Best Rate Cleanouts & Estate Sales

(45 reviews)

I am an estate sales and thrift store junkie. I use to go to…read moremany sales. However.. the the past few years, they have become too expensive, and their inventories haven't been that interesting to me. However, when I do go to an estate sale... it is usually Best Rate Clean Out. This last week end, their sale was a awesome. It was filled with the most rare and desirable items. Unfortunately... for me, he has a large following. To get the most exciting items, you have to be in line at 3:00am. I did get there on the second day of the sale. I found many useful items and a few collectibles for half price. I was happy as a clam. Chris you run a very good and honest business!

would give zero stars if I could. The entire process was unprofessional from start to finish. Chris…read morecanceled our initial appointment last minute, so I sent him videos of the household contents to save him a trip. Then the staging was delayed repeatedly, though I will say they did a nice job once it was completed. The contract states that pricing would be done 7-14 days prior to the sale. This never happened, so I had no idea how items would be priced. The sale itself was postponed 3 times. On the day of the sale, I left a key for Chris to set up. My outdoor security cameras showed that Chris and his team arrived at 6 AM and immediately got a ladder from an off-limits shed and covered my camera with painters tape. When asked about this, Chris and his team were defensive and said it was standard procedure and kept changing the story: "Our customers don't feel comfortable being on camera" "It's against the law" (completely untrue; security cameras are legal in MA in places where there is no expectation of privacy, i.e. a driveway). There was nothing in the contract about this; the site they advertise on, estatesales.org, even *encourages* the use of cameras at estate sales to prevent theft, and other companies I spoke with said there was no reason for this. On top of this, Chris blamed my being upset on my own "trust issues" and one of Chris's workers (maybe his son?) was very rude and argumentative. When I asked about a review on Yelp that claimed Best Rate had stolen from them, Chris said it was a competitor trying to take them down, while his son said it was a disgruntled employee. After the sale, I saved off all 144 photos from Chris's ad on estatesales.org, which was lucky, since the ad was deleted immediately (which does not appear to be normal practice, as other prior sales remain live on the site). Unlike other reviewers, I did NOT have a cleanout done at the end, so I was well aware of what items were missing after the sale. A month after the sale, I finally received a check (for much less than I expected) and a ledger of the items sold. The ledger was so detailed it included things like "dish soap - $1", but comparing the ledger to the ad photos, numerous items were unaccounted for. I asked Chris about two of the items specifically, a mini bike worth about ~$300, and some air horns, because I knew a friend had purchased them for $60. Chris immediately said they had sold for $150 (which is extremely low) and $60 respectively, and would send me a check for these items. When questioned on why these items were not on the ledger, Chris stated these two specific items just "happened" to have been on the back of a sheet and were missed; he sent me a handwritten notebook page as "proof." Other unaccounted-for items were either not disclosed, or listed under "miscellaneous," so I have no idea if they were sold, what price they actually sold for, and/or if I was paid my contracted share of every item that sold. My guess is that they left other items off the list or fudged the sale prices to pad their profit margins. One item was even stolen by a customer (which Chris did compensate me for). I would highly recommend bringing your business elsewhere; I was heartbroken and so disappointed that this company was willing to deceive & scam a bereaved person. I have additional screenshots/videos/photos as proof, and there are threads on Reddit about this company as well.

Her prices are unreal And often higher than sold comps on eBay. I understand that some higher end items should be priced accordingly, but she looks them up on eBay and bases price on what people are asking for the item and not what an item sells for, like a professional would do. I could ask $1,450 for a bag of vintage dog sh!t but if nobody buys it at that price, that's not it's value. If only she realized this. Also, she not friendly and most estate sale goers in the area stay clear of her sales or go there at the very end, because that's the only time she'll discount her ridiculously inflated prices. If you're considering hiring her, do your homework and look for the best company to represent your estate. Her photos in the listing are consistent with the quality of 1997 flip phone photos. She repeats photos a half a dozen times and hasn't a clue how to display in an attractive manner. I've read she has 30+ years experience. Just because you've worked in a field for 30+ years doesn't mean you know what you're doing or you perform it well. Just my opinion of this company. It's the last on my list of companies in the area to go to and if you chat with others in line, that is pretty much the word on the street with this company. Overall rating is a D.

We verbally agreed and shook hands that they'd take and inventory the items to help us get rid of. If our items weren't worth their time, that is fine, but I'd prefer they had just said so.

I'm not a fan of asking "how much is this?" each time I see a piece that interests me. But I was quickly won over by the owner's friendly, hospitable and inviting demeanor. He explained that there is so much turnover in inventory, and so much of it, that it's a challenge to price everything quickly. Ok, cool! Doubt alleviated! As we ventured more deeply into this cavern filled with treasures, we discovered lots of cool pieces that struck a chord! The shadow box filled with badges and medals was alluring, and the sports memorabilia piqued my nephew's interest. The furniture was fabulous, many one-of-a-kind pieces that would surely add flair to any décor. There's also a case of figurines and knick knacks that would make cool conversation pieces. Another large display case held teapots, teacups & retro kitchenware. Everything was well appointed with little vignettes hither and thither on every table and shelf. We were quite mesmerized by the place. It was clean, well organized and intriguing. My daughter gathered several copper pots and containers for her collection, as well as an unusual brass unicorn spigot/faucet that was delightful! My niece perused the aisles while my sis-in-law and I spied the jewelry cases! I found some sterling silver & turquoise earrings along with a unique kite brooch of onyx and mother of pearl. Sis found a dainty pearl necklace, a strand of long cultured pearls, & a pretty pair of vintage cameo earrings. I loved Steve's willingness to wheel & deal and he made our day!! The prices didn't put a strain on our purses!! We left this shop chattering about what a fun experience it was to enter this enchanting establishment! I dare you to leave empty handed!

They uncovered so much more than we realized was even there because things were buried deep everywhere (especially the basement). Kristen, Kim, Vinnie, Roberta and the staff worked their tails off getting this ready and during the sale days; they really needed more time than they could give (they are a much requested business!), there was 70 years of accumulated clothing, books, tools, movies, handcrafted furniture/rugs/quilts/embroidery/afghans etc, collectibles too lengthy to list, and the WOOD, omg!! Three sheds and a cellar chuck full of tools, equipment, yard furniture, boating, Legos and so much more. They held auctions on many items, showed videos of electric scooter & wheelchair and of the entire house; their marketing of a sale gets 100%! We can't say enough good things about this company; so pleasant and friendly, helpful to work with. They left the house in good shape for us to have someone come in and take whatever was left out (they sold a LOT, but there was still a lot left that no one wanted) and will be cleaning the property to get it ready for sale. I might mention that the Sisters also offer a cleanout service, but we felt they had done more than enough and were totally exhausted at the end of this sale! It did very well, and was worth every penny they got, and my uncle got enough to help his funds in the rest home. We can't thank you ladies (and gentlemen, thanks so much Vinny for all the dirty work!) enough, and will recommend you to anyone who is looking for help liquidating a home. K. Hanson, R. Extremely pleased. Here's the short version why, followed by a long one…read more.. SHORT VERSION ---- Our situation: a cluttered 3-bedroom home in a different state that needed to be handled. Ideally, of course, we sell and donate what we can-but even just the clearing out aspect was looking like a nightmare logistically, financially... not to mention time... not to mention STRESS. True to their name and promise, Stress Free Estate Services truly handled it all. Quick, communicative, under budget & ahead of schedule. In fact, I feel so strongly about my recommendation, I feel compelled to write a long version for the benefit of anyone who is in the same place I was before we chose to go with Dennis... LONG VERSION ---- When I found/called Dennis, I was surrounded by notebook pages and spreadsheets full of quotes and timelines, becoming increasingly overwhelmed trying to do everything myself. (Everything from dumpster people, to donation people, to cleaning people, to scores of potential buyers, AKA randos, on several buy/sell apps). It was a classic, "There's got to be a better way!" Quick search online, and I found Dennis. I feared a company called "Stress Free Estate Services," with a website claiming to provide EVERY service I was trying to handle on my own, might be too good to be true. There's a level of trust inherent in this kind of arrangement, trust that was earned after the fact by outstanding work. The better I can describe our positive experience, the more I can hopefully shorten what can feel like a leap of faith-especially in a situation like ours, where we were out of state, a bit overwhelmed, and, honestly, a bit reeling, trying to do it all on our own. It's a vulnerable place to be. The service was as good as advertised. My only regret is that I didn't find Dennis earlier. I could have saved weeks of work and worry-as it is, he saved me months of the same. I was far enough along in the process to be able to compare Stress Free Estate Services with quotes I received from all the different parties which would have been required to do it on my own. Even if Dennis had not sold anything, his up-front cost was still less than it would have cost to clear out the house on my own. But he did sell-quite a bit. Enough that a check is in the mail. We are RECEIVING more money than it would have COST to do it on our own. Amazing value-even before you account for TIME/ENERGY saved and STRESS avoided. The only thing Dennis can't compete with is some idealized version of what doing it myself could have looked like. (I was far along enough in the process to know.) Even if I could have made it my full time job to try to get top dollar for every item in a cluttered house, the reality of my earnings would have failed to meet what I instinctually felt things were worth. The endowment effect is reel... And buyers will not pay to cover the sentimental value I'd helplessly fold into my pricing. The only way to counteract this? Have someone else do it. Someone who knows how. Make it back in time saved. Stress saved. Ultimately, even in the money earned-because I do not know how to do this on my own (not well, anyway). And I couldn't have made it my full time job. I wasn't even in the same state. We needed the house cleared-whatever could be donated, donated, and whatever could be sold, sold. Dennis solved all these problems, on budget and ahead of schedule. Now we can sell the house. Stress-free, indeed! Very grateful!
