    1. NO HOT or CLEAN WATER for buildings 36, 37, 38, 40, 41, 42, 43. This has been on-going since I moved in back in November 2022. Imagine taking ice cold showers/bathes in BROWN WATER IN November (side eye). By the looks of its it's clear the pipes are rusted, outdated and are needing replacement. It's bad enough that the city water is hard. With the frequency of NO HOT WATER. It's clear that the boilers need replacement. Why is my water bill $101.05 when their is no hot water. Can I get a credit or sum? So if you're leasing whatever you do ask what's the unit/building numbers are to make sure their not any of the above. I live directly next to boilers and their is often a heavy aroma of gas (I would have liked to know this prior to picking my unit.) So if you're having a bad day and want to get high just put your face to ground, and nose near the opening of the door to the boiler room and INHALE. That's another type of INDO. Just don't light a match near that joint or you're gonna take us all out. (If you do my spirit is gonna come back and hunt you) I'm a leasing consultant myself and the property I work at we REPLACED ALL FOUR BOILERS: $125,000 per boiler. It may sound like a lot but in actuality it's not and Abbey Residential has the funds (look at their public financial records) . 2. My mailbox (next to boilers) continues to be broken into. Abbey Residential has not done anything about this except change the locks but the whole panel needs to be replaced. Being cheap? Thankfully, I have spoken directly to the carriers directly as I have developed a relationship with them and have agreed to deliver to my door since I live directly in front of the mailboxes. 3. I emailed Melissa Merritt the the leasing manager (an absolute sweetheart and down to earth) upon moving in about plumbing issues and as you can see from the emails I sent, I never got a response. For a new move-in as someone who works in the field it's important to follow up on such things especially when it's a new resident. I mean a response to my emails could've been done even after you telling me to email you a list of all issues in the unit while handing me your business card. April 26, 2022 and still nothing. I get it. It's a LARGE property. I can imagine the work load BUT STILL. It's important to make sure your residents feel valued especially your new ones. She's lives on-site and have even told me her mailbox gets broken into too and there's nothing she can do but put in a request to have the lock replaced. Changing the lock does nothing so you're paying for the replacement of the lock only to get it broken back into. There are no cameras on-site and there is no plan to have them put up. 4. Work orders usually get done within a modest time frame. The maintenance techs and porters are great. At the start of the morning their picking up residents GARBAGE BAGS that never quite seem to make it to the dumpster. Thank goodness for the two apartment cats near my building that eats the mice and other rodents. I was told Abbey put them here specially for that (I don't know if that's true or not thought it was funny but yet genius when I first heard about it). 5. The landscaping is crap. The reason I choose to live in a garden style apartment community is because of the "garden" part as mid/high rises tend to lack this. When the landscapers come they only perform services on the front of the community and where their tour routes are. Else where their is mud and very bald lawn with just only sparse pieces of grass.I figured that since it was the summer when I applied it was just the weather. 6. With that being said their are no side walks along the parking spaces. You often have to get out of your vehicle and either choose to walk behind your vehicles where people are often spending in the community running stop signs or walk in the debris of dead branches, mud, broken roots, and or unleveled ground that will cause you to slip or fall. 7. Not enough parking spots. We don't have a tow services so that's the one main perk to matter as there were no parking permits issues when I arrived so thankfully we can park anywhere. 8. Lastly their is no doubt that the staff works hard and diligently. There is only so much they can do. Their often under appreciated and under valued. However, I will say after getting my approval I had to call to get my welcome later. It shouldn't have taken a month and a half to get this let alone have me call the community to get an update. Before moving in I would drive by at night to ask the residents what they thought of living here and man I shouldn't have taken their words lightly. I was like oh they all just seem like MINOR COMPLAINTS that could easily be fixed, despite this they have not.

    Mold in my walk-in closet

    the first day in this apartment we noticed a water leak at the level of the ac. our first week I started to smell mold in the shower and 2 days later when I was walking barefoot I noticed that the carpet in the small toilet that is connected to my room was all wet. I panicked and called the leasing office urgently because I am allergic to mold. after a week I smelled mold in my room and with the experience I had with the shower I walked barefoot in the room at the closet and I found that the closet is wet and I could see mildew. the leasing office was called in and ignored us in the mold for weeks until they found an apartment to move us to. After this transfer at my own expense the leasing management sends us an invoice to pay the 2 days that I took to transfer. I took the keys on Friday and returned them Monday morning because the day before was Sunday. I wish I could upload all videos to confirm my disappointment. One day I spat blod and my hubby and I were avaing dizziness every morning. The leasing management could save me from the mold. I am extremely disappointed.

    Closed by the Houston Health Department because of neglect and unsanitary conditions.

    DO NOT MOVE HEAR AT ANY COST!!! This place is a living hell hole. The image was taken because the Houston health department was called in because this place does not clean the 4 pools they have. Trash EVERYWHERE, trash piles up at the dumpsters everyday and they are too cheap to buy extras so it gets blown around and on to your porch. Maintenance never comes by at your request, rat infested, roach infested, the front office looks you dead in the eyes and lies to you when they say they don't take care of any issues you are having, security cameras don{t work, vehicle break ins, muffler theft, people robbed at gun point every week, amenities fees are $75!!! For nothing, gym is always closed, dog crap everywhere, and the list goes on. I would upload more pictures from this place but they are too gross for the public eye.

    Roach infestation & they do nothing about it !! , moving out in a month now due to it , it's ridiculous and the exterminator they bring out gets his spray from dollar general. ROACHES HAVE MANY DISEASES, THIS IS RIDICULOUS!

I think the management here is stellar. They try their best to get things done in a timely manner and are friendly. They have to live in the apt also so they are aware of issues happening in the building. I liked that housekeeping regularly cleaned the carpets. The maintenance here was phenomenal. Polite, friendly, and got their work done! They have a nice pool and hammock area. I truly felt safe here. Cons were the freaking doors would break often, but you get used to it. Their emergency maintenance needs to be updated. I left my key outside during a weekend and the emergency maintenance did not answer the phone.

Very disappointed in the complex, the back area smells like feces , there's dog urine by the front where guests enter, the carpet in the building needs to be cleaned. When my dryer would be moldy, they told me I needed to keep my dryer door open, when I asked for my vents to be replaced they told me it's "cosmetic" . For what you are paying you would expect better service. In the beginning when I got here it felt like home, now I have no words to describe my experience here.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
