The amenities are honestly amazing: a huge, well-equipped gym; a resort-style pool with cabanas, fountains, and in-pool lounge chairs; grills and plenty of outdoor games, including a life-size chessboard. There is also a beautiful club lounge with a pool table and shuffleboard, along with a business center that includes computers, printers, and a library. Additional perks include on-site dry-cleaning lockers, in-unit washer and dryers, and valet trash pickup right at your door. I live in a two-bedroom, two-bath apartment that is approximately 1,003 square feet, and the apartment itself is very nice. It features subway tile, great flooring, marble countertops, and an overall clean, modern look. It is also very affordable for what you get. One of my favorite features is the bathtub--it is the biggest bathtub I have ever had in an apartment and is definitely a true garden tub. The building is a four-story high-rise with a gated parking garage, and there is on-site security who lives in the community. Access to both the garage and the building requires a key fob, which adds an extra sense of safety. They also offer on-site storage units that are very reasonably priced. I have a small unit that is $25 per month, and it easily fits multiple storage boxes and suitcases. I saved the best for last--the staff. They genuinely care about the residents and take pride in keeping this a clean, safe, and welcoming place to live. They regularly host fun events, contests, and giveaways that really help build a sense of community. I especially want to recognize Kaygan and Candace. They are incredibly thoughtful and have truly shown that they care about my experience and well-being here, which played a big role in my decision to renew my lease

I'm honestly baffled at how the property manager even climbed up to that position. From a…read moreresident's perspective, I've seen zero leadership or any positive work ethic that should be expected--especially in front of the leasing professionals who actually do their jobs well. DO NOT MOVE HERE!! These apartments have been nothing but a nightmare. In just four months, I've faced MULTIPLE issues, and the management has been utterly useless. I paid $35 upfront through the app for a parking spot, yet somehow got slapped with a $75 returned fee out of nowhere. Trying to get answers from Candace, the property manager, is a joke--she's unreachable by phone and only replies via email, exactly as other reviews mention. She told me to contact my bank, but after three calls, my bank confirmed there's no record of any returned payment. Despite this, they refuse to waive the fee under any circumstance. The staff, including the assistant manager, have been rude and completely unprofessional. It's clear these apartments have zero respect for their residents or their money. Avoid at all costs. That said, no shade to the three leasing agents--they're actually very good at their jobs. When I asked for contact info for higher management, I was flat-out refused ( " there's no higher person other than her self "). If you're looking for luxury apartments, don't even consider stopping here!

He admitted he saw my emails but just didn't respond. How professional is that? Our drain got clogged up and had to put in multiple work orders over the phone. If I could give this place a 0, I would. Finally moving from this nightmare of a place, even our new renter tried reaching out for proof of rental, stated she had trouble getting in touch with someone.

I have lived here since 2021; I have just read through some reviews and found myself laughing out…read moreof annoyance at how this property can respond to their reviews faster than their residents maintenance requests/issues. Also they sent out an email asking for 5 star reviews for a chance to win money off rent. Getting ahold of staff is like pulling teeth and the communication of the office is far below subpar. I found mold in two different areas of my unit recently and it took maintenance 3 days, 2 maintenance requests, several unanswered phone calls, and a lease termination request before they came to even LOOK at the issue. Turns out the mold was (confirmed by maintenance staff George on his visit 2 days after the initial maintenance request and 1 day after the second request) caused by the broken patio door that I had submitted a maintenance request for on 08/24/2024 and that he would personally fix it the next morning (he did not). When the door was installed back in August, it was not installed properly & the weather strip broke off upon first use. Our flooring was ripped up during install & never fixed. I called the office for maintenance and someone answered the phone, told me that I needed to "call the office to get to maintenance"... I informed her that me calling the office is how I got to speaking with her. I was told to hang up and that the office would ignore my call to go to maintenance. Someone came out 4 hours later, broke the weatherstripping off, placed it in the corner and said someone will be back later to fix it. A maintenance request was made in my resident file, and no one called or came back to fix it and then it was marked canceled. I called again & someone was supposed to come out & never did. Maintenance came to our unit throughout the five months for various reasons & the broken door/plywood floor were brought up each time and we were told someone would be by or they would be calling us. After receiving the lease termination request & a visit to the office on Friday the 10th (4 days after the request) I spoke with Cyril who said he can't give me an answer but he forwarded it on & he was sure we would be approved to end our lease early & would probably be able to move out before the date I requested in the termination letter. I asked about the door that was supposed to be fixed back in 08/2024, the floor, and the vent cleaning as my son was getting headaches, sick to his stomach, & severe allergies being in his room. (I had to give him allergy medicine just so he could be in there.) This was 5 days after my initial request & 2 days after maintenance went to take a look. He told me that it was set for Friday(12 days after request) but they were able to contract out with someone to come out on Tuesday (9 days after request). The next week; I got a call on Monday stating someone would be by the unit to do floor install, and I reminded them of the door. I got home that evening & could tell someone had been in the unit however the door/floor were still not taken care of. Tuesday morning I get a call saying they are going to do the floor install & then later the vent cleaner would be by for the mold (9 days later). I reminded Cyril of the door that was still broken & he asked what door...... I reminded him & he said that he was thinking of a different tenant & said someone would fix that too. I got home that evening and the door was FINALLY fixed & the vents were cleaned. However, the floor was still not fixed. The next day I reached out to Shannon for an update on my termination request where she told me she is still waiting for Risk Management's approval b/c of the legalities, I said I understood & asked for an ETA, was told "this week" (it is 5:59 on Friday the end of the week & I still have no answer) in my reply to her I asked what sort of reparations I could expect if my termination is denied as the property was negligent, she told me that they had fulfilled their obligations within a week so I would have to pay my $3970 buyout. My floors were fixed at 8pm yesterday after 5 months.

I had called security about another issue a few weeks ago and I'm not sure that it was even followed up on. I do not know what has happened in the last couple of months to make it go downhill so fast, but it's disheartening. Our rent is high enough that they should invest in gates that actually work and good security here. The front gate is left wide open- so it's not really a gated community anymore either if the main gate is open. I realize they can not babysit everyone, but maybe some cameras and notices of cameras - along with security actually patrolling might help. I don't know. The maintenance staff and office staff are great. The amenities and pool we really love. I have a been living at Foutain Lake for 2 years. This the worst apartment complex to rent with…read more Allow me to go over our problems we have had. In our first year, our car was broken into. It's not the apartments fault, but they refused to offer help in the police report. They have video cameras outside the complex, but they don't work, it's more of a scare tactic. we asked for a 10-day extension on rent so that we could recover belongings and repair the car windows, but they refused and said they would evict us if the payment wasn't made in time. They didn't even apologize or care about the break in and how it affected us. From that point, I did not want to renew. But with our finances, we didn't have the opportunity to apply elsewhere, or gather money for deposits, etc. This was the beginning of felling trapped with nowhere to go and forced to stay with poor service. Now in our second year at the apartment, we had had additional problems. In February we started to notice black mold growing around our living room outlet. We put in work orders, but the only thing done was painting over the black mold and outlet. That does not take care of the problem!! They refuse to complete work orders professionally. A couple weeks later, my wife and I got pregnant and submitted the same work order. We asked for it to be done professionally, but the same thing was done. Only painted over but this time, a new outlet was installed. It hid the fact that they just paint over messes. We eventually paid our own money for this to be completed. I couldn't live in it anymore with a pregnant wife and was taken back about the lack of service we were receiving. Couple months go by. This summer, we returned home from vacation to our DRYER completely filled with water. They tried to blame me but after getting several estimates and PROFESSIONAL maintenance companies to look over the issue, on my dime once again, they replaced our dryer. Brand new and shinny, but still, so frustrating it gets to that point. They offer no help and give poor service. We asked what a buy out on rent would look like. They don't have that option. You are locked in for the full term. We had 6 months remaining, and if we wanted to leave, we would have to pay all 6 months. No 60-day notice or buy out options. On the lease agreement, they advise to approach them with problems or if you ever need anything. They make it seem like they want to help, but they don't. The final straw. I was supposed to be paid on Halloween but my boss did not complete payroll until November 3rd. I asked for the late fee to be removed since I did not receive my check in time. They said no. Do not rent with any caseusa apartment or duplex. They are the worst.
