Tim at TD Real Estate has been the Property Management Company for my rental property in Cheyenne since 2004. I live in Southern California and have only been to the property once years ago, so having a local PM company that I can trust is critical. Tim and his entire staff are professional and have NEVER EVER let me down. My rental property is inspected ever 6 months and the pictures are posted in their owners portal of their website. ALL of the financial information is in their portal making it SUPER easy for year end tax report of all the expenses - a HUGE benefit! On the rare occasion that I do have a concern, I just pick up the phone and call the office or ask for Tim directly. I would estimate 75% of the time my concern is address on the first call. When they do have to call me back, I have NEVER waited more than a couple of hours for a return call. My rental property has been rented over the last 20 years, I would guestimate it less than 6 months vacancies during this entire period which is AMAZING! That's roughly 2%: (12 X 20 = 240 = .02%) I have two other rental properties, one in Texas and one in California, both of which I have to fire the PMs multiple time. Horrible service. They could not even write a lease properly and when we asked to fix inconsistencies in rent calculations and put our names in the lease they said they would have to pass on us. Ridiculous. It is NOT a standard lease and they ask tenants to be responsible for paying for any pests regardless if they occurred before or not. They did not completely fill out the lease. Do not rent from them. They also showed us a messy and dirty apartment, with trash strewn all over. A horrible service I cannot express the sheer level of incompetence. read more

Rather than write about how I feel about my experiences with TD Real Estate, I will simply present the facts of what occurred while I was renting with them. You can decide given these facts about my experience if this is a company you would like to rent through. Before even starting our contract, we had to tour the house online due to coronavirus. The person taking the video recording made sure to not show us the giant rainforest mural in the living room, which was an interesting surprise once we actually moved in. The day before we moved in, TD Real Estate contacted me to check to see if the house was clean, because they didn't want to take the time to drive from Cheyenne to Laramie to do their job. Up until the day before we moved in, there was a person living illegally in the house that TD Real Estate had no idea about. We inherited a disgusting house that we had to spend hours cleaning, for example we spent a day cleaning the backyard and found, no kidding, 8 dead birds. There were old, rotten couches sitting in the backyard when we moved in, and when we asked TD Real Estate to take care of them, they said they would be gone by that Friday. They actually got moved 10 months later. Their communication is terrible, they take forever to respond to emails and rarely answer calls. This was true over the entirety of my time renting through them. People would randomly show up to inspect the house, without giving us any warning. One time three men were walking around on the roof and we had no idea they were supposed to be there. When I emailed TD Real estate about it, they had no idea that inspection was going on. The house got sold twice while we were renting from them, and they failed to inform us either time. Other realtors simply showed up on our doorstep showing the new owners the house, when we didn't even know it had been sold. They took the majority of our security deposit, almost $800, due to cleaning, after we spent 2 days cleaning the house. Most of the charges on the cleaning paperwork were in fact labeled as "no action needed" on the official inspection forms. We were also charged for them removing the previous owners stuff from before we moved in. If you are thinking we possibly were just terrible renters and I am just complaining, I do in fact have an email from our Realtor saying and I quote "you have been great tenants". TD Real Estate is well aware of the fact that the vast majority of people are too broke or don't have the time to sue them. They take full advantage of this information, and could care less about how they treat their tenants. (This one is not as pure of a fact, but a realization based off of the facts.) my sister got her first apartment through this company and they completely hustled her. She took complete care of her apartment (she really wasnt even there due to work), she never cooked there because shes a young hard working girl and TD real estate only have her 1/2 of her deposit because "they needed to clean". they said they cleaned which is a lie because they would of needed permission from the recent renter whom we know and she said she never got asked. So, that means no permission= no cleaning. not the first time having problems with TD. They dont take care of the renters or their own properties #scammers read more

This has been a HORRIBLE experience. DO NOT RENT UNLESS YOU LIKE BEING AT THE MERCY OF UNREASONABLE PEOPLE WHO JUST WANT TO MAKE MONEY FROM YOU! First they give deadlines for maintenance and upkeep such ask 'your lawn needs to be mowed by this date'. Then they come in BEFORE the date they give you, mow your lawn and then charge you for it. This happened MULTIPLE TIMES. Second, they are now having a problem with their online payment system, not my problem, the problem is on their end. They say I need to pay them in person with cashiers check or money order, and they want me to pay for the cashiers check or money order. I know is is a matter of cents, but the problem is on their end and they should be paying for it as a matter of principal; its common courtesy. DO NOT RENT FROM TD REAL ESTATE! Update (original review from google +) Upon moving out they just get worse! They are now trying to charge us for over $1,000.00 more then our damage deposit. None of which was out fault. So I had this rating at a 1... then changed it to a 3 when TD was supposedly working with me to fix issues. I changed it back to a 1. I was told I would have 30 days to pack up my stuff and leave. I started to pack my stuff and had an emergency trip to Pennsylvania which I had told TD real estate about since my uncle, and father were fighting cancer. I left for 2 weeks and came back to find that my Couch, Router (belonging to spectrum) and cable box (also belonging to spectrum) were taken to the landfill and that Rob Shank would get back with me about if I can get them back. I've made multiple attempts to get ahold of the office while they ignored me. I went into the office and was talked down to. When I asked "why are you talking to me like I'm an idiot?" Rob Shank replied "it's hard not to!" They stole my property, threw it away, and also treated me like dirt, and kept my security deposit. I may not be entitled to anything... but I sure as hell deserve to be treated like a damn human being. A completely disgusting company.. and if I wasn't in an extremely huge amount of debt because of the shit this company pulled. I would take them to court! read more

Worst place I have ever rented from. One star is is too high of a rating. They never fixed anything wrong with the property. No one in the office ever knew what was going on with anything. They would lie to my face about things and took 80 percent of my deposit for no reason. They also harassed me about getting out on a daily basis after I put in my 30 day notice. This is the worst property management firm I've interacted with, on both the landlord and tenant sides. Get everything they promise you recorded or in writing because one partner will do the exact opposite of the other (the dad is a lot nicer and more professional than his son). Their maintenance services were almost nonexistent. When they do show up, the repair person is often rude and unprofessional They will freely enter the property with no notice. They have a habit of misfiling rent checks. And after all of this, they had the audacity to ask if I would retain them as my realtor. Not on your life. read more

Do NOT rent through this company. Worst group of people I have ever dealt with. They are completely disrespectful and they are absolute crooks. They came into our house before our lease was even up and threw all of our stuff on the curb, stole stuff, and changed our locks. They also charged us for things that we didn't do and when we tried to contact them they never answered us. They never do anything about work orders yet they mark them as complete and charge you for them. Don't rent through them unless you want to be out a lot of money and want to be treated like dirt. In my opinion, this company is HORRIBLE!!! I am going to try to keep it short, but I want you to pay attention to these reviews because none of these people who are wishing they could give them 0 stars are lying. I am only giving 1 star because 0 stars are not possible. In my opinion, TD realty is a fraudulent company. Either the staff is afraid of them, or they are just as bad as upper management. The manager in the Cheyenne office assaulted my fiance because they made us pay the pet fee twice. They then gave us a 30-day notice after the manager assaulted my fiance. Only for the result of the ledger that we received confirmed we made the payment. In my opinion, my advice would be to AVOID TD REALTY AND THEIR UNPROFESSIONALISM AT ALL COST. I was pregnant, and it was during the holidays when this situation happened. Some advice I would give those who are currently fighting with TD Realty to file a complaint with the Better Business Bureau. Somehow that is the only want to get through to these people truly. Worst property management company I've ever done business with in my life. I don't like writing bad reviews, but TD is a model for what NOT to do as a business, any business. They nickel and dime tenants and rip them off for everything they can. They are very unorganized, careless and very unprofessional. When it came to TD fixing, repairing or doing anything responsible, they failed. Greedy, unorganized and unprofessional. If you go through them, take CLOSE UP PICTURES of the ENTIRE HOUSE, as well as a very thorough inspection, because otherwise you'll never get any deposit back and you'll have a huge headache. So as a possible tenant that by they way, they would pray and beg for one like us, I have to post this! I tried working with Royce out of this office. Found what would have been a suitable property for my husband and I. Royce showed up 20 minutes late as he had never been to the property before. Funny I showed up 10 minutes early and I had never been to carpenter Wy. ever! Royce was nice, spent over an hour telling me about his life and dogs.... Told me what I needed to do to get ready to move in and what he would follow up on. I did exactly as he said..... The next day he came into my place of employment and asked if I was ready to move in! I said of course......So he tells me to do one last thing involving my husband... so I made that happen.....I didn't hear anything for a day or two so I called... In his absent minded state he tells me that he is not in the office has not heard from the owner and that he hadn't checked on paper work... but tells me that he will get with me on Monday. I didn't hear anything on monday. Tuesday I still had not heard anything and so I went to the office on my lunch break. Royce was all kinds of nice as he tells me that the house rented! Now someone needs to tell me why I did not get a call that this was happening so I could put the deposit down to secure it until paperwork was done especially since I asked on the day that I looked at the property if I needed to do that and was told specifically that I did not until the paperwork was ready. Next I would like to know why I was not told that others were looking at the property or that there was a possible renter in play as I would not have wasted my day to drive an hour up to carpenter to look at this place let alone waste an hour of my time listening to stories. But the topper to this is that I was told at the same time of being told that the house rented the the new renters did not need one of the outbuildings on the property. Was that really the deciding factor? because they didnt need you to contact an owner about a building on the property is why someone else got the property. Finally... I would have to say that this company doesn't want quality renters they want quantity because my paperwork was never done! Lazy Lazy Lazy liars. They are ok. The lady that helped us when we first moved in was nice but I feel like nothing that was promised or told to us has been taken care of. It took them six months to do the move in maintainence and we have yet to have someone come do move in photos. Also our shop is miss wired and they wont spend the money to send an electrician out... So it won't be a surprise if it goes up in flames. The handyman was the one that notices it, not us. When the maintainence finally was done the maintainence man was very nice. He had just received the work order so this tells me it's an office problem. I spoke with a guy about our use of the shop and we were scolded for even using it... Our house was advertised as a house with a shop and horse property so we wont quit using it. Its not our fault it was misadvertised/misrepresented. When I called to ask specific questions about my lease and the rental guy in charge didn't even know what was on my lease at all. Our lease specifically says it will go month to month after May 31, 2013 but he was stating they don't design their leases to do that and was pushing us to sign the lease for another year even though I had just told him that we are in the market to buy. I have other friends that rent from TD as well and they treat all of their tenants like all they do is tear properties up and are looking for ways to screw people out of their deposit. We were going to add a roommate, but I don't want to bring another person in to this house because we don't want to be forced to sign a year long lease with them in case we find our dream house and buy. They treat you like a number, not a person and they over promise and under deliver. I am not saying don't rent from them, just be cautious and read your lease before signing with them. Their customer service in the office sucks, but their handy man was nice. I was so sad to hear he won't be working for them anymore though. It says a lot when a good employee like that wont stay with them. I was going to rent from this company but before my boyfriend and my lease started we found out we were pregnant and couldn't responsibly afford the rent. I contacted our broker Matt Malosh to ask what we could do to cancel the lease and offered to find new tenants. He did not respond but did post the house. Within a week it was taken down and he confirmed there were new tenants. Over six weeks late there is still no contact from him or the company despite a promise to return our security deposit since we never lived in the property with no return of our money. Literally having to take the company to court to get our deposit back and to get some kind of communication from them. DO NOT RENT FROM THIS COMPANY! Giant hassle. They are great when trying to get you to rent but as soon as you sign a lease forget about any contact or holding up their end of legal responsibilities. read more

I give TD a big fat goose egg - zero stars (unfortunately, yelp makes you choose at least one star). If I could, I would give them -3 stars. Upon move in, they agreed to do a six month lease. About a month later, they send me a renewal notice that included a rent increase. When discussing the renewal, I requested that they put some money back in to the complex (fix dripping faucets, broken sinks/drains, an unsealed and taped-shut window, storm water runoff issues causing flooding, and take care of the grounds - beer bottles, huge roll of carpet, not mowing, huge patches of weeds, etc., among other issues). They told me that the owner of the complex wouldn't be willing to do any of that. OK?! So they started showing my apartment when I told them I probably won't be renewing. I received a message from one of the agents who told me that they discovered they DO NOT have a key to my apartment. This comes after multiple showings within the past few weeks, so I know they HAD a key but now they lost it. The agent thought it would be a good idea to tell me this and then ask for my help. Now there's a key to my place floating around out there while I have multiple PCs and a server, along with other expensive electronic equipment and everything that I own in this now unsecure apartment! Boy do I feel at home! The key issue is only one of MANY administrative issues that I have dealt with. I've left messages for an agent multiple times on the same issue and waited about a month and a half before he contacted me on an unrelated matter. My rent has never been what they said it would be so I have had to contact them multiple times on this. One month, they charged me an extra $80 for maintenance fees. This was for a leaking dishwasher that I found leaking after using it the second time. Their maintenance guy that tried to fix my sink failed to fix my sink. It was flowing freely when disengaged. After he left, it was dripping quite a bit, he broke the knob, and when engaged, it leaks directly from the knob and under the sink. They will not fix this because the owner "can't afford it" so buyer beware, check for mold under the plastic lining. The company is awful and screaming for restructuring. I think if the owner knew how incompetent their management company is, they would probably sell the apartments or find a new management company. read more

This is probably one of the best Real Estate Rental Companies I've ever rented with. I'm military and I've travelled a lot and rented a lot most places are kind of rude to Military and always use a revised version of Military clause (forcing you forfeit last month's rent or Security Deposit) but this company is very straight forward and uses the original Sailor Soilder CRA. Maintenance was always completed in a timely manner and if it wasn't (normally due to the fault of the Vendor they hired) they'd jump on it and find a fix. Most importantly this company has some of the most personal employees, one of the gentlemen who works up front always remembered my name and rank which was a big one for me respect wise, even when he was busy he treated everyone very kindly and was normally always smiling. My fiancée and I always felt like they were accurate when they say they are a family business. Not because the Owners family works there (which is true) but the tenants are treated like family by the staff. Unless your a dirt bag we have seen them put some questionable people in their place then those people trash talk TD, which is why we felt we had to leave this message. read more

Not sure where these reviews are coming from, however, they were GREAT to work with. We had a problem and had to take time off work for family and they got or rent covered for 3 months while I took care of my wife. What rental company does that for a tenant? They helped with a nosy neighbor we had a problem with and we have never had a maintenance problem that wasn't taken care of. We had to wait a little for Owner approval once on one, but we understood she had to ok the work. We've been with them for 5 years and would not rent from anyone else. read more

They are the WORST here in Fort Collins too. They do not know what they are doing and they will stick you for the bill for EVERYTHING when your lease it up. Renter BEWARE do NOT rent from these guys. You stress level will go up if you try and rent one of their places. They will tell you one thing and then say they won't charge you and then turn around and take it out of your deposit. This is a long post, but read it if you are considering renting from TD Real Estate. I lived in one of their houses for several years and had nothing but a painful, headache-filled experience. The office staff does not communicate with each other and is extremely insufficient. For example, they request that you submit service requests on their website, but whenever we called to follow-up on something, they "never saw it" and "don't know how it fell through the cracks." Yet, when it comes to charging you for any services, they are very prompt. We had a PVC pipe that started leaking everywhere (it was poorly duct taped to the floor) and when someone came out to look at this, we were charged $75.00 for them to kick it back into place. Yet when our basement flooded (due to their negligence with sprinkler issues) and the insulation needed to be replaced, we had to contact them multiple times to address the issue. The same happened with our hot water heater. It required replacement due to a carbon monoxide leak and we had to keep contacting them to get it replaced, even though it was a health hazard. The owner of our house decided to schedule repairs to our roof without consulting anyone. It was a lovely surprise when I woke up one morning to roofers stomping around on the roof. When I contacted TD regarding the issue they had no idea and said they would make sure it didn't happen again. Well it happened again and the roofers showed up a second time without warning. Clearly the communication between their staff and the homeowners is inadequate as well. Don't even bother talking to someone in the office who "will relay" the message to the appropriate person, it won't happen. Another warning- DO NOT expect to get your deposit back. While TD is a third party that does not have much say in which vendors are used at move-out, the owner will use the most outrageously priced services. We were charged over $800.00 for a "deep cleaning" of our 3 bedroom house which we thoroughly cleaned upon move-out. We had the carpets professionally cleaned and spent several hours doing our own cleaning. I looked into the cleaning company they used and could not find a website or any information. All we could find is that they are a registered business but were registered less than a year before we moved out. It definitely seems suspicious. Apparently the agents for the homeowner wanted to take advantage of us by using the most expensive cleaning services available and taking our money for it. There is no consideration for the residents. No one is perfect, but we were taken advantage of and, from the other reviews, it looks like we weren't the only ones. I have rented from several different places with all types of landlords, but this one takes the cake. It was like pulling teeth to contact them and to ever get anything done. I have worked in property management for several years and have never seen anyone treat residents as poorly as TD Real Estate and the homeowners do. I highly advise that you take these issues into consideration if you are thinking about signing a lease with TD Real Estate. read more

1 star is being generous for this horrible company. they are not an honest company to deal with. after you sign a lease, their attitude turns to rude, dishonest, and greedy. their blonde receptionist is unprofessional and downright snotty. keep every piece of documentation even if they say they will keep it in your records. don't believe them. when you give your 30 day termination notice, make sure you keep a copy that is signed by you and them or they will rob you out of you deposit for that. ask them for documentation that carpets have been professionally cleaned before you move in, as well as documentation that the locks have been changed. keep a copy of every e-mail you communicate to them because they will do everything and anything to keep all of your deposit. renting from their dirty, poorly maintained, overpriced apartments is only half the headache you'll experience with this crew. they are as crooked as they come. stay away!!!! read more
