I just received a letter from this management company regarding my security deposit for an apartment I vacated in March. They letter stated that they would not be returning my deposit due to damages they claim I made during my tenancy. A month earlier I was told by the same management team that they would be returning my deposit within 30 days, so of course, I was surprised to receive the letter denying the return of my deposit. What is more disconcerting is that they falsified the date of the letter to make it appear that they had send it to me within the legal time frame. However, they sent it certified mail 2 weeks later on May 11. This is against the security deposit law which strictly states that a landlord has 30 days to return a former tenants security deposit. Not only did they falsify a legal document by pre-dating thier letter to me, but they also made up a ledger of "damages" to the apartment and charged me exactly the amount that they owed me in security...including a charge for $1250 to paint a small attic room that measured no more than 10x12! (By the way, landlords cannot legally charge a former tenant for painting walls). What a BLATENT FRAUD. Shame on them. But honestly, this was just the cherry on the s**t sundae. This building is a delapidated wreck, and the landlord is so cheap, that they never really fix anything. Just a lot of lip service. I lived without a dishwasher for most of the 16 months I lived there. The heat is sparingly provided (even though I paid a heat charge of $100 all twelve months of the year) and many times during the winter my apartment was below 60 degrees. Meanwhile, the attic room (which my son lived in), was never less than 90 degrees in the winter and over a 100 degrees the rest of the year, which forced me to buy a 10000 but air conditioner and run it 24/7 just to bring the temperature down to 80 or so. All this because some GENIUS decided to seal the skylights so they no longer opened as they were originally designed to. The room was a bonfire HOT BOX ALL YEAR AROUND. The circuits were overloaded and so running more than one appliance at a time would cause breakers to short out. Once a fuse blew and burned my son's memory card to his $5000 computer, which I had to pay $500 to replace. The walls in my bedroom did not meet the floor (yeah you heard me!), which meant that dust from the sheet rock was always present. All of these things were brought to managements attention, but they failed to do anything other than the cheapest repairs. They also had an annoying (and once again ILLEGAL habit of charging late fees if they did not receive rent on the first of the month! Legally tenants in NJ have 5 days to remit rent. Hey PMI- ITS CALLED A GRACE PERIOD...EVER HEARD OF IT??? Anyway, clearly they lack any semblance of professionalism...and forget decency. This company is a con and their properties are garbage. If you enjoy paying a premium to live in a temament, then by all means, give these jokers a call. I'm sure they will be happy to take all your money.

Anyway she told me apartment is still available and emailed me application. The next day I had all documentation as requested by her. I texted called, and email she never responded. Only after numerous calls to PMI property they told me listing is no longer available. Amanda Peck has not returned my calls or text to this day .I know she received text because her read receipt is on., so unprofessional. Do not contact her. Any other review about her timely response is a lie she probably wrote it herself. If they had ZERO THATS WHAT I WOULD GIVE HER. Very childish of her

ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
