The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

These apartment are humongous and very comfortable for the rent amount! Any issues I've had were…read moretaken care of within 12-24hrs so I don't have a maintenance complaint or any other! The elevators work but when resident hold the elevators it throws them off track then management has to call a repair man out to fix what residents don't value and make hard for anyone else so that's not a management issue but a residential issue! The property is kept clean and the grounds are always very welcoming and clean daily! People complain about getting towed but the signs are clearly posted to not park in the drop off fire lane and they still Do so they get towed because they were warned! This place is by far top tier for this area and I looked at several places that were higher in rent and only 1/3 months he size with no real amenities to offer! I would recommend this place to my family and friends because a home is what you make it! It has floor to ceiling windows and excellent views! Having the luxury of 3 AC UNITS in my 2bdrm 2 bath is over the top because you control the temperature as you like in each room and I've never seen this before! Sure everywhere has issues but each issue I have had honestly they've taken care of it without 12-24 hrs so you have to have some patience because this is 18 floors of tenants! I love my place and the awesome views of the city lights, sunrises and sunsets are exquisite and that makes it a home!

There were few roaches or rodents.There were a few issues such as some mediocre staff members, but the complex was generally well-run. Fast forward to 2025 and the problems are too numerous to count--it's a DISGUSTING and DANGEROUS place to live. 1. Safety issues include: A. Drug-dealing residents, some of whom carry guns. Twice I've overheard them threatening to kill people. B. High people wandering the halls. C. Easy ways to enter the building without a key fob and an absence of security cameras. D. Huge cracks in many residents' balconies and chunks of cement falling from the balcony ceilings; it is also common to find large cracks (several inches wide and deep) inside units in the ceiling, floor and walls. i. Several people have contacted Prince George's Co. government agencies, who give management a month or two to fix these issues--then they ask MANAGEMENT whether they're fixed and management lies and says yes! E. There are also infestations of mice and roaches. I've found that by keeping my apartment free of exposed crumbs anywhere, I can keep them away, but other residents have not had the same experience. F. The parking garage doors are constantly broken and numerous residents have had their windows broken, tires stolen, etc. G. Pit bulls attacking other dogs, with management doing nothing to restrict them despite their being a forbidden breed. I could go on and on. Please see beyond the beautiful apartments and grounds and DO NOT MOVE HERE!

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.

After 6 months of searching for a large one bedroom apartment - right outside of WASHINGTON, DC - that rented for a reasonable price, offered gym and pool access, along with all of the other necessary comforts, I was blessed to find Franklin Park of Greenbelt Station. However, what surprised me the most was not only the warm and friendly way that I was welcomed by the entire office staff but, the efficient, knowledgeable, and curtious, manner in which Mr. J. Thomas handled my entire experience, from the ease of my application process to the joy of being handed the keys to my new home. My apartment literally feels like an oven, making it completely uninhabitable. On top of that, every time I submit a maintenance request, it gets canceled with the same response--that the air conditioning will only be turned on starting May 1st. It's clear they do not care about their tenants at all. Meanwhile, we are forced to suffer in our own apartments due to the heat. I've already submitted three maintenance requests, and this situation is unacceptable. I honestly cannot recommend this place--this is a complete lack of respect toward tenants.

As a college senior, this was the worst apartment experience I had. When my roommates and I signed…read morethe lease, we were told we'd be in a large corner unit with a view of campus and that was the only reason we signed. Weeks later, we noticed on the website that the floor plan names had changed, and it turned out we were actually signed for their smallest unit type. No one ever notified us and we only found out by checking online ourselves. When we brought it up, management told us to "look at the lease" and claimed the square footage was the same as the square footage on the smallest plan on the website. But the leasing agent had clearly advertised a completely different layout, which now matched a different floor plan on the site. The only thing they offered us was an early move of 2 days for free, which was none of us even wanted to do anyways. Whether it's illegal or just unethical, it felt like we were bait-and-switched. We were also told electricity bills would be comparable to our previous apartment. In reality, we were charged around $100/month each (4 of us, so $400/month total) for a tiny unit we kept at 70 degrees. Every other complex with bigger apartments around was averaging $30/month or less per person. This electricity bill is not including trash, sewer, and other fees that add up to be around $50-75 a month too (which is also insane because my past apartments it was 1/4 of that). We could've stayed in our old, nicer apartment for the same price with all these overpriced utility charges but we thought we were getting the same thing for cheaper. Huge mistake. Trash rooms were locked on weekends, so garbage piled to the ceiling and the smell was awful especially in a college town where people party every weekend. It was genuinely disgusting and felt like a health hazard. During finals week in fall semester, we had a false fire alarm at 4 AM, with no follow-up or explanation. Bottom line: this place is full of misleading advertising, overcharging, poor maintenance, and zero accountability. Do yourself a favor and live literally anywhere else.
