond to complaints of noise, but they WILL have your car towed at the drop of a hat when there is plenty of parking! DO NOT LIVE HERE unless you have $400 to in your pocket to burn! Also, they want so many financial statements just to rent....it's like you're buying a house! Not to mention, the office girl kept misplacing our paperwork and we had to resubmit more than once! Like what happened to it? I've loved living at the Berkeley! It feels safe and clean and I feel like I know my neighbors. Through multiple events and activity spaces, there's so much to do within our community. I live our outdoor spaces, it makes it easy to host a bbq or pool party. WE LOVE our apartment. It's newly renovated with all new updated appliances and finishes. Our staff though is probably the best part. They are easy to connect with, seemingly always available, and they are constantly onsite making things happen. From Stephanie our Manager to our Maintenance Team, everyone is always so helpful. When we first moved we had a small maintenance request and it was fixed the next day. We love the Berkeley and are so thankful to live here. read more

I am a TCU student and I think for the options given, the Berkeley is good. But, there are definitely issues to look out for- so be prepared if these are dealbreakers for you. I definitely wouldn't live here if I wasn't a college student at TCU, but for my options, I think this is good. I'll start with the pro's: close enough to campus you could walk or a 2 min drive. Very safe, I've never felt insecure here. It is gated, in a nice neighborhood, and well lit. The apartments themselves are also very nice and modern. The price also is lower than a lot of other living situations in the TCU area. Now for the con's: my biggest complaint is the ant situation. I had to delay my move in date due to an ant infestation, to which it took them a week to come out and spray. When they did spray (I watched) the guy stood in the center of the living room and pointed his sprayer at each wall for one second and did maybe one squirt. Definitely not enough to kill the ants, as they kept coming. I had to take matters into my own hands and buy high-end ant killer to spray every single baseboard and window thoroughly. This got rid of the ants temporarily, but they kept coming back about once every 2 months. The exterminator never worked at killing the ants, and I even made a report for them to treat the ground outside itself to prevent ant hills from forming. (I live on the third floor by the way, so I can't even imagine the ants on the two floors below me). This situation is so frustrating because we keep a very clean apartment and do everything we can to prevent ants, but we keep getting infested. The second issue I'll bring up is the guest parking. We were not told about this before moving in but the program that The Berkeley uses for parking is horrible. You are only allowed to have 1 guest over at a time per person (if it's a 2bed then 2) and you have to register their car on this website, even if they are only coming for 5 mins. This registration though lasts 24 hours, so if a friend comes over for 30 minutes on Friday afternoon but then leaves and another friend comes over that night, you can't register the second friend's parking because you have to wait until person 1's expires. Similarly, if a friend is staying multiple days in a row, you aren't able to register their parking pass for __ days, you have to renew it every 24 hours on the dot. And if you miss it, their car will get towed. My boyfriend's car got towed twice (costing $2500 in damages that they refused to pay) because his parking had expired for 20 mins before I could renew it. The other time I had gotten 1 single digit wrong on his license plate (even though you have to fill out all the other info so they could see it was a black model __ of a certain car brand and all of the license plate numbers matched except 1) so they 100% knew it was the same car and I had made a mistake, but they towed it anyway. This company charges $400 a day to get your car back btw and that's without the extra costs of damaged you have to pay. Finally, the apartments are located RIGHT next to the train tracks. I mean literally.. the length of a school bus and there they are. So there are constant trains day and night blowing their horn and shaking my apartment. Every time one passes, my apartment vibrates. This is something I've gotten use to and learned to ignore as I live here, but it's still annoying. read more

Lived at the Berkeley for a total of 4 years. 2017-2019 and 2021-2023. Pros: cool/friendly residents, lots of trees and open space, only leasing agents Brooke and Adonis are kind and professional. Maintenance men Josh, James, and Juan are very helpful and hard working. Cons: management is cold and uncaring, increased rates on all units including ones that were not renovated. Extra fees hidden within rent to jack up the price. You pay monthly for security that doesn't stay on site. Management will not accept responsibility for work they have had done or damage they have caused you (they'll say that's what renters insurance is for), pool is closed at least two weeks every summer, towing policy is ridiculous( the Berkeley has "teamed up" with metro parking solutions, they are a predatory towing company and will tow you for the slightest violation. They tow 12-1 am almost daily). Your voice is not heard here. unsatisfactory. read more

Literally the worst place to live. If you find this place PICK somewhere else. If you see good reviews it's because they are paying people to write them or a few of the reviews are people who work for Knights-vest as the event coordinators for the property. ( Sarah M is an event planner for the property, scroll down a little and you'll see her review) Adondis is one of the rudest leasing agents on the property. The most basic questions are met with an attitude and the sense of being annoyed that he has to help residents when that is his LITERAL job. The hallways are always dirty and smell, the gate you have to use an app to open it and if you have Verizon you're phone doesn't work on the property or with the gate most of the time. People have cars broken into all the time and management does nothing about it. Knightsvest is already a terrible management group which is known across the board. When I first moved in here the old management was THE BEST. As soon as knightsvest took over it went downhill fast. The renovations in the units is them literally painting over The old cabinets and poorly putting things together. Literally honestly it's a big management issue. DONT live here. There are so many better options. read more

The worst place. I had to wait months because they were "redoing" the apartment. I got there and paint was everywhere, it was dirty, all the outlets were brown and dirty, and my shower/hot water did not work. Two years later, they still have not fixed any of my service requests. They make a lot of promises that they cannot keep and never answer the phone during business hours. They also made me get AT&T wifi when I moved in, which was great and always worked. Then they got their own wifi, but I was in a contract with AT&T because of them, yet they threatened to charge me for installation and another fee if I did not switch. I switched to their Wifi, so I could pay them even more money and their Wifi randomly goes out at least three times a week, if not more. Finally, we are supposed to get our rent through the portal, but my account never works and claims that I am not a resident. After almost 2 years, no one knows how to fix it and no one from the office is willing to send me the amount due at the end of each month. The rent is different every month due to FEEs that they add on and are not included in the rent. They do not help you but will threaten to evict you every month if they do not have all of their money, even though they will not help me pay. They also try to force you to pay by credit card because there is an 8% fee added. read more

Update: Management does not care about loud music from neighbors/maintenance team members. Over 2 weeks without a response from Melanie, the community manager, about this noise level. We were better off just asking our neighbor nicely to turn the music down, unfortunately it happened again not long after. It continues to happen occasionally, more importantly the apartment communities have a responsibility to respond to concerns from their renters. The Berkeley doesn't care. I'm worried they don't respond to more important issues that are brought to their attention. read more

The worst apartment building in Fort Worth. Management team is clueless at all times. Never dealt with a team who knows so little about their own property or how it works. Will not answer any questions you have, they'll deflect and blame someone else. Will tow your car without letting you know and for no reason at all. Hallways are dirty and gross. There is dog poop EVERYWHERE. Rent is way too expensive. Every apartment building within a 5 mile radius is way nicer and cheaper plus you don't have to deal with the morons that run this show. read more

There is a lot of people that don't live here that park here and people who live here don't have anywhere to park . Some nights I come home and have no where to park which is frustrating when you just want to go inside your apartment.. hopefully this issues get better organized for residents read more

DO NOT LIVE HERE! Management here is a joke. Lots of extra fees and charges for everything under the sun. They have the worst business practices of any company I have come across. My "Renovated" unit was damaged upon move-in and pictures were sent to management...upon my move-out, I was charged for repair of those damages!...... even with the photo proof that they were there when I moved in. There was a constant weed smell coming from surrounding tenants, issues all the time with parking....I even was towed one time for parking under an awning in front of my apartment when I first moved in. read more

This apartment complex recently came under new management. They made pools only accessible with wristbands, and made visitors have to register their car each time they visit. I have different groups of friends that come over often so these things bother me. The new management has not reached out to me once for my opinions on these changes. Passive aggressive management. No parking. Overpriced units. Office hardly ever open and don't answer the phone.

If you like dogs this is the place for you. You can enjoy loud barking at all times of the day and night even Sunday morning at 8:30am when its 22 degrees outside. Your kids like to play in the open green areas? Need to make sure they are clean because lots of these owners like to leave poop all over the property. I would not risk walking in the grass anywhere on the property. Don't forget about the cats we have lots of strays and even people who feed them. Since they don't always remember to feed them you can hear the cats cry out at night and sometimes fight. As for security there is not much. The gates are broken often. Lights and visible cameras are nonexistent. Last year someone used a crowbar and broke open a bunch of mailboxes and lots of the automated amazon boxes. They had no video. Even a simple question is met with attitude, condescending tone, and accusations. For example, I was given a nonfunctional key fob and gate code upon move-in. On several occasions I've been stuck waiting for someone to come out of the gate so I could get in.
