    Nancy Hernandez is a wonderful person and a nice leasing agent…read more However, I'm infuriated with Sterling Park, and the third party verification company at the amount of time and the number of times we spent revising paperwork only to be told we wouldn't qualify either way. I don't believe the final revision of all the paperwork was even submitted. Whoever is in charge of the third party verification company needs to understand what actually helps people who apply to income restricted properties. My wife and I applied by ourselves knowing we wouldn't qualify, but we were told to "just try". Then we had a friend apply as a grantor but she also didn't qualify. So finally, I made the call. Nobody likes asking family for help but I made the call. My father agreed to co-sign, be a grantor or be on the lease with us. We were told that we were approved with a larger deposit, but after weeks of hashing out paperwork and revisions we were finally told that now we over qualify. So... that's it. After a month of waiting and revising. What really irks me is that we were told the 3rd party verification company doesn't say who can move in and that we we're approved and after weeks of dealing with paperwork and calling my father to get information and papers submitted and then told they're not even going to submit it because it will get denied. I'm infuriated and astonished that the paperwork after weeks and hours of working on this wasn't even submitted to the third party verification company for a final decision. Our suspension is that the unit we placed a deposit on was rented out to someone else because it never came back up for listing. Why else would it have taken a month from feb 19 to March 19 to get a non-final, final answer. So Sterling Park suggested that we apply to their non-income restricted sister property. We asked if we could have the application fees waived (because I paid for 4 application fees when it should have been 3) and the paperwork transferred to speed up the process. We have yet to hear back from anyone if that's possible.

Move in day comes and I did not receive a welcome packet (stated I didn't need it) with the sheet that I can notate any inconsistencies or state if there was any previous damage. I have tried calling the office a few times, no response/no call back. Our apartment smells of cigarettes and I am having to re-clean everything due to lack of detail on the cleaning process before move In. I put in a maintenance ticket move in day to have the smoke detector battery changed, it was beeping. I specifically put in my instructions to call me prior to entering and clicked "no" on may we enter and I come back to the smoke detectors changed (I very much appreciate that!) but the ticket was on my counter top meaning they entered without notifying me. Maybe it's just holiday time and things are scattered, I did not have my lease sent to me 48-72hrs before move in and had to check in with Charlotte but ended up taking about 45min to get our lease signed because she also had to take phone calls and help other people at the same time as helping us. I am still more than happy to live here and I do enjoy the community but the first couple of experiences have been slightly irritating. I was hoping to see our apartment before moving in but unfortunately it did not work out that way and it ended up being a necessity because it wasn't the cleanest upon arrival and I'm still battling the smoke smell. There is an old food stain splattered on our ceiling and there is some serious grime built up in the freezer I've had to clean, and I'm unsure if the HVAC filters have even been changed. Anyways I hope in writing this review the vendors can pay closer attention to future units when cleaning and management when doing walkthroughs can be more thorough because it felt almost like a motel room with how little it was cleaned.

Up until Cynthia managed the place in 2022. The phones were not answered, messages were not responded to, emails had to be sent several times, and even after chasing her down to renew a lease, it did not get done. Now, things are getting back to the normal good service that I have known Platte View to be. The new manager, Juanita, is on top of things, the phone is being answered, maintenance is taken care of because the request are being taken, (and that is always been a great thing, the maintenance guy is wonderful) my lease renewal that should have been done months ago is finally done. Now about the property, the place is clean, there is dog poop but that is not the staffs fault. That is the pups owners fault. I am glad that the place has adopted a no smoking policy, but people are people and they will still throw butts on the ground. So unless staff follows around every dog and resident that might light a cigarette, it will never be 100% perfect. Where I do not like the $8.00 monthly parking fee, I like it much better than having to have stickers on my car, or limited access gate that are always broken. So, if you are looking for a good place to live with maintenance and management that cares about the residents this is the place for you.
